    Hello! I'll try to skip all the extra sad details... (located in Texas)

    I work at a doggy daycare as a groomer. There are 2 dogs that have been here for almost a year.

    When we call mom to bring food, she'll bring food. If she doesn't bring food for a while, we feed them our food. Mom also takes them to the vet when they have medical emergencies.

    Mom owes us about $15k. The owner of the shop has given her a discount and a payment plan. She pays x amount every week.

    I believe mom is still paying SOME amount every week, but not the previously discussed x amount.

    I've heard we might be able to send certified mail demanding full payment and after 10 days, they'll be considered abandoned if it's not paid.

    Is this true? If it's not true, is there any way we can get these guys considered abandoned?

    The goal is to get these guys out of daycare into real homes and get them the true medical attention they need.

    EDIT: Please keep on topic about legalities of abandonment. I just want more information on it before talking to my boss about this situation.

    I don't want to hear how this situation could have been avoided or why we take the dogs back because I DONT KNOW WHY. That's for my boss to answer.

    Neighbor built fence almost touching my house while I was away, WAY over property line

    My neighbor always claimed the house I bought belonged to his grandfather and it was "stolen" by the government. He's not in the chain of title but neighbor has gone out of his way to use our back yard to the point we put up a little plastic temporary fence at the property line. We've warned him about this many times before and he gets combative. He's a very weird guy and complains about everything. I catch code enforcement snooping around three times this year based on bogus complaints.

    Our houses are about 100 feet apart with several markers after we got it surveyed because of his incessant harassment.

    I went out of town for two weeks and came home to a professionally installed wood fence. I'm sure it cost a pretty penny given the price of wood.

    Can I have it professionally removed and the lawn fixed and sue him? I'm afraid he'll get physical if I go over there alone. What can I do about this fence and this awful neighbor?

    [MI]Neighbor Placed a Trail Camera in My Backyard

    Today I came home from work and noticed a trail camera tied with paracord to a tree in my backyard. From what I could tell the camera had a very clear view of my entire backyard/back door.

    I removed it (did not damage it). My neighbor must have heard the angry exclamations and came over to explain that he put the camera there to, "see where the deer are entering my yard from because they're eating my garden."

    I told him in no uncertain terms to not put cameras in my yard in the future.

    Hopefully this is the end of it, but I want to confirm that I was legally in the right telling him he wasn't allowed to place cameras on my property. Also, I would like to know what legal steps, if any, to take if I find that he has done it again.

    I'm not trying to be unreasonable, and I don't begrudge the guy coming into my yard to work on his fence or whatever, but having him slap a camera to MY tree and pointing it at MY house doesn't sit right with me.

    Ex wants to charge me rent after STEALING the deed to my house

    Pretty much what it says in the title. I live in North Carolina and I own my home and land free and clear, and have done since before this relationship. Back in Feb my (now ex) girlfriend and I were doing some spring cleaning and she somehow managed to steal (without me noticing) the deed to my house from my fire-proof safe. Here we are in July and she ghosted me out of nowhere, so after three weeks of being ignored I brought her things in a box to her work today and asked for the key to my house back.

    This is when she informed me that she was in possession of the deed to my house, meaning it was hers now and I was trespassing on her property. She said she would have me removed by the cops if I didn't pay HER a security deposit and back rent since Feb. Totaling up to (in her delusional mind) $7,000!

    I laughed in her face and walked away, but it's nagging at me. Can she REALLY do this? My original plan was to go to the courthouse on Monday and get another certified copy of my deed, but now I am second guessing myself. What kind of chicanery can she get up to with this? Reddit, do I need to be worried?

    [UPDATE] Thank you ALL so much for the advice. I just got back from town with new locks from Lowes. I also filed a police report. Not so much because I want her prosecuted but because having a report on file sooner rather than later will only serve to cover my own butt, as you guys pointed out. The officer said he would "look into it" but since none of her chicanery was recorded or in writing I should not expect to get the deed back. He did say he would notify me if there was a change of ownership or anything that popped up while he was investigating. I am still going to the courthouse Monday to be sure, though.

    Also, she did not live with me. She had a spare key and a drawer of clothes because she occasionally stayed over but she still lives across town. So I don't think there will be any tenants rights issues, but I will ask the courthouse clerk on Monday to make sure.

    Again. Thank you ALL for the advice, you really helped put my anxiety riddled mind at ease and each and every one of you is a certified Awesome Person (tm)!

    I will update again Monday to let you guys know how it all turns out.

    Possible endangerment of kid: Neighbour touches daughter (8ish) inappropriately while roaming around shared backyard and driveway naked.

    Brief summary: My neighbour (flat above mine) lets his daughter roam around the shared backyard, our private patio and driveway completly naked, touches her mindlessly on her private parts while playing (she obviously doesn't like that and protests), anyone could take photos of her from the street or houses nearby. Confronted him about it, he doesn't change anything and I'm pretty sure that something should be done about that, because a) she doesn't like being touched there by him, b) it's invading our privacy, c) child pornography could already have been made and d) he doesn't lock the door to the backyard, oftentimes leaving it completly open, so anyone could come and grab her without him noticing. I'm in Germany.

    So, my question is: Which resources and organisations can I contact to help the little girl in case of "actual" abuse, and is that "enough" for a report about child endangerment?

    INFO: I was sexually abused and worse at around her age, looking out for possible abuse.

    My sister is the executor of my dads estate can she remove other siblings from the will?

    My sister is the executor of my dads estate. My mother was placed in a dementia ward and my sister is POA over her finances. My sister also has a severe substance abuse problem(cocaine) and a very very manipulative bf who has his own motives.

    Our break down of the estate is an even cut(45% each) with our other sibling getting 10%. She has expressed that she will keep the house for herself at all costs. But the will states that everything is to be liquidated and divided evenly.

    My question is can she legally cut me out? If so, is there anyway of protecting my inheritance or should I just let the cards fall as they lay?

    Neighbor cut down four very large 50+ year old bushes on my property.

    I live in northwestern Indiana, and I've alreqdy filed a police report. But as the title says, my neighbor cut down four very large 50+ year old bushes, two are on my property, the other two are within the 3 foot property easement between property lines. My great great grandmother planted them alongside the three massive pine trees she planted at the same time fifty plus years ago, they got planted because she knew nothing would grow there once the pine trees grew, which was true. Only the bushes were there around the trees, the rest was dirt because the area no longer gets sunlight. I now have full view of the street from my house.

    What do you think the least/average/most will be done about this once taken to Civil Court? He evicted his tenets less than two weeks ago so he could sell the house instead of renting it.

    At no time did my neighbor make any attempt to contact me about removing the very large bushes. I'm 28 and I've lived in this house my entire life.

    NEED FAST HELP: Fence about to be cut

    I live in Bowie, MD, where Levitt & Sons ("The Henry Ford of Homebuilding) put all utilities along back property lines so the streets would look nicer. Then people installed fences, planted trees and the problems started.

    I have a 15-foot utility easement on my property. There is a 4-foot ANCIENT chain link fence on the property line (per the survey I had done in 2004 to establish all of this). The house behind me sat empty for 9 years and was just sold--and the new family has a sewer problem from tree roots in the lines that involves replacing pipe from their house to the main--which is in MY back yard.

    The excavator informed me Friday afternoon they will be here 8AM Monday to *cut* my chain link fence and dig the 4 feet onto my property. I offered to allow them to drive the backhoe into my back yard from my front yard (where a fence was already destroyed for this same reason 5 years ago). He totally blew me off.

    I have dogs that require a secure, fenced yard for their dog door access. I don't have money to sue them or replace the fence. I need there to NOT be damage come Monday morning.

    Can I refuse to allow them to cut the fence?

    Can I refuse to allow them access to my property until I get in writing they will restore my fence to its "before" condition?

    Can someone direct me to a resource to create this written document?

    movers picked up our stuff in seattle wa 5/4/21, 2 months later they still havent delivered to NYC

    Moving Broker based in West Palm Beach, FL

    Mover Based in Los Angeles, CA

    Broker and mover registered and licensed by dot

    Stuff was picked up May 4th in Seattle, WA

    First available delivery date NYC was May 14th

    When the movers came to pick up the stuff, they tried to charge a bunch of extra fees and claimed there was a lot more stuff than there was. they wanted to be paid in cash. I challenged most of their fees and charges successfully including offering to bring a tape measure to prove the cubic feet was within the quoted range. they still managed to bump the price a few hundred due to discrepancies between my quote and the quote they received from the broker, and told me to take it up with the broker and the company the next day when they would be open. Movers corporate number appears to be a number forwarding to a cell phone and never gets answered. Broker is saying they will look into it, but that we should take it up with movers and we will owe movers storage fees.

    we contacted movers the week of may 14th and were told they have up to 30 days from the first available moving date to deliver and they will contact us. we received no contact and started reaching out in june trying to get scheduled. Every time we call the movers, they don't answer but they respond by text. We are inquiring about delivery weekly, they tell us 2-3 days or next week. when we follow up they say that they will contact us 24 hours before delivery. my most recent follow up, they said they been trying to reach us but we have no calls or texts from them. they have not yet responded since that communication. Its basically been 2 months since first available delivery date, we are living out of suitcases and we need our stuff.

    most of the stuff is replaceable but there are some items that are sentimental that we wish to keep and we would prefer to not have to replace all our clothes and household items.

    what is our legal recourse here, should we go straight to a lawyer? Who should we be launching complaints with before escalating to lawyers? I want to put together a strongly worded demand letter before escalating and i'm trying to get a good understanding of our rights and remedies so I know what i'm talking about when I reach out. any advice will be helpful. Thanks

    EDIT: wanted to add that when you look up movers DOT #, it shows they have a dozen complaints now in 2021, 2 complaints in 2020 and none prior. also mover appears to be a 1 van operation.

    Landlord is trying to say we must pay him rent until he rents house.

    In the lease it is stated that we are responsible for one year, the year is up and we paid one month, the landlord is trying to make us pay rent up until he rents out the apartment.

    This is not stated anywhere in the written lease my girlfriend and I signed.

    It states that after the lease is fulfilled we are responsible with paying on a month by month basis.

    We've never been late on a payment, or anything else.

    Does he have any legal rights to claim this, or should we just tell him to pound sand?

    Owner charging full rent when my utilities haven’t been working all week

    I'm currently living in an inn in (I am so sorry for that) Maine. I pay $200 rent weekly and that includes internet and power. Because of the nature of the place I'm living I have no lease agreement.

    On Monday my power went out and it wasn't fixed until Thursday evening, but my door was left totally open for anyone to just walk in. This morning I turn on my small box fan and tv and within 30 minutes my power is out.

    They told another guest whose been her for a year and a half "if you don't like it leave." They also refuse to prorate my rent despite me not having access to my utilities for nearly the entire week. Is there anything I can do to pressure them into fixing my power?

    Should we report my brother missing or are my mom and I being paranoid?

    Starting this by saying by brother is 21.

    My brother landed in NYC on Wednesday 7/7, his plan was to stay at a hostel and then take the bus to DC to meet a girl he used to work with. All we know is her first name and we have pictures of her and of them together.

    We checked find my iPhone and his phone is off, so is his laptop. When we call his phone it goes straight to voicemail, as well as when we call him on whatsapp.

    Last time he opened whatsapp was noon on Thursday.

    The plan was for them to meet in DC and then go to her home state (pretty sure it is Kentucky but we don't know for sure). They spend 2 ish weeks together, then she drops him off at the train station in Chicago on the 26th. He has a train ticket to Seattle (where we live), and we will pick him up at the train station on 28th.

    Today we called the hostel that he stayed on wednesday night, he checked out at 11 on thursday.

    This is really not like him / his behavior.

    What are the further options? Would we be reporting him missing too soon? Where would we even report him missing (NYC or our local city)?

    He has pretty bad anxiety and manages with meds if that makes a difference

    If this isn't the right subreddit for advice do you know what would be?

    TLDR:

    Brother last known whereabouts are NYC on 7/8, phone is off and can't reach him. Not like him to not be communicative. Should we report him missing? If so how would we do that?

    [WA] Rental without water, landlord wants to end lease and sell

    As the title states, our rental is now without (reliable) running water. We renewed for a year lease term that began in mid-June so we still have a little more than eleven months on the lease, which we paid in full rather than negotiating a rent increase.
    Due to the cost of repairing the issue and the current value of the property the landlord has now stated he intends to sell the property as-is rather than pay for the repair. He has offered to return the entirety of the remaining rent.
    Unfortunately rentals in are area are basically unavailable. It is very likely we will both have to leave our jobs because we will not be able to find anything in driving distance we can rent. Can we negotiate for additional compensation for breaking the lease, or can he end it unilaterally since it is basically uninhabitable?

    Should I pursue legal action against my Workplace?

    I'm not sure what flair would've fit best. I work at a warehouse at an amusement park, I was hired as a supervisor to someone who has worked there for about 14 years. After about 2 months working there, it turns out that employee was video taping women in the warehouse bathroom (including myself). HR called me Into the office to inform me that I was one of the 3 girls that he confessed (to the park) to video taping for about a month. They told me he had two devices he used for taping and it was controlled by an app on his phone that he had to open and hit record. There were no SD cards in the devices. They said if I wanted to press charges I could and they would provide any info they could. I reported the crime to the police and a detective contacted me, he tried to get information from the park, but they told him they couldn't provide personal information about the suspect or anyone else involved. The suspect confessed to HR, however the confession wouldn't hold up in court because no one read him his rights. So the detective told me there isn't a case. Is there a legal case here or should I just try to forget this happened? The time frame of it is skewed. They found the devices on Sunday, then didn't tell us about it until that following Friday. I feel like police shouldve been called immediately. I feel stuck.

    TLDR:a coworker video taped me in the bathroom, should I take legal action against the workplace for not helping in the investigation or letting it happen in the first place?

    Moving out without parents knowledge, anything legally that would come back on me?

    Edit: I live in PA and am moving within the state (not ideal but it's what's happening)

    I'm 20 years old and sick of living with my parents, I disagree with a lot of their values and beliefs but they have absolutely no idea. They think I'm just like them.

    I'm moving out in a month with my bf, and I can absolutely not tell my parents because I don't want to deal with a fight or if things would happen to get physical. Yes, I know I'm an adult and can make my own decisions without their permission but I just want to make sure I won't dip into legal hell from this.

    I have my own bank account, access to my social security card, and tax info. I will look for my birth certificate soon and gather that as well. I know I need to change my address according to my state, the IRS, and for the post office. Are there any other places I'm missing? I do plan on getting a PO Box to notify the place I worked at earlier in the year so my tax info can be sent there (the reason for this is that a family member works there as well so I don't want to use the address I will be living at).

    I am still on my parent's insurance, so I know they will have to take me off of that.

    Are there any other legal repercussions I could face? Any other advice or tips? Thank you for your time

    My room-mates are doing aweful, illegal stuff, given what I'll tell you, is there any way for me to get out of our lease?

    I'm a 20-year-old college student from Wisconsin. I'm trying to find a way to get out of my aweful living situation with my room-mates. Here's the issues I've dealt with:

    1. They put me at risk of getting expelled from college, they have been extremely racist, going so far as to put a sign up that says they "Don't allow [a list of derogatory terms for minorities] in their house", they've done and said things that if found out by the school we all go to, could get me expelled, because I happen to live with them.
    2. They have illegally subleased a room this summer, without letting the landlord know. They don't have the subleaser on the lease or any paperwork. And they want to do this again with someone else this fall.
    3. They've held lots of parties in the house and constantly break the law, drinking underage and giving drinks to people who are underage. Which not only breaks the law, but has been super disruptive to my education. Not to mention the risk to my personal property from these crazy party goers.

    I've only delt with this for a year or two now, for a while this place has been my only option, because I'm stuck on the lease. But I have a bit of money, so I can if absoloutely neccesary get a new place and still pay for the rent at this one. But there has to be something I can do to get out of my lease, considering what kind of stuff they have been doing.

    EDIT:
    It's a single lease where one person is responsible to collect each persons share and then pay the full rent to the landlord. Lease ends in May, 2022.

    Do I need a lawyer regarding the items I acquired from a storage unit I bought at auction

    So I like to bid on storage units as a hobby after I win a unit I sort the items keep things I like and sell the rest on Ebay I've done this for 3 years with no incidents until my most recent purchase. I went to a storage auction last weekend and spent $500 on somewhat small unit it was filled with mostly suits and small items however I found a big box labeled miscellaneous I looked through it and found mostly books but at the bottom was a big black jewelry box I opened it and found a Gold Rolex. I got really excited and got it appraised and found out it's worth about $12,000 dollars. I was excited so I made a post about my find on Facebook an Instagram and today a woman messaged me on Facebook claiming that the unit belonged to her deceased father and that she was not properly notified about the storage locker until after it had went to auction. She's claiming that I don't legally own the items and need to return them to her asap. I immediately called the storage unit and they confirmed she was the man's daughter but he had began renting the storage unit 2 years ago and gave no other contact info besides his own and payments had stopped over 5 months ago they tried contacting him multiple times with no success so the unit went to auction per their policy. They told me I should have nothing to worry about but before I message her I want to make sure I'm in the clear and don't need to worry about hiring a lawyer. For relevant information I live in South Dakota

    [SC] My young cousin is about to die, and we need to update his will for his girlfriend since he wants to but can't.

    I need some fast help, Reddit. It's a Saturday, legal offices are closed only making this a bit tougher. My young incapacitated cousin on hospice since Tues will die of cancer in the next couple of days, if even that. He & his girlfriend had blinders on thinking he would get better, and now he's on his deathbed. But they didn't prepare legally or financially in any way. She has been wonderful taking care of him.

    We want to make sure she gets everything & is in control of his estate if possible, but she is not listed on anything of his except for their car that he cosigned for. Is there anything we can do in the next few hours to let her be in charge of his assets, accounts, care, decisions, etc? Here are the basic details:

    Cousin in SC:

    • 32 year old male
    • Homeowner w/ mortgage
    • Bank accounts totaling *unknown*
    • ?Melina? insurance

    Girlfriend of 6 years – 26 years old:

    • Shares a car w/ him legally
    • Living together for 5 years
    • Sole caretaker after eligible for disability
    • Has access to most of his financial accounts, but not listed as a user or beneficiary

    Is there any way to have some type of emergency power of attorney performed for an incapacitated person? The hospital did ask her if she would be making medical decisions for him, to which she responded yes – assuming that gave her some type of temp medical power of attorney.

    Missouri- co-worker wrecked my car

    I let a coworker use my car to go "up the street" to church before he had to be at work. He was a few hours late and when he finally came in, it had turned out he caused a collision by going the wrong way in a construction area on the opposite side of town. Tbf, those construction cones can get pretty confusing so I've tried to be understanding.

    My insurance covered the other car's damage (which was minimal) and thankfully no one was injured. I had liability insurance only, and unfortunately my car is badly damaged. The bumper is gone, the front is pretty smashed up, the airbags no longer work (according to my dashboard lights) and my driver side seatbelt is locked so I can't use it. It's at least thankfully still drivable so I'm able to get to work. I have not had anyone look at it but it's safe to say that it's totalled, and my coworker has a court case later this month (or next? I'd have to double check.)

    I got an estimate on replacing the seatbelt, deciding that was likely the most important safety feature to fix first, and was quoted nearly $700. My coworker agreed to pay entirely for my car but has so far only given me $300 two weeks ago, said he'd give me more yesterday, but instead showed up to work with a brand new phone, expensive speakers, and nothing to give me. Needless to say, I'm pretty furious.

    Is this something worth speaking to a lawyer over? What can I do?

    Disclosing arrest on a job application after Probation Before Judgement and Expungement (Maryland)

    Hello all,

    In 2011 I was arrested and charged with CDS Possession Marijuana, CDS Possession Not Marijuana, Theft Less than 1000$, and Unauthorized removal of property. I was granted a probation before judgement and completed the probation and court ordered treatment program without issue. I had it fully expunged two years ago and have all of the documents saying ti was completed. Now I am graduating and applying for a job with the state that has an extensive background check and it specifically asks about probation before judgements on the application. I was sunder the impression that in Maryland when a record has been expunged you can act as if the arrest legally never happened. I am a little worried though and do not want to get charged with perjury or come off as a liar. Am I legally bound to disclose these charges?

    So i was searching on a gore website, and i passed a video of someone posting inappropriate pictures of underage girls on the channel, and theres at least 400 people following this persons channel, and being posting underneath his videos "they'd still do it" to the underage girls that this man is posting. I'm underage so i can't contact the police, so i'm trying to catch advice from an adult thats not my parents because they won't do sh^ about it either. He keeps posting "sexy little girl" on each of his videos, and nobody is reporting or exposing him. Can someone please help me?

    I want my stuff back from my family.

    I live in the United States. This happened in Florida. A few years ago I joined the military, and left my possessions with my mother and step father. I eventually got married and the military was going to pay to have my wifes stuff moved across the country. I told my parents that I wanted to get my things (a box or two of stuff that I had from my childhood and some clothes). I was 3000 miles away so it would be expensive to take it with on the plane. So I told them my wife was going to swing by and grab my boxes so she could get them moved for free. When my wife got there to get my stuff, my parents threatened her and our friend that drove her, and then called the police on her. (Me and my family are white. My wife is not. They did not support me marrying someone who was not the same ethnicity). Are there any legal ways I could get my things back? Or are all my childhood possessions gone for?
