Dec 30th 2020 rolls around. Get a text from previous realtor that she's stopping by with something for us. Hands us a file that is completely organized and labeled for both houses... all the documents we needed to file taxes this year both federal and for our state from the closing documents. Posted: 31 May 2021 09:42 PM PDT I recently got a Statement of Issues letter in the mail from the DRE. I passed my exam on the first try back in June 2020 (1 year ago). When I was 22, I made a dumb mistake and I got a federal felony on my record, it was a "maintaining a drug premises" charge. This happened in 2016, when I was 22, I did my bid, I got out, and now at age 27 I have completely flipped my life around, I should add that, that is literally the only charge I've ever had in my life. I was a good person then, I'm still a good person now, I just made a dumb mistake. I've already been tortured enough, while I was in, my wife mentally left me (broke up w/ me right after I got out) and now I do 1 week - 1 week with my son. I've done my grieving and crying, and now I just want to create a better future for myself and my son. Not to mention my mother who went wild because her son was going to prison. I've already hurt enough people. I would have worked so hard this past year had I had my license, I've just been an idle duck feeling down waiting for this license, and getting the denial letter has just killed my motivation. Can anyone give me any advice and tips and how to go forward with the appeal and process. I don't want to lose this opportunity. Side notes that are irrelevant:

Posted: 31 May 2021 11:26 AM PDT I might be preaching to the choir on here, but I've lost to cash offers without any inspection or appraisal contingencies. I went under contract last month on a seemingly great house in Athens, GA. It was recently renovated and in a good location for me. I still made sure I had an inspection done within due diligence. The house is very old, so I anticipated there being some issues. I was told the seller is a licensed contractor and he would be willing to fix things. He had been renting out the house but it was vacant at the time. The inspection came back with so many red flags, many of which the seller himself had done. To name a few...
Here is where the seller seems like an especially sketchy dude...
Needless to say I backed out. The seller said that he would be willing to fix things, but I don't trust his "licensed" work. He also said he had a transferrable termite bond from when he ripped up and replaced the floors, but that seemed sketchy too. tl;dr: Went under contract on a house, renovations ended up being lipstick on a pig. Posted: 01 Jun 2021 02:30 AM PDT After getting rejected for 2 years and God knows how many offers in... we finally got our offer accepted! Of course I dont see any reason for this to go sour but I also recognize how there is always potential to. Id like to hear some other peoples stories. The house was listed last Monday. No showings until Tuesday. We requested Tuesday and they said it wasn't good for them so we saw it the following day. Best and highest by Friday night. We had the advantage of the owner having to be home for showings, the house didnt have any weekend showings and no open house. We negotiated waiving appraisal up to a certain amount but also said if it didn't appraise then we were still willing to negotiate. Since it was a holiday weekend the whole AR process will not begin until today (which may work out in our favor since we have 4 full business days to work on it. So ...how the hell do you keep from sweating yourself into a heart attack while waiting? What is the likelihood that someone can swoop in and just offer something ridiculous even though they are no longer doing any showings? They also have a house to go to in the same town... so there is a time line, which is why I dont see them messing around. We offered 30k over asking and accepted their stay for 2 weeks after closing. The sellers requested to meet with us prior to accepting partly to see who wants their house I suppose and also to inquire about our very generous offer. Truth is we're getting burnt and need this process to be over. They accepted and now want to meet again tomorrow. I know this is generally discouraged by realtors but my partner sees this as a positive while it makes me a little uncomfortable. Anyone else been through this or have some advice? Neighboring property for sale, boundary issues with buildings and driveways involved. Posted: 01 Jun 2021 05:13 AM PDT On mobile so I'm trying to be as concise as possible. The house next door is for sale. It's in a rural area. The land my house is on used to be the same piece of land as the neighboring house. The land was split up so the folks that owned the land could give a chunk to their kid to build a house. Fast forward a bit, I buy the house, no survey required (should have gotten one). Had one done due to some other issues and find out that half of 2 of their buildings are on the property line. A whole section of their driveway is also on my side of the line. Part of the end of my driveway and side yard are on their property. Owners at the time were going to work with me to adjust property lines in a way that made sense to both of us. They have since left the property and turned it over to the bank. The property was auctioned, remodeled and is now on the market with 3-4 different people looking at it daily. What should I do? Wait for the buyer's survey to come back? Talk to the owner/seller? I feel like I should have done something before now, but here we are. [link] [comments] |

The market is so crazy but we found a house and our offer was accepted, we're closing July 21. I am applying for the mortgage on my own because I make enough money and my credit score is higher than his so we'll get a better mortgage rate (mine is 760 his is 705). As of now I'm applying for the mortgage and stating I am "unmarried" on the application which is true. However, by the time closing comes I will then be married, but all my mortgage paperwork will already be filed saying I'm unmarried. Thoughts on what to do?? Should we postpone the wedding? We have an accepted offer on a house now and going through the loan process and verification. My wife's part time teaching contract is up in just a month or two at this point and we haven't told them yet, but we're thinking at this point we should probably let them know our plans (it's in writing with her job now, it wasn't initially). She doesn't have a new contract lined up. She might just substitute teach and/or stay at home mom for awhile. We're thinking with just my income and our total assets ($200-300kish) that we'll probably be ok, but not sure if it's going to upset the lender as we've already gone through some of the processes and I know big changes like this are a no no. Are lenders more or less sensitive to something like this with this hot market right now? We were approved for just 5% down and about $2500 a month. I'm thinking worst case they'll ask for more down? Or maybe they'll want it contingent on the sale of our current home? We have about $80k equity in the current home and looking to list it ASAP, but making the deal contingent in this market will definitely make our deal fall through. ADVICE NEEDED: to sell or lease out? (TX) Posted: 31 May 2021 05:17 PM PDT I really need some advice here. My wife and I bought a new construction house in Austin TX in November 2019 for $273k. We had planned on eventually buying a different home for us to move into, and to lease out our current one. Due to how quickly prices were going up, we decided to act fast and are now under contract for a new build outside of Austin. It is $320k and is expected to be complete in February. Here's the dilemma: Our neighbors just sold their home for $485k, and they have the same floor plan as us. We are near the new Tesla that is being built, so we are expecting that values will continue to increase, although of course there's no way to know for sure. Because of how much they got for it, we are considering just selling it to keep that profit (we owe $265k on it). Our mortgage is $1680/month (but will likely go up a lot from property taxes) and the homes in our neighborhood are being leased out for $2,000-$2,400/month. With taking capital gains taxes into consideration, should we hang onto this property and lease it out or sell it? Also, will capital gains taxes still apply if we held onto it for 2 years and then sold it? We will have lived in it for 2 years, and then leased it out for 2 years. I'm not sure exactly how that works. How much are regular taxes for selling, if we just sold it outright? I know it's a lot, I am super appreciative of anyone who may be able to help! Im buying a new build and one window looks weird Posted: 31 May 2021 05:06 PM PDT Hi everyone. I am in the process of buying a new build. I should be closing end of July or early August, and I've been going out to the property every other week or so for the last month and a half to see the progress. This week, drywall was hung up and taped. This morning, texture was applied. Everything looked good to me so far, until yesterday. Yesterday, I noticed that one of the windows looked crooked, and I couldn't unsee it. Here's some pictures, as well as two pictures from the builder's website showing how the window is supposed to look. I brought out a tape measurer and noticed that from the inside, the space between the door and the window on the left side is 8" while on the right side it is 7.5". This is why the window looks slanted towards the right. I called it out in an email and sent it to the builder's sales agent and my realtor, and the agent said they would take a look. What are the chances they actually fix it though? Is this even fixable? Is this something I could point out again in the blue tape walkthrough? This builder is supposed to be one notch above DR Horton quality wise, and I believe it. But this does not look like quality. I'm paying lots of money for it and getting under contract in this market is hard enough already... I want it to be worth it. [link] [comments] |

When I was 19, I was charged with a misdemeanor for having a fake ID at a bar and being underage consuming alcohol (both were expunged, but from what I understand I still need to show them to the licensing board). Do you think I would have a very slim chance of getting approved due to this? Buying a Home with HERO Loan attached Posted: 31 May 2021 07:27 PM PDT Hi, there's a property I'm looking to bid on but it has a HERO loan by the previous owner. Seller says the lien will be paid off at COE. I understand property will be delivered to me without affiliation with any HERO loan. However, when talking with my lender, he says I'll still have to pay the extra amount from the HERO loan until the county updates its records to reflect loan has been paid off. My question is, is this accurate? How long does the county take to update its records to reflect the normal property tax amount? And if property is delivered in a status where lien is paid off, why am I required to continue paying this amount? Is this because the county has no updated the tax records? [link] [comments] |
