    Realtor not responding properly after getting us in Escrow

    Hey everyone, we are in the market to buy a home and we currently got in escrow for a home and things seem to be progressing at a good pace so far, but as soon as we got into escrow our realtor has been acting totally weird. Prior to getting in escrow as we were viewing homes, the realtor was really responsive and easy to work with, but since being in escrow, we've had to figure out the paperwork ourselves. We've had significant delays connecting if we ever manage to get hold of the realtor otherwise it's constant ignoring of requests and questions. We are getting the vibe that now we are in contract for a home that we like, there is little we can do to change the realtor at this point so we are being taken advantage of. Is there anything that protects the buyer in these cases? This is the time when we need the expertise of the realtor and we are having to figure this out ourselves and we certainly don't appreciate the constant ignoring of our requests. Any suggestions on what we should do without causing an impact to home in escrow?

    Why do people say you need to stay at your home for 5-10 years before selling?

    So I've heard people say that you should not buy a home unless you stay for 5 years, even better 10 years. How come 10 years seems to be the optimal (minimal?) amount of time?

    Appraisal of 195k offer came back 15k low. Seller now appealing appraisal. Opinions and thoughts?

    House was listed at 180k and I offered 185k, which was accepted. A few days later my realtor was asked that if the appraisal came back low, I would cover the difference. We agreed that I'd cover up to 2k of the difference and we moved on.

    Fast forward and the appraisal came back 15k low at 170k. I was planning on staying true to my word and covering 2k above the appraisal, but now they are trying to appeal the appraisal, claiming they have a viable comp, asking the appraisal to be raised to 172.8k, with me bringing an extra 2.2k to closing.

    I'm alright bringing another 200 than to closing than planned, but from what I'm reading appeals aren't successful a lot of the time. Combine that with the fact that they're trying to raise it such a (seemingly) small amount, I'm worried that it might not happen and the deal will fall apart.

    I've got about 2 months left on my lease for my apartment and what should be about 10 days until closing. The last thing I want is to be in a jam trying to rush to get into a house and out of my apartment on time.

    How long do appeals usually take? And does an appraiser see a raise of 2.8k even worth their while?

    Vacant lot with utilities and abandoned house...realtor won't let me inspect the house and other questions.

    Hello everyone. I am looking at piece of land in PA tomorrow. Dealing with the sellers agent (I don't have an agent at this moment), which has not been the best experience but won't go there at this time. The property is a very nice large piece of land with a very large pond. It has a house that has had the roof cave in at some point. I am guessing in the past 8 years. From what I have been told is that is isn't legally condemned. The lot is being sold with utilities, electric, septic and well.

    Realtor is adamant that I can't even get near the house. The plan was to demo the house or salvage whatever I can. Roof only caved in on one small part of the house.

    At some point we are going to have to inspect the electric, well and septic, right?! I need to find out if the foundation can be reused or if it is a slab or block. Not sure how any of this can be done if we can't go in or get close? Any help would be great. Should I be getting my own agent. Is it a "no-no" to have the sellers agent show me the property then get a more capable agent represent me? Thank you.

    Do surveyors ever fudge setbacks to favor one party?

    We're selling part of our rural property in Arkansas, and the survey shows a 20' setback on the buyer's parcel, whereas we have a 30' setback on ours.

    The surveyor swears up and down it has to be that way, but we can't figure out why. It's a parcel of land that was split into two parts, so the same codes should apply to both of them.

    Has anyone ever heard of surveyors doing something like that? I was under the impression that setbacks were determined by the government and that the surveyors weren't allowed to deviate from that.

    We painted our kitchen a few weeks ago and mud like stuff appeared on the corner of ceiling and wall. We cleaned it off and it reappeared. My husband cut a little section of the drywall and we didn't see anything but the pest control company said it is subterranean termites based on the "mud." He also didn't see any bugs. We have an attic but it's in a section where there is not room to access this area. My husband tapped on the wood it and didn't break or look damaged from the hole he poked. We didn't see any evidence of termites out on the foundation either. We did sign up for service where they placed bait traps all alone the house in the dirt and they will come back in 45 days to check on them. After that they'll pick them up in a year if we cancel the service. We have always been careful not to have wood around or anything that would attract them but somehow it happened.

    We are planning on putting the house up for sale next summer. How screwed are we? Is this going to take off a big chunk of money? Is there anything I need to do before then like an inspection, and if so what kind of person would I hire to verify there is no damage? I don't know if it would be easier to sale to open door or Zillow or a similar company. I know if I was a buyer I'd immediately say no to buying a house that had termites.

    Home equity

    Noob question here, but I just can't wrap my head around the building of home equity.

    So my understanding is that when you buy a home and start paying your home mortgage, you start building home equity, right?.... but also, from what understand in a amortized mortgage loan, majority of your initial mortgage payments happens to be interest. So, my question is, hypothetically, if you were to sell your home within a year, would the home equity built only be the small portion you've payed towards the principal or would it be the interest+principal?...

    $10K Earnest Money Check

    I hope this is the correct place for this question! I recently wrote a $10K check as my payment for Earnest money on a house. I just used a typical personal check, is it likely my bank (BECU) requires a cashiers check for anything over $5K? I'm worried the check is going to bounce and didn't consider this until after.

    Advice when examining a potential house

    What exactly does getting pre-qualified for an apartment mean?

    Applied for an apartment with my fiance online today

    Credit checks were automatically performed on the both of us.

    Then I received an automated e-mail a little while later that said:

    "Thank you for applying to live at our community. Congratulations! Your application has met the pre-qualification guidelines to live at our community.

    Our decision was based in whole or in part on information obtained for the group application, including information in the reports from the consumer reporting agencies listed below relating to you and/or [co-applicant name]. Please note that due to privacy concerns, we and the consumer reporting agencies listed below are unable to provide you with any information concerning the screening report(s) of your co-applicant(s). These consumer reporting agencies played no part in our decision and are unable to supply specific reasons for our decision on the group leasing application.

    You have the right, under the Fair Credit Reporting Act, to know the information contained in your file at the consumer reporting agencies. In addition, if you find that any information contained in the report you receive is inaccurate or incomplete, you have the right to dispute the matter with the respective consumer reporting agency."

    Does this mean that our credit scores were sufficient enough to be potentially approved for the lease? I'm hoping so because I have excellent credit, and my fiance has no credit just yet (but both have stable jobs with favorable income).

    Incorrect sqft on Listing and county website.

    We liked a single family home and while doing comps we found out that floor plan was wrong and so was total sqft. This home a 20 foot ceiling for part of first floor but according to County website it shows that area as living area on second floor. Similar homes by same builder have the floor plan and sqft correctly on the county website. County website have all the dimensions so I am very sure that this is an error.

    Actual sqft should be 2150 but incorrectly listed as 2450.

    Like you all know, it might be a bidding war situation now. How to proceed?

    I am anticipating getting my license in a few months once I move to my dream city. I currently work in oil and gas and I'm looking to make a switch so I'm doing my research and want to be prepared and find resources that will help me throughout my career. I came across Kevin Ward and I'm curious if anyone here has taken his courses and if they felt they gained something meaningful from them. Specifically I'm looking at "Agent Power Launch" for newbies. Any words of wisdom or advice for educational resources is much appreciated!

    Listing home before or after Labor Day?

    We are preparing to list our home for sale and hope to have it ready to list a few days before Labor Day weekend. Does anyone have insight on if listing right before Labor Day is good for momentum (three day weekend to look at houses) or bad given that people may be on vacation?     Fastest way to get real estate license? Community college? Online? (CA)

    I'm looking to get a real estate license as fast as possible. I'm registered to take courses at my community college but it'd take me the entire semester to finish the courses.

    How are online courses? I looked at the official .gov site and the link of accredited online schools.

    What do y'all recommend? Is it harder to do it online through Kaplan or something similar? What sites do y'all recommend?

    Is there anything I should know about doing the 3 required courses through a community college vs. online?

    What if I wanted to get a broker license in the future?

    I've read plenty of horror stories. Would like to hear from some success stories I guess? There's a new subdivision that is in the perfect location for us and we really love it. But I've been seeing people online say how bad their experience was, etc with new builds

    What is the definition of “fireplace”?

    I just put my house up for sale (California) and looked at the real estate flyer advertising my house. It says the living room has a cozy fireplace. My house has a chimney. I knocked out the fake rock fireplace and dry walled over it. I wrote my agent an email to let him know the mistake, he replied "It does have a fireplace, it is just covered over." Am I worried about nothing?
