    Why do agents get percentage based commission? Is buying/selling linearly difficult as price goes up?

    I get the importance of RA's role in RE transactions but is there really difference in amount of work/time in selling/buying a $600K vs a $900K house that justifies $9K difference in commission?

    As the seller, can I back out of the contract if the appraisal is low?

    The house is under contract and the buyer agreed to pay 493000 with up to 30,000 above the appraisal. My concern is I get a low appraisal, will I be forced to sell it for less than 493 k?

    The person buying the house is using their friend as the mortgage broker and I'm concerned that they could influence the appraiser to lowball the appraisal.

    1980s all brick house vs new build that's like 90% vinyl siding

    The neighborhoods are one road apart, so same zip code, school district, etc. The all brick house is 200k with a new roof and HVAC, the interior needs 10k worth of updates (I've priced this already with me and my dad and uncle doing the labor), new floors, paint, kitchen appliances. I do get about 0.3 more acres of yard with this one than the new build.

    The new build is completed and move in ready, its 350k.

    Most new builds just look so cheap in comparison though, and it seems like you get a lot less for a lot more yard and sqft wise. The brick one is 2600 sqft and the new build is 1800 sqft.

    I feel like an 8-year-old that was handed $200 and told to go buy groceries for my family for the month (DC)

    Like what am I even doing? I know people think I'm a responsible adult, but I don't know how to spend this money. Are milk duds an acceptable dinner? Is this an acceptable house? Am I going to give myself stomach cramps with this overly sugary dinner? Am I going to bankrupt us overly expensive that's not right for us? I think it works.........but how do I know I've never bought a house before.

    This is so stressful, my partner goes "do you want to put an offer I haven't seen you light up like this at any other place?" I DON'T KNOW STOP ASKING ME, can you just make all the decisions I don't want to be a partner anymore.

    Do any of you ever feel like this when buying? I'm hoping someone will tell me this is normal so I don't feel like such a moron. People in my life talk about a property with such confidence, they seem so sure in their decisions.

    I feel like a 5-year old that wandered into a biology lab and someone handed them a pipette. I guess I vaguely know something about cells and handwashing, I'll try to bluff my way through it.

    how to find the best real estate agents in the area that are experienced with new construction/build?

    I am currently in phoenix, Arizona and I am planning to get a construction loan and build a property (don't have my own land). I have narrowed down a few construction companies that I would like to start engaging with. However I am looking for a agent specifically with extensive experience dealing with construction companies and representing new construction buyer that can guide me with process and represent me. I want to finalize a agent first and approach these companies with a an agent. However I am struggling to find RE agents that have extensive experience with these types of projects. How can I search for this particular type of buyer agent? Also any recommendation for a RE agent in phoenix area is greatly appreciated. thanks!!!

    Is my real estate agent on my side?

    Hello all I need your advice!

    Im currently selling my home to relocate. it's under contract and things are moving along, but along the way there had been some red flags that made me wonder if agent might be looking out for the seller more than me.

    We originally listed our house for 470 which was the highest the relocation company would allow us to list it for. The home is done up really nice and ended up having 38 offers with all but one over asking. We got 2 cash offers for 480k and the highest offer was 515k and they were willing to go 15,000 above appraisal. The agent steered us to an offer that was for 493 K with the inspection waved and they were willing to go 30 K above appraisal. She said we shouldn't take the 515 because she didn't think our house would appraise high enough to see that amount of money. The offer we accepted had an escalation Clause so I asked why that offer wouldn't trigger above the 515 K. She said that offer really wasn't a legit offer because of the terms and I didn't want to be too greedy so we decided to accept the 493 K offer.

    The first red flag was after the inspection. The buyer agreed that we would not be required to make repairs but they did have an inspection. My agent called me the day after and said there was a potential issue on the inspection and they were not sure if the buyer would move forward. She wanted to see if I would make any concessions. I was a little indignant at that point and I told her I was not entertaining that with 38 other offers. I also mention to her that I read it's not advisable to accept an inspection report when you're not making repairs because then it would obligate you to put it on the disclosures if the deal falls through. Later that day she called back and told us that the buyer was fine with the inspection and wanted to move forward. She kept offering to give me the inspection report which I thought I made it clear I didn't want and I had to forcefully tell her no I wasn't interested. Her reasoning was it so I could "protect my investment"

    What happened today has me really concerned. The buyer wanted to bring her family by to look at the house which me and my wife reluctantly agreed to do. When I spoke to my realtor this morning she warned me that these people are "huggers" and that she was also bringing her roommate who also happens to be her mortgage broker. When the buyers arrived my agent and the buyer's mother hugged like they were old friends. Wow! Red flag! I am also be concerned that the mortgage broker might unduly influence the appraiser to come in low on the inspection.

    Please advise.

    Hi there, just sending out a general reach out.

    I've been renting a rowhome in Philadelphia for 5 years now, and I love the place. I just learned my landlord passed away, I got the news from her nephew out in Colorado. What moves do I have? While she was still alive, I had interested in buying the house. In a possible rent-to-own scenario. I don't have savings at the moment. But that could be something I can work on over the course of a year.

    I really hope they actually care about how I've been loyal and love the place, etc. My first guess was to offer to setup a rent-to-own scenario with the family of the estate.

    Any ideas? I mean I hope its not a worst-case-scenario where they just fkn put me to the curb and savagely sell the house. Instead, why not setup a deal with me I can manage. Also what are the chances they go through a company where I pay rent just like normal, etc.

    Also the nephew said he might give the house "to a management company" which I'm kind of nervous about, what are your thoughts?

    Leaving expensive grille with home a plus?

    I have an expensive $700+ vision Kamado grill and I am moving out of state. The ceramic body and heavy weight of the grille make it hard to transport safely, and I am not really a huge fan of the grill. It makes great food, better than gas, however, I am lazy and using gas is quicker. I got the grill as a gift for referring someone a ton of business a few years back, and an expensive grill is cool but not really my thing.

    Would including the grill be seen as a plus for a potential buyer?

    How much do you value an A/C of apartment ?

    I live in Vancouver, and I finally be able to afford buying a small apartment. I am just looking at 1Br apartment between 500 to 600 feet. And I found the one with A/C is about 50k more expensive than similar ones without A/C. Do I feel it wrong ? And does A/C really worth that much ? Or just because this summer was suuuuuuuuuuper hot and people are just paying premium above the actual value ? I tended to avoid paying the premium. But also may have trouble selling it in the future if the climate is still getting hot.

    Buy house or keep renting in HCOL area?

    My husband and I (mid-late 20s) live in DC and make combined $200k a year. We have approximately $60k saved up for a down payment. We are living in a rent stabilized 2 bedroom paying $2850 a month, including utilities, but it's on a main road and the street noise is driving us insane.

    We found a tiny, cute townhouse for $590,000 in a great neighborhood nearby. It's only 650sqft with a nice sized patio but livable for the 2 of us and would probably be ok in 5 years if we had a baby. It needs new floors, a new door and some appliances (no washer dryer or dishwasher). Our monthly costs will probably be a bit more than what we are paying now, like $3100/mo. We have no cars or other debt.

    Our other option is to move into a 1 bedroom away from the street noise in our building for $2100/mo and keep saving. We are struggling to decide if it's worth it to buy or not given right now we are just investing in the S&P which is doing well. Would really appreciate any insight.

    Need help understanding if an employer offered legal benefit would be worth while in buying my first home.

    I'm looking to buy my first home and my work offers a legal benefit for $15 a month. This allows me access to attorneys for an amplitude of uses, one being home selling/buying. This is what piqued my primary interest in the benefit as I'm in the process of looking at homes.

    Since I don't know much about the process being my first time, I'm curious to know how much using my benefit access to an Attorney vs going through a realtor / hiring a lawyer externally would save me in closing costs. I'm not very familiar with what closing costs look like and who pays what, but I know they can be several thousand dollars. I'm looking to try and make the process as seamless and financially beneficial as possible. Does anyone have any experience with this? Any thoughts or advice?

    Lot Premiums and New Build Question: Are We Paying Too much

    Just looking for advice, even if it's just your opinion. We all know the market is nuts, so I know there are some that would say wait out the market—it's not an option for us unfortunately. So we're looking at a new build Pulte home in SC. Base price of the home is $450k. All in, the home is quoted at $658k. We're getting a lot of structural upgrades and adding a lot of usable sq footage to the house—so those upgrades total about $160k. The one thing that's killing me are these dang lot premiums. The lots are a decent size most around .4 to .6 acres. They left a lot of mature trees on the property. But it's not like we're on a ocean or Mountain View, and the lot premiums range from $50k to $60k. The builder is asking for highest and best offers, so God only knows what people might hike those lot premiums up to. Is this just normal now? Am I being an idiot even thinking about bidding up a lot premium—and having a house with a base of $450k end up at $680 if I bid up the lot premium? Please let me know if there are other factors I can share to shape your response. I really like the community, the home, the lots, and we've dealt with losing so many houses. We want to finally find THE one. But I also don't want to be a dumb idiot just throwing money out the window. I feel like I have 3 options:

    1) bid up the lot premium to my highest comfort level and hope I "win" it

    2) offer just the starting premium price and hope the demand isn't there. This is the first phase of the community—so maybe wait until the second round. But I know the risk is that prices go up

    3) walk away

    The area I'm looking at is nice, but it's not a major metro area. A lot of development is taking place, and I think appreciation could happen over time—but that's obviously all speculation. Thank you for any and all advice!!!

    Flooding in Texas Apartment (Foam Wall!)

    My College Station apartment started flooding from 0.72 inches of rain. All the water was being diverted to my apartment, and the maintenance men said the drain was also clogged up in my area.

    After digging a temporary trench, the one who stayed after, proceeded to tell me he had found out why it was leaking. A large hole in the corner wall of my apartment was replaced with spray foam and painted over to look like grey bricks. He word for word told me "when I knocked it with my shovel it would break off", so he dammed it up with dirt temporarily.

    What should I do in this situation? This is has gotta break some sort of housing code right?

    Are California mobile homes a good investment? The ones where you own the lot.

    My in-laws don't have a lot of money and they are tired of paying rent but can't afford a home at todays prices. Some of their friends and family are recommending a mobile home. I've searched around a bit and found the pros & cons I already suspected but most of the cons have to do with not owning the land. I know that some of the mobile homes in CA are on lots that the people actually own. What should they consider when investing in a mobile home where you actually own the land?

    What's the point of a home warranty if the provider can just say there wasn't enough idnfo in inspection report?

    I mean... Of course a 50 year old pipe will break or a 30 year old furnace will not start up.

    They ahould require this info BEFORE selling the policy.

    My inspection report says pipes are cast iron and 50 years old which is the end of life expectancy...

    Ugh, 2500 bucks that I literally don't have and moved in 3 weeks ago

    CA- Showings for another Agent

    So I'm fairly new to the real estate game and I've done showings for another agent before and they paid me immediately after through venmo. After messaging the Agent that I'd finished the showing, she messaged me saying the client wasn't interested and thanked me. She agreed to pay me $40 before hand but hasn't said anything since. How can I go about asking for it?
