I do construction work and have readily available help to get small work done pretty affordable. Well, realtor sent me the contract to offer a bid that he took time out of his day to come up with. Sent me a list of homes sold within this year in that area and tons of other statistics and also sent me the HOA information. Pretty much made me lose all I Tereso in the property. I feel like I just wasted my realtors time and energy trying to get me in to this house just for me to say nahh. How do I approach my realtor so he doesn't fire me as a client ? [link] [comments] |

In July, they said it will close in August. In August they said it will be Sep. In Sep, they said it will be Oct. In Oct they said it will be Nov In nov, they said they forgot to do the patio and could close in Nov if I am okay house not having patio. Obviously I denied the proposal. Closing date has now moved from Dec to end of January. Area sales manager offered me to cancel the contract and return my $1000 earnest money. I wonder if Lennar is deliberately delaying the progress. If I cancel the contract they can sell in market at much better price now. Posted: 18 Dec 2021 06:51 PM PST New construction builder has stated they will not pre-qualify based on "contingencies", likely meaning I'd need to have sold my current home first. I currently own a home and am looking to sell (possibly rent). I'm not at that point but could make it happen quick if needed be. I am comfortable in selling my current home for what I want (if I do sell), but want to sign on the new build home ASAP. The new home would take 13 months to build - IMO plenty of time to sell/rent my current home. What are my options (if any)? Any way I can convince the builder to accept a contingency if I'm able to put together a pre-qual with my own financing institution? Can I have a family member sign a temporary rental agreement on my current home to just skirt by on the new home contract for now? Could I include a temporary co-signer on the new house so I can at least sign the contract, giving me ~12 months to sell my current house, and then boot the co-signer before I close on the new home? (I know, lots of assumptions here). I know this sounds desperate, but this is a huge opportunity and I don't want to miss it just because I haven't sold my current home yet! Edit 1) The new build home would be a custom build. However, given my budget, the customization would be minimal. Edit 2) The "no contingency" I'm speaking of here meaning - I would need to sell the home that I CURRENTLY own, before the builder of the home that I WANT will let me put earnest money down and sign on the NEW home. Posted: 18 Dec 2021 06:37 AM PST We are currently renting in a house that is being sold. Apparently the buyer told their attorney, that we said we would not be moving out. We have never had a conversation with the buyer nor their agent. When the inspector was here he asked a few simple questions about appliances but that was it. Posted: 18 Dec 2021 10:22 PM PST So we have opened escrow on our dream home, we had an inspection scheduled this morning, but woke up to a text from my agent saying the buyer had a serious accident and she would reschedule the inspection. To my surprise, my realtor calls me and says the inspector didn't get the message and went to do the inspection, the sellers adult son let him in. The middle aged adult son let us know his elderly dad indeed had an accident and wasn't doing well, and kinda told us he's preparing for the worst, but treated us great and was telling us we will love the place, he seems eager to hand the place over. Now I have to bring this up, but the Son, as nice as he was, was kind of "off", it sounds terrible, but I don't see him as the responsible of the estate type. I know he's the only son and his mom passed, and now his dad is hurt. I guess I'm not sure if the deal is going to be over, expedited, extended, or just canceled. We are supposed to close escrow in about 3 weeks. Since the inspection was done today, we have a good idea of repairs we want done, but how does this even play out? We bought our first home several years back but had to sell it a couple years later due to moving-but this was 2018 so the market wasn't where it is now. Now, we are likely moving to Minnesota this summer for my husbands job. I realize prices will never go down but I feel utterly hopeless about these bidding wars. Home broken into while under contract Posted: 18 Dec 2021 04:57 AM PST I'm under contract to buy a townhouse that has been used by the seller as a rental. We met the inspector at the property the other day, which is not occupied now, and some appliances had been stolen. It was clear the thief used the keypad on the garage door to let himself in. So I'm thinking it was either a previous renter who still had the code or someone from the property management company who knew it was vacant and had access to the code. We disabled the garage door completely so nobody can come in through that way now but now I'm going to worry all they way up to closing that since locks haven't been changed yet, someone's going to come into the front door with their old key and take the appliances again once they're replaced. Locks will be changed and an alarm system will be installed the day I get those keys in my hand. Just one more stresser to add to this whole crazy process. [link] [comments] |

Do under construction homes ever do contingencies? Like if I want to buy the home contingent on my house selling, along with completion of the under construction home? Posted: 19 Dec 2021 12:45 AM PST We recently signed a new construction home in Austin. It is at our max budget. We are trying to back out due to several reasons. I want to get more insights on if we are doing the right thing or not. - There is a hazardous liquid gas pipeline running right next to backyard, probably 50ft from the house. We found out about this after signing the contract. - It is the only electric community without gas. We knew this before but now We found out from our realtor that a lot of his buyers are not willing to buy in this community due to this. - The appraisal came in $15k lower than the sale price. - I am laid off from my current project, though we could secure a loan with just my wife's salary without any issues. - The good things are - Price is lower than neighboring communities (may be due to above reasons), the floor plan is very nice, good schools. We gave a $19k deposit which the seller/builder might keep if we back out of the contract. What would you do in this scenario? [link] [comments] |
Where do you get most of your leads in today’s market? Posted: 18 Dec 2021 09:10 PM PST I feel that 2022 will be another year with a lot of change. We've had to adapt in this line of work a lot lately and I am noticing some areas of lead gen are getting better and some are getting worse. My office runs fb ads and leads at this point 100% of the time put in false contact info, buyers at open houses all have spoken with realtors (or have one in their family), and Zillow is always booked up in my area. Lately my best source and last few clients have all been grassroots campaigning on my end just working my sphere and local networks. It seems to be the only way to be that realtor they know or in the family. I am able to close deals this way but I am looking to close more deals in 2022 and I was curious. What lead gen methods are working best for you in todays market? I'd love to discuss and brainstorm with all of you. [link] [comments] |

Posted: 18 Dec 2021 02:56 PM PST As much as I hate to let go of the memories, I need to sell the house I lived in with my grandmother. The problem is it needs a french drain because water comes in the basement through the floor when there's a horrible rain. We've been told some landscaping changes could fix it too. There also needs to be a new cap or something like that put on the septic tank. For these reasons, I know as-is will be the best route. It is a brick house with two driveways. Unfinished basement that has a second full bath. Ground level has hardwood floors in most rooms. Year old AC unit/heat pump. New water tank. I just worry about the issues. My dad is 75 and not doing so well, he had people trying to get him to sell his house and he had denied them many times until an agent gave him very bad advice after having a long conversation with him the man convinced my father to sign and agreement before a buyer did to sell. My dad then when he heard someone wanted the house he said he changed his mind and didn't want to sell but they told him he has to because he signed the contract first. LATER they told him they would sue him if he didn't proceed and out of fear he went through with it unhappily, after everything closed for the house and he let me see the documents I noticed the contract was invalid to begin with. The buyer revoked the contract crossing out my father's signature and gave a counter offer but then later when they found out he wanted out they took the old contract back and ran with it. I, being a renter, with more than a few months left on my current lease, was ok with that and it was also perhaps why my offer was picked. My attorney says she has never written an U&O agreement for this long a duration (6 weeks). So, now I will be in a position of being a landlord while being a renter myself. Progress updates toward closing as a seller Posted: 18 Dec 2021 04:36 PM PST How does the seller stay in the loop as to what progress the buyers side is making once contracts are signed till closing. They would have to do title search and insurance, possible appraisal. Get employment verified, Get mortgage approval, insurance for the house, get clearance for closing and set closing date. Those are just some of the tasks that lead up to closing. My concern is how would I, the seller, without a realtor hear of updates ? Ask buyers agent or ask my real estate attorney ? I reached out to the listing agent and am going to go with him as my realtor since I don't have an agent yet and he offered me a refund on the commission if the offer goes through. I think it will because I am planning to offer the list price and there are no competing offers. I got notice from a collections agency that a lien had been put on the property due to unpaid property taxes. Turns out, the seller had appealed an assessment, sold before the appeal completed. The amount isn't huge, a few hundred dollars. I contacted the seller and closing attorney and they both basically told me to F off. Even though the seller signed a document promising all taxes were paid, the amount makes it kind of pointless to pursue legally. Is there any way to recoop? Is the closing attorney liable at all? House not "pending" while under our contract, is this normal? Posted: 18 Dec 2021 01:35 PM PST So there's this home we were interested in, got it under contract and inspected. Inspection came back with a laundry list of repairs, like the galvanized plumbing was at the end of it's lifespan, roof is pretty worn, among other things I can't recall. Just picture receipt paper from any grocery store. Owner/seller was also a real estate agent, and was adamant about not doing repairs. They also took the longest time to give us their disclosure regarding any and all repairs. There was another time it was pending then relisted, before we offered. And now we saw that it's pending AGAIN. However, we noticed that it was not pending at all when under our contract. Wondering how ethical this is, seems very unethical. Misleads potential buyers. Perhaps more people are walking away than shown. I'm probably not going to look into homes that are owned by real estate agents, to avoid this, if possible. But what do you think about this? It's several years tax delinquent and would have been obtained by the land bank in a tax sale, except they weren't able to take it to deed because the owner filed bankruptcy. I'm trying to investigate the situation to figure out all I can about what kind of bankruptcy it is, what the possible/likely outcomes are, and thus how I might be able to angle for getting the property. Does anyone know how I can investigate this? I think it's public record but I've had a hard time finding useful info. Tried searching PACER but no luck (might be user error). Names have been changed. My husband and I are buying a home. We are using X real estate agency and our realtor is on Bob's team. Bob is selling us the house, which we were aware of. However, Bob's life partner Jimmy's name is listed on one of the documents associated with the home we are buying. We have hired an attorney, Sally, who was recommended to us by our realtor (and I'm pretty sure Sally has worked with Bob before as he has left positive reviews for her on social media). We found out yesterday that Sally and Jimmy have the same last name. It is not a super common last name, but there is the chance that it is a coincidence. We have not heard from Sally since we have found out this information and are supposed to talk with her today (she was supposedly busy yesterday), but it is a Saturday, so we are aware we might have to wait until Monday to ask her if she is related to Jimmy. My question: If they are in fact related, would this be a conflict of interest for Sally? Would this be an ethics violation? Is she required to tell us if she is in fact related to Jimmy? What do we do if she is? Obviously if she says she is not related to him, we don't have an issue, but what should we do if she is? I'm freaking out a little bit and the waiting is driving me crazy. My apologies if this is hard to follow. Any advice is appreciated. We're trying to remain calm, but this is a huge purchase and I'm already nervous about this deal for other reasons. TIA.
