    In TX. My boyfriend and I live at the same large apartment complex, but in different units. Lease states we need 24 hours notice for landlord to enter. My boyfriend headed to work, and apparently the apartment manager needed to get inside to see the carpets. The apartment manager swears up and down that she sent the notice, but apparently she forgot once she actually checked. This morning though, she entered my boyfriends apartment by crawling through the WINDOW. She said she knocked for minutes and no one answered, so she got the maintenance man to open the windows for her and she tried to crawl inside. I was completely indecent and she refused to leave- instead yelling that she has a right to "service the apartments".

    Part 2. I'm having a breakdown when she's yelling at me because I don't know how to respond since I'm not involved. She then tried to give me "3 days notice" because I don't live at his unit. I tell her that I pay rent at the apartment complex and I was just stopping by. She says she doesn't believe me that I actually live there and that I'm not allowed on the premises after 3 days. She said she's seen me around too much, therefore I must be an unauthorized guest. (note: lease just says that unauthorized guests are people who stay for 7 consecutive days, which I have never done)

    Is there any legal recourse to take from this? I'm not sure what to make of this at all.

    Edit: I have a video of the maintenance man and the apartment manager opening my blinds and starting to crawl in. (After that, I began to scream and hide.) I will take this to the police and try and contact an attorney as well, just to cover my bases and make sure that we are protected! Thank you all for helping me.

    So I was at a house party a few days ago and ended up getting really drunk to the point I was getting sick, I went up to a bed to sleep for a bit when 20 min later this guy I said I would get with came up, I'm 16 and he is 18. He clearly knew I was very drunk and started getting into bed with me, I said yes to having sex with him and he put on a condom, a minute later he ended up cumming inside me and I look down to see the condom on the bed and not on him, I don't know if he took it off or if it came off during sex. Im just confused if it's rape or now since he is older and I was drunk. I also live in Ireland where I'm pretty sure it's illegal for him to have sex with me. everyone's reply's are getting deleted and idk why :(

    Is it illegal to get my 22 year old autistic sister vaccinated?

    (Illinois) Landlord threatening to seize property in a moving Pod

    Hi guys,

    Thanks for any advice in advance. The situation is pretty straightforward.... my lease expires at the end of the month. We got a moving container from Pods delivered, which will then be moved to one of their storage facilities until we secure new permanent housing. I unfortunately took their "make sure to schedule pickup 1 week in advance" advice literally, and due to high volume they say they can't pick it up until July 6th, with the only possibility of moving up the schedule happening if someone ahead of me cancels. Fine, I figured we could reach some kind of understanding with the landlord, pay for an extra week of rent, some other cash solution, whatever. But he's incensed about it and told me there is no possibility of any kind of negotiation, if it's there one minute past the end of the lease he's going to have it hauled off. "You cannot have any piece of your property here past the end of the lease, I don't care where I move it to, it's going." I told him "Look, I don't own the Pod. That is not my property. I'm working with them to move the date up if possible, what do you want me do? I can work with you." He won't budge. Or tell me what his "solution" is. For all I know he plans on tossing the Pod in a lake.

    I need to understand what, if any, rights I have, and what rights he has. In the past, I've been able to negotiate in good faith with people in the event that there's some conflict or overlap, but this guy is different. I don't know if "acting in good faith to remove property in coordination with the company that actually owns the box" has any legal weight at all. The folks at Pods won't sign off on any other company hauling it off on my behalf (naturally, they don't want other people messing with their property.) Frankly, if the only solution is to force some kind of legal fight that runs long enough to get Pods to pick up their box, that's also fine, but I fear that we don't have any real defense other than "We're pushing to get this out as fast as we can." Frankly I'd be willing to take vacation days just to physically guard the thing, but I imagine all that would accomplish is getting the Sheriff to come and allow the landlord to haul it off.

    Any ideas on how best to proceed?

    Landlords asking us to start a renter insurance claim

    Obligatory mobile post apology.

    We rent in WA, about an hour north of Seattle.

    We've been living in this unit for a whole year, and just renewed our lease.

    About a month and a half ago, I discovered that our units laundry machine was leaking water under the floor boards. The machine is in our bathroom, but the damage was primarily in an adjoining room. I immediately informed our landlords who replaced the laundry machine and tore up the warped floor boards in the other room to make sure there wasn't mold.

    Work stopped almost a month ago now, and the floor boards are still torn up, and my landlord won't fix them unless they replace the entire wood floor throughout our unit. They have asked us to make a claim with our renters insurance to cover the cost of a hotel, and they said they are waiting to do the work until we have a claim opened. They've told us that they won't charge us rent for the days we're displaced, but aren't going to help is pay the fees for our displacement.

    Landlords are claiming that it isn't a preference to replace all the wood floors in the unit instead of fixing the floor in just that room, and that it's something they have to do.

    My renters insurance will only reimburse for displacement, and we don't have the cash to pay for two weeks of hotel costs. Not to mention that the hotels in our area cost more each night than the amount our landlords are prorating rent. Additionally, my GF works from home, and displacement is going to make things very difficult for her.

    I thought landlords had a set amount of time repair significant damage to a until? Also, shouldn't they be covering the costs for our displacement?

    Please help us.

    [Florida] - I’d like to change my name but petit theft 2.5 years ago

    I got in trouble for theft of food (after doing it a handful of times) back in 2018 when I was poor and starving, and a legitimate police report was written in my name with me as the suspect, saying the loss prevention guy wanted to press charges. This happened 2-3 years ago and I have had several background checks performed on me since then, including a level 2 -- with nothing ever showing up.

    I am in Orange County, and nothing shows up in their online Clerk of Courts website either. I was never charged with anything or arrested.

    I'm hoping when this report passed by the prosecutor they just looked at it and realized it was food and maybe showed me mercy...? Idk.

    I just know that the report does exist and I am named a suspect.

    I have since grown very much and have cleaned up my act and in a much better place in life.

    For completely unrelated reasons, I wish to legally change my name in this same county (Orange). Is there a chance this comes back to haunt me during this name change process? Should I just wait out the 5 year statute of limitations?

    I'm really not sure what goes on behind the scenes and don't want to awaken a sleeping dog.

    Am I out 10k?

    So I bought something over EBay for $10k. The shipping rep comes by, collects the check as per normal with Cash On Delivery and drives off. Within 45 mins of me accepting the package the local police show up and confiscate the item. Apparently the item was stolen property. The police inform me the original owner was under investigation and was made aware that he had sold stolen property. I communicated with him over text and he said he would send the check back.

    Fast forward to now. My bank has informed me he cashed the check. Do I need to contact an out of state small claims court lawyer? ANY advice would be greatly appreciated. Thanks bois

    EDIT 2: The check was a cashiers check. The bank couldn't cancel until after 90 days. The rule makes no sense to me. Apparently the guy bought the stolen equipment from someone else without knowing it was stolen

    Stepmom took my dog

    My dad and stepmother are getting a divorce and (separately) moving out of my(21) childhood home. Her new place is ready; my dad has to be out of the house by the end of this month, but can't move into his new place until the beginning of August. We have a "family" dog who was originally bought as a reward for me getting straight A's through middle school. Stepmom officially moved out a few days ago, and took my dog with her- no discussion, told my dad that "you all (he, my sister, and I) are abandoning [stepbrother, 10], I won't let you take his dog, too."

    My dad is planning on asking again when he's fully moved into his new place, hoping that she'll have changed her mind after ~six weeks of having to do everything herself. She says that stepbrother will help, but given who they both are as people, this seems unlikely. In the ~seven years we've had this dog, my dad, sister, and I have done the majority of the care for her- my sister and I are really the only ones who walk her, I'm the only one who bathes her/clips her nails/cleans her ears, and her most recent medical care has been in my name through my job at a vet clinic. Both stepmom and stepbrother regularly get irritated with her for doing things like licking herself or them. Conversely, I go to college out of state, and my sister will be starting her first year in the fall also out of state, so only my dad will be able to be with my dog.

    If she refuses, could I take her to small claims court? Would I be able to win a case with this information, or should I accept that I've lost my dog? Is there any other relevant information that y'all would need to give a straight answer? Please advise, and thanks so much!

    Ceiling collapsed due to a leaking AC that we reported to landlord 2 months ago.

    Hey all, this literally just happened so I'm a bit flustered. The TL;DR: had a leak in rental house start mid April, landlord fails to fix it 2 times, makes things worse and disappears for a month. Ceiling has now collapsed partially and hit my girlfriend.

    Full story:

    My girlfriend and I moved into a rental house in December of 2020 that was managed by a company, not a single person. We figured that a company would be more capable of handling repairs in a timely manner. Guess not.

    We first noticed a leak coming in through one of our windows just under where our AC condensation drip pipe is back in mid April. This company had a COVID policy to only address emergency issues and all other work orders would be on hold. We were originally told verbally that if we wait until it rains to put the order, it would qualify as an emergency for some reason.

    So we wait until it rains, put the work order in as an emergency and a maintenance guy comes out. He says that there's a clot in a pipe somewhere and he used a CO2 cartridge to clear the pipe and went on his way. The leak started again a few hours later and we put another order in.

    The same guy came again the next day and this time did some cutting on some of the PVC pipes coming from the AC. He said this was because whoever set up the AC to begin with didn't know what they were doing and had pipes going nowhere. After cutting a couple different pipes (not sure what all he did, it was cramped and 98+ degrees in the attic so I was not up there the whole time, he said he fixed it again and cleared "another clog" from the same pipe that he said was connected to our guest bathroom that we never use. We were a little confused about how this pipe got clogged 2 days in a row without us using that bathroom but he couldn't give us an answer. Anyways, 3 or 4 hours after he left, it started leaking again.

    We put ANOTHER work order in, this time requesting they send a different person because this guy clearly doesn't know what he's doing. They say they'll send a different guy the next day. This person never shows up. We reach out to the company and they said they will put another work order in.

    Now we start the complete radio silence phase from the rental company. A leak begins to form in the middle of the ceiling in our living room directly under the AC unit. We go into the attic and see that one of the PVC pipes the guy cut wasn't glued into the connector so it was disconnected and actively dripping onto the plywood. We got a plastic Rubbermaid bin and put it underneath the pipe to catch the drainage. We put another work order in, nothing happens. We send emails, nothing happens. We leave voicemails, nothing happens.

    Through the whole month of May we hear nothing from the company. Complete radio silence. The whole time I am having to use a garden hose every other day or so to siphon the condensation from the AC out of the Rubbermaid bin and into my yard. The leak from the ceiling isn't super consistent, but the ceiling begins to bulge and crack. On June 3rd, we send a letter via certified mail containing copies of every email and work order we have sent to them regarding these issues. The letter brings up Texas tenant laws and codes. The letter shows to be dropped off on the evening of the 8th. Still nothing.

    We wait for a week and then reach out to the BBB to file a complaint because we still have not heard anything. And this past week, after deep digging, we find the email for the director of our region of this company and send him an email. On the morning of the 25th I wake up to see the ceiling leaking heavily and the cracks have gotten significantly bigger. This thing is about to go. That same morning we hear from the assistant director of our region. She tells us that there is absolutely nothing on our file regarding the certified letter we sent but that they will take care of that and we will be working with her directly from now on. She gets an actual person from their "AC distribution team" to come out yesterday. He seems to know what he's doing, he fixes the pipe that was leaking into the bin, says that there is still that clog that the first guy 2 months ago told us he fixed twice. He uses a high powered compressed air canister and actually clears it. He tells us that the clog was too bad to have been from us, had to have been previous tenants.

    The AD lady tells us that they need to be sure the leak is fixed first before they address the ceiling and drywall. Tonight the leaking part of the ceiling in the living room finally collapsed, hitting my girlfriend, who was asleep on the couch in her hip on the way down. We now have drywall and insulation all over our living room and a hole that lets us see into the attic.

    I feel like we have behaved appropriately from a legal standpoint but I guess my question is if we have grounds for termination of lease or at the very least some form of reductions of rent because of how this issue was reported months ago and had just gradually gotten worse and worse. I can only imagine that drywall that's been wet for 2 months will have mold. The emergency person I spoke to tonight said they will be out there "first thing in the morning to see what all is going on and get a 3rd party out to fix the roof". I'm just exhausted of dealing with this and don't know if we have a way out of all this.

    My sister found my grandparents will and we never inherited what was in it, but they past over 15 years ago…

    My grandparents died when I was about 12 or so. That time in my life was traumatic so it's a little blurry to recall. My sister and I are in our mid to late 30s now but a few years ago she found a will that said my grandparents home (their only asset) should be divided 3 ways between my dad, my sister, and I. It left out our youngest sister for whatever reason. When she confronted my dad about it he said it was wrong and they had a trust that overruled it. My sister asked me if I wanted to sue at that time but 1) I think the statute of limitations for that has passed and 2) I didn't feel right trying to take a piece of the one thing they left their only child. I'm starting to second guess myself after reading about similar situations but hasn't that window of opportunity passed? How could we as children have known about a will or trust at the time? We weren't made aware of anything like that. I just remember my dad taking care of the funerals and us moving into the house, no reading of the will or anything.

    It's important that I add that the will my sister found was not signed/executed, another reason I don't think we'd have a leg to stand on. But it was sealed, and in a box with the original deed to the house and other documents that were important to my grandparents (birth certs, etc.). There was no other documentation in the box and my dad will not share documentation of what he says is the real will.

    Sold Car, new owner didn’t put it in his name and crashed it

    I woke up this morning and the state police were at my door. They asked me when I sold the car and I couldn't remember so I looked on my phone and I found the date. Sold it May 20th of this year. The police just got a call a few days ago saying there was a car rolled over in a field. They check it out and no one is there so they look through it and see car parts and on the boxes it had my address and name. No paperwork showing I'm the owner or anything just those boxes. So the police come to my house and accuse me of lying that I didn't crash it. I sold the car on the 20th and got $4000 for it. I made the mistake of deleting the original post because I usually do that so people don't keep reaching out to me asking to buy it. Anyways the cop doesn't believe me when I keep saying that I sold the car. He wouldn't let me talk to my parents and then finally he says "whatever go talk to them". I had no way to reach the new owner but my brother in law remembered he had his number because the kid asked for tuning help. My brother in law texted the kid asking to buy it back and the kid called him. My sister recorded this and sent it to the cop… the kid confessed over the phone and the police officer basically told me I'm good now. The kid signed the title in front of me when he bought it. I thought I was done with it but it came back to me. The officer said before he knew about the video, if I stayed with my original story that I sold it, he would take my story to the prosecution's office and if they find me guilty they will charge me and the officer would come pick me up to go the jail. He said he could arrest me at home or at work. This would ruin me because I never even been pulled over before and now this! Do I have to worry about anything coming back to me?     What happens if a real estate loan is "forgotten" by the lender?

    California, US. My family member is selling a house. They were asked to provide proof they had paid it off, but the loan term ended in 2008 and they couldn't find it.

    Looking in the records, they have no proof of payments since 1997 when the loan was transferred to another servicer. They're thinking it's possible they did not make payments (I think this is unlikely, they usually keep track of finances and this is not a gym membership or something, but IDK). The lender/servicer didn't do anything though, no contact, no foreclosure.

    If it turns out both the lender and the borrower abandoned the loan, what happens now? They're afraid they're on the hook for 24 years of unpaid interest. I doubt that, but they want out of the property and it's unclear what to do from here other than the obvious, get a lawyer.

    My ex boyfriend won't leave me alone

    I live in England. 5 years ago I met a man at college. He told me he barely used social media but I could send him a friend request, he probably wouldn't accept it for a few days. I was trying to make friends at the time so I sent him a request. He accepted it immediately and then constantly messaged me, regardless of whether I answered. I was struggling with anxiety and depression at the time and he kept asking to meet up so I eventually agreed thinking it would get him to chill a bit. But then he started asking me to go on a date with him. I also did that. I spent two whole days with him and he never stopped talking long enough for me to actually talk to him, expect when he asked many times whether he could kiss me - each time I said no.

    He still kept spamming me with messages on social media. I told him that I didn't want to date him, but he still wouldn't stop messaging me. Eventually, after I got my younger brother to message him, he stopped.

    3 years later he messages me to apologise for the way he treated me and said he just wanted to be friends. He told me he'd been feeling really bad after everything that happened and I thought that meant things would be different. I even told him not to message me as much and about me having anxiety and depression issues. He agreed not to message me so much but didn't actually act on it. For about a year I tried to be civil with him because I just wanted to not feel so worried and sad every time I thought about him. But he was pressuring me to meet up with him again. My friend took my phone of me because I was so upset about it and sent him messages to try to convince him to leave me alone.

    That was when he told me he wanted to kill himself. I resisted to urge to reply, to try to comfort him and make things better. Because it stressed me out so much talking to him, I thought if I just resisted then he would get the message and leave me alone. He did stop messaging me and for months I was so scared that it was because he'd actually killed himself. But again I resisted messaging him. Eventually I stopped worrying about it.

    Two years later (April this year) he messages me again, telling how awful I am and that I make him want to kill himself. I feel like he's trying to guilt me into talking to him. I want to block him, but I'm scared if I do that he's more likely to come and see me in person. And I can't handle that because I don't know what he would say or do to me and I'm so scared. I literally hid behind my bag when I was sat on a bus so that he couldn't see me through the window. I really want a restraining order but I don't know if I can to take him to court. He has learning difficulties and sclerosis, and I worry that they'd say due to his disabilities that he hasn't knowingly done anything wrong, and that I have no reason to be afraid of him. I don't know what to do.

    No Contact Order Violation

    My abuser was arrested for stalking me and violating the injunction I had against him.Upon release, a criminal no contact order was put in place. He contacted me the next day. I reported it and police attempted to arrest him but couldn't find him. A warrant was issued but they haven't found him yet.

    Can I expect his bond to be revoked? Will he stay in jail until his trial? I'm scared.

    I'm an idiot and failed to give LL a 60 day notice. Lease automatically renewed. What are my options?

    (Wisconsin) It is my first time renting and I've lived in the same Apt complex for 2 years. I planned on moving out the end of this month ( in 3 days). Last year my lease renewal was sent via USPS to which I checked yes or no to renew so I was under the impression this year would be the same. I now found in my lease I was to provide a 60 day notice if my intention to leave, which I was naive and didn't do. Then after checking online, my lease was automatically renewed until 2022. I discovered this Friday night and the office has been closed until tomorrow morning. Any advice or help would be more than appreciated!

    [MI/RI/maybe OH?] Cosigned a car loan with my abusive (now) ex-fiancé. Can I legally get my name off that loan (that he has already missed payments on)?

    I'm trying to figure out if I have any legal options to order my previously abusive ex-fiancé to remove my name from an auto loan I had cosigned with him while we were engaged.

    I'm not sure if this is relevant or if it helps my case at all, but my ex was sexually abusive for years (rape, sexual assault, sexual harassment, etc.). I was in denial for years, same old story where I couldn't admit to myself that it was happening to me until after the relationship ended. I always convinced myself it was my fault and made excuses for him. So, needless to say, I never reported anything when they happened. I also haven't filed a report since because it's been so long and I'm not sure how I would prove anything.

    He never physically hit me, although he expressed that he felt tempted to and told me that my next romantic partners would. He is also in the military and owns multiple guns.

    For the record, I'm not the only one to complain about him. There are at least a handful of women in a mutual friend group that don't feel comfortable being around him, and won't attend events that he is invited to.

    Now, during the time we were engaged, he bought a very expensive new car (in Ohio, but we were living in Michigan at the time) and I cosigned the loan. I didn't think twice about it because we were getting married and what was mine was soon to become his anyways.

    Fast forward a bit. We split up. After a while I started to come to terms with everything he had done to me and told him I wanted no contact with him any longer. He moved back to Rhode Island (while I'm still in Michigan). A few months later, he missed two car payments and I received letters in the mail. I reached out to him and he seemed to have no idea about it, but he paid the balance due. At that point, he agreed to take my name off the loan (either through cosigner release or loan refinancing). This also happened during covid when loan interest rates dropped significantly, so he could also save money by refinancing (win-win).

    Now fast forward almost a year and a half. He still has not removed me from the loan, which only ends in 2024, and today he told me that he has no intention of doing so (whereas before he claimed he was just "too busy"). I have been told that he lost his job recently and moved out of his parents' house, so I am growing sceptical that he will be able to pay his very expensive car payments on time for the next three years. I have a very high credit score and I feel like by not taking me off the loan, he's using this as one last way to control me.

    Do I have any legal options here? I have multiple texts from him, agreeing to take me off the loan, but I doubt those are legally binding by any means. Any advice is appreciated, I just want him out of my life for good with my credit intact. Thanks in advance!

    What is a "livable condition" in Oklahoma? Half of the house is missing electricity, some lights crackle, among other things.

    I checked out a house that was close to my university and it was not in the best of conditions. The carpet was dirty, there was a hole in the wall from a doorknob, the blinds were trashed etc. The landlord promised me all these things would be fixed before I moved in. The contract even says that the Landlord must have the premise fully prepared and LIVABLE. I have two bedrooms without electricity, another bedroom where half the outlets work, and half the kitchen doesn't work. Also, the living room fan/light crackles in 3/5 light bulb ports, leaving only two lightbulbs for the entire living room. This has been this way for the entire month of June. He has sent out one handyman who could not solve it. He sent out an electrician, who opened every breaker box and outlet trying to find the problem. He could not figure it out and told me it was a circuit issue behind the walls. My landlord's response: "Sorry, not sure what's next."

    Next, I have two cracked windows which I was told would be fixed before moving in, it looks so trashy. While they don't leak, I was told it would be done.

    The blinds over the window. Okay, this wasn't his fault, he got new faux blinds but the guy installing them got appendicitis on the job, but he hasn't hired anyone to finish it? Broken blinds, plus cracked windows make my house look so bad. If he already paid for all the blinds through that one guy I understand but still.

    Next, I have at least two mud dauper wasps that crawl into my kitchen. I have located their point of entry to the sidewall of the house. The bottom of the attic window frame is rotted and I saw one fly into it. This was another thing that I informed him of when he showed me the place. He told me he would reimburse me for wasp spray and to plug it myself. It requires woodwork and I am not way qualified for that.

    I have informed my landlord that I would not pay the July rent until the electricity is working properly, as that is the most important thing. He opposes and says that since I have water and a/c, the place is livable.

    My main point for saying it is unlivable comes through minor research about what constitutes "unlivable."
