    So a year ago I moved to Florida. Not knowing the area well we didn't want to move across the country into a neighborhood we didn't know. We settled on buying a manufactured home in a lot. We payed $70,000 cash for a 2016 home so we could settle in and find the home we wanted before dropping $300,000 on a traditional house or land to build our own. We have never lived in a home where we didn't own the land.

    So after hurricane ETA came through the fence between our house and the apartment complex directly behind us started falling over. The fence is owned by the apartment complex. By the time they were done removing the old fence on December 10th they had also removed 5 tree's that came with our property, our backyard is now all sand and there is a large ditch where the fence was. The contractors they hired pulled no permits and did not have the city mark pipes and cables. In turn they cut through cable lines, broke water pipes and plugged up the drainage pipe that was in the ditch.

    All of this caused our house to start sinking. The ground is wavy and are backyard is basically quicksand. We thankfully have sinkhole insurance on our homeowners policy. We called the insurance company out. They looked it over, said it showed the signs of a sinkhole. They then sent out a geological engineer. He could not run all the test because the company that owns the land would not respond to their requests for permission to take soil samples and sonar on the ground. He did say that the middle of the house is a inch higher than the backside of the house. He also told us that the yard is a hazard.

    The land owners now 2 months later gave verbal approval to take samples. Now they have to wait on written approval. The manager of the park refuses to respond to any emails about the land.

    If the insurance company finds enough damage to total the house they will pay out $66,000. Otherwise they will try and repair the sinkhole and house. We are scared to stay here and refuse to live on the same land. Even a fixed sinkhole greatly devalues our house. Legally you have to disclose if a sinkhole, even a repaired one ever existed.

    Do I have a case against the apartment complex? They dinged our insurance which will rase rates, they devalued our house, we will have to pay $1000 deductible on the house, and they have trapped us in a sinking house scared for our lives for months now.

    [Texas] Poop smeared on door, car keyed, items stolen, caught neighbor on video... How to get a case in Civil Court?

    Intro:

    In the past month or so there have been multiple instances of vandalism to my apartment and vehicle. I've got video evidence of one case of vandalism, but nothing for my stolen items keyed car or poop-smeared door. Police reports have been filed but local PD seems to be unconcerned. The leasing office has identified and evicted the person responsible for the vandalism. Currently looking for a way to get a case in small claims court for damages done.

    Questions:

    • Is it reasonable to pursue this in civil or small claims court?
    • Aside from asking the leasing office or detective assigned my case, is there any legal way to identify the neighbor above me?
    • Is it possible to get a restraining order for this individual given my concern of retribution for the eviction?

    FYI:

    • I live in Austin, TX in a luxury apartment complex, about 20 buildings with 24 residences per building.
    • Have never interacted with or spoken to my upstairs neighbor
    • I do not know the name of my upstairs neighbor
    • Damages to the door including cleaning are ~$25 + 90mins of cleaning time. Potentially another $30 for a replacement doorknob or an additional $25 for new lock.
    • All 4 doors and two body panels of my car are keyed down to the metal. 1st quote for repair is $3000+

    Chronological events:

    1. Doormat and wreath were stolen (was able to recover the wreath from a nearby dumpster)
    2. A surgical mask with some sort of poop smeared inside of it was wrapped around my doorknob
    3. 2nd incident with the poop smearing, this time on the knob and lock... inside the mechanism of the locks
    4. I purchase a small wifi camera and install it in my peephole
    5. Police report with APD is filed for all prior incidents
    6. 3rd incident of poop smearing. Capture clear video of a neighbor smearing poop on my door
    7. Leasing office identifies resident and begins the process of talking to their corporate for what to do next. At this point it is confirmed that it is my upstairs neighbor.
    8. Ice storm in Texas. Power is out, camera is running on a power bank but unable to save video due to connectivity issues. A cigarette is put out in the peephole camera. Poop/cleaning product in the lock assembly of the door freezes up locking me in my unit until I break out.
    9. Car is keyed in the open parking lot next to my unit. No video or witnesses. Repair quote is $3,000+
    10. Detective assigned the vandalism case, says dollar value of vandalism and lack of video evidence for other incidents means he can't get a warrant/isn't a class C misdemeanor. Says he will identify the person using the leasing office.
    11. Leasing office lets me know that they are evicting upstairs neighbor. They tell me that they used to live in another building in the complex and residents there reported similar instances of vandalism, however nobody was able to get proof it was them.
    12. Present day, upstairs neighbor is clearly in the process of moving out.

    Lastly, thank you for any advice on these issues. Between the ice storm blackouts in the past week & vandalism to my property, I've been feeling anxiety daily. I appreciate the response.

    Speaking to police about investigation involving deceased son.

    My son passed away two weeks ago. The cause involved fentanyl. The police contacted me today and wanted to ask me a few questions about it.

    When this incident occured with my son, the police arrived along with the ambulance and I allowed them to search his room. AFAIK all what the cops took was the drugs that they found. They handed me a substantial amount of cash they found and a weapon he wasn't legally supposed to have, and ignored some other things in my house that could have gotten me in trouble that my son had brought in.

    Considering this, I don't think they are gunning to throw charges at me. My question is should I call them back? I'm the most milquetoast dude you can think of, and all the contraband my son had is out of my house. I know the typical answer is to not do so, but the whole situation is still kind of surreal to me, so any help would be greatly appreciated.

    My Rights Regarding Something That Happened As A Minor

    Hello all,

    When I was 15-16 years old, I developed a very close relationship with my high school geometry teacher, and he served as a mentor and friend to me. This was not unusual at my small Christian school where many of the teachers were parents or family friends of students, but nonetheless my parents found the relationship inappropriate (which consisted of texting outside of school) and he was accused of grooming me. Those in charge at my school didn't believe he had any sexual intentions but fired him anyway because the two of us had conversations about agnosticism, and one of the parents at the school's husband was a police officer, so he referred my parents to the children's advocacy center in my area. Because of the nature of the accusations, he had to go to trial over the issue, and since I was a minor, I was never allowed by my parents to hear about the results of the trial or get any closure about the issue (my parents found out about the closeness of our friendship by looking through my phone, and from that moment on, I never got to speak to him again). Now that I am an adult, I was wondering what my rights are in regards to this case and if I am able to find out what the verdict was. I live in the state of Texas, if that helps. In addition, if anyone has experience tracking people down, I would appreciate help with that as well. It's been a few years at this point and I would love any kind of closure I can get.

    Thank you in advance for any help or advice anyone can give me.

    TL;DR: My teacher was (I believe falsely) accused of grooming a minor (me) when I was in high school and now that I'm an adult, I want to know what the results of his trial were and if there is any way I can find him now. I live in Texas.

    Update: It turns out my teacher was just sent to grand jury, and I haven't been able to find any actual charges against him, so the case was most likely dismissed. I was able to find his address and wrote him a letter that clearly stated that I would like to hear back and get closure but that it is his choice. I will be mailing it soon. Thank you for all of your help.

    Neighbor ringing doorbell at 3 am due to blown fuse

    Let me preface this with the fact that my husband and I are not the landlords. My husbands father is the landlord. it has been made clear to this tenant to no longer contact us for any technical issue he may be having with the apartment and to only reach out to the landlord.

    Last night at 3 AM my we starting getting phone calls from the tenant, we ignored them to try and sleep. He then came knocking on our door, still tried to ignore him. Then he starting ringing our doorbell. He had blown a fuse in his apartment which he has done several times due to using illegal space heaters on his back porch.

    The landlord and my husband contacted the tenant this morning saying not to contact us about any maintenance issues since we have to responsibility to the building being just tenants ourselves. He responded saying that there needs to be a "better plan" and that he will keep ringing the doorbell if the landlord is not responsive.

    Is there anything we can do to make him stop? It makes me feel unsafe and uncomfortable. (Living in IL)

    [AZ/Online] College is taking away access to books already purchased. Legality?

    My college is taking away access from purchased textbooks. I end up having to pay for a book twice if it's needed for different classes. (Example: Econ 201 and Econ 202 share the same book.) They also take away access before access officially "expires". There is also NO option to purchase a physical textbook and I would need the online access code to do the assignments as well. I would be willing to pay extra for the physical book if I knew I needed it for additional classes or for my degree program, but I don't even get that choice. I'm so frustrated I can't afford to keep re-purchasing textbooks. I'm going to have to get a second job for this.

    Is this even legal? If I purchased access for them to just take it away whenever they want? Access they require? Do I have ANY standing to fight the school about this?

    I thought I got divorced, but didn’t. My ex’s lawyer ghosted him, my lawyer finalized the divorce a year later after my ex retained new representation. NY

    I don't even know how to write this out so it makes sense, and I'm confused as hell.

    Feb 2019– my ex files for divorce, becoming the plaintiff in the case.

    By January 1st 2020, the agreement should have been finalized. My ex's lawyer is in charge of filing the paperwork with the county clerk, as he is the plaintiff. We signed all of the paperwork and had it notarized in December of 2019.

    Sometime around March 2020– an order of protection I had against my ex expired and we begin to actually co-parent. He tells me his child support order never went down to $40 a week as is agreed in our divorce, and I confirm I never received paperwork of our finalized divorce. The gears start turning here where we realize we might still be legally married.

    He tries contacting his lawyer— no response for months. His lawyer finally contacts him after threatening to report to the Bar association and states the clerk's office is backed up from the pandemic. Clerk's office is notoriously unhelpful when either myself or my ex call to inquire about the filing status and tells us nothing.

    During this time, I lost my job and was unable to pay my outstanding balance with my lawyer. I'm awful and avoided their emails for months as I knew I didn't have the money to pay. This also meant I did not want to ask for anything about my divorce, so I don't know if they knew about this issue of the divorce not being finalized for a long time or not. They sent me notice to appear for small claims court for December 2020, it was cancelled due to covid.

    Fast forward to January 2021– I get an email from my lawyer stating our divorce is up for dismissal as there's been no action on the case. They cannot represent me for further action due to the impending court appearance. They ask me to sign and send back one of our documents that was missing from when my ex's lawyer "filed" them with the clerk to resubmit. I confer with my (not actually, apparently) ex-husband and we agree to slightly modify the original agreement to change it to 50/50 custody, no child support, and switching years for tax credits. He agrees to get a new lawyer to do this, as he is still plaintiff and he needs to be the one to finalize the agreement. His lawyer supposedly tells my (former, at this point) attorney that he's representing now. He also pays for the services and retainer, obviously.

    Fast forward to today— I show up for small claims court to pay my outstanding balance (finally I have been able to save enough) and my lawyer's firm partner tells the court that the divorce has been finalized and signed off by the judge as of yesterday. That I didn't need to consent to file it, as it was already filed and my ex's attorney was unreachable after numerous attempts to contact him to fix the issue.

    Can my attorney finalize the divorce?

    How can we alter our parenting agreement now (do we really have to go file a whole new petition in family court?)

    Can my ex sue his original lawyer for the fees he's paid to his new lawyer as well as his final payment (as the lawyer did not complete his side of the agreement and was unreachable)

    Should my ex report his old lawyer to the Bar Association?

    Uber is calling him - should he get a lawyer before talking to them? Also, this was during a contract work trip out of state. If he should retain an attorney, should it be a personal injury or labor law and should he get someone from the state where the accident happened or from his home state?

    Live in Nanny - lived there less than 30 days so far - need to evict

    Hello, my sister in California has a live-in Nanny who has been in a room for two weeks. The arrangement was room and board plus an hourly wage afterwards based on hours worked, in exchange for driving her kid to a daily doctor's appointment. After moving in the nanny disclosed PTSD for driving and said she can't drive at all - which was the reason for the hire. What needs to be legally done? Thanks in advance.

    Nana has dementia and is in a care facility with no money and thousands in debt. If the bills aren’t paid will they come after her ssi?

    Hey everyone. My nana lives in California and is on a fixed income. She has dementia and is behind on bills including her mortgage. She is in a care facility now and they will take all of her ssi and medi-cal will cover the rest for her to stay there.

    I need to know if I just don't pay (it's just me and I can't afford her bills plus my own) and let the bank take the house and just cancel the cards if the debt could come back on me (my name is on nothing but I am her POA) or if they could come after her ssi. I read that if you don't owe the federal govt any money that your ssi is untouchable. Is this true? This is all so much and happening so fast. I live out of state and have no idea what to do. I thought about filing for bankruptcy to get rid of it all but I don't if I can.

    Accused of sexual thing by roommate

    [NY] I'm in college and a new roommate moved into my dorm two or three weeks ago. Last week she falsely accused me of staring at her and masturbating. I'm asexual, near sighted, and it was the day before a month after my dad committed suicide. I am under so much stress that my health and my school work are suffering. This is basically a "she said, she said" situation. Also I was only told today why I had to move out of my dorm 9:30pm with no notice. It looks like we're both just going to be relocated to different dorm buildings and be done with it, but with all my distress I feel like I should fight this. Do I bring this to a lawyer and what can I do to prove I didn't do anything? I'm in NY.

    EDIT: Alrighty guys, I got an email saying the roommate agreed to leave and let me have the original dorm. They're moving her out and in a few days I can move back in! Thanks for calming down my anxiety fam :)

    Trying to evict tenant/roommate, but she's claims we're in a common law relationship [ON]

    5 years ago, my girlfriend moved into my house with me. Before she moved in, we agreed that she'll pay rent to me at a fair market value.

    We broke up in 2019 but decided that as long as she continues paying rent, she can continue being a tenant/roommate.

    Covid struck a few months later, and my now roommate loss her job. We agreed that until she finds a job, she can continue living in my house rent free as long as she does the house chores (cooking, mowing the lawn, shoveling snow, etc). In return, I'll provide her groceries and a "small monthly salary".

    Recently she started acting erratically again due to her mental health. I need her out of my house. Despite not being in a romantic relationship with her anymore, she started threatening any other females I talk to on a dating site or that I go out on a date with.

    I've told her I need her to leave, but she says I can't evict her because we're in a common law relationship. If it changes anything, we did have sexual intercourse six months ago.

    Do I have any legal recourse in evicting her?

    Employer claims he has video evidence of a work event (in a room with no cameras), he is using this to try and change my story, I want request to see the video I’m pretty sure does not exist, how do I do this? (NY)

    I was involved in a workplace incident where my boss pointed a gun at me, he meant it as a "joke" but it caused some issues relating to mental health and past. When meeting with my manager he changed my story as I told it to him (such as which way the gun was pointed), it was taken to a higher up manager who I met with a few days later. When I met with the higher manager he used the exact story that the previous boss had stated, while also stating there was video proof of this. My relative was the one who installed the cameras and the building has not changed since, I looked around the room, no cameras, other people have said there are no cameras. I want to demand to see the video but they said it is their property, to my understanding if there is an investigation than any footage should be allowed to both parties for review, am I wrong? What do I need to do to see this "footage" that doesn't exist, or should I save this thing that I am pretty sure they are lying about for when/if this becomes a legal battle?

    Note: please let me know if there's anything I need to fix or clarify, I was not sure how much I should reveal on a subreddit.

    Ex-wife and her BF tried to extort money from me

    They showed me a letter from a "tax attorney" saying he had uncovered evidence of tax evasion. They said they would send it unless I gave my ex money to cover taxes on the $35k in alimony I paid her last year.

    The divorce was finalized in November 2018. Beginning in 2019 the law did change and the tax burden did change regarding who owes taxes (it would have been me if the agreement finalized in 2019).

    They don't think it's "fair" she has to pay taxes on her alimony and tried to bully me into giving her money to cover it. When I called them on it and told them to send it, they admitted to drafting it themselves and didn't send it.

    But the fact that they would go to such lengths to try to get me to make me pay more has me really steamed. Is there any basis for extortion in a case like this?

    [PA] 26F Is being a sugar baby reason for my parents to gain guardianship over me?

    I am have been financially independent from my parents since I graduated college. I have a job and an apartment of my own. I have been on a sugar baby website for a couple of years now and while I have met 3 men (non overlapping) on there, they have all been longer term arrangements and I have not been all that active. I am STD free, I do not do any drugs and rarely drink alcohol. Problems arose when someone emailed my parents with info that I am on the sugar baby site, and I suspect a former sugar daddy did it because I broke it off with him because he started getting stalkery and clingy. Now my parents are saying that if I don't quit my legitimate office job and move home, they are going to hire a lawyer and gain guardianship over me because they are claiming that only a mentally ill girl would be a sugar baby, and are claiming that being a sugar baby means that I have bipolar disorder. I have never been diagnosed with a mental disorder in my life, have no symptoms compared to the symptoms list and have no criminal record or even a speeding ticket. I know I was wrong to be a sugar baby but this seems like an overreaction and an overly harsh consequence for something that hurt no one. I never saw married men so what is the harm? Is this real, and can my parents actually do this and win?

    So to try and make a long story short. I work in retail and a customers child was playing with one of our signs. In fear that it would fall and injure him I placed my hand on the sign and said to the kid as friendly as I could "Hey buddy be careful I don't want the sign to hurt you". He stepped back and said nothing and I re-positioned the sign. The dad was unaware of this as he was focused on his shopping instead. The child after they left must've told his dad that I smacked him and so now I'm being accused of exactly that. There is no CCTV and there is one witness which is stating my side of the story. I've been made aware tomorrow I'm going to receive a call from the police in regards to the matter and yeah I am needing any advice I can get.

    TLDR: being falsely accused of smacking a kid and am about to get a call from police in regards to the matter and need any advice I can get.

    [AL] Neighbors are putting out poison to kill any dog that comes on their property

    I Received a Troubling Email from My University's Ethics Board and Want to Publicize It. Am I Legally Allowed to Do So?

    I'm in Toronto, Canada.

    I am currently investigating a case of class discrimination at my university, and have been in contact with the university's ethics board.

    In an email to me, the board stated that they acknowledge class discriminations in this case but won't do anything about it (in so many words).

    I, as well as some advocacy groups, want to make the email public by posting the board's response online.

    There is a disclaimer at the bottom that reads:

    (California) Sold someone a gas dryer <$400 on craigslist, guy is having trouble with it and now wants a refund. My obligations if any? (Full details)

    Sold a gas dryer on craigslist and it worked fine before we upgraded. It was uninstalled by a professional and kept in my garage. The ad stated that it was a gas dryer, bought brand new 2 years ago, works great. Dents on the front. You need to come pick it up if you want to buy it. No mention of warranty or anything like that.

    Guy came, looked at it, paid, and we loaded it up into his truck. He did not plug it in or anything with us; asked us how the gas was installed and stated we didn't install it. Told him any issues give me a call but that we had no issues with the dryer when we owned it. Said goodbye move on with our day.

    Guy calls later that night says middle timer knob isn't turning and stated he is afraid of breaking it. During the call, he notices more denting on the dryer front (it was already stated in the ad it was dented and he was able to look at it when he picked it up during the day). We face timed because I was too wondering what was wrong with it as it worked fine last time we used it; he shows me that the middle dial won't move from the off position and shows me how he took it off, it didn't look cracked or anything (just googling shit at this point). I did say that it was working fine when we last used it and I don't know what the issue is. He makes a few more complaints about him having to move it himself and how hard it was, the vent tube is really long, and wants to sleep on what to do next. We text a few more times I make sure to ask if it was plugged in properly, if door was closed all the way, if light comes on in dryer (just googling shit because I don't know and I'm thinking he just did not set it up right. I'm thinking we can talk more the next day because I honestly think nothing is wrong with it and he just needs to change a setting or something.

    He texts me this morning, nearly word for word:

    "We don't like the dents and the frozen switch. Also had gas leak dangerous situation last night, could be from my inexperience with installations. For our safety we want to spend more to get a new one professional installed we trust. I will be returning it monday or you can come and get it."

    I haven't responded and don't know what to do.

    I don't know my obligation here but I do feel bad as think this guy either doesn't know what he is doing to make it work and/or he broke it doing his own installation. I don't get shady vibes other than he thinks it was broken when he got it or he broke it during transport/installation.

    Also we are moving no matter what prior to his "return day" to a different state.

    I did not say I would be refunding him when we were texting and I'm pretty sure I never said that when we were on the phone, just tried to help him to best of my google knowledge (is it plugged in, is the knob cracked and it wasn't, etc.).

    I'm thinking he fucked it up either while driving with it, moving it into his house, or when he installed it himself and now I'm concerned this dryer is actually broken due to one or combination of the above. I'm considering sending a text message to the extent of it worked when we had it professionally uninstalled, at this point it is yours and you should have it installed professionally instead of doing it yourself. I don't know if you damaged it during transport, when you moved it into your house, or when you installed it yourself but I do not believe if it is damaged as it worked last time we used it.

    Completely open to advice on what I should do. My mind is already racing to this guy will try to sue me and I will be in a different state (active duty military/spouse). I know he could if he wanted but then I don't even know what that looks like if we don't even live here.

    Breaking Apartment Lease because of Texas Winter Storm

    Hello, long time lurker and first time poster(F 22). I am a Texas resident and survived the "winter storm" however my apartment is not. During the winter storm from Feb.14-19 we had no power, no heating, and a pipe burst above my kitchen. After calling it in to the emergency line to my apartment, the maintenance never came out when the storm lifted. We had a consistent leak the whole time and got water damage to the ceiling, walls, and some cabinets. I called the apartment again to get the leak stopped and they responded right away and stated that the call I put in to the emergency line was not in their record... Maintenance came out and only put a clamp on the pipe and said we needed to wait until we could get a plumber out. Since Feb.14 I have not been able to shower, the water pressure is so low that I can barely wash my dishes and there is now a moldy smell coming from the kitchen from all the water damage. I have contacted the apartment office regarding the moldy smell on Feb. 22 and they said they could get it treated but still have not. I have looked over my lease to see if the mold is reason to break my lease but it is not stated in the lease agreement. Living with mold is hazardous for my health as I am allergic and the fact that I have not been able to keep up with my hygiene, is that enough reason to force them to break my lease?

    My father died last week in TX, cause of death listed as hypothermia.

    I know one can sue for any reason, how likely is a suit against the power company to succeed? Power was out for 48 hours there. What are the criteria that might make a case more likely to succeed? I live out of state, would I need to contact a TX attorney? Lastly, is this a thing I might do alone or would the rest of the immediate family need to be involved.

    Lawyer screwed up DUI hearing

    My cousin is located in Utah , he got DUI, and I hired an attorney to help him out since he was struggling before this.

    His first hearing was scheduled for the 5th and he called the attorney's assistant and asked him if it would be possible to change the hearing date. The assistant emailed back and said he successfully changed it to the 18th so it's documented

    A few days later (after the 5th had already passed) the lawyer emailed saying that the person he had talked to who was supposed to have changed the date never actually did. He then explains that he is doing everything to fix this. A couple days later I called to check in and the assistant is sick with covid. So we call the attorney directly and he says he is working on it.

    A week later I call him again and he says he is doing everything he can, I ask him if this will be fixable and he says it could go either way.

    BECAUSE my cousin missed that hearing they gave him a seemingly stricter punishment of a restricted license for a year and a half since he didn't show up.....is there anything that can be done here? This had been incredibly frustrating. Should we get another lawyer on it? And I think if he had gone it certainly could have made a difference right?

    How do I get the county to cut down a danger tree on their property behind my home?

    I live in Kitsap County, WA.

    There is a massive dead pine behind my home on county property. I'm very worried that it's going to fall on my house. I've called the county, sent them pictures, etc but every time they say it's my responsibility. They don't even come out to look themselves. I had an arborist come out to give an estimate this morning, and he said that it would be in the thousands to get rid of it. I'd very much rather not spend my emergency savings on a tree that isn't even on my property.

    My employer offers a legal services benefit which starts in April. Is there anything I can do before then to have them take action, or at the very least actually come look at it?
