    First off, I totally love this kid. He has been an amazing friend to my entire family. However, his mother and step father recently split up due to his step father cheating and his mothers recent addiction to drugs. He has grown up in an abusive household and is underweight as they never fed him. Three weeks ago she dropped him off at our house to stay the night and hasn't returned. At this point it's the best thing for him and he is in no way an inconvienece. He is totally welcome to stay. However, he has one set of clothes and I have been trying to reach his family to get him his stuff but nobody is responding. I really don't know where to start. I want to call police to get his things, but I don't want him to get placed into a foster family. He is in a very fragile state and I wouldn't want to do that to him. Where do I start? What should I be looking to do? I have no way to get him any help because I am not his legal guardian. I really want to get him some counseling and help with school. So, how do I help him? He is currently 15 if that helps and we live in WA state. Any help would be much appreciated.

    UPDATE:

    Thank you so much for the outpouring of support. I drove him to his house today and spoke with his mother. His mother told him he had 10 minutes to get everything he needed and to get out. So I got to deal with a very hurt child this morning. I think the resounding answer here was to get a family lawyer. So that's what I am going to do. I am going to sit down and document everything I saw. I am also gonna ask that he do the same. He is a teenager and deserves a stable environment which I believe my family can provide. So the end game is that we at least get temporary custody of him until he is an adult. My son has been great through this entire thing and has really stepped up and showed how caring he is. Without him, I wouldn't know half the stuff going on. So I guess we gained a new family member today. I'm happy that he's here, yet disappointed in the situation.

    UPDATE: California - car towed from complex. Parking permit was valid and displayed in window. Recourse?

    Went to get the car from the tow yard and paid first before they would release the car. When we got to the car, we showed the tow company our permit was was valid and displayed properly on the dash. The tow company admitted fault and said it was a new driver who didn't read the full dates of the permit. They gave back our cash, and we got the car.

    My stolen belongings found at secondhand store - what are my options? California, US

    Tl;dr: I was the victim of a burglary a month ago. Some of my belongings have been located in a second hand store (Some identified by serial numbers). Dollar value well over the line for grand theft. What can I do? Police already involved.

    On April 3rd some professional thieves with a polished MO broke into several storage lockers, including mine, and stole a significant amount of stuff, including the majority of my collection of 750+ rare small-press fine art books. I was pretty devastated. (In addition to things that can be replaced easily for cash, and things that can be replaced for cash with a few years of searching on the used markets, there were things stolen that cannot be easily replaced, and a great deal of my anger came from the thought of my irreplaceable personal property tossed in a dumpster as not worth selling.)

    In addition to filing a police report, I posted a notice to a few hobby mailing lists. Last night someone contacted me saying that he had purchased an unusual cache of these books at a used book store about 25 miles from my house, (next county over) and one of them was inscribed to me. Seven of the items he purchased have serial numbers, all matching my purchase from the publisher in 2012. He mentioned a few titles left on the shelf and in the back waiting to be priced which also match my online collection inventory,

    Just the titles that he mentioned have a replacement value (on the online used market) well over the line for grand theft, which can be either a felony or a misdemeanor according to a random lawyer's website, though the bookstore was selling them for $20-30 each.

    I've got a call in to my local PD, and will be speaking to a detective at 9 am. The store opens at 10; I'm hoping to visit them and retrieve my items before any more of them get sold at bargain prices to lucky shoppers.

    What legal recourse do I have against the store? Their website says that they check ID for everyone who sells them stuff, but I assume the thieves used stolen ID for that, as they did in other phases of the burglary. (Not sharing details just in case.)

    I keep my collection inventory online, and the management of the hobby website has told me that each inventory record has a last-modified date, so it's fairly easy, at least in my eyes, to establish what I owned before the theft.

    What are the next steps I need to take? (For example, I've been putting off the task of going through my storage unit to inventory what is left , but I need to do that to get a definitive list of what I believe to have been stolen.)

    After 33 years of work, our beloved maintenance man is being kicked to the curb :(

    I live in a condominium complex where our beloved maintenance man (we will call him Roberto) has worked for 33 years. Roberto is kind and hardworking and often stays late to help tenants with issues. He shows up whenever we need him and knows the grounds better than anyone.

    2 weeks ago he was given a letter stating that starting in June, he will no longer be a regular employee but a contractor, and cannot exceed 20 hours a week at a $20 rate. As a contractor, he will have to pay his taxes out of his wages as well as health care benefits. They also informed him they would be taking the shed he has used for 33 years to house property materials and shade from the Texas sun in the summer, and that he needs to find a place to put his things. Cutting his hours this drastically in a pandemic to a non live able wage is cruel and clearly they are trying to get him to quit.

    The management is SHADY. The HOA board consists of 3 members when it should be 5 and 2 of them monopolize the board and don't even tell the 3rd member when they meet. They voted on this decision to cut him. The same board "director/president" is not following board rules himself by not living on the property. Roberto has also disclosed that the board leader has had him working in his private unit FOR FREE over the past few months to get it ready for a tenant, and that he has even paid out of pocket to replace things in his unit.

    Roberto is documented and close to retirement but is not there yet. I do not know how to advocate for him in this situation or what resources to provide. Roberto has been taken advantage of on this property for years and now they are trying to kick him to the curb quietly because they say they cannot pay him. Our HOA fees recently increased, and there is nothing to show for it so we do not understand where this money is going. When requesting the budget it takes months due to excuses of needing time to get it together. The board does not inform owners of meetings and one is a lawyer by profession, so people are afraid to step on his toes.

    Any and all advice welcome. I love Roberto and do not want to see him go down like this! He is essential and I don't think this is fair or just action, not even sure the legality of it.

    Paper states "Effective June 1, 2021 maintenance contractor shall be classified as an independent contractor rather than an employee and will become responsible for any tax liabilities. In exchange for committing to work three days per week he will be paid $20 and hour not to exceed 20 hours a week unless authorized by management."

    Dog sitter broke into rooms and left dogs for 4-5 days

    I'm (29F) looking for some legal help. We hired a dog sitter to watch our dogs and she broke into locked rooms in the house and had stolen several items. She left the dogs in the kennel for 5 days. She's is currently facing two felony charges for this. Do we need an attorney for our in person court date? We (my husband and I) have a recording of her trying to turn off the security systems. It's a 2min "Alexa" recording of her telling it to turn the camera and security system off and also trying to see what my location was.....we didn't have any cameras or a security system. She was super paranoid. This is the craziest thing ever.

    She left credit card damage on both doors when trying to get into the locked rooms. When we came home the dogs were covered in their own feces. She never came back for them and they were left in there for 4-5 days without food or water. I think she's facing one felony charge for animal cruelty and one charge for breaking into the rooms.

    There was no outside forceable entry. She had a key to the house. The inside rooms were locked with a private key my husband has. We took both dogs to the hospital. One of the inside doorknobs was broken from her breaking in to it.

    We also have her admitting through text that she hadn't been to the house in 4-5 days to let the dogs out or feed them. We would really appreciate any legal advice. Do we need an attorney or do we have enough evidence? We have a court date scheduled that we have to be in person for. We have given the DA all the evidence including pictures of the damaged doors, dog room covered in feces, hospital bills, and the Alexa recording.

    My sister’s husband left her but doesn’t want to divorce for a year. What should my sister’s next step be?

    To put a long story as short as possible, my sister has been married for several years and has 4 kids with her husband. He has been unfaithful for the last few years but my sister has been continually patient and hopeful he would change.

    He found a new girlfriend via Facebook and decided he is moving 2 states away for one week and will come back every other week to stay with the kids. On her off week, she is expected to stay at our parents house but still come back during the day for childcare while he works from home.

    My sister is in her final year of school to become a school teacher. She does not have any income. She will be ready for a full time teaching job fall of 2022.

    He is the breadwinner and makes good money, $110k+. He decided he will continue to support her and the kids and will not file for a divorce until she is on her feet financially with a new job in one year, and even then the plan is the keep their jointly owned home and continue to switch weeks on and off so the kids can stay put indefinitely in their home.

    It seems like her husband has finally gone off the deep end this time. He feels zero remorse for his actions and claims he is finally living his best life and is free from the shackles that once tied him down.

    I can't help but feel an impending sense of doom about this, like he holds all the control and can pull the rug out from underneath her and the kids feet at anytime since she's tied up with school with no money coming in yet.

    They agreed to keep lawyers out of it but the rate her husband is going he seems like the type to play dirty when it's not so easy for him anymore. He has an incredible ability to be manipulative and deceptive to serve his best interest.

    What can I tell my sister to do to prepare for the divorce? Are her hands really tied since he makes the money? She feels she has no choice but to go along with the plan since he provides all their monetary needs. I feel she needs to file for divorce now just to be free from him but perhaps that's unwise.

    He threatened her that he would win in court since he is the breadwinner. Whatever that means.

    Does she need a lawyer now? In a year?

    Home was broken into in August of 2020. Insurance continues to drag things along and STILL has not repaired our home. We have no where to live.

    In August of 2020 our home was broken into and vandalized while away for a month. It is a hazard and can not be lived in. The police in out county have done nothing to get the people nor protect us. It dosent matter how many times we board it up or change locks. It keeps getting broken into. The insurance adjuster who came to look at the damage, told us the house was a hazard and that it would been to be deep cleaned. They insurance would start a fund to clean the house asap.

    After months of waiting for insurance, calling, texting, emailing, they finally contacted us back in January. Giving us the money for our stolen things and 3k to clean and repair it. Clearly not enough we knew we would have to appeal for more.

    Every company ether charged to much or just wouldn't do the work. It was March when we finally found one. It took 3 weeks to for insurance to approve and they cut the price down so much. In April they finally did the work, but the cleaning company didn't get enough money and stopped. We are now going on 4 weeks waiting for another dumpsterpull to be approved, they never respond to us. It's been over half a year now and we can't stay where we are anymore. Due to covid we do not have the money to rent a place. We just want our home fixed, but at this point it may take the WHOLE year!

    We are at our wits end, it shouldn't take this long to get a home cleaned and repaired right??? I'm worried for my mother because this is an expensive amount of stress on her. I'm worried she may do something, if you get my drift.

    ANY advice would be helpful, please.

    I got screwed by the system. Landlord faked service in February, I of course missed my court date in April because I had no idea, and I found out I got evicted on Friday by a Sheriff posting.

    I only found out about this on Friday and the most honest lawyer I found told me I'm screwed: a motion to vacate the default judgment against me will be most certainly denied because the court is going to by default side with the process server.

    So I'm evicted and that's that--never had my day in court, nothing.

    What gives? How is this so easy to just screw somebody like me? I am in California. I can't even find an attorney to take my case or give me basic advice.

    (LA) Landlords are saying we have to leave in 5 days after finding roommate's cat which is against the lease terms. Roommate and cat are both gone in under 48 hours and full rent will still be on time for the remainder of the lease but they're still threatening eviction. Can they do this?

    Hi I know this is long but I think I'm in a situation where I could really benefit from real legal advice and I don't know where else to turn. Thank you so much for reading this in advance. My roommate, K, and I are in a severe bind and not sure what to do right now.

    We live in a 3 bedroom home and signed onto a one year lease here on November 1st, 2020. The lease states that pets are not allowed, however our third roommate, A, rescued a kitten in the back yard and was "temporarily" searching for a permanent home. The cat was in our home for 4 months. Both myself and K told A that she should ask the landlords before bringing a cat home because they were pretty cool and laid back and we knew she would get attached. We all love animals so we didn't mind, but we did violate our lease by allowing it to happen and we understand.

    Our landlords live close-by and drove past our house and saw the cat in the window sill on Saturday morning and sent us a photo. They expressed that the husband (landlord couple) is deathly allergic to cats and is beyond pissed she didn't ask first. They told A she needs to get rid of the cat or leave by June 1st. They also said all of our deposits are voided and K and I will need to repay our deposits on a new lease to stay in the home because the old one is now null since it's been violated.

    K and I decided to repay the deposits and split the rent in half for the remainder of our lease without an argument or issue. When I called my landlords back to let them know we are ready to sign a lease and repay the deposit, they said that their lawyer told them that we have to move all of our belongings out within 5 days so they can get the house professionally cleaned by law before they put a new lease on it. I begged and pleaded for us to hire one personally and take care of it for them since we were in the wrong. This makes no sense outside of our landlord's allergy as to why the current tenants cannot accommodate the rent difference and remain on the lease.

    They said that their lawyer told them to evict us, but they don't want to do that to us and hurt our personal record but will have no choice if we're not out by the 15th (we pay rent on the 15th of the month, lawyer told them to not accept another payment from us). My uncle has owned rental properties for decades so I called him for advice, and he said that this would never hold up for them in court. He said because the issue was presented to us and fixed within a more than timely manner without resistance and willingness to pay the full amount of rent on time for the remainder of the lease, we have shown a "good faith effort" of correcting the violation and our lease is in fact not void until a judge says it is. My uncle says he does not believe they have a lawyer because no lawyer would advise them to do that since any judge would side with us, evictions cost them money, and they could even be ordered to allow us to stay through the lease terms. We have had zero issues in the last 3 years and we feel like this is incredibly unfair because although we did violate the lease by allowing A to have an animal in the home, we had no idea about the severe allergy. I would have never let that happen.

    My landlords ignored 2 phone calls so I texted them that I wanted to talk about the legal proceedings and how I believed there is a misunderstanding. They read this text message and did not respond, so I sent them a lengthy and very, very polite text message explaining our good faith effort and how we are willing to go above and beyond to finish the remainder of our lease. I told them that I understand if they feel the need to bring the issue to court and that I have a lawyer as well (my uncle is going to set us up with his if need be). I reiterated how sincerely sorry we are for the violation and it was never, ever our intention to make his home unsafe. No response but they read it.

    I think all of this makes sense, but I'm scared. I don't want something on my personal record like this that will prevent me from being considered for future housing situations. I'm scared of this costing me a fortune if I lose and most of all, scared of being homeless and SOL.

    What can we do? Anything? Just hope for the best? Does it look like we'll be okay? Anything helps and thank you again.

    Edit for clarity: We have been living in this home for 3 years, but re-sign our leases on November 1 of the year. We have copies of all of them and they're exactly the same.

    Edit/update for more information: A has confirmed to me in writing that the wife landlord told her that they got a good offer on their house and just want us out to sell it. This makes a lot of sense about their behavior but I'm still unclear on the law here.

    Sooo I'm a gay 24 year old male and I've been renting a room in California since November 2020 we have a leasing contract in place that is over in November 2021. I'm currently in a relationship with one of the roommates(age 27) which has his own room and is paying his rent to his room is actually right next to mine having a door in the middle like hotels. The landlords found out that we are in a relationship. They approached my boyfriend asking if we had gay sex in the room and told him it was unacceptable due to the fact that it was against there bible beliefs. They are trying to dictate if he can spend the night in my room. Now the lease clearly states we can not have a overnight guest. Would a roomate fall under the same rule?

    [KY, USA] Man staying in mother's house refuses to move illegally-parked boat + trailer

    The house is provided rent-free with no lease agreement. The landlord (mother) does not wish to evict the tenant (son). She is facing possible large fines for the trailer remaining on the property but not on a hard surface. The tenant knows about the situation but refuses to cooperate. The boat tires are deflated and likely need replacing, and the state of its interior is unknown (i.e. could be filled with water, as the plug is known to be glued shut). Tenant has a record of aggression and his behavior upon the boat being towed against his will is unpredictable.

    Could anyone recommend specific recourse that could have the boat removed legally without the tenant's consent, and perhaps placed in storage or elsewhere? The landlord is not aware of her options as code enforcement has not provided her with any.

    [NYC] Dog and wife were attacked by a loose dog. Owner of the other dog would not share her information and ran away. Police say there is no crime and won't act.

    Last Friday May 7, around 11:45pm, my wife and I were out on our nighttime walk with our dog. We got about half a block from our apartment when we saw a pitbull/American Bully type dog charge at our dog and attack it. The attacking dog had a leash on, but the owner was not holding it. I tried desperately to pull my dog up and hold her, running around trying to avoid the attacking dog. I shouted at the owners, standing probably 10 feet away watching the action, to control their dog, and eventually they did. The owners were not in control of their dog, made no initial attempt to restrain their dog, and offered no apology, remorse, or cooperation afterwards.

    Our dog is a small (18 lb) poodle mix. She was bleeding profusely and my hysterical wife carried her in her arms and jumped in a cab to bring her to an emergency vet. She left me to get the attacking dog owner's information. When I asked for her information, she was uncooperative, said something along the lines of she "just found this dog on the street a few minutes ago" and walked away. I started to dial 911 and I followed her for a bit and saw they stopped at a hotel. I told 911 the location of the hotel at which point they disconnected. I then flagged down a hotel security personnel standing in front of the hotel to let him know this guest's dog just attacked mine, and was not cooperating when I asked for her info. They asked if this attack happened on hotel property (it did not), and so they said they could not do anything about it. I spoke to a hotel manager inside the hotel, got a similar response, at which point I noticed the dog owner had walked away and was turning the corner. Her friend stayed at the hotel, and I believe entered and went to the room shortly thereafter.

    The police arrived and asked me the story, and basically told me there was no crime committed since dogs are property. I was not physically harmed and at this point, I did not know my wife had also sustained a bite to her hand while protecting our dog. I called my wife and she told me she was bit on her hand, at which point I informed the officers. They still did not do anything, and said if she wanted to file a report to go down to the station. They eventually left about 10 minutes later, without even asking my name or filing any report.

    My wife had dropped the dog off at the emergency vet and went to the hospital herself to seek medical attention. I met up with her around 12:30am, and stayed with her until she was discharged around 4:30am. She had a puncture on her finger, but nothing broken. Because we could not get any info on the dog or owner, she also received a rabies shot and an immunoglobulin injection as a precaution.

    Our dog suffered multiple puncture wounds (face, hip area, and front paw) as well as a fracture on her front paw. She is now in a splint and has several weeks of follow up appointments to make sure healing is going along as expected. But thankfully she is ok, and is in fairly good spirits all things considered.

    We went to the local precinct the next day to file a report. The officers initially checked to see if any record of the incident from the responding officers (there wasn't). I did not remember the name of the officers at the time. So we filed a new report, but got a similar response from the prior night (it's a civil matter).

    We went back to the hotel a day later and were informed that the guest came back later that night and was informed they could not have a dangerous dog on the property, so they left. They said they could not share the personal information of the guest unless the cops were asking as part of an investigation or other subpoena.

    The cops won't assist further with the matter. I understand that to prove a crime here is a long shot, but we would like to file for damages in a civil setting. How would we begin that process when we can't even identify the person? I highly doubt the person is local as they were staying in a hotel and I've never seen her before or after the incident. I took a (blurry) picture of her immediately as she became uncooperative, and I'm sure there are surveillance videos as the incident happened in front of a consulate and across from a bank (midtown Manhattan, on an avenue).

    Any help is appreciated! I just want some small bit of justice for my wife and pup.

    How can I get my lean release from Hyundai Motor Finance

    Basically on 30th November 2019, I leased a vehicle from Hyundai Motor Finance at Hyundai Kearny Mesa in California. On December 3rd 2020 I moved from California to Massachusetts taking my leased vehicle with me. The vehicle was transported through a vehicle transportation company.

    I tried to get Hyundai to do a state to state registration with the lease vehicle, however they gave me the run around. I sent paperwork that they never received and the state of Massachusetts never received documents from them.

    On April 15 2021 I refinanced the vehicle with Navy Federal and they paid off the vehicle. I basically bought it with Navy Federal as the lean holder.

    When I called Hyundai Motor finance to get the tittle sent to Navy federal, they needed the odometer report which I sent multiple times. When they finally received the odometer report, they said they lost the tittle. Eventually I asked for a notarized lean release letter. They emailed me a letter attesting that I paid off the vehicle, the letter however was missing any stamp or signature.

    Legally what can I do to get a tittle from Hyundai Motor finance? Should I get an attorney in Massachusetts or California ? Are there laws protecting the consumer ? Can I sue ?

    Purchased FIL's home, he never cleaned it out

    So in 2019 I purchased my father in laws house in Illinois. He has left two of our closets full of his shit as well as the basement. We have told them many times we want them to get their shit. They haven't.

    Mother's day he agreed with his wife's brother that anyone wearing masks is fucking stupid, as me, my wife, and children are sitting at the dinner table wearing our masks. We left. Afterward he called and berates my wife telling her she needs to grow the fuck up and stop acting childish, forgetting I have all of his stuff still. I'm not trying to be petty but I'm done being nice.

    What should I do?

    Rover.com house/pet sitter was away for 10+ hours each day causing my dogs stress. This stress turned into a dog damaging the AC unit. Do I have grounds to sue the sitter for damages in a small claims court? GA, USA.

    Used Rover.com to hire a house/pet sitter for the weekend (Fri-Sun).

    House/Pet sitter was told to not be away for more than 8 hours/day during the time we hired her. She was out of the house for 10 straight hours on Fri, 14 total hours on Saturday (10 min visit during the middle of the 14 hours), and then left at 9am Sunday when she was supposed to watch till at least noon (we got home at 6pm). Our dogs are not used to being left alone this long, and this stressed them out (garage camera shows dogs acting in the same manner as if it was storming outside). The sitter also lied to us about here whereabouts, as she wasn't aware that our Nest Doorbell/Camera can see the drive-way and her car not be in it. The camera also caught her leaving twice by going out of the backdoor, and then going into the house thru the backdoor, meaning she left it unlocked.

    When not at home, our dogs are kept in the garage (not in a crate), where the AC unit is located. Our youngest dog (who has zero history of being destructive) tore off the upstairs air intake duct, physically got into the AC unit, and tried to escape out of the vent that is down stairs (vent is now bent from her pushing outward).

    The cost to fix the damage was $500. Do I have grounds to take her to a small claims court for the cost? Rover.com already stated they won't cover the costs as the sitter is a contractor.

    Is my employer illegally withholding wages?

    I am paid hourly working at a small company in Ohio in the US. My typical work day is 8am-5pm. I typically get in around 7:45, clock in, and then get set up for the day. One of my coworkers gets in at 7:15 every morning to get a head start on things. What I've realized is that no matter when we clock in, we are not paid unless the time is between 8am and 5pm.

    For example, when I get in at 7:45 and clock in, I am not paid for the 15 min I showed up early. Now frankly I don't really have a problem with this, but there are employees that show up early regularly and are probably missing out on a ton of pay. Is that legal to not be paying employees for hours they're clocked in, even if it is before the start of the work day?

    Also to be clear, our clock does not round. If I am 30 seconds late, I miss 30 seconds of pay. But if I am 15 min early, I miss 15 min of pay.

    Robinhood sold my share without my permission and only gave me 50% of it's market value -

    Yesterday I noticed that I had extra cash in my Robinhood wallet even though I never deposited any money into my account. I had contacted their support and they said that I had sold one of my stocks, but not only did I not sell a stock, it's nowhere in their logs on the app and the amount of money they gave me is half of what the actual market value was the entire day. Their support not really answering my questions or doing anything about it, but saying I should change my password. That doesn't really help. If someone hacked my account, they should at least be logs of the sale. I live in the NY area and wanted to know what to do at this point. Is legal help necessary of they don't give me either the share or the market value amount back?

    (NY) Contractor has been dragging out work for 4 months, has my $14k

    I found a local contractor to do a bathroom remodel at the start of this year. The person had references and insurance and everything I expected and quoted 10 days to finish the job. They have been working intermittently to remodel my bathroom since February and have taken 14k in payments, which is just over half of the estimated cost. There are now numerous issues that aren't being addressed, along with the slow progress and many many excuses. On top of that, this contractor accidentally leaked gallons of water into my downstairs ceiling while cutting tile and is taking their time to repair that as well. At this point we are nearing the end of the renovation but many small things are still messed up and have not been fixed after bringing them up repeatedly, such as loose tiles, sloppy drywall, and so on.

    Do I have any recourse here? I can't afford to bring in another contractor without getting at least some of the money back from this guy, and I have a feeling he will try to argue that he is completing the job but that he is delayed due to all his various excuses.

    Family friend *gifted* me money and is now harassing me to pay it back to them.

    Basically a long term family friend, recently had an argument with my family. It's not amicable and after they told me they didn't feel comfortable speaking with me or being my friend any longer I told them not to contact me again, after some choice words were exchanged. Over the course of the last year I've been in a pretty weird financial situation, he has gifted me some money. He is now saying I owe him 400$ and even though he is blocked on everything he is now emailing me saying I owe him 400$ and sending me PayPal requests for the amount with "PAY ME BACK." as the message. I looked through our payment history though and its only 130$ so I told him to expect that amount back by the end of the month. I plan on paying that back because I honestly don't want to deal with it but I do have texts proving that he told me not to worry about paying him back and that he completely offered the money up even though I said he didn't have to. He is now saying he is going to sue me.

    Can he sue me? I live in TX but he's out of state.

    Undisclosed construction on private balcony prior to move in

    Just moved into a new place in North Carolina. Was told three days in that the landlord is ripping out/rebuilding my balcony and it could take months. I asked for a concession based on the loss of square footage during this time (which sounded reasonable to me) and they told me they do not see the private balcony as adding any value to the unit and they will offer no concession. They said I could move out though. As I just moved to NC, I don't know the laws here. Do private balconies have no value? Wouldn't it be considered an extension of my apartments square footage? Should I continue to push or a refund or are they under no obligation? Should they have notified me I wouldn't have my balcony all spring/summer prior to moving in? They say they didn't know but that sounds impossible. Construction doesn't just happen in three days, they had to have had a plan and a budget etc. prior to my move in date.

    Hit and Run by a Rental Car

    Hi everyone, a few days ago I was hit and run by a rental car on the freeway. When it happened I was at a complete standstill in traffic for 10s or so before being hit. I pulled over to the shoulder to exchange information but the guy drove off. I talked to the police and insurance immediately and provided them with a photo of the persons license plate and car. I found out later from the police that the car that hit me was a rental from Florida. The incident happened in California and I have a witness who was in the car with me.

    The police told me that it may take more than month to track down the person. In the mean time I've been in touch with my insurance company who have helped organize my repair. At the moment it still looks like I will be liable for my deductible.

    Does anyone have experience with incidents like this? Should I expect my insurance company to pursue responsibility with the rental company? Is it likely that I won't need to pay my deductible? My worry is that the person is visiting from overseas and will escape responsibility, in which case I'm not sure what will happen.

    I'm a student and the deductible is going to take a hard toll on my savings. I would really appreciate any info or experiences you guys can share. Thanks in advance.
