I had a burst pipe in my rental a month ago, and I’m only finding out now the actual cause. How might an insurance company handle this?

    Posted: 14 Jan 2022 04:55 PM PST

I have a property management (PM) company managing one of my rental properties and it was vacant through December.

In December a pipe burst. They walked into a bunch of water on the floor. They told me a sharkbite must have failed (a small connection) and they had fixed it.

Water had poured into the first floor, but they said it had only been overnight and they could vacuum it up and run fans. So they did that, told me they ran a dehumidifier, drilled holes in the HVAC and drained it, rented large professional fans and dried the house out.

    All good.

Except I found out this week they hadn't told me the furnace was non-operational when they walked into the house. That part they left out. I found out because I got a bill for the furnace repair.

What more likely happened is the furnace broke, the pipes froze and they burst. The water may have been pouring for days. I can't prove this, but that seems more likely than what they told me.

I now have a tenant now who is complaining about several small leaks and he has seen mold.

I'm piecing together that this 100% should have been an insurance call, not a "small fix" by the PM. I just didn't have good information to make that call at the time.

So my question is, what is likely to happen if I call my insurance company now? It has been a month since the leak.

I'm not so worried about a denied claim, but I'm terrified about losing my insurance if they find out there is mold.

What should I do here? Any advice?

P.s. I have a long claim-free history with my primary home with this company, but for the rental - the damage happened in the first two months of being insured.

If my car is totaled as a lease or financed car, what's the difference?

    Posted: 14 Jan 2022 09:18 PM PST

If I lease a car and it geta totaled, no fault of mine, I basically just lose the car. Insurance will pay for the value of the vehicle but other than that I'm out of luck.

If I put $5000 down on a car and financed the rest, and my car gets totaled, no fault of mine, what is the outcome in the scenario?

Tldr what is the difference when leased car v financed car is totaled in terms of payout/new car?

Drove into a car wash stall door

    Posted: 14 Jan 2022 05:47 PM PST

Today I was going to get a car wash, thought my car was in park, got out to push the button to open the stall door and my car rolled forward into the door. I feel like an idiot and am worried sick about it. My car is completely fine but the door was dented in. I gave my insurance info but don't know what to do now? Do I report this to my insurance or will the business do that? Do I have to pay for the damages? I have full coverage insurance and my insurance says $100,000 each person $300,000 each accident $50,000 each accident under property damage and my deductible says $250. I do have an insurance agent but they are closed and I will worry all weekend. Is my insurance going to cover this damage? Is there anything more I need to do? I'm just super worried as this is my first time ever hitting anything

Do agents often suggest a client is overinsured?

    Posted: 14 Jan 2022 01:14 PM PST

It's renewal time for my auto coverage so am getting updated quotes from my preferred agents (just a quick "same coverages, same autos, have your rates changed?" level call).

One of the agencies had their newest salesman call me with numbers, but he surprised me. He said, "your liability coverages of 250/500/200 are pretty high, I think it's more cost effective for you to go down to 100/300/100."

I declined (I already have an umbrella and actually think I should increase its coverage), but his approach made me curious. I've never had an agent suggest I had too much coverage; is my experience the outlier and agents are actually suggesting it all the time?

    Is eye insurance worth it?

    Posted: 14 Jan 2022 10:43 PM PST

I am not a person that needs glasses for day to day life. I'm in search of prescription readers. Would it be worth it for me to get vision insurance?

About how much could I expect to spend for an eye exam & a pair of glasses without insurance? Specifically at Eye Mart or Eye Mart Express. I am located in central Ohio.

What does Enterprise Car Rental Insurance Provide

    Posted: 14 Jan 2022 09:42 PM PST

I need to rent a car for a week and I am over 25 years old. I have no insurance, nor do I have a credit card that offers car rental insurance.

My question is what does Enterprise's car rental insurance provide? Will it cover everything if I cause an accident (and potentially hurt someone) and if someone else damages my car and myself?

Also, on the website it says the insurance is around $20 per day, is that fair? Will they try any shady tactics to add more insurance? (My friend said he recalled the insurance was more like $50 per day, he is 25+ as well.)

Bill for Physical exam lab tests

    Posted: 14 Jan 2022 02:58 PM PST

    Hi,

I went for my physical exam in December. I was not able to get an appointment with my PCP and so booked an appointment with a NP at the same medical facility which is in-network. The NP did my physical and ordered some lab tests which I got done from one of the in house labs in another location.

Today, to my shock, I got a bill from the hospital that I owe a balance of ~$700 for the tests. I called my medical insurance helpline immediately and the rep said that some of the tests are not considered as preventative but diagnostic. I was not aware of the distinction at all. The tests in question are Metabolic Panel (CPT 80053), TSH (CPT 84443) and Lipid Panel (CPT 80061).

I spoke to the billing department at the hospital and was advised to contact the doctor's office to see if they can change the codes of the tests. I left a message and wrote to the NP directly using the hospital portal. I am waiting for his reply. I'm not sure if he will/can change the codes of the lab tests. I did some research and found that some of my colleagues have had the same bad experience with the hospital and insurance company. To make matters worse, I changed my medical insurance for 2022 and so can't access my insurance account.

Could someone please advice me what other options do I have ? I'm in CA.

Changing a car insurance claim to "not driveable"

    Posted: 14 Jan 2022 08:49 PM PST

I had slowed down to turn left into a driveway, was on a 45° angle and halfway across the lane I was crossing when I heard someone one from behind smash their gas pedal, he hit my fender, hood and rim. I had 50 feet until my regular parking spot in the driveway so I just let it coast forward after the other driver came to my window apologizing. It caused probably around 2k in visible body damage. The other driver admitted fault to the officers who arrived. They asked me if the car was driveable and I said "probably", when I filed the claim through the generals app it asked if the car was driveable and I said "yes", an hour later I went to go home and realised the car was not driveable. This happe ed at 7:30 this evening so there's no number for me to call and talk to a real person to have it changed. I am wondering how difficult it is going to be to have that changed on the claim so that I can get a rental as I can't go without a vehicle. The officers also asked if I was injured to which I replied "no" but 2 hours later everything from my shoulder blades to the top of my head hurts really bad, I'm going to attempt to sleep and if it hurts worse in the morning go to the hospital to have it looked at. I've never been in an accident or had to file a claim, is it even possible to change the claim after it has been filed?

Hypothetical question regarding blame in a common car accident situation

    Posted: 14 Jan 2022 08:43 PM PST

I watch a lot of dash cam videos. A common accident that i see is when 2 cars are turning, and one does not maintain their lane. This, often forces the other driver out of their lane, and sometimes into a curb. The vast majority of the time, it seems that the driver who caused the incident, just drives off, possibly unaware that anything even happened. Would that fall under hit and run? If you had the persons plate number, would your insurance be able to go after them?

Will a minor speeding ticket affect my car insurance rate?

    Posted: 14 Jan 2022 01:30 PM PST

I got my first ever speeding ticket yesterday written for 60 in a 55. The ticket is one thing but as a 24 y/o male who has never gotten one before I'm worried about how much I should expect my car insurance rates to go up. Will a relatively minor ticket like that change my rate substantially?

    Collapsed ceiling

    Posted: 14 Jan 2022 04:49 PM PST

My upstairs neighbors had a water leak and it got into our apartment making the ceiling collapse. We called our insurance and they asked us to get our neighbors insurance information but our neighbors said they will not give us the info because it's our apartment that's damaged and not theirs. What should I do?

Repair cost is about the same as my cars value

    Posted: 14 Jan 2022 04:16 PM PST

I was involved in a crash and insurance deemed it 50% at fault. I just got an estimate for the repairs and it's about the same as my cars value. Can I request them to write it off instead? Or is it better to let them repair it. And how will being 50% at fault affect how much I have to pay?

Progressive home insurance. House fire, displaced for 1-3 months w a disabled toddler & overwhelmed. Looking for any tips or advice.

    Posted: 14 Jan 2022 09:58 AM PST

I accidentally caused a Grease fire while cooking. It took out the microwave, stove, cabinets, and some of the wall, the fridge and rest of house wasn't visibly damaged, but smoke damage and soot is everywhere. Even clothing in closed closets on the opposite side of home had soot particles on them and smelled. Fire Dept put it out and said it's safe to stay there, but the restoration company said it isn't safe and the home won't be ready for 1-3 months.

All our sons supplements and special food (he's considered "severely" autistic and struggles with eating and stomach issues so we buy special supplements, drinks and allergen free food), all the food in our pantry and sippy cups and pots, pans, Bowls, etc, are gone.

It took 5 days of calling to get our adjustor from progressive on the phone. He said to just save the receipts for everything and submit it and make a list of items lost in the fire. The cleaning company said a lot of it just needs to be scrubbed clean or repainted, but the floors in the kitchen look all scratched up now and the cabinets smell so bad.

I've been told progressive will try to screw me over in any way they can.

    1. Is that true? If so, does anyone have any tips to help me get through this process and get fair compensation or replacements?
    2. Will using our loss of use money to rent a place end up being charged to us since the fire Dept said it was safe to stay there but the restoration company said it isn't?
    3. Will they reimburse us for food and groceries that we use during the next few weeks since all of ours were burnt or thrown away?

Any advice or feedback is welcomed. I don't know anything about insurance. I stay at home to care for my son in the day and also went back to school for a degree this week (online) and work nights, I really just don't have the time or finances to hire a special lawyer or learn all the complexities of these situations. Thank you so much for any advice.

Notice when I get renewal for my auto, home and umbrella the auto always comes last is that normal

    Posted: 14 Jan 2022 03:33 PM PST

I always get my umbrella and home insurance bill two months before it is due but auto they always send it to me three weeks before it is due. is it because they want to delay it as long as possible to make sure there are no accidents before issuing renewal? The reason why I ask is because if the auto rate is not reasonable I won't renew my umbrella and home with the company either

Diminished Value Case After $12K Damages

    Posted: 14 Jan 2022 03:18 PM PST

My 2018 Audi S4 was involved in an accident with an 18 wheeler back in December 2021. Damages totaled around $12,000. The transport company was self insured and has admitted fault for the accident. I have made a PD claim with them and so far, the claims process has been smooth. They have paid both repair cost and rental costs, which I am thankful for after reading some horror stories with individuals dealing with transport company's insurance.

I have filed a separate claim for diminished value and this is where I am getting pushback. I've hired a DV appraiser and the DV was determined to be $7,010. NADA value for a clean vehicle is $42,000 and some of the dealership cash offers for my vehicle range between $25,000-30,000, so the diminished value calculated by the appraiser is on the low end.

I've started discussing this with the claims adjuster and requested $7,010. Initially the DV claim was denied, then they offered $2,500. While I'm happy that they offered anything at all, this pales in comparison to DV value based on the report and cash offers from local dealers. They will not budge any higher than $2,500.

In Louisiana, the DV laws are clear in that once the vehicle is repaired, the owner is entitled to recover additional damages equal to the diminution in the value of the vehicle. Is this case worthwhile to pursuing in small claims court? The maximum damages I can receive from small claims is $5,000, so while still not the full amount, it is better than the insurance's offer.

Can i go to a different auto repair shop

    Posted: 14 Jan 2022 02:43 PM PST

My shop "recommended" a shop to get an initial estimate on my car and do repairs. I was given a rental for 30 days max and it was all great but now the date has been pushed back at this specific shop weeks after my 30 day coverage is done with my rental.

Should I call and notify my insurance?

    Posted: 14 Jan 2022 02:42 PM PST

My wife hit the green box at the end of our driveway with her truck about a year ago. Finally got the bill in the mail $2800. What is the likelihood my insurance would go up exceeding that $2800 eventually? I believe the deductible was $1000 at the time.

Doctor sent for wrong lab not under my insurance

    Posted: 14 Jan 2022 02:13 PM PST

I got exposed to herpes 2 in November so I went to an urgent care under my insurance plan (BCBS PPO which is billed like a regular office visit). I told the doctor specifically what I was exposed to and he told me he'd send a lab for herpes 2. When I got my results, it was basically labs for 5 different STDS and NONE of them were herpes.

Also when I looked up the lab online https://shermanabrams.com/ it says they take BCBS PPO plans.

My bill is like $760, and I didn't even get the lab I asked for. Has this happened to anyone? What the heck can I do?! If I don't pay this through bcbs, will I be penalized?

    Car rental business insurance.

I'm looking to rent 1 or 2 cars out to traveling nurses passing through my area and every big name insurance company and broker I've spoken with don't want to play ball. I've been told I need a commercial policy.

Any advice for what will most likely be a pretty small business with tight margins?
