    We are financing our home through a private lender. We would like to tear down an old single wide trailer that's on the property and either build a house or get a new modular put in. Since the home is not financed through a bank, what are our options?

    Renter Advices for Australia!

    Hey guys!

    My friend is going through a pickle. She had to leave her rental with her previous partner as they split, however in Western Australia the landlord does not have to approve for you to take your name off the lease. She moved over to Victoria and had to start paying rent for her new private rental as she has a 6 month old so staying with friends for free wasn't an option. Her ex up and left the rental in Western Australia a month after. He moved back to Victoria and is staying with his parents for free.

    Their lease isn't up until December but for the last 2 months my friend has paid the full rent and now can't afford to pay for both rentals. She knows she is going to get blacklisted but wants to know if being blacklisted is Australia wide or is it only state by state? Is it going to effect her future renting in Victoria? I've had a stalk around information pages but can't find the answer.

    [Illinois/Chicago] Are there any good ways to learn by doing without fully diving in?

    I'm young and don't have a lot of money or knowledge when it comes to this stuff. I'd like to learn more, especially about more hands on projects (new/redevelopments, flipping, etc.). I'm reading up, but in my opinion its always better to get real experience. Are there any good ways to get involved on other people's projects? Perhaps as a small partial investor or something?

    What year did house flipping peak?

    Has real estate flipping gotten more or less popular in the last 10-15 years?

    Real estate flipping got popular in 2001-2006.

    It was sort of the new .com bubble. TV shows, seminars, books, etc.

    Then it crashed.

    What has been the flipper situation from 2008 to 2018 ?

    Did it get popular again? Are there more flippers than ever?

    Can anyone make a graph of flipping popularity from year 2000 to present?

    Closing Disclosure

    Hi everyone, posted this in r/Mortgages as well and then realized it didn't have a lot of users.

    We're supposed to close on our house Monday. The mortgage company sent an initial Closing Disclosure on the 14th, but it did not have everything on it, as they said they couldn't apply one of the tax credits until after it finished in underwriting, which did not happen until yesterday. I emailed to verify and the agent confirmed it was not the final version. I read that they're supposed to give me the CD at least 3 business days before closing, but they still have not given us the final version. They have been all around terrible at communicating through the entire process, unfortunately. Are they covered since they gave me an initial version? I'm more than a little annoyed, as I feel I should be allowed time to review everything before the signing. I have received nothing from them since the 14th despite requesting copies to look over. What can I do? Is this normal and I'm just overreacting?

    Wholesaling a house to a buyer that needs to use a mortgage

    I am new to wholesaling so this may be a stupid question. Can I get an assignment contract between a buyer and seller if the buyer needs to use a mortgage or anything other than cash?

    Condo, do previous damages to other units transfer to new owners?

    Went and looked at a condo, and went under contract. Most likely going to walk away.

    Received a copy of this engineering study showing damages to the unit, and surrounding units possibly because of moisture damage. Whole complex had a study done, and is fairly alarming.

    If the unit was deemed to have caused damage to the surrounding units. Would the new owner, or previous owner be liable for damages?

    Its very unclear if the moisture damages were caused by the sewer system units share, or if the pervious owner had a leak that went undetected.

    To sell, or to rent?

    Not sure if this is the right place to ask, i own my house, it is a 3 br 1 ba and it is on 3 lots. I live in a nice neighborhood in St. Augustine FL. real estate is really booming here right now and houses are selling all around us. We really love our hometown, but would like to move within the next 5 years. We are back and forth on what would be better in terms of renting it out or just selling altogether. I fear if we rent, we won't have enough money for a down payment and also worry about how someone would treat our house. It would be nice to have a monthly payment coming in but would also be nice to put a good $200,000 down on a new house somewhere else. Any advice?

    Consequences of getting rid of dispute resolution from contract?

    Hi all, first time buyer in CA with a VA loan. The seller has requested the removal of section 22 a & b titled Mediation & Arbitration of Disputes from our purchase agreement. Can anyone describe the consequences of removing it? From what I understand, if for example, they failed to disclose some sort of repair that failed and was not caught by my home inspection, we would have to go straight to court which is more expensive and lengthy than resolving the issue through a mediator. If I'm wrong, then what are some examples of situations that can come up?

    Background info: original owner passed away, his children inherited it, trustee/lawyer is handling the selling with a realtor. House has been on the market for about 2.5 months and they are supposedly "on their last wire".

    First time home buyer.

    Need some opinions (other than my family who just wants me to move home). First time home buyer and looking at a 3 acre farm for 380k. House and property both need work, but has major potential(house will need new floors and a new kitchen for sure. Some water damage from bathroom). Has a barn and a workshop on property as well. My current income is 90k and my husband is going to school on GI Bill. We both just left the air Force this summer. The house/property we are looking for is on the outskirts of Orlando. I have a realtor, but this happened kind of fast and there is already someone putting in an offer.

    What factors come into play when deciding whether you should lease or sell, while buying a 2nd place to renovate?

    I was talking to my step dad and I said we should probably lease, cause the prices will keep rising. He said "renters will wreck the place, we should sell if the price is right"... What do you guys think?

    Screening questions for agents for out of state rental properties

    So me and my partner are looking at purchasing some rental properties out of state and want to find the right agent who can not only assist with buying the properties, but most importantly - managing them.

    Due to the fact we have no intention of going out to the properties in person, getting the right manager is essential.

    We are putting together some screening questions for potential agents, particularly focusing on a high ability to manage our rental properties of which we plan on buying several.

    What are some recommended questions we should be asking?

    For example:

    • Can we get live video tours of properties?
    • How many properties are you currently managing
    • How long have you been doing this for
    • Do you have reliable, affordable contractors (handyman, plumber, electrician, etc) and how much are they

    Anything else we're missing?

    How are agents still charging 5-6% to sell a house in California

    In my neighborhood houses are selling in 2-3 days and for million bucks. Yet realtors still charge 5-6%. That's 25-30k for each realtor for very little work. What are some other ways we can sell the house without the realtor monopoly? Redfin charges 1% which is better but still a lot.

    Is a Permanent Wood Foundation (PWF) home a terrible investment for a first home?

    Hi Reddit community, I need your advice and help. I am a 28 year old female working professional and I am in the process of trying to buy my first home. I am going with a rural development loan with 0% down payment. I am currently under contract for a home that I love that is 2 bedroom 1 bath in a great location and has a nice ample fenced in back yard with 1 car garage. However, my inspection was done earlier this week and we found out that the house sits on a permanent wood foundation (PWF), which is super rare around here. We also found some evidence of water damage in the foundation on the north side of the house. We are sending a remediation contractor in next week to assess the damage. My question is, I am buying a home to live in for perhaps the next 5-10 years max until I'm in a better financial place and perhaps with another person where I can then buy my "forever" home. Therefore, resale is huge to me as this is more an investment than anything. The house was built in 1992 and it's a ranch style. It sold in 2006 for 150k and now it's going for 199k (I live in NW Montana). Even if remediation is done on the wood foundation, should I buy it? I'm also looking at a townhouse here that's similar price but 3 bedroom 2 bath with a smaller fenced in back yard. What do you think is the better investment or are neither good investments? I would prefer not to live in a townhouse, but in my price range I can't be too picky right now with real estate prices. I really love the home that sits on the wooden foundation, but I want to be smart here. Thanks in advance, any advice is very much appreciated!!

    My background is in tech and outsourcing and have been working in rentals in Brooklyn for the past 3 years. What's the best way to pivot into sales without sales knowledge?

    Hey everyone, as the title states I have a background in Outsourcing and Technology which I have implemented in many of the businesses that I've had in the past. I have taken the whole process of rentals and broke it down in to roles that can be outsourced and technology that compliments these concepts. I've been working the last two years at fine tuning it further. My business mentality has always been to try to focus on whatever you're doing a hundred percent and put up blinders so that this way I'm only focusing on the task at hand. The opportunity for sales continue to surround me and I just never have taken that leap because I like to feel confident when I work on something very different and I always wish to have somebody show me directions and show me the way to do things. I thought of finding someone super experienced to bring in (over pay them with a nice %) and with the promise to help build a team that they can make a % from as well. Is this a good idea? What would you recommend and how do you suggest I do this right? Thanks for your advice!
