The other day I received my property taxes from the state and it read "tax exemptions $150,000" 😲 so... I did my research and found out that the previous owner was an injured vet and received a large exemption. Because of this, as soon as I file as homestead with the city I will either get a FAT bill or my mortgage will immediately go up by $200+ each month. When being informed that my "taxes may increase each year" I didn't realize that they will immediately go up $200+ after I received my closing disclosure and signed 600 documents. In all honesty if I would have done more/better research I would have never purchased this home. So with that being said, ALWAYS DO YOUR RESEARCH! [link] [comments] |

Trying to sell it now with minor upgrades (paint and landscaping) at $430k and we haven't had a single person see the home after 2 weeks on the market. It's on every website. How to do a proper title search? Posted: 28 May 2019 05:19 PM PDT So I'm trying to run a title search on a property I want to buy, but I have a few concerns about it. When I go to the county clerks office and request the information on the computer with the name or address of the house, the deeds pop up related to it. Does this show all of the deeds and liens associated to the house, or do I have to look somewhere else to find any liens on the deed? Or is it all in there? This liens are suppose to be public records at the assessors office no? Are they attached to the address? Or is it different search? [link] [comments] |

I know if you're a seller agent you need to be affiliated with a broker that will hold escrow money for you (and take half your commission for doing it) But if I'm buying a primary home for myself, can I be my own agent and get the full commission without having to work for a broker? How to find out why a seller is selling? Posted: 28 May 2019 05:31 PM PDT Background: my wife and I are interested in purchasing a townhome. The townhome is close to a fire department and has a fire hydrant on the property. Also there are some power lines close to the property as well. There is one additional red flag that I haven't been able to understand. The townhomes were built in 2017, but, a decent percent of the neighborhood is for sale (20%) at the same time. I've been trying hard to find out any information I can related to reasons. All I can get is your typical (marriage, divorce, job relo, family getting bigger). These homes are not selling for any significant profit either. Some even selling at cost to build. Anyone have tips to find out why these people are selling so quickly and all at once? Buy small vacant land next to my house? Posted: 28 May 2019 09:14 PM PDT My parents were offered to buy a super small vacant land next to our house. The vacant land essentially sits in between my house and my neighbors house. It's like 8ft wide and 100ft long ~ .01 acres. They want $4,000 for it. I guess the zoning from the county messed up and therefore there is small piece of land that is neither owned by my family or the neighbor, but instead by another person who wants to sell it to either my family or my neighbor now. My parents have a mortgage on the house, they plan to live in the house for the foreseeable future/potentially retire in the house. No taxes/liens on the vacant land. We are located in a major city. Everything checks out. But it's such a small piece of land, it doesn't really matter for us, except that we now own a little more land. Why would anyone buy it? Posted: 28 May 2019 04:59 PM PDT Hello! I am selling my townhouse in Austin, TX and was scheduled to close today. About an hour before the scheduled closing, after repeated requests, the title company finally provided me with the final settlement statement. Isn't this required to be provided to me 24 hours prior to closing? Nevertheless, this settlement statement did not reflect the executed contract. Specifically, the buyer had sent us an amendment last week that stated our agent credit the buyer 1.5% of her commission towards the buyer's closing costs. Of course, this was a ridiculous request and we did not sign such amendment. Nevertheless, the title company went ahead and honored the amendment and credited the buyer 1.5% of my agent's commission. In addition, the amount that had been agreed upon to be financed by the buyer was different than that agreed upon in our contract. Yet, the title company approved the closing with the changed financing terms. I informed the title company I would not close given they had prepared closing docs with changes I never agreed to. The title company, however, informed me the buyer had already executed their paperwork and I was legally obligated to close. Since the very beginning, the title company has been acting in ways that haven't sat right with me. I didn't think anything of it, but closing on a contract with changes that I never agreed to was the final straw. I did not feel comfortable and informed the buyer and title company that I was terminating the contract under my right to terminate since they failed to close according to the terms we agreed on. Around 5 PM, I received an email from the buyer's attorney that I will be sued if I do not agree to close. One of my best friends is an attorney and she has told me that I should stand my ground and even go so far as suing the title company for these blatant inappropriate actions. I am inclined to agree with her and I am willing to stand for what is right, unless I am missing something. Am I really legally required to close on something I haven't agreed to? I'm from the NW, where I bought FSBO, got title insurance, and had a lawyer review the sale document prior to purchase. But, I bought with money from bank. They are paying cash. This scares the daylights out of me. Please provide sound logical/ legal/ financial reasoning for why they should have title insurance and a lawyer, so I can show them this thread. Or tell me why I'm wrong. The realtor's point of view evidently was that the seller is supposed to provide title insurance. And since it's a simple sale for cash, it should not be a complicated document. Though, the seller will have their lawyer draw up the sales document. This realtor will also be selling their house after they purchase the new house. But I'm not from Alabama, so maybe this is the way it's done? [link] [comments] |

Because of work we are looking to purchase in about 18-24 months. We are seeing home prices trend upwards in the surrounding area (on Zillow), but thankfully not where we are looking to buy and would like a reliable and comprehensive way to keep track of real estate trends in that area in case we need to act faster. Trying with my real account) I'm looking to buy a home, but I have somewhat of an unordinary situation. I know the general rule is to not buy a house that is more than 3x your salary, but this doesn't seem to take into consideration if you have a large amount in savings. I have $0 in debt and about 1.6M in cash, mutual funds, individual stock, 401K, and IRA. About $1M of that is liquid (cash and brokerage). Very relevant is that my current salary is around $250K, but I don't expect it to stay at that range if I'm fired or get a job elsewhere; it would likely drop to about $80-120K for the foreseeable future. No wife or kids, and that is unlikely to change. In my early 30's, and I spend around $3K a month, not including rent. So: How much house can I afford? It turns out, they were filming in the house we just had appraised and were fixing to close on. There were dozens of workers with all kinds of heavy equipment, gas tanks, food etc. surrounding every square foot of the outside property. The crew was kind enough to let me inside. They were filming a scene in the eighties, for which they had staged old furniture and the house reeked of cigarettes and there were ashtrays filled with cigarette butts. Was the seller supposed to disclose the commercial use of the residential house or ask for permission since I had invested earnest money and was fixing to close within the next couple weeks? I live very close to DC so I think this area is a good area to be in and to invest in. There's a lot of growth here as well. I have a job I like paying 60k/year, 38 hours/ week. I have a lot of free time, and I'd like to make some extra money without getting another job. Have about $28k to play with, been saving about $800/ month so it will go up as I wait. I like the idea of rental properties and flipping houses. I've been watching some YouTube videos and planning to read some books to gain some knowledge in the industry. I have some basic handyman knowledge(painting experience, drywall, done flooring, basic electrical etc.) as well as a father who has 30 years experience in home repair and renovation and is a contractor. He's built homes and knows how to do work pretty much inside out and has a good staff of guys. My question is how do I get started? I want to do it right the first time and get to know the ins and outs of everything. What're some strategies you all have followed and believe are successful?
