    My parents purchased their first home yesterday. At 3:30 pm we received all the keys and official home owners. It's a decent home. So, at 5pm the previous home owners, the sellers, had to clean out the remaining stuff and garbage. They had to do cleaning which wasn't done.

    Today me and my dad were unpacking our boxes into our new home. We got inside and it smelled so fucking bad. Like awful stench. We walked around the house to find it and the sellers left us a little gift; their poop in both basement bathroom and 1st floor bathroom. Like HUGE DUMPS.

    Just wanted to share the little story, I found it both funny and gross. Btw, does anyone have theories as to why they did it? I'm Hispanic and in our culture it's a sign of bad luck LMAO.(I don't believe it but amuse me!)

    1.5 Months Later... Review of Sold Prices...Yikes!

    Market might be worse than we thought...

    We randomly looked at some of the homes we offered on 1-2 months ago to see what they ended up selling for.

    We went over listing price on every offer and started waiving appraisal and inspection. We looked up the sold prices on Zillow today and every single one was like 25-50k more than what we offered!

    Here I thought we were being competitive....lmao nope! Thank god we found a condo.

    People offering way over asking price, sight unseen, with very short windows for acceptance, long windows for inspection, with full intentions of negotiating down just before the inspection window closes.

    When I asked what is going on, this was the explanation I got. The people are betting that the seller would rather negotiate down to the original asking price than start over again.

    Four of the last five houses I had an appointment to look at sold before I got in to see it. We're talking, appointments made within hours of being listed, and a few hours later, getting the call that they accepted an offer.

    Agents are doing their listing clients no favors by encouraging the accpetance of these offers. But, I don't suppose they care.

    Buyer dies 3 days before closing on home. Surviving spouse still wants the property

    NY moving down south to South Carolina. My dad and mom bought a retirement house in SC. They agreed on a set price and my mom and dads name are on the deed.

    My dad died last week, the house was supposed to close last Wednesday. We are recieving money from inheritance and trying to explain we still want the house. Weve sent proof of funds to them.

    I think the seller is trying to back out and relist?? The realtor is trying to force my mom to sign papers all of the sudden, which i told her not to. (Release Form)

    If her name is on the deed, how long is our offer legally binded? The closing was last wendesday? Surely we have another week until the money is released? We are paying cash.They are making it seem like we have to pay tommorow and it seems very pressuring.

    Weve sent documents proving we are recieving funds. Anyone got any advice/legal tips here? We are going through our own real estate lawyer now.

    EDIT - The property is in SC. I didnt realize i wrote NC and apologize for my mistake.

    Where is all this money coming from? (SD ‘burbs)

    Indulge my mini-rant.

    Frankly I thought being in the $2.0m-2.3m price range would insulate us a bit from the crazy bidding wars and multiple counter-offer scenarios, with the logic being: how many people in THIS price range can really be out there?

    But it definitely hasn't been the case.

    Our last failed offer:

    —List price. $1.9m

    —Offer: $2.2m (same day we saw it)

    —Removed loan & appraisal contingencies

    —$100k earnest deposit

    — Seller waited 9 DAYS to review

    —Multiple-counter: $2.35m

    —Our counter: $2.3m (the tippy-top of what we were comfortable spending)

    In retrospect, we should have put in a 48-72 hour deadline with our first offer in an attempt to force the seller's hand. I'm confident we had the top offer until the final few days. Taking a week+ to "review" offers in this market is asinine (but smart on their part).

    The only saving grace is that there is no way this thing is going to appraise anywhere close to $2.35m, so I'm at least relieved we didn't have to shell out $600k+ in down payment + appraisal gaps.

    But seriously, where is all this cash coming from?

    Breaking up when owning a house together

    Hello everyone, my brother bought a house with his girlfriend less than a year ago and now they are breaking up. He put in $100 000 and she $20,000. They didn't sign any protection act so they own it 50/50. She wants to take half the money. My brother is fine with her taking half the profit on the house, but she wants half his deposit too! We live in Quebec where they are not technically common law. My brother can also prove with the banks that the money came from his account. What can we do to ensure he gets his deposit back?

    (Also, this is not the first time she has done this. Apparently she did this with her ex-boyfriend aswell.)

    There has been a nice looking condo on the market for months in my town that's asking for 70% below market value and it keeps dropping. What would cause this?

    Accidental Contract Signing- desire to immediately rescind, options?

    So- I was offered a fair buyout price from Zillow today (directly from me to them) and was scrolling through the contract document and accidentally formalized the document. My wife hadn't really given me permission to sign for her and I hadn't intended to; I didn't know how the document worked. It hasn't even been 12 hours and I emailed the Zillow rep, the broker, and am awaiting a reply. Should I be worried that they won't allow me to rescind? I may still want to sign, I just didn't intend to when I did. Please advise!

    Can seller put back on sale during conveyancing?

    Knocked back for a real estate traineeship, not feeling great about myself.

    Hi there.. I'm not sure if this is the right place to ask, so if there is another forum could you please recommend it for me.

    I have been out of work for a little over a year now as I was discriminated against being pregnant and had my son who is now 10 months old. I wasn't actually looking for a job, browsing really. I came across a full real estate traineeship job opening in my area that states it's for all ages and I thought I would apply as it is full time, training provided and being a full time position would give me opportunities like buying a house in future etc I have a decent resume, I sent it but I didn't have access to my cover letter so I couldn't send that. I know they read my resume as it notifies you and heard nothing back from them. Two weeks later I noticed they put another advertisement out on Facebook so I thought I would update my application and send the cover letter. I then applied for two other real estate traineeships. I also enrolled into studying real estate just incase I don't get hired. Today I received another notification that my application won't progress to the next stage.

    The thing is I dropped out of high school in 2012 when I was in year 12 (I wagged every day) and then I became a cleaner in 2014. But I was a hard worker. I held down a job for 6 years, I was promoted to supervisor, I won employee of the year one year and sometimes I would only get 4hrs of sleep between my night shift and day shift.

    I am only 26 years old, my presentation is good. I'm fashionable, placid and polite.

    I am just feeling like I wasn't even Considered for a job interview because I was a cleaner with no education. I thought it being a traineeship surely they would at least give me an interview as I put in effort to write a good resume and cover letter.

    So what can I do to improve my chances of landing a traineeship in real estate? What are they looking for?

    Am I better of studying real estate? Which in fact getting certified takes a lot less time than a traineeship.

    Buying direct from Home Owner - Is a realtor necessary?

    The home owner is a real estate agent (has not been practicing for 15+ years) and has given me the privilege of viewing their home before they list it on the market. What's more is that they are willing to give me "first dibs" on the home given that my bid is within their range. They've expressed to me they want to avoid realtors. From conversations I've had long ago, real estate lawyers could be a good option in this situation. Is there a financial gain (or any other) to proceed with a financial lawyer versus a real estate agent? Thanks for reading my short book! I appreciate any feedback.

    Turning a rental property into primary residence?

    There's a relatively cheap listing for a small two bedroom house in my city that has previously been rented out. However, my intention would be to buy it and live in it myself. Does anyone have any experience doing this?

    I'm not an investor and I'm not sure if it's out of the ordinary to do this. I will be touring it this week, and it looks habitable from the photos but definitely needs cosmetic work. I'd be making a cash offer and would be ready to sink some money into fixing it up over the next few years. I'm thinking of it as a starter house while I wait out the market for my "dream house" which is likely way out of my price range at the moment.

    How do people rent without a job?

    I am out of college having a hard time looking for a new job. My mother is trying to kick me out of her townhouse, because she is tired of me using her car running up the miles and not helping out on bills. I want to move out of the state, because I absolutely dislike it here.

    However every-time I try to move and get an apartment they want proof of income which I do not have. So when I look for a job they tell me they want to find someone that is local. It's been two years and I have been in this bad cycle, but now I gotta act I don't wanna be on the streets.

    How do I rent an apartment without a job? I have like 4-6 months savings for rent. I feel that would be a good amount to just tie me over until I get a job. I want to go back to San Diego, because I have decent connections there. even my friend said he could let me crash on his couch for a couple of days. I however just don't know if that is a good idea, because it could take me a while to get on my feet. I have seen people move without a job, so how are people doing it?

    Selling a house is hell

    Hey everyone, I'm located in Texas and right now selling a house is hell even if its a sellers market. I don't know if I just got a bad realtor or what's happening here.

    Barely 2 days into selling and our realtor tells us that we need to lower the cost of the house, constantly telling us that its priced too high, yada yada. Well wooh, we got a buyer, but then there's the next hurdle.

    Our realtor is acting more like the buyers agent than ours. There's little to no negotiating in the terms of the contract. We had to fight her after the inspection because holy crap lady, the house is being sold AS IS for a reason!! (Mind you, none of the repairs requested were deal breakers, it was minor stuff like extra nails, small cracks, friggen glue on the wall from manufacturing, like aaaahhh!!)

    Heres what I want to know: This is the first time in a while that we're selling a house, and this detail escaped us. After inspection, do the repairs have to be accepted by the inspector? I thought it has to be approved by the homebuyers.

    But as we do these very minor repairs, our realtor is sending it to the inspector to accept, and this can take days. And hes threatening to do a reinspection. The inspector. Not the homebuyers. Like WHAT?

    Please tell me this isn't what its supposed to be like. The realtor is giving this guy so much power.

    Generally, does the seller or buyer pay off past owed maintenance fees?

    Looking at buying a bank-owned / forrclosure property. Past owner owes many months of maintenance fees, penalties, etc.

    I presume the bank/seller will pay off past debts and not the new owner. Is this the norm?

    Inspection results: wooden posts in crawlspace needs replacement or repair

    My inspector said 3-4 wooden (vertical) posts under the floors in the crawlspace needs replacement, while 1 would need to be "straightened" since its too titled. See report below. Is this something that I need to be extremely concerned about?

    "Several posts near the chimney have been wet and have deteriorated to the point that they need to be replaced. Another post next to these is slightly off the concrete pier and can be repaired with an angle iron. Last post shows extreme leaning. This post should be reset underneath beam to avoid floor from squeaking or drooping."

    How do you develop huge tracts of land as an individual investor?

    There's a 100-acre lot for sale around here, and it looks like an absolute steal. If it were subdivided, I could put 100 houses at least on it (the rest is unusable drainage and whatnot). But in order to move on with the planning, I have to figure out who to contact to get a rough idea of what's involved.

    Is this something the major homebuilders, like DR Horton, Ryan, or Toll Brothers, would handle? Or do those businesses buy the land, subdivide and permit it themselves, then sell directly to the end homeowner?

    I obviously can't build 100 homes by myself, so I need the right points of contact. Who do I call who would build roads, install sewers, and build a bunch of homes?

    How to tell my realtor I want to rescind my offer?

    I'll start by saying that I'm a very non-confrontational person. My (20M) husband and I (20F) are in the process of buying our first house. However, he's stationed in another country and we're moving 8 hours away from where I live, so we're relying on our realtor quite a bit when it comes to seeing houses. We kind of jumped the gun and put in an offer on a house that we aren't too crazy about. We got scared because the market is crazy right now, so we settled. However, the more we look at the house, the more we HATE it. We want to tell the realtor that we want to rescind the offer, but I'm really nervous about it. I feel like I have made him run around a lot, and I don't want to make it worse. My husband says that it isn't a big deal and that we haven't run him ragged because he's only viewed 3 houses for us, but I'm still really nervous about telling him we want to rescind the offer. Can someone help me figure out what to say to him?
