    (I've been to neighborhoods.com - it doesn't help.)

    My husband and I are looking to upgrade our home just a bit, which means we are planning to move to another townhome/condo rather than a single family home (mainly to reduce cost and avoid exterior maintenance)... We are pretty happy with our neighborhood right now, and we especially appreciate the fact that we hardly ever hear our adjoined neighbors at all. However, while previewing a townhouse in a different neighborhood, we could very clearly hear a vacuum cleaner running next door. We are lucky that person decided to vacuum just at that moment, otherwise we would not have been aware of the poor soundproofing in that home.

    Aside from noise concerns, we've found that it is difficult to get the HOA rules in advance - our agent tried to contact the association directly and was refused. That makes it harder to picture how our lives would be living in that neighborhood.

    What I wish existed was a Yelp for different neighborhoods, or a way to go to a different neighborhood's Nextdoor discussion page, or something like that. Failing that kind of resource, does anyone have a good recommendation for getting that sort of information about a neighborhood in advance, without just knocking on random doors? Your help and advice is most appreciated!

    Swapping buyers during due diligence

    Hello,

    my partner of 6 years and I were going to buy a house together. We found a house we loved, and made an offer. We're in due diligence, have until 1/15 to decide. Unfortunately, I got really cold feet. Bigtime. Things we thought we had worked out came to the surface, and I feel that I have to back out. This is likely going to be the end of our relationship.

    She has a lifelong friend who was going to move with us anyway. Now that I've backed out, she as asked him to consider buying the house with her, and I think this is right. He is a great guy, they have been lifelong friends, and she doesn't deserve to lose the house she wants because of my irresponsibility.

    My question is, is this possible? Will it be possible to re-write the contracts with his name instead of mine, or is this going to raise a lot of red flags for everyone? Will she have to reapply for her mortgage, or will he just have to apply independently?

    Buying Real Estate in Latin America

    I'm potentially interested in getting a Condo in Medellin, Colombia as an investment property to rent out via Airbnb. Any best practices related to foreign real estate? Setting up a U.S. Based LLC? Anyone else have experience buying a condo in Latin America, and curious what type of appreciation and cash flow you've experienced, unexpected issues, etc.

    First time home buyer need some advice

    He guys, My husband and I are currently working to pay off debt. We have about 80k in student loans and the rest cc and etc of 17k. Last year we paid off 20k. Our ultimate goal is to purchase a home. We've come across a home and the seller is in the army and needs to sale as soon as possible bc he's leaving. He's offering to pay closing cost and the list price is $169. My husband and I make 80k combined. We said we would wait another year or so before looking but this interested us bc we haven't seen anyone willing to pay closing cost with the economy up the way it is. That would help us and save us some money. What's your advice? Should we buy or just stay with the debt pay off? Thanks for the advice.

    Edit: we also pay $1k in rent now. From my calculations, that'll be about the same as buying with paying our taxes.

    Reselling a Home After 3 Months?

    To make a long story short, my wife and I bought a house three months ago and she already wants to move. Candidly we felt rushed into buying it and she is really unhappy there and I don't believe there is any chance of her warming up to it.

    I understand that we will probably take a financial hit given that we don't have a ton of equity in it, but is there anything else we need to look out for? If we decide to move forward with selling it, we probably won't list it until the Spring which is essentially 6 months after closing on it. We have re-painted the house and will probably put down new carpet in the bedrooms to make it more appealing to buyers, but are there any other cheap alterations we could make between now and the spring to get it ready to sell? Obviously we will be speaking with a listing agent, but we were curious what the community here thought.

    Edit: We're in Minnesota, if that helps.

    Question about Renting.

    Is it better to rent or own? If I want to purchase is it 10% of the home value to get the paper work started? Looking for a 4BDR 2-3Bath in Orange County California. I've been looking at a couple and they're $2,550 + $500 deposit so basically like $3, 050 to move in immediately. Does this sound right?

    Buying first investment property [MO]

    Hey r/RealEstate,

    I purchased my first home in August with 6% down and no PMI on a special loan with a $258,500 mortgage at 4.125%. My monthly mortgage payment is $1250, yearly property taxes are $2,000, and yearly insurance is $1700 (paid)

    I gross $14k/mo or ~$160k/yr as a w2 employee. I rent out all four rooms in my current house and sleep in the (unfinished basement) for a total rental income of $2000/mo. no non-revolving debt (all paid in full monthly). Credit score 700

    My sister and her college friends are moving into my current house in June and will continue to pay the $2000/mo for at least a year and likely two more after.

    There are several houses in the $50,000 to $75,000 range just four blocks east of my current home.

    How much money do I need to purchase a second home?

    tl;dr How much money do I need on hand to buy a 75k rental home? Credit score 700 I have 6.5% equity in my current home, rent it for $2000/mo with payment obligations of $1600/mo and want to buy another home for $50k-$75k and live in it while I continue renting the first home. I make ~14k/mo gross from w2 job.

    [OK] Average cost per square foot for full demo?

    We bought a place last fall intending to make it a "3-wall rehab," but upon further inspection and consideration, there's not a good wall to save. Thinking about tearing it down now to avoid risk/liability/squatters, then putting up a duplex later.

    Does anyone have some concrete costs per square foot for this? It's a crawl space/slab combo, with most of the house being on the crawlspace.

    Northeast OK, for what that's worth. We've only spent $3,500 on the place so far.

    What are your thoughts on offers with escalation clause?

    If the house is $300,000 and it's a multiple offer scenario.

    If I decide to offer "$1,000 over any actual offer up to 295k"

    Am I just shooting myself in the foot? Anyone dealt with these in the past?

    Fence encroachment on a brand new home

    I have a fence encroachment issue that is different than the previous posts I have been able to find. We are building a new house. A neighbor on one side has closed and has been in their brand new house (same builder, same community) for several months. The privacy fence between our properties is in place. Our home will be complete in several months. When checking on other issues related to our build we happen to discover the fence is about a foot and a half on our side of the property line. These are city lots, pretty tight and a good amount of that encroachment is on a side yard, so we consider it material.

    I feel confident in our legal position. We simply won't purchase if the fence is on our property. I can't imagine a scenario where we don't get our earnest money back when the builder refuses to honor property lines. My question is more about "reasonable-ness". This builder is particularly skilled at making the buyer feel like the jerk for holding them accountable. We have been most surprised by a couple friends saying "ah, just let it go".

    If we buy the home with the fence as is, we are basically gifting some of our lot to our neighbor. I hate to dig up the fence on the neighbor, but hopefully they will get this is a builder error. I'm not looking to tick off the neighbor, but our position is - we just want we bought, no more, no less and also concerned about a builder that can't get property lines right.

    My question is, are we being unreasonable?

    Fee for Apt Showing?

    Hi All,

    I have a triplex with one of the units empty.

    I have a good relationship with my tenants and figured it could be a win win to pay one of the other tenants to unlock and show the apartment to potential tenants I have screened.

    Any reason I shouldn't do this? What do you think an appropriate amount would be per showing?

    I was thinking 20-40$ per showing? Assuming it takes 20-30 mins?

    NC Landlord Tenant Laws and My Rights as a Tenant.

    I apologize if this is a bit long, but I really do need some advice on this.

    This past Tuesday, the people at the leasing office of my apartment lied about the extent of damage that had happened to my apartment. I asked them to update me on the condition of the apartment and to let me know if my apartment was not ready by yesterday. They agreed to update me on the condition and let me know if things aren't ready by then.

    When I came up to my apartment in NC yesterday, I opened the door and saw that the person from the leasing office lied about the extent of damage in the apartment, and on top of that, she didn't let me know that the apartment wouldn't be ready by yesterday. Like I said, she mentioned that if she doesn't call, then repairs would be done by yesterday.

    When I arrived to my apartment, I was shocked. Because, clearly, she failed to accurately disclose the extent of damage to my apartment, and did not provide emergency repairs in a timely manner.

    I was angry and stormed into the leasing office to find one woman working there. I told her about the issue, and she had the audacity to try to pull this issue onto me even if it was the landlord's fault for the water sprinklers bursting by telling me to call renters insurance to pay for everything. As stated in my lease agreement, renters insurance is only accountable for personal property and personal injury, and the apartment is liable for all other damages. She also didn't know when repairs will be finished and mentioned that it could take more than a month. I asked if there are other apartments available in the complex for me to move into, and she said yes. However, she claimed that I would have to pay a penalty fee and have to have a raised rent for ending my lease and moving to a new apartment when my current apartment is clearly inhospitable and is not being repaired in a timely manner.

    I am sure that according to the NC real estate commission, failure to disclosure of damage to the property and failure to execute timely repairs in emergency situations can allow for me to terminate the lease without penalty, but I just wanted to double check if I actually have any legal basis to file a lawsuit against the leasing office.

    I believe that I have every right to be refunded my rent for January and to have no penalty in ending my lease and having a raised price for rent if the damages to the apartment are from the negligence of the maintenance staff.
