Met with a Realtor a couple weeks ago. He seemed awesome and knew I wasnt looking to sell right away. He came checked out the property, and we both agreed when I was ready I'd reach out. He asked if he ever had any clients or anyone looking for a house like mine (it has a 1br apt downstairs and a 2bd 2bath unit I live in upstairs) if he could send them my way. I say sure. Fast forward to yesterday, and he texts me a realtor friend of his has some picky clients looking for an income property. Seen about 30 didnt like any etc. I say, what the hell why not. I warn them that it won't be showroom ready there's lots of little things I need to spruce up. Well they come. They give me an offer that is exactly what I wanted. Their Realtor tells the guy ive been "working with" He's sending a contract tomorrow. Like....is this even real? What do I do next? How does this work? Like....omg. [link] [comments] |

Neighbor built something he shouldn't have next to property line. How to resolve best? Posted: 29 Feb 2020 07:52 AM PST Debated whether to put this in /r/relationships or here. I live in a neighborhood with small lots (~5-6000 sqft). My neighbor (older, Chinese, poor/no English) just finished a big renovation where they doubled their house size. Last week, they started putting up a 10 foot high shed, on a foundation, 1 foot from the property line. In my area the setback is 5 feet or <= 6 feet high, and probably for good reason because the work caused some (a few planks) damage to our shared fence due to the ground movement. I feel like I have two options here.
What would you do? I feel like #2 is the best option but getting them to actually pay up seems risky due to the language barrier. I have tried but have been unsuccessful in talking with them previously (about unrelated matters) [link] [comments] |

Posted: 29 Feb 2020 10:42 PM PST There's an extra concrete driveway adjacent to my current rental that the landlord says we aren't allowed to use. He was thinking of putting a tiny home on it himself, but he's super disorganized and I doubt he'll ever get around to it. It got me thinking, though, that I should offer to buy that area off him and just build something on it myself. I'm totally new to this, but owning a tiny/affordable home in an urban area has always been something of a dream of mine, so I'm curious to see if there's an opportunity here. Thank you everyone in advance! EDIT: To clarify, this would require splitting the property into two APNs as the driveway is currently part of the property that contains house I am renting. My agent called the seller's agent to ask about any other offers and we found out that the seller wants a rent-back for 60 days. First time finding out that this is a thing. To top it all off, the seller wants to live there rent-free! This is actually a thing? I looked this up and it seems sellers usually have to pay for the rent-back for the duration. Like she wants to get contractors in there right this minute. Am I the only one who thinks that's batshit crazy??? Our biggest concern is what would happen if she decided to back out for some reason, after doing lots of work to the house. Several of the condos mention they are rented nightly to tourists and that if I wanted to use my own condo I would have to pay a "small" nightly fee. Update 2: Lis Pendens and Nuisance Lawsuits Posted: 29 Feb 2020 09:00 AM PST In my last update, the jerkbag (seller's late mother's husband) had successfully stalled the sale again, and I was jumping ship on/by 11/4 if it hadn't been resolved. Well, on 11/4, the judge granted the injunction against the sale; I think purely to watch the show. At that time, the actual trial date was set for early January. The seller had been getting increasingly weird, but I didn't love the idea of moving at 8 months pregnant, so we stayed. My agent also encouraged us to hold out just a little longer. We didn't hear back from the seller til almost two weeks after the trial date, at which point she told our agent that the plaintiff, king assbag, was granted an extension. So in mid January we pulled the trigger and started looking for a new house. This is the part where I let y'all know that most of my hesitation was based on not wanting to restart the whole process and be in closing for another 90 days or better. So in late January, we found another house we felt comfortable going $160k into debt for, and we made our offer. The new seller accepted, closing scheduled for 2/18. 2/10 our agent tells us the property failed the septic inspection pretty badly. We ask the sellers to repair, but without much faith, as they seemed pretty unwilling to make any repairs in the offer process. 2/11 the sellers agree to repair, but they will have to extend closing by an as-yet-unknown length of time. I'm not confident this is going to work out in my favor yet, so I prepare myself to pay another month's rent. 2/13 the sellers say they've scheduled repair on the septic tank (full replacement) for 2/23, and we can close on 2/25. 2/16 we formally retract the offer on the lis pendens property, the seller calls us directly and goes on an absolute tirade about how nice she's been, and demands a walkthrough. 2/22 lis pendens seller walkthrough is set for today at 10am. Seller calls my husband at 10:15 screaming at him that she has work and can't make it. This call was unprompted. 2/24 seller for the septic property evidently knows seller for lis pendens property, offers to let us move in 2/26 as long as loan docs have been signed. I feel like I'm setting myself up to rent from my seller for another 5 months. 2/27 we actually get to sign loan docs, and we are given keys to the house. We move our stuff in. Yesterday, 2/28, after the vast majority of 8 months in escrow on one house, and less than 5 weeks on another, we closed on our house. No pool with this one, but frankly, the other house (and especially the pool) needed a lot of repairs. 2/29 agent calls me to tell me that the agent on the lis pendens house contacted him to see whether we could be convinced to stay on, as they have a new hearing in early April and are hopeful. I laugh. My agent laugh. I feel the universe laugh. I am a homeowner, and it's an incredible relief. If I were to give any advice to first-time homebuyers, it would be that not wanting to leave five minutes before the miracle is a great way to be unhappy for a very long time, and there is almost never actually a miracle. Posted: 29 Feb 2020 09:25 PM PST We are under contract for a home and are almost at the end of our inspection negotiation period. Unfortunately the inspections revealed a lot of expensive issues. The sellers have agreed to all our repair requests, but want us to complete some of the more invasive (like some serious structural work) post closing with a check made out to the contractor that provided the quotes and to us. I foresaw this coming and had a conversation with my lender about it prior to this. I was told that repairs post inspection would not be ok and there was really no "above board" way of doing this, even though it is commonly done without the lenders knowledge. We are not willing to do anything the lender isn't going to sign off on because it isn't a small amount or minor work. And because duh. Am I being unreasonable or is there something I'm missing? The popcorn ceilings on the other floors don't have this issue. The house is just under 20 years old. What would be potential causes of these holes? Is this something I should be concerned about? For sale price lowered from $419,000 to $389,000. 5 other 1 bedroom on sale in same condo, lowest price $359,000. There is 0 unit sold in this condo since city decide to raise property tax by 33% mid 2019, made $6000/year tax became $9000. Family with one child and grandfather living in another 2 bedroom paid off. If rent out: $2400 income. $2900 cost including mortgage tax insurance assessment. Non seniors living in a 55+ community- St. Pete, FL Posted: 29 Feb 2020 09:27 AM PST My wife and i have found a lot of things we like that are also in our price range and invariably we find that those are in 55+ communities. In Kansas I heard those communities had to have 10% non senior population. I have heard here locally in the St Pete area (though i have not verified) that it's 20%. I can only imagine there is some criteria to qualify? My wife and I would not object to living in a senior community. We're both quiet ~40 yr old professionals, no kids, no dogs, zero interest in parties, and even less interest in hearing those things. Posted: 29 Feb 2020 01:16 PM PST Hello, So my situation is rather complicated and I'm going to do my best to not try to sit here and tell you my life story but any advice or tips from those who have real estate experience would be greatly appreciated. So basically here's the gist: I'm a 21 year old nursing student in the midwest. I currently live with my mother, stepfather, and 81 year old grandmother. When I was 16, I was in a horrible car accident which resulted in years of litigation & a settlement of a large amount of money. I'm not disabled, but I do get migraines and suffered a traumatic brain injury which could possibly make it so I will need this money later in life if other health issues start to come into play. My grandmother decided to build a house a couple of years ago (not going to get into all of this but her husband died, daughter in law took all of the inheritance and left my grandmother with basically nothing). My mother is a grad student who in the next 3 years will be done with school and able to financially support herself. My father in law agreed to build the house for my grandmother for free and in return we all live in a rental which my 81 y/o grandmother pays for by working full time for the business she owns. I, somewhat stupidly, agreed to loan my grandmother about $100,000 (which now has grown to 150 which as long as we stay on track we should be able to finish it) of my settlement so she would be able to finish building her house under the terms that the house belongs to me and I will inherit it one day. Hypothetically, this will end up being an investment as long as one of these days my stepfather will be able to finish it (we have maybe 70% of it done?) In the mean time, we are miserable in this cramped up space wasting money every month paying too much in rent and my grandmother is starting to fall apart. When I received my settlement, I chose a financial advisor and took 100,000 for the house and put the rest in various types of investments (stocks, bonds, ect). hypothetically, I do have access to the rest of my money but I don't want to spend it stupidly. I basically pretend it's not there and never touch it. I started looking into various options as far as real estate options are concerned like possibly purchasing a house or looking at foreclosed homes/ short sales. I'm not sure how much longer the house is going to take because my stepfather struggles with being accurate on time estimates due to the fact he's doing it basically all by himself. I have two years of school left and nursing school is extremely time consuming so I can't dedicate all of my time to trying to research properties and definitely not a ton of time to think about remodeling. Although as of right now I plan on moving into the new house once it's finished because I don't feel like wasting money on rent if I don't have to, I would be completely content moving into my own home if it was a good investment and financially wasn't a stupid decision. So now that you know my entire life story (sorry I really tried to keep it short but I told you it's extremely complicated) I just have a couple of questions because I know most 21 year olds don't have access to funds like I do and I don't want to do something stupid and reckless and I feel like the earlier I can get ahead on making the right decisions, the better of a chance I have of being successful. I would like to keep the down payment low as I want to purchase a multi-family property by the end of 2021 and will need a considerable amount of capital to do that. With the purchase of the first single family home are there any options to where I could purchase the house for say $100k and receive an additional $15k for basic renovations? Sinks, floors, walls, etc. Credit is 715, annual salary is 73k with total earnings around 118k. Total debt around 80k with student loans and an auto loan. Thanks for any advice. Posted: 29 Feb 2020 01:03 PM PST I need some advice regarding my neighbor/developer who is building a large multi-unit adjacent to my lot. Their new construction is below mine on a sloping hillside, and they want to build a concrete wall along the property line. On their side of the wall there are plans to build a walkway. However, they are asking me permission to build a 12-in wide v-ditch drainage on my side of the property for water that flows down the hillside and prevent the wall from eroding. They say that the v-ditch is necessary to keep integrity of the wall. My ultimate plan is to sell my lot to a developer who will likely construct a multi-unit- the lot is approximately 10k square feet and zoned for multi-units. The benefit is that they are paying the cost to build a new wall between the two properties, as there is no wall there currently. However, my concerns are (1) will this affect the future value of my lot- as the v-ditch encroaches onto my property approximately 12 inches, effectively reducing the useable square-footage of the property? (2) if I sell the lot to a developer who wants to use the v-ditch area along the wall for something else ie: a walkway or shrubs along the wall, will they be able to remove the v-ditch? Posted: 29 Feb 2020 04:39 PM PST First time home buyer located in Texas and I've been asking for the HOA information since our option period. I was under the impression that it was the seller's responsibility to provide them to us (per the addendum in the contract) but was told by our agent that the title company is allowed to act as the buyer in this situation. After taking another look at the contract, it indeed says that is the case. After kicking myself for not seeing that, I ask my agent when I can get them from the title company. Agent contacts title company, title company sends over the resale certification and says that I can contact the HOA treasurer myself to get the governing documents since they do not have them. I contact the HOA treasurer and no reply. My agent asks the sellers agent for them and they say they don't have any either. It was my understanding that these had to be apart of our final documents come closing, is that correct? Is it normal for people to close on homes without obtaining the HOA governing documents? My SO and I are not ok with closing before reading through them, and we are prepared to push closing if need be. Can someone please help me understand what's going on and what my options might be? My fiance and I live on Long Island in New York. We have been looking for a little while and saving up for down payments. We could do a condo or house down payment without a problem for the price range we are looking at. The issue with the co-op is that it wants an 18% down payment and we have saved around 13%. It would take another 2 to 3 months to save the remainder and by then the co-op would be sold as its a very desirable location and is one of few two bed two bath in the area. Does anyone know of any lending methods or ideas of how to fill that 5% missing gap of down payment? I wanted to use unison but they do not work with co-ops.
