    So I'm away for school, and a friend and I decided to rent two rooms in a house, instead of an apartment/house entirely. I recently found out (by someone moving into my housemate's room before I left) that my landlord has been posting my room (and my housemate's) on airbnb when we're not there. Last summer she made roughly $5000, on my room alone, while I was paying rent (I'm extrapolating a bit as the only data I can get is the comments section). I'm moving out for a number of other reasons, but is there anything I can do?

    Edit 2: sorry if it wasn't clear, but I moved to a new place for unrelated reasons, I paid my last month's rent on April 1 (though this definately made me glad I didn't refresh the contract).

    Edit 3: sorry I guess I went into detail about this in one of the comments but didn't make it clear here: I rented the room starting May 1 2018, but didn't move in until September, as the room was for while I'm away for school. I did have belongings on the property, but she asked me to store my stuff in the garage so that she could "clean" the room.

    [Kentucky] When my daughter was 9 months old a medical student attempted to do a muscle biopsy on her. Now her leg is severely disfigured.

    Need some advice please..

    When my daughter was 9 months old, she had health problems and was in and out of the hospital for about 2-3 months. The doctors ordered a muscle biopsy on her thigh (she had had one on her heart and they thought she had mitochondrial disease) and had a medical student do it. The first time they didn't go deep enough and had to cut her open and redo the cutting of her muscle. After we done some digging and talking to her new doctors the results were inconclusive and they had no answers for us (this is 8 years later) She's now got a 4 inch scar that's deep and tight on her thigh and it bothers her terribly. It's so tight and big that it affects her walking. They sent her home on hospice with it open and not sewed shut. It looked terrible and even the doctor that seen her before she was sent home said he didn't want to send her. Is there anyway we could get the hospital to pay for the damages they done and help her get some cosmetic surgery to fix her problem? Sorry for the lengthy post.

    My daughter's public school teacher was preaching in class for a period of several minutes, and she recorded it. What are the best options for getting a resolution out of this without having the school retaliate against us?

    Title explains the situation, this wasn't the first time it happened, and my daughter just happened to record it this time. Teacher brings up Jesus, salvation, being baptized, tells the story of Jesus being executed for sin all unprompted and without it being in the lesson plan.

    Same teacher has retaliated against my child for refusal to pray, and has gotten her removed from an athletic team for "behavior issues" that the school has never once discussed with us.

    I would prefer some resolution where my child no longer has to be exposed to these adults, because I do not trust the school to not retaliate against my children seeing that they already have.

    I'm in TN, we are a 1 party consent state for recording. Whole event was recorded.

    I'm a salaried manager and one of our servers got busted by the TABC selling to a minor. Myself and the GM were told we would be responsible to pay the portion of the fines that are levied on the company. Can they do this?

    I'm a manager for a full service restaurant in Texas. One of our servers got caught in a sting. When my GM called the COO, he was told that he and I would have to pay the fine. Something about this simply doesn't seem right. We do not hold the license for On Premise Sale. There is a 30 day grace period for new employees to get certified as seller-servers and she was within this time-frame. She was not certified and failed to attempt to ID the agent. Really? I can't imagine it would be legal to garnish our pay. I'm shocked it was even mentioned, or am I completely off base?

    [North Carolina] Bike shop won't return my bike, owner is ignoring me

    Dropped off a nice road bike (~ $1500) to the shop about 3 weeks ago. I've used them before without issue. The shop is small, usually just the owner is there.

    Work was said to take 1-2 days. For reasons unknown, the phone number is disconnected. Can only send facebook messages to try and contact them. The owner initially said it would be done 2 Saturdays ago, but never heard anything. Then he said it would be done last Wednesday. I have not heard from him in 10 days. He sees but ignores facebook messages. The store has not been open at all since I dropped off the bike. I've offered in messages to come get the bike even if the work isn't done yet, I've offered to see if another employee could meet me and let me in, etc.

    What are my options going forward?

    Neighbor’s tree fell on their own property, they expect me to pay?

    Alright so, I apologize as this seems like a fairly straightforward one, but I couldn't find much information by googling and my mom is becoming increasingly worried about this. So a large tree recently fell on the property of my mother's neighbor. It broke the fence between their two houses, but the neighbor is not just requesting help with the fence, but expecting my mom to pay for half of her tree removal, which was quoted at around $9000. The neighbor lady has been harassing her with calls and letters. To make this even weirder, my mom doesn't even own the house. To my knowledge she has not been in contact with her landlady about it, I'm assuming because she knows she won't pay. I don't see any way that my mom could be liable for half of her neighbor's tree removal even if she weren't renting, but my mom is worried about legal action if she declines. I believe this lady is just taking advantage of my mom because she believes she will pay with enough pressure, and I'm hoping to be able to assure her that she is not liable. The state is California.

    I (18F) left home, can my mom call the police to find my location?

    I have been 18 (legally independent in the US) for over a month. I left home the day after my birthday & moved across the country.

    My mom has been texting and calling me all day every day since urging me to come back and worrying about my every move. I love her a lot but she is acting insane and she's extremely overprotective.

    I'm going to be moving in with a significant other (19M) soon and my mom doesn't know about our relationship (although she knows of the person and has expressed that she hates them... literally for no good reason). I'm afraid of telling her and I don't want her to have the address. I'm afraid she will do something to sabotage my relationship because she dislikes this person, or to make me move back. I haven't been telling her the truth about everything because I'm scared, and she's starting to figure it out... Is she able to call the cops on me and find my location or have them call me and make me give her the info? Or track my phone? Please help.

    Edit: what do you think they'd do if she claimed I was in danger (even though I am not)?

    (PA) Got a letter in the mail from a collection agency claiming I owe $3,000+. On the back of the letter says to dispute within 30 days, also says because of the age of debt, the collection company cannot sue for collections.

    I am not sure the origin of this debt, might be from old school loans. The part that I am not sure about is that it says I need to notify them within 30 days or the agency will assume the debt is valid. But the last paragraph makes me think I should just ignore them since they have no course of action. What should i do?

    Lady sold me a house she lost in a bankruptcy!!!

    My wife and I purchased our first house over two years ago. At the time we had our boy/girl twins and our 2nd son on the way. We just received a letter for me to attend court in may. I was being called in because the woman that sold us the house last it in a bankruptcy case just over a year before she sold it to us. They would like is to be removed from the house so it can be appraised and sold. They also are suing the sellers lawyer because he filed the bankruptcy and knew she lost the house. This being our first house and us a paycheck to paycheck family we went through a bank and currently have a mortgage on the house. We had a lawyer and so did the seller. She could not make it to the signing because she lives in a different state and gave her lawyer P.O.E. to sign for her. We also paid for title insurance because our realtor recommended it.

    We have contacted our title insurance company and have been giving a clam. Will will find out Monday or Tuesday if they will be supplying us a lawyer for the case. And they have informed us that if we lose the house they will pay us the amount of the house. But we have no idea what else is going to happen, if we should be suing people, or the odds of us losing our house. I am scared that my family is going to be kicked out of our house and some how a bank instead of us is going to get a huge payday. Any help or advice would be greatly appreciated.

    To be honest we have made some amazing memories as a family, but the house itself has been a nightmare. The first December in the house we had a major CO leak and had to pay over thousands to get fixed. The was concentrated in our bed room from our boiler system. The fire department told us that if we would have went to bed like normal we never would have woke up and the kids would have been trapped in the house till the CO killed them as well. Deciding to stay up to play video games that night saved my whole family. Between the CO and some major plumbing problems I would prefer for us to lose the house. We have only stayed because we don't have the money to find another place to live.

    I am a car salesmen and I am being docked $500 for a getting a survey below the region score.

    There is something called CSI, or customer service index. The region has an average score. If my individual score falls below the region. My dealership charges me $500 for having a bad survey, or having CSI below the region. In my case I have a 90 CSI and the region has a 96. It can happen every month. I am commission based, so if I make 400 on a deal and I get a bad survey than I lost 100 on that deal. Is this legal?

    [Nevada] Landlord had their attorney send me a cease and desist for talking to the press about rent increase

    My landlord is raising my rent 44%, in our state there is no regulation to prevent them from doing so. Since I got the new lease agreement I have been very active in talking with my elected representatives and local media outlets. Today a news crew came to interview me about it and ran a story on it. After the landlord found out they had their attorney send both the news organization and me a cease and desist letter, saying that if I continue to do what I'm doing they will take legal action against me.

    I had sent the landlord a heated email a few days ago letting them know I think that this rent increase is unethical and that they are in my opinion ruining our community. My landlord also serves on the board of a local non-profit where part of their stated mission objective is addressing affordable housing, so I sent that organization a letter letting them know I think her actions are not in line with their values, and suggested she should be removed from her position.

    I was under the impression that my actions were covered under free speech and that I have a right to voice my opinions and talk to whoever I want about whatever I want. But in this letter they call my actions unlawful.

    My question is, 1) What should I do with this letter, ignore it or respond to it? 2) Have I broken any laws by communicating my frustrations to local officials, the media, or the non profit? 3) What kind of legal action can they take against me?

    Wife laid off while on maternity leave with no notification.

    Me and my wife just received a letter stating that our insurance which she receives through her work has been cancelled. We are due to have a baby in 2 days so this is a huge deal. My wife called her boss to find out that she had been laid off. We do not know the official date of the lay off yet but it was at least long enough ago for us to receive our first hint of this through the insurance cancellation in the mail. We live in the U.S. in Utah. Is there something we can do? I just don't want to pay for this baby all out of pocket as we don't have enough money for that.

    I haven’t been paid for 8 months of work and am being told I have to wait until the ‘parent’ company secures additional funding. Trying to figure out my options.(Colorado)

    (Fair warning, this is long -- I did my best to stick to pertinent info. TLDR at the bottom) I started working as a 1099 consultant for a small business (Company A) in Feb 2018. At the time, the company had several contracts, but the owner (my boss) slowly closed out his other contracts to transition to a project he had supported for years. By May, I was working full time on that project. This project (product) is owned by Company B, but my boss developed several of the patents for the product. He now owns 10% of Company B and is also their Exec VP.

    So, for this project, I invoiced Company A, and A invoiced Company B. I sent invoices at the end of every month. I was told that the usual turn-around time for payment was one month. That was never the case. Bottom line is I only received payments through May (which was paid in August). I am still owed June 2018 – Jan 2019.

    As with many startups, Company B did not secure funding as quickly as planned. My boss apparently paid his employees out of his own pocket and did not receive payments from Company B. Once it became apparent that he was stressing his own finances, we were told to stop working until funding is secured. I was also told that all outstanding invoices had been forwarded to Company B and they will pay us and (re)hire us once funding is secured (so we would all move to the 'parent company'). I voiced my concerns that I do not have a contract with Company B, and they have no obligation to hire me or cover my payments due, but my boss assured me that my contract with his company is honored by his position and ownership in Company B.

    So, I haven't worked/invoiced the company since the beginning of Jan 2019. We still have a weekly meeting to discuss funding status. Every week, they report something along the lines of, "we're so close" and "we should have it by next week". They are also stating that all initial funding will be focused on production costs and that all of us (previous employees) will be contacted by Company B once funding is available for our roles. So, at this point, I have no idea when/if I am getting paid or rehired.

    I am now looking to take whatever steps necessary to get paid. I plan to contact my boss directly and make my intentions known. I feel like I owe him that. I'm just trying to figure out the best way to proceed. I know I can file a complaint through the Dept of Labor (which I believe he has to answer) or I can get a lawyer. I'm not sure where to start. I appreciate any insight or legal advice offered! Thank you.

    (On a side note, I acknowledge that I chose to continue working without pay. My boss is one of the most intelligent people I have ever met and well respected in many industries. Prior to accepting the job, I read countless articles on his accomplishments and contributions to the IT world. I respect him and still believe in the product (and him). This is why I haven't taken any action up to this point, but I also need to look out for myself and my family. )

    TLDR; I started working for a small business in Feb 2018. I am still owed 8 months of pay. I was hired as a consultant with 'Company A'.     [MA] new car lemon law submitted, heard nothing from manufacturer

    Hi all, first post on /r/legaladvice. Have questions about the new car lemon law process for Massachusetts.

    New car purchased in April 2018. March 2019 something went wrong with the transmission, vehicle stranded roadside. Had it towed to the dealership with the factory warranty towing service. Vehicle diagnosed as needing a complete replacement transmission. Transmission has been on backorder this entire time and is still on backorder. After 1 month sitting at the dealership I looked up Massachusetts new car lemon law. Parts department at dealer and corporate customer service all confirm transmission is still not avaialble. Lemon law states the vehicle needs to be at the dealer for 15 business days before I can send 'final opportunity to repair' notice, and it has been well beyond 15 business days (a day the service department is open, 6 days a week at this dealer). The final opportunity to repair notice starts a 7 day count for them to complete the repair, and that has now passed.

    I decided to go ahead and send them the final opportunity to repair notice. It was sent by email to my existing customer service case with corporate, also where the warranty booklet says to start any claim/dispute communications. I also mailed it to them physical copy as registered mail. That was now 8 business days ago (they have 7 to make the repair). I have only heard from the customer service 'resolutions' department telling me there is still no transmission available, although they have kindly "expedited" it for me... When I asked customer service about it they admitted not being familiar with lemon law procedures and that my attorney should be telling me what's next. As far as I can tell I shouldn't need an attorney for this.

    I called corp. customer service yesterday and the agent confirmed that 'somebody in the dispute department has received my case'. They also confirmed receiving the final repair notice 8 days ago.

    Do I need to do something to force them to proceed with the lemon law resolution, and how long might it take? As far as I can tell this is a straightforward case meeting all of the state law's requirements. Timelines are far exceeded and the part still isn't available, time for them to act? Time for me to act (and do what)?

    Advice needed for a possibly pedophile teacher

    Let me start off with a little bit of a backstory (I guess you could call that). In my country (Georgia, if it matters) there are 2 world class, Math and Physics schools. They both start from the 7th grade and it is every kids dream to finish school there. I passed the exams and got enrolled into one of them. This school also had this program for 1-6 graders where on Saturday, everyone that wanted to get into this school would come in for Math lessons from some of the schools teachers. I had this really chill guy at Saturdays but when I enrolled in the school, I got a different one since most of my class was made up from kids from his Saturday school group, if that makes sense.

    Let me also give you an insight of our school system. When you're in the 1st grade, you get placed in a class and you go to every lesson with that class, pretty self explanatory, same for 2nd grade, 3rd and up until 12th but with the same kids as 1st grade.

    So I got placed in a class, everything is going normal until I start noticing some suspicious behavior from this Math teacher. He is a guy in his mid 50's and he seems to treat the girls way better then the guys. Also he randomly goes up to these girls during the lesson and I wish I was exaggerating this, but hugs them without their consent and stars whispering: "My little girl". So. Fucking. Creepy. And let me tell you this is not the case with all girls, only the attractive and popular ones.

    I'm planning to take videos of this and report it to the principal, is there anything more I can do? Because this guy is making our (boys) life hell.

    I'm being contacted by a collections agency over debts that I am almost certain must be a scam.

    They've been calling me claiming I owe 3k in medical bills, and I've been hanging up because it sounded ridiculous and I assumed it was a scam. Today I received a letter listing the dates and costs of these bills, and they make no sense. Most of these dates I did not visit the hospital. Some of them are off by 1 day. Most of these bills I have never seen before in my life. If I was charged 1.5k how would I have had no idea for almost two years? My credit report shows that I have no debts and collections or any debt at all.

    I am 70% sure this is bogus, but a part of me is worried that this could be legit and maybe I was just an irresponsible teenager and somehow missed this..? How do I navigate this?

    [Florida] Can my girlfriend's landlord give the keys to the apartment to a prospective renter?

    So for a little background, my girlfriend and her roommate are moving out at the end of May from their apartment. They are currently full-time students with jobs on the side so they aren't in their apartment that much. They leave around 8am/9am in the morning and come back around 8pm/9pm.

    The landlord is wanting to show off the property, which they are 100% ok with. The issue is that they don't have time during the day to come home to let the prospective tenants in and show them around the place.

    They suggested that he can do it when they aren't home during the day, just so he can make sure that the prospective renters aren't going to steal anything.

    The part that is making them uncomfortable is that the landlord installed a lock box near the apartment door and is planning on giving the code to all prospective renters so that they can let themselves in to see the apartment by themselves without him or a realtor/agent present - which makes my girlfriend weary about theft. They asked him about it, and he says that "This is my place so if I give permission they may enter."

    Is this legal? I was under the impression that the landlord himself can enter the premise with 12 hours notice, but that wouldn't apply to the prospective renters if they were by themselves, especially if the tenant does not agree. At the very least he would have to be with them or get the tenants permission.

    Also, if anything does get stolen will the landlord be liable?

    What can she do to protect herself legally if he goes ahead with it against her wishes?

    Just to clarify, their lease has no mention of landlords access - so I'm assuming that anything to do with it will just defer to Florida Statue 83.53.

    Neighbour cut down 15 - 50 year old trees (Ontario)

    Location: Southern Ontario

    This evening, we arrived at our family cottage and saw that new neighbour cut down 15 of our 50 year old cedar trees. About a year ago, they bought the empty lot next door. About a month ago, I saw that they had put up those little property line flags, got worried, but saw that the trees were on our side (as my parents thought).

    It's weird because there is a line of 40 trees and they cut down 15 in the middle ?? They literally had to step over a stake and a flag to get to the trees.

    It was a lovely wall and we felt pretty secluded. Now, our neighbours and can see directly into the cottage and our gazebo. We are now visible from the road.

    The cottage is also near a beach, so the ground is extremely sandy around us. My mom has been trying to grow trees and plants for the 25 years that my parents owned the place, but everything dies.

    Does privacy and the fact that nothing grows change anything ? Is this worth pursuing ? Can we get compensation?

    Birthdate on Birth Certificate (HK) doesn't match Passport/Drivers License (US)

    My father has a birthdate on 3/3/1982 on his birth certificate and issued in Hong Kong where he was born. Upon immigrating to the US in 1988, his naturalization documents & passport list his birthdate as 3/4/1982, off by a day.

    By the time he realized this, he had been using the latter birthday (3/4/1982) on all documents. What's the best way to correct his naturalization form? Are there any major legal hurdles or laws to be aware of?

    Ok: Doxing? Person posting my address asking for harassment to occur

He's now posting my photo and physical address online asking his followers to harass me. Do I have any sort of legal recourse?

    Just moved into a single family rental in Wisconsin with my pregnant wife and dog. On day 2 we discovered there was a bed bug infestation.

    We first saw 1 bedbug on our bed and thought we must have brought this in from a moving truck. We called a pest control and they bomb our room which cost us $800. We cleaned EVERYTHING and did maybe 100 cycles of laundry. The problem was done. After 5 days we found another bed bug coming out of a crack in the kitchen ceiling.

    After speaking with the neighbors we found out that the house was just taken over by our property management company, and the previous tenants complained about bed bugs a year ago and the original owner didn't do anything about it. The management company sounded surprised and is kind of taking their time through the processes. We've been here a week now and want to break the lease and recoup what we paid originally for pest control.

    [AZ] HOA want to enter property with 3 days notice, I cannot be there, they are threatening fines

    I rent. My condo is privately-owned, but there is an HOA that handles trash, water, and the public spaces, for which they contract a management company.

    I got home from work today to a note on my door from the management company. They want the maintenance manager to inspect all the units for water leaks. This is perfectly reasonable because the HOA pays for water for all the units out of our HOA fees, and also we live in the desert and water is an important resource.

    But they want to inspect the units on Monday morning. The letter says between 8:30am and 1pm, and that a member of the home 18 years or older must be there to admit the inspector. I have a deadline at work at around 1pm, and have to spend at least a couple of hours there in the morning to meet it. I live alone. Basically everyone I know works a standard M-F 9-5. I cannot meet this demand. The letter says failure to comply may result in fines and responsibility for all damages caused by leaks.

    Their notice is completely unreasonable. They left it at... some point on Friday, where people with a 9-5 would not receive it until after the management office closes. They are closed Saturday and Sunday. I have no way to talk to them about this until after I would usually be at work on Monday, and as my company is also closed for the weekend, I have no way to arrange for the time off other than just calling in sick. I would be super happy to work something out (I can be home in roughly 15 minutes when they're ready for my unit, or we could set an appointment for a fixed time that I can arrange to take off), but their short notice gives me literally no opportunity to talk to them about it, and I cannot just call in and miss a deadline. Neither do I want them to start throwing fines around and get my landlady upset with me.

    I tried to google Arizona's requirements on notice required to enter for inspection/maintenance, and couldn't find the relevant laws. I do not have a copy of the HOA agreement - they've taken this over relatively recently and probably would have sent it to my landlady, who hasn't provided me with a copy (super nice lady, but I guess has overlooked this) - I obviously need to rectify that and soon.

    So, what are my options? Can I tell them to pound sand because they legally gave me insufficient notice, or are they within their rights? Do I have to seriously inconvenience an elderly relative or just pay a bum to hang out in my house for a morning? Can I leave a note on my door saying "call this number and I'll come and let you in"?

    (Illinois) Auto shop ruined my father in laws car.

    So my father in law is not a very car savvy person. He took his 2007 eclipse to the local shop to get the timing belt serviced and some other maintenance items. They charged him about $1500 which seemed pretty steep to me but I didn't think much of it. Fast forward to last week and the car won't start. He asked me to look at it and it was clear pretty quickly that the timing belt was going to be the culprit. He towed the car back to the same little shop and they told him there's no compression on any of the cylinders but they don't know why so he needs a new engine. They made it a point to assure him that the work they did was still good. He contacted me and relayed this info which is when I explained that the reason for no compression is all of his valves are bent from a botched timing job. He has only put about 200 miles on the car. I plan to have the car towed to the dealership and look at the option of taking the shop to court but I really don't know what the best plan of action here is.

    [USA-LA] Mail Delivery Signed for by Mail Carrier

    We have had multiple issues beforehand with our mail carrier not delivering packages or handling them roughly. Not that big of a deal because we can generally head to the post office and pick up packages. This is (I believe) due to our dogs being outside sometimes when she delivers, so I understand her not wanting to get out. However, today we received a letter from the parish that is certified. The letter says it was signed for, however my father wasn't home at the time of delivery and I was in bed at the time. There was no attempt to knock on the door as the dogs would have barked and woken me up had there have been, and even of there had been wouldn't the standard protocol be to return it to the post office and give us notice that it was there? She has no problems leaving notices in the mailbox any other time.

    We believe she has reported us to the parish (even though we are technically outside of city limits) for the vehicles in the yard and the grass being uncut (it's been too wet to cut our ditch, the majority is mowed) , which the letter was in regards to. Should we first report to the Postmaster or go to the Inspector General right off the bat?
