She's worked mostly as a buyer's agent and doesn't have much background on my area. There is another realtor that has sold most of the homes in my area and if nationally ranked or something (marketing maybe?) Regardless, I feel bound to honor my friendship but on a 1.5M dollar home...that feels kind of insane. Part of me debated getting my real estate license just to sell myself but it didn't seem worth the effort. Ideas I thought of. Splitting the listing between them? Paying my friend cash to just suck it up? If this was a lesser friend I would easily tell them to pound sand (I'm in sales for my job) but this one I'm struggling with. With the area we live in and the size of homes we are looking at, even at 10% down payment+closing cost we would be spending close to $70k. I also have around $11K in stocks that I was not planning out cashing out right now. We are both afraid of pulling the trigger with having very little left in savings. I'm not intending on taking the broker's exam or a sales person exam, but I sure would love to work out what the Realtor should be doing for me so I can tell if I have a good one or not. I moved in with the promise of being the first presented with offer to buy. The idea was to give me 2 years to improve my credit score. Grandpa past away 3.5 yrs prior. Grandma suddenly taken a mental turn for the worse and is now moving out and into assisted living home. Family needs to sell property to fund grandmas assisted living cost. Any chance I could find a bank to back me with a strong co-signer? Or any other suggestions? [link] [comments] |

They claim to be able to waive most or all of my closing costs. The only issue I have is that I live and will be buying the house in tennessee and they are in Virginia. I haven't gotten in touch with the realtor yet. Has anyone used a realtor from another state. I'm worried about not being able to meet face to face with any issues. Deposit Return Clarification [CA] Posted: 30 Jan 2019 03:24 PM PST We put in a 30 day notice on December 11,2018. Due to our land claiming they needed to began repairs and a disagreement we agreed to vacate the property before our 30 day. We paid for the full amount of rent that would go through to the original 30 day notice January 9,2019. However, we agreed to vacate on January 2, 2019. Landlord emailed back agreeing and thanking us for leaving early to begin repairs and we were relinquished control of the property. Now we receive an email on Jan 29,2019 with a crappy fake looking invoice and asking for more money then our deposit.... Overall as I build our evidence for small claims court I am looking for clarification. In regards to the 21 days our landlord had to provide us the written documentation and itemized list for repairs, which day would it start from? January 2 or January 9? [link] [comments] |
Posted: 30 Jan 2019 06:34 AM PST Our first month. In October I wrote about a trip our family took to Puerto Rico. During that trip we fell in love with the island. The people, the food, the weather. Everything. We also noticed an opportunity. With the low cost for prime real estate, and the huge tax incentives for business, we feel Puerto Rico is the place to invest. To be honest, it also feels good to put your time and money somewhere you can see the change it makes. It takes much less to create a big difference in Puerto Rico. So, on that trip we decided to buy a home here. Today, we are finalizing the papers. This has been a very interesting process. The good and the difficult. The initial plan was to mortgage the property through a bank here on the island. We went to one of the large popular chains and started the process. For two months we jumped through some unusual, for us hoops. They had my wife in tears at least once per week. Had to do multiple appraisals, at our expense, and were honestly not good to deal with. Three days before we were supposed to close, which included plain tickets, furniture delivery's and so many other expenses, all based on closing on the house, Banco Popular sent my wife an email stating that they do not accept 1099 income for loans and could not close the loan. So.......plan B We called the seller and told him the problem. He was leaving the island for a few weeks the day after we were set to close. He told us no worries, we could stay in the house and work out a solution when he returns. So, with all the risk involved in this not good sounding option, we loaded up and left to PR. Thankful, due to our amazing new friends here, a few amazing friends Arizona, and a huge amount of work by my wife, we pulled it off. With almost 6 hours to spare. We fly out early tomorrow am, and the seller is leaving for a month after that. The deal we made, on a handshake (those are still honored in PR) was that he would have the check by Feb 1. Today is Jan.30 and the wire cleared into our account this am. This process has been tough, there was a lot of tears. My poor wife has honestly done almost all of the work so far, I had a new software that had to launch this month as well, and spent much of my time with my head in a laptop. I would like to get in contact with the owners to see what I can and can't build on the lake from this potential property, but the owner of this particular section of lake is a non profit company that has since been dissolved. I'm not sure how I should go about proceeding in regards to contacting the owners. Would this video game Real Estate strategy work in real life? Posted: 30 Jan 2019 09:56 AM PST There's this game I play called instlife (it's basically the Android version of bitlife) . Part of the game is (optionally) investing in real estate. I found that it's the easiest way in the game to make money. I start out with a 9-5 job, then save most of my earnings to make a down payment on a 70 thousand dollar house. The next year, if the value goes up, I cash it in and buy a nicer house. If the value goes down or the market crashes, I keep the first house and make a down payment on a second house. I then keep on selling houses when their value goes over what I initially paid for it. Sometimes the market crashes and I'll have to live off of savings for 5 years, but the method just seems too good to be true. In the game, I can't rent out houses to people so it seems like the method could work even better in real life. In the game, I can easily become a millionaire by 40 with this method. Thoughts? How is this different from real life? Also, I'm just a stupid kid who wants to invest in real estate when I get a job and learn enough about the market, so please don't just call me a dumbass for not understanding something or being mislead. They plan on listing the home soon, but they haven't gotten a realtor yet. It's a home in a relatively hot market, but my mother is hoping that the fact that I know my neighbors pretty well and that she plans on making a cash offer will help her when it comes to competing with other offers. If the "showing" goes well, we want to bring up the idea of leaving real estate agents out of the equation (both buyer's and seller's) in order to spice up the deal on the seller's side, while still suggesting that a real estate lawyer write up the contract after the standard inspections are completed and any concessions are discussed. Is this the ideal situation in which the buyer and seller would forego agents? What sort of things become much more complicated without agents? Is foregoing agents in this case really worth it? Should I spend money to repair this issue before selling the house? Posted: 30 Jan 2019 03:54 PM PST We have a guest house built in the back yard by a previous owner that seems slanted and unlevel. The flooring and roof are both independently slated at different angles along the entire length of the guesthouse. The slants are about 3-5 inches over about 36 feet. I'd imagine this would be a very expensive fix so I'm curious if it would be worth it to repair if it does not recoup in the value of the home sold. Here is a view of the guest house. There are two rooms: This is a straight on shot of the room on the left. You can see here how the roof slants down towards the right. This slant occurs over the entire guests house. The windows and the ground are level. It seems the roof was intentionally slanted if you look at the top white wooden panel along the wall going left to right, where the blue wooden beams go through. Perhaps this is to let water run off an otherwise flat roof. Lastly, here's an inside photo facing the opposite direction. The ground is one inch higher on the left side of the room, and the ceiling is two inches shorter on the left side of the room. [link] [comments] |

However, she said I had to sign a binding agreement to work with her; otherwise it would be illegal to some fair housing laws of Washington DC. Is this true? Buying a home with unpermited work Posted: 30 Jan 2019 11:31 AM PST The home I am considering purchasing has had major renovations done to it. Completely new interior plumbing and electrical. I know that building permits were not pulled with the city for this work. In your respective experiences', How will this affect insuring the home? Or reselling the home for that matter? I understand that work is done out of code and without building permits every day. But an entirely new plumbing and electrical system is a lot to swallow. If my private home inspection just points out the things out of code and I request that those costs be worked out in the final price, perhaps I should move forward? This really bums me out. My fiance and I quite like the house and neighborhood. We have asked the seller if they are willing to attempt to get permits after the fact.
