    Back in 2018, I applied for a student apartment online. I was told my application was rejected cause I had no credit. I tried adding two co signers but neither of them qualified. I never paid any fees or had face to face contact with the complex. Now I'm in collections for $9,300.

    I was told I still signed the lease and I'm still responsible even though I didn't qualify. I never got a copy of the lease or received any keys.

    Is there any way around this? I'm stuck in my apartments for another 7 years because no one wants to rent to me :/ I was just 18 and dumb

    Update: I contacted the collections agent. The apartments still own the debt. I asked for validation letters about 2 weeks ago but I haven't received anything. Is it odd that the collector has never contacted me? As a debt collector I never call people want to avoid

    Our property manager has asked us to not flush toilet paper due to a plumbing problem. Does this count as "lack of adequate sewage disposal?"

    A large plumbing problem ("rolled" pipes) was recently discovered that make the sewage line back up more easily in our house. The property manager and owner are delaying repairs (perhaps until we move out), and they have told us to not flush toilet paper (or anything else that's not human waste).

    We are in Virginia.

    To my knowledge, VA Code (§ 55-248.27) provides that it is material noncompliance by the Landlord to not promptly correct a condition that..."will constitute a serious threat to the life, health, or safety of occupants, including...lack of adequate sewage disposal..."

    Does having to discard used toilet paper in the trash constitute a lack of adequate sewage disposal in this context? Gotta say it's pretty gross. Can we tell them we'll withhold rent until the plumbing is fixed?

    My homebuilder forged my signature on a warranty claim. What are my options?

    I submitted a warranty claim back in June 2020, before the 1 year mark had expired on our new home. We were working with the superintendent to resolve the issues, he even came out to our house to double check our list. Nothing was taken care of that day but he stated he would contact the appropriate people to come out and fix the issues. Weeks transpire with emails back and forth about working around the difficulties of COVID. Fast forward till a few days ago and I spotted his vehicle in the neighborhood. I promptly contacted the home builder about my outstanding items. They emailed me a picture of the list engendered by the superintendent with his signature at the bottom and mine right above it. They stated that: "The last warranty ticket we have on record is from August and it has your signature that all work was completed (see attachment). We have no further contact from you about any outstanding work from your August warranty claim, so I am checking to see if this is the case. Please send any outstanding claims to the address that was copied on this e mail." I never signed off on that paper obviously.I immediately responded calling them out on forging my signature and not completeing the items. After no response I called and spoke with the sender. He sounded worried and was quick to try to remidy my frustrations but asking me to submit a new form and get the ball rolling again. How should I proceed? Just get the new list completed? Or move towards the illegal aspect of the superintendent forging my signature? Thanks.

    it illegal to let a black bear stay on your property?

    I live in michigan and we have lots of bears in my area. I have a 1 acre property and for some reason, there is a black bear and a few cubs that love staying on my property and wont leave. sometimes they had slept on my deck, or inside my shed, and also hang around my yard all day. they even sit there and watch me do yard work. only one time i was approached by the bear and it sniffed my leg then it walked away and sat down.

    if somebody noticed the bears like this and reported me to DNR, could i get in trouble?

    Lease shenanigans in Philadelphia: Landlord says we have a 9 month lease, we thought we had a 1 year lease, the lease actually says both....

    My girlfriend and I just signed a "12 month" lease in Philadelphia starting November 1st. Renewal of the lease happens automatically 180 days from the termination of the lease unless we state that we are going to move out.

    A few days ago our landlord messaged me to let me know he needs to know our decision regarding renewal of the lease because the deadline is coming up, he then tells me that the lease we signed is from 11/1/20 - 7/1/21.

    So I pulled up our lease, and the actual language is this

    The term of this lease is for 1 year beginning on ___11/01/2020_, and ending on

    ___7/31/2021___

    So now I'm wondering if we're really in the position of needing to sign an additional lease committing us to this apartment and this landlord until July 2021 just a month after we moved in. Are the dates in the lease valid, or does the "The term of this lease is for 1 year" mean we have a 1 year lease?

    Our finances are a little tight and I'm not sure if we can afford a lawyer to deal with this, so any advice you're able to give us is much appreciated.

    My public employer (TX) is illegally banning trans health care. What should I do?

    My employer is a public employer in the state of Texas (not the state itself) but my health plan is administered at a state level. There is a specific exclusion in the health plan that states something like "no coverage for sex change or related procedures." Insurer is BCBS of TX.

    As I understand from the ACA, this exclusion is illegal. I know recently there was a case in Georgia with someone (randomly who was also on Queer Eye) that sued UGA and BCBS and the University settled because the court would've found this type exclusions to be illegal. I believe there are other cases at county levels. The specifics of the laws and the TX health plan I am on may differ, of course.

    In effect, this is not only disconcerting should I need transgender specific care, its also causing unrelated claims to be denied. For instance, I got blood work at a clinic and my claim was denied because the doctor submitted it with a code for Gender Dysphoria. I was hit with a bill for $900 for simple metabolic workup. The appointment was unrelated to transition; I had just told the doctor I was trans to be forthcoming and he put that in the billing for some reason. I got it covered only by convincing the office to refile it with that diagnostic code removed. Not the best solution to have to beg a doctors office to code things a certain way to avoid claim denials.

    I am not out as trans at work; I have transitioned years ago but no one at my workplace is aware I am trans. I am in a conservative field and I am wary of negative career and honestly life repercussions of being in the news or something for this in such a conservative state, but also I really want health care. Its like a wage deduction and also just generally insulting, knowing they are taking money from my paycheck but not covering me. The reality is, I need trans-specific preventative care like anyone my age would but I am currently unable to access it because of these exclusions. What if they find something that requires follow-up, and I can't get treatment?

    Anyway, my main questions are: What steps are available to me, and are any of them anonymous? Thanks!

    Father Not Paying Child Support (California)

    My daughters father hasn't paid child support for a while. According to his income he stated, he owes $400 but I accepted $300 a month. He owes about $4,000 because he has not paid. He has several side jobs, Postmates and Pyramid Scheme Sales. None of his jobs will take money out of his paychecks for child support. A couple years ago, he won a 1.8 million dollars from a lawsuit. He also invests in Bitcoin and others. He had two new cars which he cant register because of the lack of child support pay. He just bought a new BMW and has told our daughter he will pay a car each year so he wont have to register it. He has also told our daughter he will not pay one dime of child support until she turns 18. She is 9 now. My daughter also saw that he bought a motorcycle. He also owns a house.

    There might be drugs involved. At his other house, he grew marijuana plants. I took it to court and they brushed it off. On his Facebook, he mentions the use of psychedelic mushrooms and belongs to a group that is about growing these mushrooms in the house.

    Is there anything else I can do other than wait 9 more years? Its not fair to my daughter to be brought in the middle of this, watching him buy all these things and not spend money on her. This means he does not buy her a birthday present or Christmas present. He although spends a lot on his other daughter.

    Payroll company deducts insurance benefits, I went the ER for an injury, insurance lapsed 5 month ago [usa-CA}

    Hi Reddit,

    Throwaway for obvious reasons. Here's the sitch...

    COVID hit, the film industry shut down, I opted for the COBRA plan, paid it for the two month we were down, work came back in June, I received no notification that I would need to reenroll, and benefits ARE still being deducted from my check for the last five months (I rarely use my insurance). I had an injury outside of work. Went to an urgent care and learned my insurance had lapsed back at the end of June. I emailed the payroll company that handles it and they said "it was a mistake" and "they would give me a refund" and I can reenroll now. That doesn't help, because I had to have surgery and am currently in the hospital. They told me to pay out of pocket and I can file a claim.

    Other than contacting the Dept of Labor, what should I do? Five months is beyond negligent on their part, and I don't want to deal with the bills coming to me, potentially effecting my credit, etc. This is a massive payroll company in CA, that handles our payroll for the job in a different state. They have offered me a refund, but I don't want to reply yet. What kind of options do I have, and do I need legal advice? If so, what kind? Any help is very appreciated.

    Neighbors house is in escrow. I have got permission from current owner to trim some tree branches on their property but new buyer won't give me the permission. Who has the right while it's in escrow?

    My wife and I are putting a house on our new property and to bring power in the power company said it needs to replace a wire that runs over our neighbors property. The wire that needs replacing has many branches growing around it and the power company says it can not replace the wire without the branches being trimmed. We have talked to the current owners and they have given us permission to have the branches trimmed. The problem is, they are selling the property. It is currently in escrow but they are at least a month out from the title transfer. The person buying the house is being stubborn about giving me permission to trim the branches. Does he have a right to say no even though he does not own the property yet? Does the agreement I have with the current owners still hold as long as I have the branches trimmed before the property changes hands? At this point I'm not to concerned about my future relationship with my new neighbor (the own buying the house) as he has been very rude and disrespectful during this process but I do not want to create trouble for the current owners (sellers) and I do not want to be liable myself. Thank you for any advice

    Fired for being injured

    Long story short. Developed tendinitis and capsulitis in my right foot working as a construction laborer here in Kansas. After I get back from doctor ordered time off, I was told by my superintendent that the office knows about my injury and I was told to take it easy, and to do clean up. This is a little after my 90 day mark.

    While I'm doing that, a higher up saw me and was unimpressed with my performance. My superintendent was ordered to fire me the next morning. I was told that my performance is lacking and the company is worried about what the injury could mean for them and I was deemed "not profitable" and i have to leave the site immediately.

    I doubt it was about my performance especially when I just got a pay raise 1 week earlier. I got injured working for them. I passed the physical to get hired. Injury never occurred before working for them. And I was fired for doing what they told me.

    [CA] Divorce question - Previously paid off student debt

    My sister is getting split from her current husband. They have been together for almost 10 years, he listed her student loan they paid off about 2 years ago as a debt she owes him(half of the total loan amount).

    She was in school when they met and incurred debt both before and after they got married for her degree.

    Is this crazy or would a court award him half that back even after the debts been paid for a few years?

    FL- grandpa died, kids aren't in will, uncles want to sue to be included but mom does not, they're saying she has to join them

    Basically my grandpa has recently passed away, grandma has been gone for a long time now. He had 4 kids, one has also been gone for a while, so now it's just my mom and her 2 brothers. It came up in conversation some time last year during one of our weekly calls that none of the kids were in his will anymore. The grandkids are in the form of money for education (supposedly me and the other older grandchild by my uncle had trusts, the second set of grandkids who aren't college aged yet have 529s) this is money that had to be used for educational purposes and you had to pass your class with a C before getting any reimbursement. He explained this all while he was alive and i used mine up to get my degree while he was living so I have no stake left in any of this. He'd told me the rest of the money and assets he has go to charity and kids programs like scouts or FFA. He'd also said he wrote a letter to each of the living kids explaining this, i told my mom all this stuff after our lunch that day and she said she never got a letter but she never expected anything anyway (least favorite child).

    This seems to all be true because the uncle who is the executor is saying the same thing. He says that children are entitled to their dead parents stuff and they can sue to be included. My mom is not particularly interested in being part of this. If she was included great but her and my dad do fine on their own and don't think it's worth the hassle and disrespect to his wishes. My executor uncle is trying to say that all kids excluded need to sue together in order for it to work and keeps constantly contacting her about this. Both surviving uncles basically depended on my grandpa to bail them out and one lives in a 5th wheel on land that's supposedly going to the boy scouts now so he has a v big interest. Executor uncle has said they can sue her to make her join them in suing the estate.

    My major only required 1 law type class and that was business law so I know nothing about wills but my understanding is you can sue for anything. My question is a) is it likely they'll succeed in suing her to make her join them b) do they really need all the kids on board to sue the estate and just for fun c) if those two sue to get the kids included but she isn't part of it does she still get anything? Like I said she doesn't want to go through the hassle to get anything but I know she'd like her mom's wedding ring to keep it in the family vs it gets donated to something.

    Child supposed to quarantine but ex took them out in public

    My child was supposed to be on a 14 day quarantine but their mother took them to get their ears pierced 3 days into it. Is this something I should report to the tattoo shop? Is there anything else I should do because they've been foolish about Covid this whole year.

    Process of losing children???

    I'm from North Carolina!

    My brother is abusive. Any time we have called the police on him the mother of his children typically lies and says he isn't abusive. He recently got arrested thus getting CPS involved and they are trying to help them not lose the kids but it doesn't really seem to matter to either parent.

    Today my nephew (5) called me and told me his dad threatened to literally kill him and his mom did nothing. I took it upon myself to call the police and I talked to them but I'm almost 2 hours away and don't know the process.

    1. Will this hold any weight since he has already been out on a bit of a watch list?
    2. Will they ask my nephew what happened or just his mom? And even if they ask him, will it hold any weight since he is 5.
    3. Does this move the chances of my parents getting the kiddos closer?

    We have wanted them out of the house for years but it seems like now more people within the law are paying attention. I know most of the time they try very hard to keep families together but at what point will the children be removed when things like this happen?

    I did work for a company and they haven’t paid me. How do I start a civil suit?

    This pandemic sucks. I am an entertainment seamstress, normally creating wardrobe for stage in Las Vegas. I was laid off in March. Over the course of the pandemic I have had few opportunities to work and as someone who is ordinarily a gig worker things have been very tough. But I've luckily been able to stay on unemployment. In September I was contacted by someone I've worked a show with about a job opening a restaurant. They need large velvet drapes sewn. They apparently pay well, she says. She is working in marketing. So I meet with them. I get them multiple estimates of cost. I assemble a crew to do this job and we create the drapes for this steakhouse. The entire time the owner is basically pushing me to do more, make things more extravagant, and we are in a verbal understanding of cost. He continues to say he wants more ornate details, more elegant etc.

    We finish the job mid October and the restaurant opens. I basically begin asking about pay. I've sent in all of my personal expenses incurred as they asked me to, and an invoice. The total is nearly $7.5k. Bare in mind they assured me I would be paid under the table so as to not cause issues with unemployment but then went back on that and I fill out a W9. All of the paperwork is in. Still nothing. I continue to ask through my contact first. Then they fire her. Then the owner promises me it will be one week. He finally puts me in contact with the accountant who proceeds to tell me he has never heard of any outstanding balance owed to an outside vendor but he is "working on it". It's is now December 7th. I have contacted them every week to the same tune of "working on it". What should I say to them and how do I proceed with legal actions?

    VA - Judge ordered mom 2 hours visitation, but she's ditching visits and lying about it. What are my options?

    Title pretty much explains it. She scheduled a Sunday visit, bailed, and I later found out why, because she chose to go on a weekend trip with her boyfriend instead. I'd like to try and get the order revised. How do I go about that? What do I need to file? I'm trying to do this without expensive lawyer fees. Please help me. I've had enough of this woman disappointing my daughter.

    [GA]Wife's ovarian cyst surgery refused because we don't have $1000 to pay upfront. What are my rights?

    So my wife had scheduled a surgery a couple of weeks ago to take place tomorrow (12/8) morning. She then got a phone call from the hospital two days ago (12/5) saying they are not going to do the surgery unless we pay the hospital at least $1000 upfront, and it would otherwise be postponed until then.

    When my wife told them then that we don't have the funds, they said they would call back today to further discuss with the finance department. Of course, this most recent phone call yielded the same outcome (pay or don't get surgery)

    This cyst has been causing her an increasing amount of pain each day, and she's practically bed-ridden today. We have insurance, but of course the deductible is stupid high. But would this qualify for EMTALA treatment? Should we just go to the emergency room?

    Job not paying for training because i didn’t complete all of training - oklahoma

    I got hired with a company and worked a total of 2.67 hours on my training. after my training they had me read the employee handbook that had policies i didn't agree with (loss of PTO for any day missed, for any reason, before even accruing PTO essentially making me "negative" on my PTO days, pay cut from ~$14/hour to $7.25/hour on last paycheck if you didn't give proper two week notice). Last week i spoke with the gentleman who hired me and let him know i didn't intend to continue work because of the policies and he said he'd send me my check of my time worked. today i got a letter in the mail from them that says "...to protect the company's investment in you, and insure that the skills set our training has provided are utilized in the company's best interest, a training charge of $100.00 will be deducted from your final paycheck if you do not complete one month of employment regardless of reason" is that legal? can they withhold my training pay from me because i didn't work for them for a month? do i owe them the remaining money missing from the $100 fee that my training doesn't cover? if they're in good standing with the fee then i'm not really worried about the lost ~$35, but i am worried about owing them the remainder.

    Landlord Has Not Repaired Shower for 6 Weeks (AZ)

    Hello, I am hoping that someone can help point me in the right direction to what my options are. I am currently leasing a house through a property management company. For reference, I am in Arizona.

    The issue: Our entire master shower was demolished on 10/27 so that it could be repaired for a leak that was spreading to the dining area. Apparently because it was a tile enclosure the entire thing needed to be replaced. We are coming up on 6 weeks with a master bathroom that we have not been able to use.

    There has been a lot of back and forth between myself, the management company and the vendors that have been assigned to the repair. I don't think anyone has had a clear idea of what is going on throughout this entire process.

    When it became clear that the workers that came out to demo the master shower had no idea when the repair would be, I reached out to my property management company and they assigned someone to BID on a repair for the shower. I was able to get him to come out the next day and he sent BIDs for the repair to my property management company.

    I have been periodically checking in with my property management company to see when we will have the shower repaired. Apparently the homeowners keep coming back with another reason to drag it out.

    I just want to know what options I have and what the consequences might be. I know that according to the AZ Landlord Tenant Act, landlords have 10 days to make a repair. We have been more than gracious throughout this entire process and have been stellar tenants for years. I don't think it is fair that we should pay the full amount of rent when we are not receiving what was promised in our lease. I believe we are within our right's to withhold rent. Our lease will be up at the end of January, and we have until January 1st to inform them if we will not be staying for another year.

    My partner thinks they are dragging out the repair and are hoping to kick us out at the end of our lease. We have been proactively looking for other places to rent, but it is hard to find something for what we are currently paying. We would just buy a house and be done with it but I am skeptical of the real estate market being so high now combined with the uncertainty of COVID.

    £1000+ postal mishap

    Hi all,

    I recently sent a PC through the post from Sweden-Uk via a post office in a supermaket. The postal agency is PostNord.

    Now I explicitly asked at the counter for top tier insurance for international shipping with the postal service PostNord, and made it explicit that the package was a valuable/expensive PC deliverable.

    I was then told by the store representative that all international parcels in Sweden are automatically insured and I need not worry about additional insurnace "everything is covered in the postal cost".

    Skip forward 1 week - My package is lost in the post (my tracking cuts out after Sweden outbound flight).

    It turns out that the advice that was given to me by the store representative at their postal counter is outdated and that the postal service (PostNord) actually updated their policy to exlude automatic insurance coverage. The store said they were not aware of this policy change, and can't help me further.

    I actually called the store and asked about insurance for international delivery and they gave the same advice again! I told them of the new policy, in which case they simply just replied with "oh no, good luck!".

    The store is not claiming accountability. That said, I have not been able to contact PostNord due to high call in volume ("you are in position 300").

    In this case, would it be possible to make a claim to cover the cost of the PC due to something like mis-representation/misconduct via an ombudsman service? The PC is £1000 With the cost of top tier insurance covering up to £2500. I have no evidence of the store conversation.

    Who is ultimatelly responsible in the eyes of the law here?

    -Me (ignorance)?

    -Store rep (lack of training)?

    -PostNord (lack of policy comms)?

    Any advice would be welcome, im pretty broke and this is a slap in the face near christmas.

    Can I sue the mechanic for getting my car impounded?

    Long story short, a mechanic test drove my friends car with a suspended license and got it towed. If we're for some reason unable to get the car back, is there a legal route we can go to compensate for damages/ losing the car? Edit: I'm in California

    Domestic abuse continues after over a year

    About a year ago, I (22m) found myself living with my (24F) emotinally and physically abusive girlfriend. She used to hit me and it was never a big deal because what can hurt a 6'2 tough guy? According to her and the people who now support her. I broke up with her after finding out that she cheated. She didn't handle it well and attacked me with a boxcutter. I have proof of her cheating.

    She ended up being pregnant and despite the cheating, I believe the child is mine. She is withholding any visitation from me and her accusations are becoming consistently worse. I left prior to the pregnancy but she is telling her massive social media following that I left her and the child to fend for their own. My name has been been dragged through the mud for over a year now.

    Just this month, she began telling people that I was physically abusive, posted her nudes to social media, and have been stalking her. It should go without saying that I have not done any of this.. But these accusations are becoming dangerous. She also doesn't have any proof to back her claims up. I have a folder of evidence however, pertaining to her abuse, alcoholism, and neglect of the child. Things that she had sent me while drunk and on her pills (she takes a cocktail of medications and benzos that she mixes with alcohol)

    I feel like my life is over because of her. She successfully strained my relationship with my mother and has been reaching out to my friends asking "why are you still friends with him?"

    I have no idea what to do. I'm broke so I can't afford a lawyer, it's the middle of a pandemic so I doubt there's a free service that I can use and even if so, I have no idea where to look. I'm so lost.
