    A family member sold their place. The buyers have asked to pull the closing date up by almost a month to secure their mortgage. The possession date would remain the same. Any issues to consider living in a house that's both yours and not yours? How would this work with insurance? (BC Canada).

    How should I go about moving to a new city and purchasing a home at the same time?

    Hi,

    My wife was recently offered a great job in a city across the country in Asheville, North Carolina. While rental rates are similar to our current location of Flagstaff, AZ, home prices are much cheaper. After window shopping online there are a few homes in our price range of under 250k and we have enough saved for a 7% or so down payment. We'd be first time home owners and our credit score isn't fantastic, 650-700 range. We'd have a combined income of around 90k but haven't even begun to talk to a lender (I'd keep my job and work remotely). Should we wait to purchase and continue paying high rent for another year or is it actually do-able to purchase a home while moving? Even with mortgage insurance a lot of estimates I've seen would have our mortgage for a small modest home much cheaper than apartments.

    Want to purchase a property next to a restaurant. The exhaust fan is very, very noisy. Any recourse? New York State

    As the title said, I am interested in purchasing a property. It is a good deal, and everything checks out but the exhaust fan from the restaurant is so noisy you can hear it inside the house. My home inspector thinks that it just needs to be lubricated.

    Any advice or suggestions on how to deal with this problem?

    Sales in Co-Working Space

    Hey guys,

    I'm trying to get into the sales aspect of my company, and I'm just looking to get any advice before I start.

    I work with a shared office space company, which essentially leases a floor (or two) from a building like Oxford, and then sub leases the office space on that floor to individuals/companies that don't need a full floor. It's a really interesting industry.

    Anyways, I was wondering if anybody had any experience in this industry, and if anyone knew of some tactics in regards to generating more leads.

    The industry works sort of like a car dealership, where prospects will come to you for the most part, and you help them find an office that fits their needs/budget. In Toronto for example, we have about 15 centers in the downtown core alone. All 15 centers have different statuses/budgets/atmospheres/office size, so there is a decent variety for the consumer to choose between.

    Focusing strictly on lead generation, I was thinking of marketing the office space through social media and Kijiji, but those are just some ideas I've came up with. I'm also super inexperienced in sales; this would be my first sales gig if I get it.

    What's involved in converting a business to a residence?

    I've always wanted to live in a wierd, converted house--an old restaurant, church, train station, or so on. I'm in no position to do so at the moment, but I still find myself dreaming about it from time to time.

    So, completely theoretucally speaking: if I were to go out and buy a storefront or something tomorrow, what sort of obstacles would I be facing as I turn it into a home, George Bailey style?

    Would being a Real Estate Assistant be a good idea for learning?

    Essentially my question is if I were to get a job as a Real Estate Assitant, would it be a good choice, as in being able to learn more about the Real Estate business and branching off in the future?

    I am Eighteen Years Old and I am interested in becoming a Real Estate Agent as well as Flipping Houses as a side. (WAYYYY into the future if I feel like I enjoy that type of work and if I have money and experience.) I know it will be very hard and stressful, and I am willing to put time and effort into this.

    I am willing and ready to learn more about what it takes to become a Real Estate Agent.

    What do you think? Would it be a great way to learn more about the business and figuring out if it's the right choice for me? Any suggestions would be great, thank you for your time.

    Negotiating strategy help request

    Hi all,

    I'm trying to buy a house, obviously, and the seller is being quite (surprisingly so) stubborn about repairs.

    The roof is 25 years old, the hvac needs replacement and there's a few other minor things.

    When we originally engaged by viewing the house, their broker basically begged our broker for an offer, any offer. So, naturally, we came in low. They came down some and we met above middle.

    Here's the confusing part: it's been on the market for half a year and the seller is very motivated to get it gone. If we walk, they've said they will replace the roof and relist higher, but as the market has shown, they can't get a higher price, and things appear to be only getting worse (our accepted offer is 8% lower than where they started 6 months ago).

    Yet, despite that, they won't replace it for us. They also will only repair the hvac instead of replacing which is what the hvac inspector said he would do (he in fact said off the record to me that he wouldn't sign without a replaced system).

    I have the buyers direct cell because it was self listed. My interaction has been very limited and I haven't (purposely) spoken to him since it was reposted by their agent (as oppose to themselves). I hesitate to use this in anyway.

    Almost forgot: The biggest problem about the roof is insurance. It's not guaranteed at this age, we had a very limited number of companies, and even with the policy, it's entirely possible the agent will force us to replace the roof after we close and the policy starts. They are holding firm on not replacing, however, because they know we have a policy (but they can't get it through their thick heads that there's still a large risk that it will be declined).

    We don't feel comfortable with taking that risk.

    What advice, tricks, strategies do you have? What would you do?

    How do you balance working with existing clients vs finding new ones?

    Do you track things like "lead conversion rate" or "deal velocity"?

    How do you decide when to make a push to get new clients?

    How do you keep from loosing track deals in progress?

    How do you avoid spending too much time with people who will never end up buying with you?

    Getting Due Diligence fee back in NC

    Anyone know if it's possible to get the due diligence fee back if you found something significant in the inspection which was disclosed as functional/fine in the disclosure?

    Specifically, the HVAC system was answered as "No" for any problems, but it has no refrigerant, doesn't work, has been overheating the compressor for god knows how long, and will cost thousands to fix.

    Rescinding offer contract as the seller?

    We accepted an offer in late November on a home we're selling, but the closing isn't until March. The buyers have until February 1st to show mortgage pre-approval. Our realtor expressed to us that this wasn't a big deal and since we're kind of selling in a rough time of year, we accepted the offer. However, since then, we've found out that the reason for the delay is because they are self employed and had some tax trouble last year. So they are banking on this year's taxes to show their income differently and get them mortgage approval. For whatever reason, this set off some red flags for me. Namely that we've taken the house off the market and just kind of have to wait and see what happens in February and really have zero guarantee that they'll be able to get approval.

    Do we have the ability to back out so we can re-list the property? The contract does not say anything about repercussions to doing so, only that a cancellation has to be done via an attorney. I realize this is more of a lawyer question, but wanted to get some prospective from real estate professionals. We're in New York.

    [CA] Notice of termination of month-to-month lease

    Simple question hopefully. I understand that under California law, landlord must give 60 days notice if tenant has been there for more than a year. However, the specific lease template agreement I signed allows for only 30 day notice. So which one would trump here? The CA law or the lease I signed? Thanks guys.

    A housing downturn can be good for some realtors ?

    I've heard the idea that a housing downturn can be good for some agents as a lot of people leave the business .

    Is this true in reality or just something people say ? Is there anyone that has been in the business many years and noticed this ? Do many let their licenses expire/go inactive or still keep their licenses active but just get another job?

    Zillow - fixing incorrect data

    My home is showing two listings on Zillow. One is accurate, and one was auto-generated using some other public source or previous listing. Regardless, the incorrect one seems to be the main one that always shows first in search results. The inaccurate listing doesn't take into account features of the home, etc. and therefore the valuation is about 50k less. I've tried correcting this via zillow, but get overrruled by "this data was taken from public sources..." type of responses from zillow. Do I have any ability to fix this or remove this second listing?

    Oil well help for Grandmother's land

    She has mineral rights in Oklahoma and a pretty substantial plot. Right now she's leasing the land to an oil company and they haven't drilled. When her father owned the land a company was building a deep oil well and the workers messed it up, leaving the company bankrupt. They were certain it was gonna have a lot of oil though. She wants another built on it but doesn't know how to go about this. She really hasn't done any research on any companies or know much in general about how it works, so I'm also limited in this regard. I want to help her get the deep oil well built or just in general get her more money out of her situation. I have a feeling she might be getting ripped off/taken advantage of due to her lack of knowledge and old age. Any help or information related to this would be very appreciated.

    How much do you spend on buying clients coffee or meals ?

    Just curious what is typically spend on taking clients ( possibly referral partners etc ) out for coffee or meals ? Do you usually just buy them a Starbucks coffee or do you buy more expensive meals or dinners etc ? Do you ever purchase clients alcohol or view that as a no no . If you see on social media they love craft beer for example would you invite them to a local brewery for a drink ?

    I'm sure it varies widely . Also interested not just for realtors but anyone in the real estate industry , lenders , investors etc .

    Kentucky FSBO: Can I continue showing my house after accepting an offer in writing?

    I accepted an offer in writing yesterday. I still have showings scheduled for today and beyond:

    1. Can I continue showing the house?
    2. Do I have to make the buying agents aware prior to showing the house that I have an accepted offer?
    3. Do I have to tell them at all until receiving the subsequent agent's offer?
    4. Can I accept backup offers IN WRITING or are they verbal only?

    Why is it so hard to find a condo in NYC?

    Hi All - Looking into buying a condo in Manhattan, but there seem to be scant few options out there for a first time buyer like me. I'm looking for something in the $200-$500k range (very low by NYC standards, but this would be an investment and I have no intention of living in the apartment, but plan on renting it out for passive income purposes).

    Does anyone have good resources (other than a broker) for finding a decent condo for purchase? If I have to sift through 100s of results I will, but approximately 90% of anything I'd be interested in buying are co-ops. There has to be an easier way with all the technology out there.
