    I own property in North Carolina. It's a piece land of on the outskirts of a town/small city that's slowly expanding. It used to be farmland, and there was an old house of little value. I live out of state and have not visited the place in 8 years. No one has been living in the house for the last 18 months. After all this time I just went to have a look at my property. I was in for a quite a shock as I arrived where my house used to be: the house has been torn down, and there is a construction crew working all over my lot. They said they're building a warehouse and offices. There's a huge hole in the ground. As I was there there were 2 excavators digging further into my land. A small hill that there was was flattened.

    I couldn't believe it because I've not been told about my land being used for construction, ever. I haven't sold my land or the house. I've never been called by anyone seeking to buy it. As I was driving there I noticed that the city has expanded and there are now buildings much closer to my land than ever before, but I had no idea that my own land was being used for development. This is so crazy. I can't believe I'm even typing this. I've paid the property tax on this lot every year. It's my name on the title. I'm livid, my land was taken from me without anyone telling me about it.

    I want to make the construction crew stop working on my property immediately. Then I want someone explain me how this could happen, and of course get appropriate compensation from whoever is responsible. Where do I start? How do I make them stop? I tried talking to the workers but they wouldn't listen.

    Edit: I get it, I'm getting a lawyer.

    Edit 2: and now the GIS website says it's no longer under my name. This is so f...ed up. I have no words. I've paid the taxes every year. How does this even happen? How do they send me taxes for property they don't think I own?

    Can I sue my doctor for waiting 6 months to tell me I had cancer because rescheduled an unrelated procedure several times?

    I have to go to a gastroenterologist regularly regarding an auto-immune disorder. He ordered an MRI in June 2019 when I had a colonoscopy. We also decided that I should have an endoscopy. There was nothing urgent about the endoscopy. I had to reschedule it a few times due to not having a ride home after the procedure. I finally had the endoscopy done in October 2019. I had a follow up appointment Dec. 9.

    As the PA (who I thought was a doctor) was scrolling my results he said, "Did anyone tell you you have a large mass on your right kidney?" I said no. He mentioned a referral and started to continue with the appointment and I stopped him. I asked what he meant by "large mass" and he said, "big, big mass!" I was still a bit stunned at the callousness with which he told me and his short responses.

    I asked him why no one had called me about this mass since the MRI was done 6 months prior. He said that I had rescheduled my follow up appointment. I told him I rescheduled the endoscopy, not the follow up appointment because they gave me my colonoscopy results immediately after the procedure. I asked if anyone even read the MRI report before that day. He didn't answer. I told him that their actions were unacceptable and they should have called and either told me or scheduled an urgent appointment. The only contact we had between the MRI/coloniscopy and the endoscopy were the letters about scheduling the endoscopy. I also asked him again if anyone read the reports when they came in or if they just filled them. He didn't answer. I told him that they are going to have a "big, big!" problem with me for their actions.

    He told me that the results were also sent to my primary care clinic. I said something to the receptionist and she commented that they had sent me 2 letters about a follow up appointment. I told her that those only addressed the endoscopy, not any other test results and that there was nothing to indicate that there was anything urgent.

    My next call was to my clinic about why they didn't read the report and call me. They told me they would look into it and call me back. Within 15 minutes, they called back and there were 5 people on the call. They were clearly worried about it. They said they reviewed what happened and have clarified their procedures and it would never happen again. They also set up a ultrasound appointment for that day and a referral appointment to a nephrologist.

    After being referred to USC and scheduling surgery, COVID happened. They cancelled my surgery scheduled for March. It was rescheduled for May. They couldn't save the kidney because the tumor was in the middle of the kidney leaving only the top and bottom portions that couldn't be saved. It was also starting to grow into the blood vessels which would render it useless. It turned out to be Stage 3 (one step before spreading to the body at Stage 4) with clear margins, which is good but not great. I now have to have screenings done every 6 months, but no chemo or other treatment. I'm not sure if they could have saved part of my kidney if the cancer hadn't been left to grow for almost a year before surgery. Also, it might not have reached stage 3 if I had found out earlier and, if course, COVID wouldn't have been an issue last year.

    I did talk to my insurance company about the gastroenterologist. They did an investigation and they removed the office from their plan (they served a lot of Medi-Cal patients, so this was pretty big office to drop.) This says to me that my situation was clearly handled incorrectly and they were clearly in the wrong.

    In addition, the day he gave me the news, the PA called in a prescription for a drug for my GI issues that my insurance didn't pay for. For 5 months, I called their office telling them I can't get the prescription unless they did a prior authorization. They never did.

    Do I have a malpractice case?

    The police basically told me it doesn't matter who bought it. Infact the police officer that spoke to me was very rude to my grandfather and I and even sided with my parents.

    My grandfather offered to show him proof that he bought the car and the police officer did not even want to see it. He did not care. Infact he said he wouldn't believe him either way.

    The police officer left after 45 minutes and there was never any resolution.

    What are my options?

    I used a family friend to purchase my new home and they insisted on giving the keys to my mom instead of me (not an owner of the home)

    I'm in my early 20's and have just bought a comparably very expensive home. I was referred to a family friend, with the promise of a discount and the insistence that they would look out for me in the home buying process more than a realtor who didn't know me or my family.

    This was a mistake, as I was patronized in the entire closing process, basically treated like some child. I'm paying for the home with my own savings, salary, and good credit. Nobody else is buying the home for me or with me.

    I arrived at closing having been told at the walkthrough the previous night that I would be receiving the keys and proof of ownership at closing. Cool.

    I get to closing, signed my papers, I wired my money. Where are my keys?

    "Oh no, we're going to give these to -mom's name- later, you can't have these right now." Again, as if I'm some child instead their one and only paying customer in this deal. I get to arguing with the attorney. He doubles down. Realtor doubles down. The entire unspoken message is "Oh you silly girl, why would you think you're getting these keys?" I leave empty handed, humiliated, and crying, after arguing with them about how they owed me my keys and had no right to give them to anyone else.

    I ask my mother to head over to the settlement office immediately. They happily give her the keys and the title. To my home. That has my name on it. That I paid for myself. That she has no legal right to. She says she'll give it to me later, as if I need to wait for her convenience to have the keys to the home I spent my life's savings on and am responsible for paying off for the next 30yrs of my life.

    I still don't have all of my keys and ownership documents in my possession. The current status is that the Realtor doesn't even have the garage code/opener, and nobody knows what happened to that. It's a detached garage space, so I pretty much just don't have access to that. My mom also said she's keeping one of the zoned parking permits for herself.

    I'm so pissed, feel so disrespected and degraded. This is so blatantly negligent and ridiculous. I would love to sue for damages, loss of use of the space for the period between when I closed and when I'm actually able to take full possession of all my property, pain and suffering ideally. I just feel really helpless because I have no idea what recourse I actually have here and how to go about holding the realtor/settlement company accountable for this bullshit.

    I'm not a trust fund kid at all, my family is blue collar. I worked really, really hard to be able to buy this place. Like, I worked full time and went to college full time, graduated early at that. Kept pushing on with more school while also holding down a full time salaried managerial government job. Imagine working upwards of 80 hrs a week while also studying for the bar, it sucked so bad. I've literally slept in my office and/or my car a disgusting amount of times, hustling for promotions and side projects, and also trying to get my small business up and going. Working, working, working so that when I have a family someday, they don't have to ever sleep on the floor or bounce from rental to rental. I want my kids someday to have a better childhood than I did, and I always saw homeownership as the way of getting there. This house was literally my entire life's dream, like, since I was a child. I just wanted a forever home. It's so upsetting that this awesome accomplishment that I'm really proud of is being shit on like this. This gotten to be word salad and I'm sorry but I'm just so beside myself upset.

    HOA walked into my house unannounced.

    I bought a condo last year in Florida to rent out on air b&b. Since the corona virus hit, I left my home in in NY and have been staying at the condo working from home. When I bought the condo, they told me the office needed a key for emergencies. No problem I gave the key. Now yesterday 8 am i hear a bang on my door, I'm still sleeping. It was loud and hard like police. I jump out of bed start to put my pants on and yell coming. Before I could get my pants on I hear the door slam open like it was being kicked in. At this point I said fuck the pants and grabbed my pistol from the dresser draw. I ran out and had the 2 men held at gun point, who couldn't really speak English, all of us shitting ourselves. I'm yelling get down in English they're yelling in Russian, finally I hear HOA as he's pointing to his key. I told them get out because the situation was tense and I don't know if they're lying or what. I went to the desk after I cooled off and woke up. Ask the guy why the HOA was entering my condo. They claimed it was a safety check (sprinklers, fire extinguisher, ect) and they only have to knock twice before entering.

    So I have a 2 part question. Can the HOA enter my condo like this and would I be in the wrong legally if I had shot them. For anyone coming in with anti gun stuff, just leave it. I own it legally, Kissimmee isn't the greatest area, and its there for exactly this kind of situation.

    P.s the HOA has been giving me shit since this happened. I've gotten 2 violation notices for my patio furniture and a bike I keep on the patio (been there since i bought it a year ago. I was told I have too many pets and 1 will have to go (apparently 2 is the limit i have 3) and now they tell me I have to switch my ID and regester as a resident with the office and they won't accept my NY ID. It feels like they know they're wrong and reminding me how difficult they can make my life.

    So, 10ish years ago, my landlord decided he didn't want to landlord anymore and we were great tenets so he offered us the house on a land contract (This was all done by my parents) Where we kept paying the same we were paying for rent for 10 years and the house is ours.

    I've reviewed the contract and it seems like your basic land contract, in the contract it states that the deed is to be put in trust of the law firm that did the contract and to be delivered when paid in full.

    The problem.

    We made the last payment last month and have tried several times to contact the landlord/seller and have been unable to contact them. We reached out to the law firm and spoke to the attorney who did the contract, he has confirmed that they have the deed and just need to confirm it has been paid off.

    They can't get ahold of landlord/seller.

    My mother is a document hoarder. She has every bank statement for the last 20+ years including check images, the firm says that is good, but it's not proof. My mom did not have her own lawyer helping her with this (dumb on her part IMO), so we figure we need to hire a lawyer. Would this be a real estate attorney? Contract attorney? Should be a simple case or am I in for an uphill battle?

    I am extremely vested in this as I also have a contract with them. My family loves to fight over dead peoples things, so I made a deal with them so no one fights over the house where I helped pay for a remodel and once they pay off the house it is mine, so I am helping them with this (as in I am lawyering up for them, they aren't well off financially)

    (OR) - Marshals and LEO keep coming to our door for past tenants. Year six.

    Here we go again..

    We get a knock on the door, city PD the guy says. Open the door and hes got a marshal badge on his belt, a folder, big gun and plainclothes. And it's the same thing every time the past 5+ years. "Is so-and-so here? Open the door so I can see you are or arent." and it's like dude I'm at the point of keeping ID handy.

    Or itll be a plain clothes guy trying to "find someone for his website" and produces a form that says admin@admin.admin on the email with a name of someone I've never heard of, whose returned mail I've never seen.

    We tell them, every time, hey, we have lived here 5-6 years and literally remember you asking before. We are well-groomed, clean, we keep a clean house. We dont party or cultivate/use illegal drugs. I smoke pot that I buy at the store across the street.

    We will think it's the last time and a few months go by and bang bang bang, city PD, with a plainclothes Marshal, looking for someone whose returned mail I've never seen and never heard of. (Edit: once it was city PD but they didnt announce).

    I grew up in law enforcement household so if it's a legit thing I wanna help if i can but I'm stumped. But what do we do? We have told them the same thing every time so it's not like our stories change or the people answering the door are different. Like do they think we just got 6 dudes we never heard of laying around somewhere?

    NJ: Living trust house being held ransom by a buyer

    A family member (the dad of an in-law, so not my immediate family) has been battling multiple medical issues requiring round-the-clock care, and as a result, he willingly moved to an assisted living facility and gave his adult children his blessings to sell his house (which was held in a living trust) to pay for his care until Medicare (or Medicaid?) kicks in. So, on their father's behalf, they listed the house for sale.

    They got a buyer pretty quickly, and everything was moving along pretty normally until closing approached. The buyer postponed the original closing date because they said the lender wasn't ready. It was rescheduled for a week later, but the buyer never showed up and suddenly became unreachable. For 2 weeks, there was complete silence despite multiple attempts to reach them.

    Seller's attorney advised that the owner could re-list the house, which they did. They immediately got two bids, leading to a bidding war. One of the offers was verbally accepted - nothing in writing.

    Original buyer was informed via email and voice mail about the situation, and suddenly, they weren't radio silent anymore. Buyer's attorney responded saying they will sue for violating the contract and said the delays were "because COVID is slowing everything down". They rescheduled closing again for today (21 Aug). Keep in mind that the owner's living situation is tied to the proceeds. (Incidentally, he has actually had COVID.) Seller canceled the agreement with the new bidders, who are now pissed.

    Well, the original buyers didn't show up again today (3rd time they missed closing) and aren't answering phone calls or emails. It's now a full month since the original closing date. How long can the buyer metaphorically hold this house hostage? If they do actually sue, will it hold up the sale? Is there any recourse? It's affecting the ability to pay for assisted living. Thank you for any advice.

    [California] How long am I obligated to hold onto non-delivered orders from non-responsive customers?

    Hello! I'm using a throwaway account right now.
    I am a new manager of a webstore that sells high value collectible items.
    I inherited an issue where there are returned/non-deliverable packages accumulated from over 10 years.

    We try to contact the customers on the invoice every year, but so far we have never received any responses nor have we been contacted.
    Due to the age of some of these orders, I'm not sure if I would still be able to refund them. (Ex: Credit Cards originally used to purchase are probably expired at this point, they may have moved so money orders and checks might be risky)
    It's taking a considerable amount of space in our warehouse, and I wasn't sure if I was within my right to consider these as abandoned property and dispose of it.

    Tldr: I have a lot of returned orders from over 10 years and can't reach the customer. Can I get rid of it?

    My father has dementia and he's making all sorts of accusations and we have no way of protecting ourselves

    My father is 86 and has dementia. Over the last couple of months it's gotten quite bad, to the point where he's making all sorts of false accusations against me and my mother.

    For example, he's saying that we're trying to steal from him, take his property, give him poison and try to kill him. Our step family comes over everyday to help us with the burden, and dad often says this stuff in front of them and we can't really do anything. They'll believe him over us any day

    It's gotten to the point where they're stealing from us because they think he's in danger and they're trying to get a such stuff as they possibly can under their name.

    What can we possibly do?

    [CA] My leg was severed in an accident a few weeks ago and I want my leg back. The hospital is refusing to release it to me. What can I do?

    So I was in an accident a few weeks ago where my leg was severed from the knee down. From day 1 when it was freshly severed I was saying I wanted my leg back . The plan for me was to articulate it at a taxidermist and that's how I wanted to grieve it. The hospital originally said they could release it to me, then the guy at the morgue said I have to talk to risk management. I called her, explained the situation and she said 100% yes I can have it. Next day she comes to the rehab I'm at and says that the legal team said I can't have it now because it's considered "biomedical waste" and now belongs to them and not me. What are my options here?

    Facing Eviction for Talking at Night

    Hello LegalAdvice,

    I live in Monroe County in Western New York. I have recieved a 5 day request to surrender possession of my apartment. The reason being that my neighbor has been complaining about me talking on the phone at night. I do not own speakers or have parties. This is just for talking. Not shouting.

    After my first noise violation I called management to discuss. They man reassured me that I shouldn't worry about having a conversation in my own home, as that is not considered unreasonable noise. I did not record this conversation.

    Every month or 2 I might get another complaint for the same reason. Now I may be facing eviction.

    The Quit notice I recieved was a Unconditional Quit Notice rather than a Cure or Quit Notice.

    I talked to my neighbors. One of them claimed they have never heard anything from my unit and also stated that management called her to see if she's ever heard any noise. I requested she write me a letter in my defense and I recorded the conversation. The other said he can hear me talk occasionally at night and claimed the floors are thin, but hasn't heard me in a few days. He claimed he has tried contacting by knocking before but he wasnt able to reach me. He also said he has never rung the door bell. This conversation was recorded as well. My last neighbor I only have a letter for and it just claims the walls are thin and she can hear me having a conversation.

    I'm probably going to be served soon and have to go to court. I want to emphasize that not one person has ever claimed I was shouting. And when I asked for details regarding the noise, it was all very vague. Such as "loud noises". Both neighbors that were complaining mentioned very thin walls or floors. And one of them has never heard me.

    I dont believe that the noise violations are valid and I shouldn't be evicted for talking at a normal volume inside my own home. I realize that my neighbors have a right to peaceful enjoyment, but I don't believe I should have to be completely silent in my home. There is some degree of noise that comes with living in apartment units. I have heard my neighbors talking in their own units before but its barely audible and not something that would bother me.

    I regret not recording my initial conversation with management but I never thought it would escalate like this.

    I am currently processing to join the military and I expect to leave here soon anyways. I recently got layed off and tight on savings. At the end of the day I just want to avoid an eviction on my record for something I feel is ridiculous.

    I did some research and I believe I am supposed to receive a 10 day Cure or Quit Notice in NY. I recieved an Unconditional with 5 days.

    I am at a lose of what to do. I'd rather not lose my home. I couldn't find any local tenancy boards.

    I think my best bet is trying my luck in court but with 2 of my 3 neighbors against me, I am not feeling confident.

    Any advice would be greatly appreciated.

    Lost my job in March while on intermittent FMLA. The company is hiring me back, what happens to the rest of the FMLA? [MD]

    I live in Maryland.

    In October, I took FMLA to care for my husband after surgery. I went back to work full time after 7 weeks, and planned to use the rest intermittently for whatever he needed. (PT, doc appointments, etc)

    In March, I was furloughed. In April I was terminated. At that time-I had used 8 weeks.

    Earlier this week I was offered my old job back. When I inquired about the remaining FMLA time, HR informed me that it was no longer applicable since I had been terminated.

    Having full time employment is the important point here. I'm not willing to risk being a difficult employee over this, but I would like to know if this is correct.

    If someone lies to the commissioner and that changes the final order of the commissioner against the opposing party, can something be done to get the commissioner reconsider the order?

    Hi. This is in WA state,, Snohomish county. I had an immediate restraining order against my husband when papers were served to him, requesting a 2hrs per week supervised visits for him with my son. His response statement was loaded with lies and answers that raised more questions than answers. I had provided proofs for all my claims and all he had were dishonest claims. Then at the hearing, the judge allowed him to have every other weekend with my son plus Thursdays on the off week. The commissioner 's decision was based on the fact that my husband said he has a one-bedroom apartment and that is where Ryan will be sleeping. Then nearly 5 days after the hearing, his attorney and mine had their meeting to finalize orders before they send it back to commissioner to sign. In this meeting, husband's attorney mentioned that they need to push the visitation start date out to the labor day weekend so that he can find a place and provide an address!!! Now this means that he lied yet again in the hearing that he has a one bedroom apartment and his dishonesty was what the commissioner's final decision was based on! I know the normal process of submitting for a revision and gautdian at litem and etc.... BUT this order was solely based on a dishonest response when the commissioner asked him whether or not he has a place for Ryan's sleepover and he said "yes"... shouldn't this be a crime? shouldn't the commissioner reconsider/re-evaluate her decision? Is there a way to do this?

    My mom stole my birds

    This post is for my friend. We live in a Northern European country.

    My friend's parents are divorced, and his mom has a new partner, who is pretty awful to live with. After years of manipulation and bad treatment from his mom and stepfather, my friend moved permanently to his dad's house, and hasn't talked to his mom in about 5 months. His mom held his belongings hostage for a while, but has given most of it back except his pet birds. He knows the birds are probably being treated pretty bad, but his mom won't give them back, because she hopes she can use them to get him to move back. His mom originally payed for the birds, and he recently turned 18. Is there anything he can legally do to get them back?

    Also he has moved his address to his dad's house and he doesn't have a house key anymore. Any help would be appreciated.

    Landlord has told new tenant that they can move in before my flatmate has moved out.

    I live in a 2 bedroom flat (UK) and my flatmate is moving out on 1st September. The landlord has told me new tenant will be moving in during the beginning of September, however, after speaking to the new tenant himself (I do not know this person, we are complete strangers and have only communicated a few times via email) he told me he was moving in on the 29th and that the landlord had cleared this as fine.I'm unsure what to do now, is this an acceptable thing for a landlord to do? it feels like they have tried to just let it happen without us asking questions.

    I also explained this situation to new tenant and he was understanding but also cannot change his moving date as it is a long distance to travel and has already organised it with his family to help him with the move on that day.

    I'm not sure what i am expecting by putting this on reddit but i also have no idea whats going on with this whole thing.... sooooooooo.... help?

    EDIT - i also forgot to note... landlord has just let me know they will be raising the price of the rent but has only given me 11 days notice of this change. Is that ok? It feels a bit scummy to give such little notice for a price increase

    Fence Built On My Property

    My neighbor was in the process of building a fence near our lot line and I asked them to stop until we had it marked out by a surveyor. They weren't very receptive to this idea (even after I showed them my mortgage inspection plan) and they built the fence when I was at work. I had a surveyor come and it turns out the fence is 6' over the lot line onto my property. I've been talking with an attorney and he said will cost $10 - $20K for a lawsuit which seems like a lot of money. Not sure what to do because reduces the value of my property, but spending that much money to go back to what I already had seems crazy. Any advice would be helpful - thanks!

    Fired after relocating. Recourse and obligated to repay relocation costs

    Hoping this is the proper channel for this post.

    It's recently come to my attention that I will likely be fired in the coming weeks. I have only worked for this company for 10 months and relocated across the country for the position. They are claiming it is performance based.

    I have read through my contract and it states if I quit or am terminated within 12 months of my hire date, I am obligated to pay back relocation fees. Bg my estimates this will be between 15-20k. There is language though saying I am not obligated if I qualify for a "transition plan".

    Had a call with HR and my boss's superior where the HR mentioned I am eligible for "transition pay". I am trying to find an answer and clarity if the "transition pay" constitutes as a "transition plan". I understand that answer won't be found here.

    I'm looking for advice or resources or laws that may help protect me from this financial obligation. Putting aside I believe this termination is not warranted, can they truly force me to pay these fees back after I've uprooted my life and are forcing my termination based off of not meeting performance expectations?

    Was rude to census worker. Now I am worried I broke the law.

    (Utah) My wife filled out and completed our 2020 census online in July for our household. I can verify this with a picture she took of the confirmation number.

    (Some side info, we get a lot of "scammers" solicitors in the area going house to house.) Yesterday, our doorbell rang and my wife handed me our youngest child (who was being fussy) and answered the door. The person at the door said, "I am here fore the census and need to get your information". My wife responded with, "Oh, we have already filled that out and I have a confirmation number". He responded with (something similar to), "I still have to record your information." and began to ask personal question. I had a hard time hearing because of the fussy child but I thought this strange and felt like it was a social engineering attack using the Census as a ruse.

    Between the sounds of my child I hear the person say, "Social Security Number" and at this point I felt like the situation had crossed the line. I barged through the half open front door. Handed my child to my wife and said, " This is over. We already answered the census and we won't answer anymore questions" (In a demanding voice.) This outburst definitely surprised the person and he took several steps back. He fumbled with a plastic badge that I didn't see and said that he had a right to be there. I yelled at him and told him to leave my property and shut the door.

    I turned to my very surprised wife, who was like "what was that all about." I told her my concerns and she said that he said that he would NOT ask for SSN and that he was doing his job.

    Needless to say I feel like an asshole for my behavior and am wondering if I broke the law by sending him away and my behavior? Is there anything I can / should do to remedy the situation?

    Can I record my neighbor's voice coming through my windows?

    Hi all,

    I'm aware of the dangers of seeking legal advice on the internet, but I'm not sure where else to ask whether I can do something that could potentially be illegal. I'll preface this by saying that I probably won't do this and am creating a written log of events to establish a pattern of behavior.

    Background: I live in Chicago, which is a two-party consent state. My neighbors are a couple with an infant and a 2-year-old. The dad is a cop who is never home. The wife and toddler--we'll call him Mikey--are in the back yard pretty often. My apartment is on the second floor and looks directly into their backyard. All spring and summer long when the mom and kid are in the yard, my whole apartment complex can hear this woman screaming at her child. It sounds like she's in the apartment with us. I'm friends with most of my neighbors and we're all very disturbed by how it's escalating. It started with shouting, then she started calling him names like 'fucker,' etc. for little things like getting too close to the outside stairs or touching dog poop (they let their dog shit all over their paved back yard and hose it off a couple times a week). Once she gave him a water balloon to play with and yelled at him for breaking it and getting wet--full-on cussing, name calling, etc. This child is can barely walk and toddles around crying as his mom screams at him and it breaks my heart. In the past couple of weeks, she's started saying she's going to kill him--i.e. 'I'm gonna kill you, you little shit,' etc. I never hear her say a kind word to this child and all he does is cry.

    In the beginning, I wasn't sure if there was anything I could do, since I have not seen any physical abuse. I am kicking myself for not doing something sooner (I'm a survivor of physical abuse and wish someone had stood up for me). Once the threats started, though, I decided I can't stand by and do nothing. This past week I have started writing down everything I hear with dates and times.

    Questions:

    1. Will DCFS in Illinois do anything about verbal abuse? Is it wise to report and risk him going to a worse environment? When I reported, things went horribly wrong for me, I do not want to repeat that with this child, and I am extremely mistrustful of the system. Having said that, I have to do SOMETHING, even if I end up knocking on their door myself.
    2. Can I record this woman on my phone within my own apartment (not looking into their back yard--she's loud enough so I can literally set my phone on the coffee table in the middle of the room and get a clear recording) without their consent? The laws about recording someone in IL in their own home are clear, but recording in my home when she's in her backyard shouting--sounds like she doesn't have a reasonable expectation of privacy, but I'm no lawyer, and these are video recording statutes. Obviously there would be an audio component as well and that's what I'm most concerned about. The husband's a cop, so I'm worried nothing will happen if I don't have proof beyond my written log.

    Any insight you all can provide on either of these questions would be most appreciated. Thanks in advance for your help!

    ETA: Guys, I really don't want to debate about whether cops are good or bad. I mentioned that the husband is a cop because that could be a barrier to DCFS intervening (or maybe not-- I don't have direct experience with DCFS in Chicago), and to illustrate that he's never home--I'm sure he works a lot of overtime. I have a lot of opinions on the topic but it's not relevant to this post, which is about getting Mikey the help he needs. Best case scenario: a social worker mandates parenting classes or something similar and they take it very seriously, put in the work, and little Mikey gets to stay in a loving home. I am trying to understand if that's possible.

    My Neighbors Dog Is Barking All Day And Night

    Hi I'm not sure exactly where to post this so sorry if this isn't the correct place.

    My neighbors have a huge pit bull named Mimi. They let her out at 7 am in the morning and keep her out until 11 pm at night. During that time she is literally nonstop barking at EVERYTHING.

    It's extremely frustrating and she's so loud even with a fan on high you can still hear her barking. She is also very aggressive. We have a metal chain link fence separating ours yards. Mimi will rush up to the fence anytime we are outside. The fence is kinda short so we're all afraid she would possibly jump it to attack us.

    We can't take any of our dogs out when she's outside to go to the bathroom because she goes absolutely ballistic. It doesn't matter if your in the front or back yard. She will continue to bark loudly until you go inside.

    We feel like we can't do anything outside in our own yard because of her. She's giving us all headaches and I know it isn't just us. The entire neighborhood is extremely annoyed.

    Is there any legal way I could force them to make Mimi stop barking so much?

    Also if it helps I live in Texas.

    [MI] a "friend" mechanic quoted me 30 hours to work on my car. When he was done, he billed me for 82.5 hours. What can I do? He still has the car.

    Here's the reply I got when I asked why it was so high. It's almost comical.

    "I'm sorry that we didn't better keep you as apprised about the amount of effort we were putting into making your car right, I'll take the blame on that part because whenever we came to a decision point on whether to fix something else I assumed you would want us to do it 'while we're in there'.

    With all the other cars we've worked on, the owners wanted us to fix whatever we found and quite honestly were pretty happy that we would/could do it.

    The value of the time we put into your car should be very apparent when you see/drive it, I'm pretty sure of that."

    [Orlando, FL] told landlord about water damage and was brushed off. Today ceiling fell on us, injuring us and revealing a lot of black mold. What do we do now?

    Hi! Some information:

    My sister and I live in Orlando, FL

    We signed our rental lease in March. It's for 1 year.

    Our rent is $1200/month

    We are $1900 behind in rent (about 2 months)

    We told our landlord about the ceiling sort of "bubbling" back in June. We have text messages with him that have photos of the initial problem. He sent someone out to fix it in July and they weren't able to finish the project for reasons we aren't sure of (covid, rain, etc.)

    It's been raining a lot in FL and the ceiling has been getting worse until today when it finally collapsed revealing a LOT of mold. It landed on us and a friend. I have small (but visible and bloody) scratches on my back.

    The ceiling is visibly bubbling in many other parts of our unit, but today when the landlord came by to see the mess, he assured us it wasn't wet and that he didn't think there was any more mold.

    He has agreed to put us up in a hotel for 2 nights but is implying that we will be on our own after that because he says it is fine for us to stay in the home and "not that bad."

    I love our landlord and don't want to (probably can't afford to anyway) take legal action, but I'm not confident that he will fix our problems because he is very cheap and passive. I also want to continue living here because we cannot afford to move.

    I guess the questions I have are:

    Is it safe for us and our dog and cat to live here with this much mold and the threat of ceilings falling on top of us?

    Is our landlord responsible for finding us accommodations (hotel or otherwise) in the meantime?

    What are the steps we can take if he doesn't fix the problem in a timely manner?

    What are the legal ramifications he can face for this?

    What language and terminology can I use when speaking to him to know that I'm serious and well informed?

    Do we even have a leg to stand on being behind on rent (lol?)

    We're scared honestly and just want to cover our bases. Sorry if this post is long and/or stupid.
