I own a business in Dallas, TX; we have been in our location for 3 years. Contractor that the landlord hired in 2015 for TI was practically a scam artist. Among the numerous issues we had with him, he never changed the "land use" (what the property is being used for) on the paperwork he supplied to the city so he wouldn't have to submit new plans and additional paperwork. We had a city inspector come in and tell us that the land use was incorrect and we have to get it changed to reflect the actual nature of our business. As I've been going through the paperwork, I'm really out of my depth. There are many forms and documents we have to supply, and we may have to be reinspected. Reinspection could mean that we have to install some costly items that we should have had 3 years ago. Now we only have a year and a half left on our lease and may not stay-- I'd hate to spend a bunch of money for things like floor drains that will stay on the property. The city won't provide us any information on what we need to do without us submitting the paperwork first. If I have some information wrong I have to resubmit, which could mean more fees each time. If I do not have an answer soon, the city may fine me $2000 / day. I contacted our landlord (large corporation) and they have been useless. How do we create a successful business model? The answer to the former is December. The right time to create a business plan is December. January should be used to validate it and February-March to make the required changes. On 1st April, the plan must be on the floor. By this we mean, your entire team needs to be aware of what needs to be done and execution should begin. Now let's focus on the latter that is the 'how'? Below are the five steps that need to be taken to create a successful business model.
The most common mistake business owners make is to create the new business model all by themselves. Get your entire team together and propose your ideas to them. Spend some time brainstorming and take each of their suggestions into consideration. Determine what is it that you want to achieve with this plan- increased turnover/ higher sales/ better customer service etc. Once you have determined the direction, take suggestions from your team to pave the way further. By doing so you are not only creating a better plan but also preparing your team for the changes to come. 2. Strategize Effectively Strategizing is all about determining the action plan. Based on the direction that has been decided, create an action plan. This plan must include details like the lists of people that will be involved in the process, machinery required, prospective suppliers, methods to be used, etc. 3. Create a Timeline When it comes to execution, giving each milestone a timeline is absolutely necessary. Decide the timelines after you have strategised your action plan. 4. Train your People Train your team and make sure they develop the necessary skills required to perform the tasks and to achieve the required goals. 5. Plan your Cash Flow You cash flow needs to be planned once everything else is decided upon. There is a simple method called the 'Power of One' that is extremely effective- think of a way to increase your profit by 1%, reduce your cost of procurement by 1%, collect payments 1 day before, postpone payments to vendors by 1 day. When all this is taken care of, you have successfully created a bankable proposal. 6. Celebrate Celebrate every small victory and on every small occasion. Celebrate buying a new machine or an addition of a new employee. When you celebrate often, you start 'feeling' successful and that by itself doubles your chances of being successful. I was hoping for some opinions because I honestly have never done anything like this before. She is a local yoga instructor at a popular spot in town. It is probably the most well know studio in our area, with a large yoga community. She is very involved at this studio and absolutely loves working there and being part of the community. She is the best suited person to take over and run this studio. Not just in the eyes of the owners, but also from a large part of the community. The owners have decided to sell the business. We are interested but I am not sure it makes sense. They are asking around $300k, based on a 3x earnings multiple. I still need to look at their financials (I know…probably the most important part). I am working on getting them asap. They also have 10 more years on their lease. The people that are selling the business are really great people and have done a lot for the community, so we feel comfortable doing business with them. And as I stated before, my GF is highly suited to take over and run the business with a smooth transition. The teachers will stay on and we strongly feel that we will retain most, if not all, of the customer base. My main concerns that pop into my mind are the following: 1) $300k is a lot of money. We could start up our own yoga studio for much cheaper, but likely not turn a profit for a while. This is an established business with stable revenue. How do I determine which is the best option from a financial/risk perspective? 2) If we decide to buy it, I can get financing from a close friend of mine, but I am not sure how to approach him. Do I make him a partner, or do we ask for a loan+interest? I'd rather just get a loan. Or should I explore other routes such as an SBA loan, etc…? I have many more questions but I honestly am having a huge brain fart right now. If anyone has any thoughts or ideas I am completely open to hearing them. I mentioned his name and he said I'm the second guy to ask him what he knows about that guy. He had tons of stories and told me of the multiple law suits he's going through with people he has screwed over. He's just an awful two-faced scumbag who doesn't care about others. I'm so lucky to have found out before anything got more serious. We'll, I decided to get my stuff this evening at 9pm with my family. We picked late because the shop I was in was by his main shop and I didn't want him to show up or call the police and say my stuff was his and I was stealing his property. We got out of there in 30 minutes with all my tools. And then we took it to my new shop! Yesterday I found a shop 3 minutes down the road for $1100 a month and went to look at it and loved it. So now I have my very own shop and I'm riding solo! Very exciting! The beauty of all this is, if I hadn't worked in his shop for a month I would have never known if I could make this work. And now after doing it for a month at the old shop I'm completely confident that I can pay for this shop and be perfectly fine here. It's liberating and relieving. Had the idea to go around and collect pine needles to sell for medicinal tea. People liked. Wanted to try to sell it online. Entered in contact through a friend. Today that woman have a business. Have a better life. Talk to me about how good everything is going financially and find time to share about how some clients just suck and are total jerks. She really sees me as a close friend. Client after client my role as a designer and developer never made me feel so responsible, active and proud of what I do. Some of you have been scammed, tricked, mislead and really punished by life for things that, more often than not, are not anymore in your control after you realize it, but I believe that you still got many chances in this game. I've seen that happen. I've helped people and saw how it worked and we made it happen. High budget, low budget, no budget... Keep trying. There are many ways to get to a certain objective. As part of our lease, we have first right of refusal to buy it at fair market price when the time comes. That time seems to here... The numbers seem to make sense as the current rent is about the same as what we pay on a mortgage, insurance, rates etc. My question is about the current deficiencies with the building. It's an older place that needs some love, including roof work, HVAC repairs etc. Is there anything we should do to improve our chances or negotiating the price down, making it less attractive for another buyer and or generally trying to load this in our favour?
