    Home improvements that pay for themselves?

    What are some improvements that will pay for them selves over time with lower maintenance and utility costs or increased rental income? Preferably at least 10% ROI per year. Ex. 1. Planning to put in hurricane windows for 19k. I'll save $3500 in the first year from a city rebate and tax write off because half of the property functions as rental in-law suite. After that I expect 2k per year savings from lower electric bill, lower homeowners insurance, and higher in-law suite rental income. Ex. 2. Native low maintenance, edible, no lawn landscaping. Offset by tax write off, lower lawn service cost, and fresh food.
    Ex. 3. Adding a bathroom to have another in-law suite making the house into 1/1 current in-law suite with kitchenette, new studio 1 bath with no kitchen, and my then smaller space 1/1 with the main kitchen. Current in-law suite is 15k per year income. Studio might be about 10k per year. I'm in what I think is my forever home. (It has tons of flexibility to work for me over time and features I love.) I'm single gal with a dog but hope to have a SO and kids someday. The house is on a half acre with canal, pool, and two car garage in a HCOL area where I am happy and earn a nice income working part time if any of that factors into other ideas.     Anyone reached FI purely through dividends / stock investing? I have a $200k portfolio, aged 35 and need motivation. Seems like my peers are in the “fast line” buying property but my gut (and brain) tells me equities outrun property over the long-run.
