How much additional cash do I need to retire with a cash flowing investment home? Posted: 07 May 2018 10:34 AM PDT How much do I need to retire or work part time? Age: late twenties Debt: $2700 a month on student loans ($220k or so) - 10 year plan with about 8 years left (4.5%) Investment property Mortgage: $400k ($2300 or so) 3.1% interest Investment property monthly revenue: $7500 or so 401k balance: $83k IRA: $33k Stocks: $120k If the investment property cash flow remains constant, how much would I need in cash, stocks and in retirement accounts to retire early? With say $76k spend annually. My math is $3000 * 12 = $36000 (estimating $3k net cash flow from investment property.) $1 million * 4% rule = $40k $40k + 36k = $76k Therefore I need $1 million in additional cash. 21M soon to be grad student looking for some advice Posted: 07 May 2018 01:56 AM PDT Hey guys, this may or may not be the best sub to ask these kind of questions but... here goes I am soon to be graduating from university with a Masters in Mechanical Engineering, and hopefully i'd land a grad job following it. The question is, let's your parents left you with a decent amount of funds that they want you to invest on things/make more money out of it. What would you do ? My Cash: Stock $4000 Savings $4000 401k $20000 Income $1600 biweekly Hard Expense $1000 monthly (rent + auto loan) Soft Expense $600 monthly (food + dog + fuel + misc) My gf's: savings $4000 401k $6000 Similar income and similar expenses
I have a girlfriend of 8 years, and we both graduated with Bachelor's, making a little below 70k each. We both paid off our student loans recently, and only loans we have on our names are auto loans ($10k left for me, $20k for her). When we were in univ, we lived together for 3 years but because of timing, graduation, relocation, and family, we currently don't live together but live with our own parents. Now that we are 27 and 25, we are thinking of living together again by getting a house/townhome/condo together. Credit union at my company currently offers 2.75 APR for first 5 years of 30 years plan (and we are planning on paying aggressively for that 5 years to shave down principle by applying one person's entire paycheck to the loan payment.) I am asking for an advice.
2. Should I get the house by myself first, then have my gf move in with me? What are some traditional way ppl do this? I should be able to be approved for $280k loan by myself.
