Posted: 30 Apr 2019 01:23 PM PDT So, we were at an open house, loved the house, put in an offer, didn't get it, womp womp so sad. But we've been looking hard for a good agent to list our house, haven't had much luck, and the woman who was at the open house clearly did a great job listing that house, was real nice to us, and super responsive so we thought we'd go to her to sell our house. She came over and had really insightful things to say about our house, seems to be doing a great job, despite being real new in the industry (she just started in January), we're gonna meet with her to talk next steps tonight. Then before our meeting, my wife checked her Instagram and saw a photo of a stack of five offer letters all fanned out on her desk, with something about "Multiple offers! Not a bad situation right?" You can't see any of the offers in full, but you can clearly see some of the downpayments, we can definitely pick ours out of the pile, and actually, my wife saw enough of the name and address on one of them to figure out that it came from her former therapist. Like... what? Is that a real inappropriate thing to Instagram or am I just being oversensitive because I'm nervous trusting a human I know nothing about with a several hundred thousand dollar transaction? Ive asked for a lot to be fixed, and the whole thing to be filled in, but this is a back and forth game. Its financially viable to spend some time on this, which is why Im still pursuing this. Can agent get in trouble for accepting offer early? Posted: 01 May 2019 05:36 AM PDT Our realtor put on MLS that highest and best were due by Saturday evening. However, we received an offer we couldn't pass on and we accepted it on Friday night. Now my agent has received angry phone calls and threats from other agents since we didn't give them time for their offers to be considered. Is there any real recourse these other agents could pursue? looking for data on sales and inventory Posted: 30 Apr 2019 10:34 PM PDT I'm trying to do some research on housing to find how long houses in a few small areas are staying on the market. And I'm going to tie that to property tax payments (including late payments) I have the home sale data for my area though the county. Is there a way to find data for how long each one was on the market? The next best thing would be inventory stats. I'm trying to get pretty detailed. I'm willing to clean it up. More is better. Posted: 30 Apr 2019 06:25 AM PDT So here's the deal, right now i'm down in nsw australia planning to move to sydney soon, most of the places there however are way on the outskirts of sydney and too far from where i'll be working (in the cbd). So i'm mainly been looking at studios and apartments around the innerwest and kings cross. The with a lot of these places though is that most of them have furnishing, likes desks and beds, (or at least good ones do) but i've already got my own furniture and I don't use beds anyway (I prefer to sleep on floor as I find it helps with back issues.) To my mind on the one hand I think it wouldn't be an unreasonable request to at least ask if they can take the bed out (considering that most of these places are small and the bed would take up a lot of space.) But at the same time I can see the landlord thinking that it would just be too much trouble and decide to rent the property to someone else. (which I can also fully understand.) So what are your thoughts, r/RealEstate? do you think a land lord would be okay with something like this and if you were in such a position what would be your take on it? [link] [comments] |

How can I find an investment minded agent? Mortgage Lender with large discount for temp deposit - CIT Bank? Posted: 30 Apr 2019 09:15 PM PDT I'm looking at choosing lenders and came across CIT Bank with this seemingly great deal for a temporary deposit:
This seems like a huge discount: from 4.0% to 3.9 or 3.8%? Not real quotes, but it's one of the lowest I've got without the discounts. With it, it's clearly ahead From talking with someone from CIT, they said it is only required to have that deposit in the savings account until closing, then it could be taken out and the savings account could be closed. So that would be only a month or two. I'm considering taking money out of my post-tax investments or even taking a TSP/401K loan and pay it back in full immediately after, paying no/minimal interest which goes back to me anyway. Offering over comp price a good idea? Posted: 30 Apr 2019 05:16 PM PDT So I recently put in my first offer on a home. The list price was 579k. I submitted my offer at 585k. The seller, as far as I knew had 2 other offers. 1 for below list, and the other one was unknown to me. They eventually sent a counter offer for 600k with no termite inspection. I was iffy on taking the counter as the last house that sold in the area sold for 588k and that was already remodeled and in move in condition. The house that I was bidding on was not and would require lots of work to bring it up to what I want (remodel bathroom, kitchen, new ac/heater, floors, paint) Because the comp price wasn't near 600k I decided to use the comp price as my max limit. I offered 590k and agreed to all their other demands. After all the remodeling the house would have cost me probably somewhere around 640k. A part of me feels like I did the wise thing in that I did not feel I should have to pay more than comp especially for the condition the house is in. A part of me is wondering if I should have just taken the offer at 600k. Too late now but does anyone feel that it's wise to go over comp price? [link] [comments] |

How should this be structured? The family member will live in the property / maintain it. I am essentially acting as the bank in this situation. We are putting close to same amount of funds in to purchase the property. The intention is for them to pay me back over a 5 year period with interest but I need help in determining: 1) whether I need to be on the deed somewhere and/or there during the closing and what I should be signing 2) what other documents should we have in place to ensure I get my money back. Need a lawyer or can a realtor write something up? 3) how can I set up payments to track the amortization automatically. Ideally I'd like to set up an account that the family member pays into and will automatically track amount toward principal vs. interest 4) what's a fair interest about to charge (any sources would be great) 5) any cons / watch outs I should be aware of. Need advice - Debating sabotaging my own first mortgage Posted: 30 Apr 2019 03:45 PM PDT Hi Everyone, I live in a city where I am using a state backed program for first time homeowners. Working with my realtor, I found a condo I thought I liked. We put in an offer and it was accepted. Immediately after, I felt I had made a mistake. The location I live in provides 15 days from the time of a contract being ratified on a new condo building for the buyer to back out scott free. This is known as the condo doc review period. I expressed concerns to my realtor, who I have regretted using ever since the contract was ratified. The first hiccup was him not disclosing to me that he had done transactions involving the loan program I am using. I asked a question, he didn't respond. I find out he has contacted the lender to get the lender to answer and I only found out because the lender told me. I expressed my concerns on the condo and said I wanted to see other units. He kept discouraging me from looking at other properties while locked in on this one and when I pushed back on repairs I wanted to have done on a new construction (all cosmetic due to sloppy worksmanship) my realtor pushed back. I told him "Tell them to accept all repairs or i'll back out using the condo doc review period as reasoning." He tried to convince me I couldn't do this. I read the lines to him where it said I could back out and he said "Oh, yeah you can until x date." Everyone kept encouraging me to just keep going. Regardless of how I felt in this. I genuinely am not comfortable living in the place and don't want it at this point. My threat ended up being the only way to get the seller to agree to my repairs, as they have been having trouble selling units in the building. Today, I find out the realtor isn't even coming to my final inspection. Another realtor on his team is because he "is out of town." However, I am not even sure we should have the final inspection. The real estate contract addendum for the program I am using has a clause stating that if I do not secure a loan, including the loan for the program I am doing, the contract is void and I get my deposit back. This was signed by both myself and the seller as a get out of jail free card that the government requires. My closing date is supposed to be May 6. The government loan program has not yet cleared, despire my lender calling multiple times a day to get it pushed through. Given my feelings and not even wanting the place at this point, I am debating calling the government office that handles this loan and sabotaging my own mortgage by saying that I think my assets are not being accurately represented by the lender. In turn, this would easily delay the transaction and prevent me from securing financing, prevent me from closing on the 6th of May and would allow me to void the deal (I would just decline to ask for an extension). A few years back I had the area under the stairs opened up for a walk-in storage that is 40 sqft. Now that we're considering listing our home, my intention is to list it at 2000 sqft with the following disclaimer: "Living square footage includes added under-stair storage as reported by seller. Buyer to verify all square-footage claims." On record we're still 1960 but I always see claims that say the "source" of the information is the "seller" and I am hoping in this case I can legitimately say this without any repercussions. My question is, as long as I very obviously state on the listing and on my disclosures that I'm claiming the storage as part of my sqft claims, is there any other measure I should take to ensure this doesn't blow up in my face? In case you're wondering why I'm going to all this length for 40 more sqft, most buyers in my price range limit their search to 2000+ sqft in the mls. Thanks [link] [comments] |

Posted: 30 Apr 2019 06:05 AM PDT We are in escrow on a property and the home inspection came back with mostly minor things, but the biggest issue is a broken driveway retaining wall. "Railroad tie retaining walls; (Front-at the off-street parking area) the support posts are leaning and the wall has shifted so the ground is sunken causing the asphalt to shift and settle unevenly, the area along the right side of the off-street parking area does not appear to be able to support the weight of a vehicle (recommend contractor inspection and repairs, it appears the walls will need to be rebuilt or replaced and the ground compacted so the asphalt can be replaced, this may require an engineered plan for the retaining system to ensure there is adequate support for the off-street parking area)." Pic: https://imgur.com/a/6UFINOx We have two quotes to repair, one at $8500 for a 4 ft block wall and asphalt repair, and one for $30K for a solid concrete wall all the way to the ground. The house is average priced for the area and the seller is refusing to cover any repairs. We are at the top of our budget. We love the house and the rest of the property, It has nice decks and a lake view but I would hate to be stuck with driveway I can't park on one day. Should I go through with the sale? Maybe this could be covered by insurance or a warranty? Or is this a big enough issue to find another house? [link] [comments] |
