Property description says the list price is 394.4k, and it ends with "you won't regret buying this house!" All I can think of is in National Lampoons Vacation when Clark Griswold buys the Family Truckster, and the sales guy says "you think you hate it now, just wait 'til you drive it!" So long story short I work for a company that handles 1200+ grocery stores, and thousands of tenants. I am interested in staying there long time, but have no education, and no work experience except being a file clerk / lease assistant writing renewals, and other papers. Should we give the sellers a chance? Posted: 25 Feb 2019 08:24 PM PST We are first time buyers and we have a buyer's agent. He is someone I've known personally through my unrelated job for 4 years and he has been great. My husband and I have been shopping the market for a while now online but we fell in love with the first place we toured. The location is perfect, the complex is quiet and beautiful, the condo is on the lower end of our budget range, and it appears to be well maintained. We were totally fine with giving them a full-price offer, since there was supposedly another offer on the table and we didn't feel like getting into a bidding war. Well, the seller wants to close on the 23rd of March (we can make that work) but wants to move out on the 25th. We find that ridiculous and we do not want to be held liable for anything that he does within those 2-3 days. He also did not want to pay for a home warranty which we found strange. He was willing to knock 500 off the price of the house but still didn't want to pay for the warranty. We were baffled on why he wouldn't just accept a full price offer from us as is. We told him keys at close or no deal. He accepted our offer randomly at night. His realtor wrote up an amendment for those 2-3 extra days after close. Ultimately the whole thing was giving us bad vibes and especially our realtor and so we rescinded our offer. Well, the seller called my realtor directly and basically begged to have us back but nothing is in writing. Then on Saturday, me, husband, and my parents were touring a for-sale a few doors down in the condo complex while my realtor was out of town because all it took was an app to get in and do a tour ourselves. The sellers approached us in person, begged for our offer back, said they'd give keys and close and whatever. We take anything that's not in writing with a grain of salt. They gave my parents a free tour. Husband and I are just embarrassed and uncomfortable by this whole incident. We've spent a lot of time looking for places other than this one. There's not a single other listing that I like. The one in the same complex that's also for sale is not an option. It's pretty obvious that the renovations in that one were rushed and shitty. We are totally in love with the one we offered on. Are we stupid for still trying to make this work? We are thinking about putting our offer back in but cutting it down by a couple thousand. My realtor's gotten bad vibes from this whole thing and says it's our decision but maybe we should keep looking. Since he knows me on a personal basis, could he possibly be overprotective? Unfortunately, TaxAct won't let me "pro-rate" expenses and depreciation for the portion I'm renting out, and I can't make any manual adjustments. That is, I want to write off 3/4 of my allowable housing expenses against what I'm earning in rental income, but TaxAct won't let me set a certain amount or proportion to use to offset. It's especially an issue with the depreciation. So what software do you use to do this? [link] [comments] |

Potential new tenants asking me questions - very awkward situation. Posted: 25 Feb 2019 01:35 PM PST Myself and my 3 housemates have been told that our tenancy is being brought to an end, and we have been given our 2 months notice (this is all UK, if that makes any difference to any of this). None of us are very fussed because the estate agents we've had to deal with have been awful and we'll be well shot of them. For example, we've asked for things to get fixed while we've been living here, including leaks etc, and they either take forever to fix them, or just promise to send someone and don't. In the last few days, the estate agents have been showing people round, and on two occasions I've been asked by the prospective tenants what it's been like living here, and whether things get fixed etc. and it's putting me in such an awkward position with the estate agent standing there. Can anyone give me some advice on how to deal with this? I'm afraid I don't have the nerve to just tell them the truth with the estate agent there, but at the same time I don't want to lie to the tenant. Any advice very gratefully received. Thinking of selling our house but need some advice Posted: 25 Feb 2019 07:20 PM PST So in 2015 we bought our first home in Olympia WA for 208,500. It wasnt intended to be our forever home for a few things like having a steep driveway which mean mowing the lawn really sucks . were in our 30's so dealing with it is fairly easy right now and theres a few other minor reasons but i can list those as well if need be. im not sure how great it would be when were older. i know zillow is just an estimate but they have the value of the home at 289,000 right now and we owe 154,000 on it. Our idea is to sell this house and rent until we find something we both love and go in with a 20% down. i know selling high means buying high but i think as long as we stay under 360k we would be fine. We are both ok with having to rent for a while if it means finding our home. i just need to know if this is a smart move or should we just wait it out until our "problems" at home become a reality which by then we should have our home paid off. i just feel it would be easier than selling and buying a house at the same time as we have no experience doing that. a little more info on us payment w/ property taxes and insurance is 1298 on a 30yr 3.99 fixed rate but we usually send an extra 500 on average to reduce principal. combined income is roughly 108,000 and zero debt besides our home. Buying a house to flip over 2 years Posted: 25 Feb 2019 03:15 PM PST Hello, I am a sophomore in college and am planning on going into real estate investment and development. I have been saving up and investing in the stock market for years to do so. Recently however, I found that I have good enough credit to get a low down payment on a house and was thinking of doing a slow flip for my first place. My idea is to buy either a 1bed/1bath property for under $200,000 or a 2bed/2bath for under $300,000. In the 1 bed case I would live alone, having my parents pay the equivalent of my college rent towards my mortgage payments and in the 2 bed case I would do that as well as rent a room to a friend for around $900/mo. In both cases, I plan to put down around 10%, gradually rehab the place with a budget of around $15,000, and then sell at the end of college when I have my capital gains tax exempt(after living in it for 2 years). I also plan on becoming a real estate agent over the summer so I will save when I sell the place myself. My plan B would be to rent for another year, continue to save and start working real estate, and then do a 6 month flip in my senior year. Is my plan A feasible? Would I be able to make a decent profit with the right place? Apartments vs condos vs houses? Or is it better to go with my plan B? Really, any advice helps. FYI I live in Boulder CO, the down payment will be about half of my current savings, I currently have a part time job and invest in stocks, if you have any questions I would be glad to answer. Any help would be appreciated! My client lives with her mom, sister, and brother. House was purchased 12-13 years ago at 110k, and they still owe 63k apparently. My clients parents got divorced a few years ago--house went in Dads name but he passed away a year ago and house went to the kids. They want to sell and move closer to town (they live in a tiny town nearby on 6.7 acres... 3 bed 2 bath). Client mentioned theres a new subdivision being built close by; would it make a difference if they put the house on the market before construction is complete? It in no way affects getting to the house; construction isn't super close or in the way. The inspector noted "Black discoloration noted on roof backing, indicating excessive moisture and insufficient ventilation. Recommend further evaluation by a qualified professional." for the attic areas. Should we get a mold inspection done? Going to make an offer on a new house - how do I make sure its built well? Posted: 25 Feb 2019 12:06 PM PST I currently live in the US and am going to make an offer on a new construction house. I am not familiar enough with the terms / process here. I'm working through a real estate agent but would like to get anther advice since this is very stressful and I feel that the agent has interest in closing the deal. My concern is that I don't know how in the process I make sure that I am buying a house that was built with the right materials, that is properly insulated etc. I am told by my agent that after signing there's a process of inspection and appraisal. Would inspection really figure out if the construction level is, for example, on par with what's acceptable in the area? How would I know that the builder did not choose the cheapest materials, cheapest insulation or that he built the house in a way that does not conform to our local laws or anything risky of that sort? The missing piece here - who is the trusted advisor in the process that will help me understand that, and what can I do in case the house is indeed, for example, built from poor materials? Also - if I do find out that this is the case - what do I do? It seems that I would need to put an initial deposit in an escrow a few days after signing, so inspection and appraisal would only happen after that. Posted: 25 Feb 2019 09:58 AM PST Buying in the insanely priced boston area and found a place we like (great neighborhood, good $/sqft, great layout). It's the upstairs unit in a 2 family home, was a total gut reno of a >100 year old property and they put in obviously cheap fixtures /finishing and the attention to detail on the painting is very much lacking. Wondering if this is indicative of cheap electrical/structural/roof/everything? Even if it is, would an inspection reveal everything i should be worried about? What are NJ yearly property taxes so much higher than NYC? Posted: 25 Feb 2019 11:26 AM PST I've looked at homes in NJ. They're detached, have nice space between neighbors, large yards, real driveways but the price of the home is about the same as a smaller townhouse in NYC for instance. While the cost of the house is much less than NYC, the yearly property taxes are shockingly high, at least triple. Anybody know why this is? [link] [comments] |
