FTHB here and we're looking for advice and possibly some reassurance with our particular situation. We're purchasing in the DC area with a closing date at the end of the month. This home was previously a row home converted into 2 condo units. Our home inspection contingency window concluded yesterday. Prior to our submission of the contingency, our realtor informed us that the seller is still pending the property tax ID, plumbing inspection, mechanical inspection, and builders inspection. (We're assuming the final inspections?) Because the seller initially wanted to sell this unit in an "as is" condition, we included (with the list of requested repairs) that the seller needed to provide proof of approved permits that were currently pending before/on the close date. Our realtor said he's never seen anyone request that before in his career, though that inclusion was a huge way to cover our behinds (which is what we wanted—to not be liable for anything that didn't pass inspection, everything was done to code, the place would be livable by closing date, etc.). Our realtor said it was common for these flipped homes to remain pending these inspections. So that leaves us wondering... 1.) Is it normal for the seller to be pending these permits? Listing house as “Accepting backup offers” for passive sellers. Posted: 11 Jun 2020 07:46 PM PDT Are there any rules against a seller listing their house as "accepting backup offers" when they don't have an offer in the first place? Essentially wanting to passively sell their home but only for full list? My wife and I fell in love with a house that was listed at $425k and was on the market for 60 days. We offered a little low at first but then offered $415k with 1.5% in concessions. They instantly told us they accepted another offer and were passing on ours. The day before we offered their agent disclosed that they didn't have much recent action. Now the house is listed as accepting backups and has been for 2 weeks. HOWEVER, I just have this weird feeling that they just didn't want to sell the house to us b/c we potentially upset them with our first offer. And for some reason they didn't think we were worthy of there house or some bs. Also, they clearly didn't need to sell right away.. so maybe this is there way of just riding it out until a hungry buyer willing to pay full price comes along. Then boom, first offer falls through and now the buyer is under contract for full price. It was an odd process. The sellers were present when we saw the house and they just seemed so in love with it. They were commenting about how they liked it so much and how it was such a peaceful place for them. There was no sale sign in there yard. Ultimately making me think they really didn't want to sell. The listing reads pretty ridiculously too... they say their house is the "nicest house in the history of Mandarin Lakes (name of sub)". But it seems strange to me that my agent has been on me all week to get written estimates (for windows and sewer line repair) to send to the buyers agent - yet the buyer hasn't actually formally requested a repair or credit yet (the deadline has been extended due to plumber availability)? I've been looking for weeks in my area and inventory seems extremely low for what I'm looking for. I finally found a place that is priced too low and I'm sure has tons of applicants. The asking rent is $2700. I make $12,735/mo, and my credit score is hovering 800. I like my chances but I'm trying to avoid a bind and rent this place as this remodel is going to start Monday, and this house is available soonest. I'm willing to pay up to $3200 for this place as similar places are going for more than that. Btw, this is a management company who simply said they're "going with the most qualified." Help? I included what I was wanting such as appliances, blinds, etc to clarify what exactly we are negotiating on. The home owner has the original copies of the stamped drawings and stated that these exchanging hands is "... Not normal protocol." It was the lengthiest process I've had so far to secure an apartment (usually just meet and sign, love me some craigslist). I visited the property and unit, sent all of my finanacials, and now I've been accepted! I'm a little thrown off because the prospective landlord wants 1st months rent and a move in fee which totals just shy of $2k. I asked if I would be signing the lease beforehand and she said we would do the lease at a later date. Is this normal? Most things I've been reading say a security deposit to hold the apartment is, but since this is a rather large sum I just want to be certain this is normal and not a blunder on my end. I currently live in one unit and rent the rest to students, but I plan to buy another rental later this year and will likely be moving from this one. With that, I was wanting to do some low/mid budget exterior upgrades to help the street appeal of the house. The paint around the basement concrete is going to be redone in the coming weeks but I am unsure of the color and I will be getting a quote to pave the side driveway to match the other. Beyond that, I don't know what I should do next. Just looking for some opinions to boost curb appeal and raise property valuation. To give us time to house hunt she will be renting an apartment short term (6 months) but needs my wife to co-sign as her mom is retired and basically shows no income. My question is, how much will this affect our mortgage application in terms of amount of money we may qualify for? How unfavorably are co-sign situations looked upon by underwriters? We want to help her out as she's been very generous with us in the past and during this process as well. We are not worried about her not paying rent as she has plenty of cash in savings/retirement/SS, but the apartment will not consider any of that as income. Confused about Supplemental Tax Bill (California) Posted: 11 Jun 2020 06:13 PM PDT I got a 2 bills in the mail (one for 2018-2019 and another for 2019-2020) for a "Secured Supplemental Property Tax". We purchased a new construction home and closed escrow in February of 2019. My understanding for this kind of bill is that if I moved in and paid taxes based on an old property value assessment, then I'd have to pay the difference in taxes based on the new value... fine. However, I've paid roughly $5000 into my mortgage (a year) for property taxes on a home we purchased for $500,000. I confirmed with the lender that they've paid out 2 installments in Nov 2019 and March 2020 for about $5000 total towards my property tax These 2 Supplemental Tax Bills we received are for over $6500 over 2 calendar years (approx $1500 for 2018-19 and about $5000 for 2019-20) and they're apparently saying our current taxes are based off $130,000 valuation, even though our taxes paid are clearly based on a $500,000 evaluation. Of course, it's impossible to get a hold of anyone at the county because of Covid and my lender confirmed they made their property tax payments (and have mailed me a copy). So I'm just kinda confused how after being here for a little over 1 year that I'm being asked to pay a supplemental tax valued at nearly the entire amount I've already paid and then some... My wife and I are first time buyers, and are looking to purchase a $800k new construction in SoCal. We initially planned to put down 20% with help from my mom where she would provide $50k. She pulled out recently (a whole other backstory there that I won't go into), but we still have the remaining $120k/15% or so that we can put down ourselves. Had a couple of questions. Heard about people paying less than 20%, and negotiating for lower APR. The current lender I'm working with is quoting me at 3.5% right now. What's the best way to negotiate this? Is buying the $800k home on 15% down a good deal? The monthly mortgage payments are high right now, but I have a good promotion coming next year that will raise my pay significantly (was supposed to actually happen last month, but my company froze raises/promotions/etc for the rest of the year due to CoVID). Also wanted to just hear general thoughts and advice on buying a home for the first time (sorry, don't really have anyone I can ask questions like this in my life). [link] [comments] |
