    On 8/2, my checking account suddenly became frozen due to "unusual activity" which was regarding a straight 4 day consistency of 15+ debit card transactions(literally 45% bills) which assumingely triggered the system although I had already completely confirmed all the fraud alerts sent to me to verify that all transactions were indeed authorized. Despite completing verification on the phone with the Fraud Department, they still required that I go into a branch which I immediately did the next day & after completing physical verification & all else necessary, the block was removed & my account was finally back to normal.

    .. . .. . . Or at least I thought.

    On 8/12, I wasn't yet made aware that my account had unfortunately been blocked again until I literally got to the cash register to pay for my groceries where I was obviously then just completely HUMILIATED in front of everyone due to my card declining(worst feeling ever). I immediately contacted CB just to be informed that my account had been placed "under investigation" yet couldn't specify why but only advised I wait until it was completed. To my surprise, I later received an email from CB on 8/16 stating the sudden "closure of my account" & I'll be issued a cashiers check with my remaining balance within "30-60 days"(as if we miraculously had the ability to pause our bill payments/necessities needs etc).

    I once again contacted CB on the 28th in hopes of a possible update regarding my funds just for them to say that they had sent my entire remaining balance "back" to the state & I had to wait for a letter in the mail which will provide all the necessary information. HOW in TF are they going to just wrongfully, idiotically & deliberately just send MY damn funds "back" to the state, when it was & has NEVER EVER even been theirs in the first place!!!?? I have EVERY single paystubs, checks, w2's, bank statements, crypto trading transactions, receipts etc to literally prove that EVERY SINGLE dime is legally, rightfully, & COMPLETELY entitled to ME & ONLY ME!

    I have absolutely NO idea what in the world I am supposed to do, how do I even proceed into making an approach into this, what are my rights, is this even legal?? Please help me, any advice will greatly be appreciated.

    My School Shut Down

    Hi. I'm a cosmetology student and the owner shut down the school because he has been embezzling. He left a good 50 ish students and faculty without anywhere to go and no notice. I was at around 900 hours out of 1500. This was the only school in town that accepted financial aid. So in a nutshell is there anything I/we students can do? Can you put me in the right direction?Oh I'm in Montana, US. On a side not, what the hell do I do with my life?! I was supposed to graduate in January!

    Can I sue the person I bought my house from a year ago?

    I bought my first house almost a year ago, no disclaimers on the ad or selling papers, and the inspector said it was good so I thought I lucked out. My brother owns a handyman business and mentioned it was weird one of the pipes were slanted. He called a plumber to see what they thought. They snaked the pipe and 9ft in it was collapsed, sandwiched. Immediately We got multiple quotes and went forward in fixing it. One of my brothers customers is a realtor and later when he found out what house I bought he mentioned he almost bought that exact one! My brother asked why he didn't. He told my brother he found out the pipe collapsed and told the seller to fix it or he would back out of the purchase, they said no and he backed out. But fast forwarding to now he never told us about the pipe or put a disclaimer but knew about it the whole time… I did more digging… The SELLER was the WIFE of the SELLING REALTOR. Can I sue them to get my money back from the amount the job costed? ($10,000)

    (IA) My ex-wife added our minor daughter to a deed/title for a house and now someone has been injured in the house

    My 20 year-old daughter is attempting to purchase a home and her lender came back with information we did not expect: that my daughter is on the deed of a property that has unpaid property taxes, and that there is an active legal case regarding the property.

    From what we have figured out, my ex-wife inherited the house from a relative back in 2009. I do recall her living in the house, but didn't know that she owned it (she was typically in rentals). She moved out of it in 2011 and according to the records filed, she added our daughter (who was a minor at the time) to the title/deed in 2012. My daughter doesn't remember anything about this or if she signed anything, but she was just a kid at the time so who knows.

    Apparently my ex-wife continued to pay property taxes until her death in 2019, and since that time they are unpaid.

    However, on a more severe note, apparently someone attempted to do some "abandoned property" photography in the house earlier this year and fell through a floor. They were badly injured and are trying to to sue my ex-wife and daughter (but were unable to find either - both have common names and my ex-wife was already deceased).

    Biggest question:

    (1) I am already assuming right out of the gate that we need a lawyer. Will any real estate lawyer do or is there something specific we should look for since someone has been injured? I have calls out to two real estate lawyers today and waiting on calls back this afternoon so I still have time to look for something specific if I should.

    Secondary questions (that I assume we could also ask a lawyer but I figure I'll throw them in regardless):

    (2) Normally inheriting a property seems like a pretty grand occasion but this particular house does not strike me as having much value. We drove to look at it last night. It is under 700 square feet and has been abandoned for a very long time, with open holes in the roof, crumbling walls etc. I am certain the house as-is is not salvageable and would need to be torn down and a new house built. The lot itself is very small with a lot of cleanup needing to be done, and a larger/cleaner lot nearby just sold last week for only $11,000. So I'm assuming that the property is worth very little, and adding on unpaid taxes and a possible lawsuit, it may be worth LESS than zero dollars. It's very possibly something my daughter would have said no to had she been given the opportunity. Is there any legal defense to say - she didn't know she was put on this property when she was a minor, she wouldn't have wanted it, get her out of this situation?

    (3) Depending on the answer to 2... if my daughter didn't even know she owned the property, and therefore didn't know there was risk to mitigate, can that do anything to lessen impact of the pending lawsuit? The person in question was apparently badly injured, and since my daughter didn't even know she owned the property, she doesn't have insurance on it. Had she known we obviously would've done something about the house before now. I'm worried we're going end up owing hundreds of thousands in medical bills to a tresspasser on a property we'd never heard of until this weekend.

    At this point it has pretty much thrown my daughter's home purchase out the window and I want to make sure it doesn't get any worse for her. Any advice appreciated.

    Do I need a lawyer to be an executor of a will?

    [CA] Can I sue the electric company for infesting my neighborhood with an invasive species of mosquitos?

    Southern California has been plagued by these "ankle biter" mosquitos since 2015, one of the worst insects ive personally ever experinced. These suckers will bite you multiple times, and the pain from each of their bite is some of the worst irritation ive experinced. Recently we called a vector control from the gov to come out and help us find out whats been causing these nasty creatures to stick around. To my surprise they knew immediatly that they were breeding exclusivly in an electric transformer that is built INTO the ground (it lays flat with the grass). Although he wasnt able to open it and show me the monstrocity, he showed me a video about a year or two ago where they took it off and examined gallons of untreated infested water, and thousands of mosquitos leaving in a mass exodus into the neighborhood. I was told that edison (the sole electric company in my area) was aware of the issue and refused to treat the water or provide any sort of solution to the problem as it could cause problems to said transformers. I was also told the HOA is aware of the issue aswell. Ive tried to call edision to file a claim, but its a very long process. I have called them about 2 months ago telling them the problem on voice mail ( the only place ), and still havent received any call back or anything from them. Im writing here today in hopes someone can give me some advice on what to do, because at this point me, along with a few of my other neighbors, we cant even step in our own backyards anymore without being absolutly feasted on by these god forsaken insects.

    I am a general contractor in Portland OR.. Last year, I had to cut ties with a popular lead purchasing company. Angies list. They had terrible business practices and pissed off every customer I had gotten through them. After cutting ties with them, and refusing leads from them, they got really aggressive and started calling me daily or multiple times a day to try and retain my business. Guy #1 who would call, would have no idea they had called me 15 minutes prior.. it was a shit show.. Fast forward a year and I started getting leads from a new company, "HANDY". As it turns out, handy is a sister company of angies list. My issue is, handy or angies list, is taking customers money, and giving a base guesstimate of the work they will need completed.. Example: customer A needs 3 sidewalk pads broken up, hauled out, and re poured. The customer answered their questions, uploaded some pictures and then angies list charged them $926 for the job to be completed. Paid first, before the work begins. So on my handy app, I get a $243 job off to "resurface a driveway" that's 500 sq ft.. This means the info they gave me to complete the job is completely wrong. After bidding the repairs, I had to tell the customer, "I am sorry, but this IS NOT a driveway resurface and they should have never charged you with out someone taking a look at it first." But they did. So my bid was around 2200 and the $700 the customer paid to angies list, she expects to come out of my bid.. I offered to take half of what she paid angies list off the price, but that's not enough after she already has almost paid them $1000.

    This practice of simply taking someone's money, when you don't have the ability to accomplish or even pass the appropriate information to someone who does, seems very illegal to me? Am I wrong? What kind of lawsuit would I file against them?

    Can a job make you work for free

They then ghosted me for a week after I was told I would get a call soon and was told that the hiring manager wasn't there when she was. Finally after a week they said that the position has been filled. Is it legal for them to have me work for free like that?

    Wife had a child from another man while we are separated (California)

    Me and my wife separated 4 years ago and she left to the US and havent seen her since then. She filed for divorce when we separated but it was dismissed because she missed the court hearing. Recently she told me that she had a child with another man who was born 2 years ago. She insisted that the child's father signed his birth certificate in the hospital when he was born. I dont know how they were allowed to do that unless she hid the fact that she was still legally married.

    Since I got the news I am pushing her to re-file for divorce immediately. My question is can she not mention in the divorce forms that this child is ours? Do I have any chance of getting out of this with disputing paternity given that the child's father will cooperate in taking responsibility for the child, and the fact that me and my ex wife have been in separate countries all this time?

    Accused of speeding in a parking lot with no cop.

    I was driving through a church parking lot when an angry man ran ahead of my car to try and stop me, he freaked me out so I turned around and went the other way, I'm fairly certain I was under the speed limit posted in the parking lot the whole time. An hour later I had a cop show up at my door and give me a ticket for speeding in a parking lot, he wasn't there, nor was any other police officer. The parking lot had no camera's to my knowledge and the man there wasn't recording me, but I just finished pleading not guilty. Can I be convicted of guilt by the word of the man that called the cops on me alone?

    Can My Neighbors Send Back Packages That Are Not Theirs?

    I live in Massachusetts and have been residing in a duplex apartment for a little over a year now.

    A few months ago I had new neighbors (a family) move in and some of the members have grown very petty.

    We live in a house that was turned into a duplex. I live in the back of the house and my only entrance in and out of the apartment is through a side door. My neighbors live in the front of the home and they have two entrances. They are the front door of the house and a side door.

    I tend to order things online and sometimes the delivery person will not follow the delivery instructions and deliver my package/packages to my neighbors side door instead of my side door.

    This has happened a lot even before they moved in. I have even changed around how the address is listed on my delivery address multiple times and the way it currently is seems to get my packages delivered correctly a good portion of the time.

    After being messaged by a member of the family telling me to change how I write my address because they were receiving my packages and declining to do so (because I already have done so previously) they ripped a label off my mailbox that they put there and put a sign on their side door saying:

    "Absolutely no packages should be delivered to this door. All packages that do will be returned to the sender."

    What I want to know is if they hold onto any of my packages and return them without my consent can I do anything about that?

    I am having my medical supplies and other necessities delivered to me and I am concerned that they will try to send back my packages that contain these items.

    I want to know if there is any legal action I can take against them.

    Roommate won't pay her share of electric.

    Michigan, USA. Not sure this is the right tag.

    So I live in non-school-affiliated "student" housing. You don't have to be a student to live there, but 99% of us are. We rent by the bedroom rather than by the unit, so we have basically no ability to eject a roommate. Roommates are assigned by management if they are not requested.

    All utilities are included except electric. Electric is put in one tenants name and then each roommate pays that tenant their share.

    I was told during my tour that if a roommate consistently has non-financial issues paying for their electric share, management steps in, takes over the bill, and charges to our rent account + an admin fee. I've been told it had never gotten that far before, and since the fee is nearly as much as the average electric bill ($50/tenant), it's only ever been used as a threat.

    Well, wouldn't you know it, I'm not even 2 weeks into living here and my roommates (both renewals) are fighting over the electric.

    Cathy has the electric in her name. Britney is refusing to pay her share.

    Cathy ran out of options and went to management for help regarding Britney. She was told by the landlord, essentially, "tough cookies, all we can do is continue to email her to remind her to pay." They also told her about all she can do if Britney refuses is to take her to small claims.

    Well Britney doesn't owe Cathy enough to make that worth it; Cathy would spend more filing than she'd recover. All Cathy can hope is that it scares Britney into paying.

    Would it become problematic if Cathy and I paid half the bill each, my share being sent via Venmo and then separately "loaning" her the extra money, just to keep the lights on, until Britney had refused to pay enough that made small claims worth it? Would it be better to just try to scare her with a suit now?

    Bill splitting is not described in our lease nor anywhere in the resident handbook/website. I do have an email from before I moved in where I asked questions and this was (part of) the response regarding utilities:

    "It is up to the residents to decide who is to put the <electric> in their name but this resident is responsible for providing statements to the other roommates, dividing the bill evenly, and paying on time."

    Closing on home, attorney having emergency brain surgery.

    New York. My attorney, also a friend, is representing me in the sale of my home as well as another personal transaction that involves money held in my name in escrow, to be released upon closing.

    He works independently, has no associates to pick up his clients and me and other friends are trying to work with his husband to understand what we need to do to get his pending closings and other issues handled.

    My closing is was to be set within the next 10-14 days.

    Assuming my friend will be indefinitely incapacitated, what do I need to do to get to another attorney access to release monies at closing? Is this even something I can pursue at this time?

    What do we need to do to get his work handed off to another attorney?

    His condition prevents him from discussing things in any meaningful way with us prior to surgery.

    Do I need an employment attorney or should I go through small claims?

    My employer is withholding wages for hours worked as an act of retaliation. I was thinking of filing through small claims court for unpaid wages. However, my employer is trying to intimidate me into not filing. I believe this is because she has been committing Medicaid fraud and knows that she will be found out if I take her to court.

    I'd ideally like a lawyer to give me some options due to the Medicaid fraud aspect, but I'm hesitant to pay the $300 consultation fee unless it's necessary. Do I need to go through an attorney or should I continue through small claims with no attorney?

    Edit: I should add that this person is a household employer using Medicaid consumer-directed care. We're in Virginia.

    Client in her 60’s seems to have cognitive issues.

    Oregon. I am a real estate broker. RE Brokers in my state are fiduciaries to their clients.

    I have a client that owns 3 contiguous properties, she contracted with me to sell them individually. I pulled up the home history on the local MLS prior to working with her and noticed the main home has been for sale several times over the past 14 years. I called 3 of the previous listing agents and all 3 indicated that offers where brought to her and she refused to sign them. I met with her a few times and continued a conversation with her despite my hesitation. Because home values have skyrocketed this year it seemed as though the value of her home has reached the level she told me she wanted to get from the sale.

    I went through all of my standard listing prep: professional photos, staging, marketing, etc… because I did my homework and talked to the previous agents, I know the expenses on my end could end up being a waste and I decided it was worth the risk.

    I found a buyer and was surprised she actually signed a sale agreement. I had managed to do what several other agents could not.

    Well, she sabotaged the whole deal. Over a span of a week and a half she 1) became completely unhinged and verbally abusive over one thing that wasn't going to go her way. We're talking yelling, screaming, balling her fists and threatening violence towards me. 2) refused to give permission to the buyers to perform their contractually allowed inspections 3) failed to perform a septic inspection she contractually agreed to pay for. 4) began speaking nonsense about how the buyer could buy her property, then trade it for another property, then trade it for yet another property, which would then allow her to purchase a completely different property for $2mil (this is pure insanity).

    During the buyers due diligence period I realized that she is in violation of her trust deed by being in arrears on her taxes by several years, also her trust deed has a "pay in full" clause that expired in February 2021 (why that trust deed hasn't been foreclosed on yet I am not sure), and also found out she hasn't filed her personal tax returns in 5 years, pocketing all the cash from a duplex she is renting on another property.

    It became painfully obvious that she will not cooperate enough to follow through on the sale of her property. She seems partly delusional. The verbal abuse I have endured so far has breached my personal boundaries and I have decided to withdraw as her broker.

    An MD that I am friends with listened to some of the issues I have had with this person and asked me how old she is. I mentioned that she is in her mid-late 60's. He then said that I need to call adult protective services and request a welfare check on her, and to look up borderline personality disorder. I looked it up. She shows 8 of the 9 key symptoms, it takes 5 to make a diagnosis (I am not saying I have diagnosed her, I have no skills required to diagnose her, but she has 8 of the symptoms according the Wikipedia).

    I don't believe she will be able to make decisions that are in her own best interest.

    Is calling Adult Protective Services something I should consider doing? Do I have any legal risk by making that phone call? All I know about APS is what I've seen in movies, documentaries, and what is currently going on with Brittney Spears. All negative of course. I have no idea if what they do will be helpful or harmful.

    Vehicle abandoned for over a year at a new place, not sure what I can do as a tenant.

    We just moved into a small complex with VERY limited parking. We were informed by the maintenance man that the truck parked in one of the parking spots had been abandoned a year ago. We have tried to contact the landlord about this and other issues, but he never answers or calls back. I read online that the landlord has to make the call to the police to report it abandoned, but can a tenant do it? The landlord/maintenance guy are useless. We live in Montana. Thanks.

    Landlord moved someone in during my lease (california)

    I moved into a new place a couple months ago but I still had my lease at my old apartment through August 31st. I went over there today to check my mail for the final time and I thought I would go in just to make sure I didnt leave anything behind before I left the apartment for good. I opened the door (with my key) and to my suprise someone had already moved in and it was a super awkward situation. I explained to him that I still had the lease on the apartment until Aug 31 and he said he moved in Aug 27th. I left and got a call from my furious landlord saying he got a call from the current tenant and then he started yelling at me "why did you go in there?" and things like that. It got pretty heated and I told him I had the lease till the 31st so why would you move someone in? He explained that when I moved to the new place I "forfeited my lease" and that he could move people in although I never signed anything related to forfeiting. It was a super awkward situation and was a very heated phonecall but he still thinks he is in the right and I had no authority to go into the apartment even though I paid through august and Im still on the lease for till the end of august. Should I just let it go? I want to let it go but he treated me so poorly while I was a tenant there and want him to learn his lesson. Did he break any laws that I can take him to court over? Also need to mention that he knew I moved out to another place a couple months ago and would not let me break my lease early, I had to pay double rent for a few months so he knew I was gone from the apartment.     My mum and dad are getting seperated, we can't figure out where to stay afterwards

    Sorry for formatting, I'm on mobile.

    I'm f15, my sister 17, and our parents are getting separated. Long story short, my dad financially abuses my mum, constantly ignores her, and has neglected to parent us for basically most of our lives. I dont have a good relationship with him. My mum is sick of him. He refuses to be physically romantic with her, and treats her as if he isn't in love at all, you know, basic stuff in relationships. Its a loveless marriage. This has been driving my mum mental, she tried to divorce him last year, she got with another man but he turned out to be worse (actually stealing stuff from us). Dad took her back, promising to change, but he never did.

    It came to a head a few days ago, them both deciding to seperate. It was decided that our house would be sold to free up all the money so we can go our own ways. Me and my sister have already decided to stay with Mum. Just yesterday my dad tried to get back together with mum after he heard us kids wanting to stay with her. We already know its because he wants to keep the house, he's always talking about wanting to pay off the mortgage. My mum refused, she already gave him a chance last year, he blew the chance.

    The thing is, if we do sell the house, we quite literally have no one to take us in in the meantime. We were just discussing getting a new place. Me and my sister both have jobs, Mum doesn't, so techinally we could make it work, but we seriously just cannot afford rent. Getting a loan is out of the question, because again, mum is jobless, and my sister is 17, so not legally old enough to take out a loan. Our last option is for mum to stick through with Dad for 4 more months until my sister turns 18, so she can get a loan.

    [US, WA] Can employers take 25% of your check for paying you early?

    Asking for a friend in Washington state. He gets paid once a month and has always complained his checks seemed short and his hours weren't all accounted for. I advised that he keep a notebook writing down start and stop times. He works with a partner on various sites so they're going to compare notes at the end of the month.

    Pay is once a month but there's the option to "draw" your paycheck every two weeks instead. A new hire just told him that he opted not to use the draw option because they said in the interview that if you use this option they'll deduct 25% of your pay. He reviewed his paystubs and sees the mid month pay but nowhere showing the 25% deduction.

    I looked up pay frequency and advance pay options. I don't know if this falls under advanced pay but it says "5) The employer must identify and record all wage deductions openly and clearly in employee payroll records."

    Is this legal? If it isn't I'll advise him to contact the labor board. He asked the company and they said they told him this when he first started but he doesn't remember.

    (CA) Before covid, my girlfriend had put 500 dollars into a flex account. This is money primarily used for on-campus dining only. Usually, this type of thing is "use or lose" but due to covid, everything shut down making that money unusable for the year. It was entirely out of her control and any other student with a similar situation. She was told that the money could be transferred over to the next year and she could use it. Now, with campus back open and school in effect, they're telling her it cannot be transferred. This feels illegal, considering the ramifications of the situation. I have not been able to find anything online to give me a good enough answer on how to tackle this situation. Any advice would be greatly appreciated!

    Does Title IX treat teachers as mandatory reporters the same way they are for child abuse?

    Let's say a student wants to vent to a teacher about another teacher's harassment but doesn't want to go through a Title IX investigation. Does the teacher who hears the information HAVE to report the incident and the student's name to the appropriate channels?
