    What are you guys using/plan to use for home security?

    Just bought my first home and I'm looking into what I want to use for home security. I don't think I'm committed enough to use a "traditional" security system like ADT, etc.

    So naturally I'm looking at things like Ring. I really like the idea of Ring, but I'm also seeing some mixed reviews - issues staying connected, batteries running out, etc. A lot of those issues could definitely be user error, so I'm still leaning in this direction but I'd like to hear what everyone else does.

    I'm sure a good number of you don't use any sort of home security...more power to you all, but my wife and I would life the peace of mind, even though we're in a safe neighborhood.

    Builder won’t start on home and will not tell me why

    Any advice would be appreciated... Bought a new build in June 2019. Contract said closing would be the end of October 2019. Builder keeps pushing date back, now they are telling me January 2020. Have lost count of how many times they told me the following: "the weather has made things muddy so we cant get our equipment back there" (it hadn't even rained when they told me this the first 3 times and it was very dry and hot outside. There's also a road that gives easy access to my lot). "We finally got your permits and will be laying your foundation next week!" (they told me this in August...still nothing).

    On occasion I will vigorously rub salt in the wound by driving by there and watching my neighbors homes get completed, their fences put up, etc. It seems the weather did not effect their progress, that's good. I also have the privilege of paying an extra $300 a month because I was forced to do a month to month on my current rental (lease was up at the end of October and I cant sign a new lease because it would cost $$$$ to break it). Any ideas? I can't get a legitimate answer from the builder.

    Illegal or just sketchy and morally wrong?

    So a friend of mine just told me their plan for trying to get a women to accept a lower price for her piece of land. I am wondering if this is illegal or just sneaky. His father and his plan is to call the listing agent/ seller from several different numbers and pretend that they are an interested buyer but say how it is overpriced and try to get the women to believe that her land is greatly overpriced so when he comes in with his legitimate offer she will be willing to accept less... Am I just a do gooder and feel like is slimy politics or is something like this actually illegal?

    Is this normal??

    Put in an offer on a home 4 days ago. Seller finally accepts yesterday. Shortly after our offer is accepted selling agent says there is another offer. My agent follows up asking if we should give our highest and best offer. My agent has yet to hear anything from the selling agent in over 24 hours. Is this normal? I feel like we might be being played by the selling agent.

    Requesting help in understanding Undivided 1/10th Interest Warranty Deed.

    My MIL did a Warranty Deed and put it in my husband's and my name. It states "Undivided 1/10th Interest". I never signed anything but I know she got my husband to sign some paperwork while I was out of the country visiting family. I assumed that was for a different smaller property of land in his name only. But my DH mentioned that he and I have this larger property that she deeded us. I looked it up on the county website and sure enough it's there. Can someone Warranty Deed property into someone else's name and not get their signature? I am having a difficult time grasping the full meaning of Undivided 1/10th Interest. If it's "undivided " then why is there a percentage? If all I have is 1/10th interest, then I don't actually own any actual acreage? Is it saying we share rights of access and usage but that if we were to ever divorce and divide the proceeds from the sale of the property, I would only get 1/10th? And from what I understand, if one of us passes away, the other would get the others share of interest unless it's designated in a will. Is my understanding correct or way off?

    Renting a house bought with a VA loan

    If you bought a house with the VA loan, you're required under the Primary Occupancy rule to intend to live there for at least a year.

    If you get reassigned and are required to move/PCS within that time period (less than a year) can you rent out the home?

    Do you have to notify your lender?

    2 weeks before closing and was just told there was supposed to be a VA approval for Condominuim.

    Illinois:

    Back story, veteran using the VA loan and we went under contract over a month ago for a condo. Today, 2 weeks prior to closing, were told by the lender that there was an approval of the condo HOA that was supposed to be done by the VA. Looking at info online, this take's some time and will not be able to make the closing date. Is there a way to get this done quicker so we don't lose the closing date. Also, to make it more difficult, we're currently renting and our lease is up at the end of October.

    Hello,

    I'm currently looking at possibly purchasing a new home construction build outside of Austin TX from KB Home. They have a few quick move ins but about 2-3 that have been completed and haven't been sold in over 200 days.

    Would it be smart to offer less than asking price for the home? What would be ideal, 20k, 10k below asking? I figure that they would want to move the inventory at this point.

    Any input is greatly appreciated.

    Just as the title says! Why shouldn't i just walk into the sales office and buy from the builders rep? Not like a realtor can negotiate me a lower price and the buyers reps are most likely more familiar with the development then a realtor.

    Reasons an otherwise immaculate house to sell for a fraction of its previous cost?

    A home my boyfriend and I are looking at is selling for about 60k in a neighborhood that averages 200k. Further more, the house itself previous sold for around 250-300 in previous years. It looks alright, we haven't actually gone to check it out but nothing noticeable in its pictures.

    What are some reasons you can think for a home to go this cheap all of a sudden?
    This is in Michigan if that makes much of a difference.

    Lender Waved my Apprisal, now says he actually need it for underwriter.

    Signed loan papers, waiting closing, but now last minute refinance lender told me i need to appraisal cause underwriter requires it, which last month he told me he doesn't need it. I was really happy about that cause i didn't have to waste money. Is their anything i can do legally to prevent that and just get my closing date and finish this already, i been waiting 2 months, and getting tired of all their delays. I am trying to get cashout refinance, now lender is trying to push on different loan

    I put an offer on a house that was 219 and offered 215, asked the sellers to pay closing costs which were 5k. They counter offered back with 217 and refused to it closing cost. Is this how most sellers are? I'm not sure if it's a good deal or not. The closing costs would be 5k and i would also be paying for earnest money, appraisal, inspection and some cash at closing.

    Newly single mom. Broke. Need to get rid of house!

    Hi. I am a newly single mother of 2 young boys, as my husband is getting ready to head to prison. My primary concern, before the divorce even, is getting rid of our house! My husband was the breadwinner and there is no way that I can afford it on my own, even with a roommate. I applied for mortgage assistance but make too little on my own, so was denied. In addition, we are currently 2 months behind on our mortgage because of having to pay so much to attorney and court fees for my husband's stupidity. We also have no savings, so no way to pay for improvements to the home (although it doesn't really need any to sell) or even a storage unit for staging. We just bought the house 2 years ago so we have only paid about $6,000 into our original $150,000 principal balance. My understanding is that even if I can sell the house for what we bought it ($152,000, which I don't think will be a problem) the realtor fees will be 6% which is a lot more than the $6000 that we have in it, and again, I have NO money. I researched a short sale, but read that banks will only approve those if the worth of the house has drastically declined, which it hasn't. My third option is foreclosure, but read that those also come with lots of penalties and fees. What do I do? What is my best option??? I should also mention that my husband is completely willing to sign necessary papers to make whatever needs to happen, happen. I am in a very unfortunate situation that has come completely out of my control and completely by surprise. I am just trying to make the best of my situation and do what is best for my children and I.
