    We're first time buyers looking for a little advice.

    Situation: After missing out on one place, the estate agent did us a solid and got us an early viewing at a similar (actually better) property one street over before it went on the market. During the viewing the agent said both neighbours are owner-occupied.

    After having an offer accepted, it turns out my wife works with one of our would-be neighbours and they are renters. We asked the agent to confirm only for them to come back and say BOTH sides are rented.

    As long term renters ourselves, we are not anti-tenants but are concerned that we are likely to have new neighbours as often as twice a year. It heightens the risk of having bad neighbours quite a lot and makes the property less desirable.

    As a bit of background, this isn't the first time the agency have got this wrong. By coincidence, we currently rent a ground floor flat through them and were told the landlord lived above us. By the time we moved in 6 weeks later, there were 3 awful tenants living there, so now we're enduring a whole host of issues.

    Question:

    Are we being over sensitive about this? Would we be within our rights to reduce our offer? I feel bad for the vendors but then it's the agent's mistake.

    (Nevada Tenant) Not sure how to proceed with unsafe home.

    So I am a VERY broke college student in Northern Nevada renting an older 1970's mobile home. This last week I've noticed a mildew smell, and today I found that the laundry room floor linoleum was coming up and the floor underneath was damp. I checked washer's hoses, everything was connected so I suspect it's the pipes under the floor. I'm terrified to tell my landlord because I'm positive he'll tell me to move out because he's not going to fix this place up, it's a mess as it is, and I was told before I moved in that he wasn't going to keep the home standing much longer. I have no income right now and am surviving off savings. I have no money for new deposits and rent prices (my current rent is dirt cheap). I'm not sure where to go from here, I know I need to tell him, as I know the leak, or whatever it is, is going to get worse and it's dangerous. Am I going to be kicked out with nowhere to go once I tell him?

    Buying a Beach House for investment/Vacation home

    I'm interested in buying a Beach House near St. Petersburg Fl, more specifically near st. Pete beach. My intention would be to rent the house for 9-10 months out of the year and to live in the house the other 2-3 months, with the rental income essentially paying for the mortgage.

    A couple questions i had:

    1) is this even feasible? Would renting a vacation home for only a portion of the year cover the mortgage, taxes and insurance?

    2) Could you get financed with 20% down? Are interest rates higher?

    3) in a scenario like this would a lender include the full mortgage amount when calculating your debt to income ratio, or would they treat it as an investment property?

    4) how difficult is it to get a management company to manage a vacation rental?

    5) i really like the idea of a house near the beach in st petersburg, however, the prices for the type of home im looking for are pretty high ($500k+) i am open to cheaper beach resort areas along the east coast, any ideas?

    Refusing to show/sell to a person

    Selling a house myself. I have someone that i know that is interested in my home. Due to previous dealings with said person, I want no part in a real estate transaction with him so I'm blowing him off, not returning his call.

    Should I list house with a real estate agent, can I specify that I won't sell to this person?

    NAR statement on tax reform

    Basically Federal taxes have incentives for home ownership for the last 95 years but no longer. Clearly this is going to impact high Cost of Living areas where real estate is more expensive. NAR is coming out saying that it will reduce the value of the average home by 10% https://www.nar.realtor/newsroom/realtors-senate-passed-tax-legislation-bad-news-for-homeowners

    I still can't find info on the final info on commercial property but curious how people think this will effect your areas.

    My home was listed on Craigslist for rent SCAM

    My Grandparents, who recently passed away, built a home that my family is now trying sell and move on. We posted it on Zillow FSBO.

    Recently we were contacted by a guy who told us he saw our home on CL for rent, he said the person he contacted seemed shady (out of state, broken english, wanted money order deposit fedexed and he'll send keys) So he tracked us down through web searching he wanted to know if he was being scammed. We told him he was and thanked him.

    We are now trying to take the steps to resolve this, like reporting it to the FBI, and creating a Scam warning CL post. I thought maybe you kind people of reddit could help get the CL ad removed by marking it as prohibited.     Confusion on long-time residence conversion to rental; tax liability; FMV vs purchase.. Help? [OH]

    Hi /r/RealEstate.

    We've been doing some future-planning lately, and looking at our 5-year road-map it may include a move to new neighborhood in a "better" school district. We currently have one property, which we reside in, originally bought in 2005 (30 year mortgage), and later refi'd in 2015 for a much better interest rate (another 30-yr mortgage but for a lesser amount). The goal right now is to understand if we turn our current property into a rental, what that would look like from a tax liability perspective.

    Much of the documentation I've seen states that for the depreciation calculation, you take the lesser of the FMV or original amount paid and divide by 27.5 to get the annual deductible amount.

    • The home value has gone up significantly according to the auditor's website since we purchased the home. Purchase price originally 250k, with a value on the auditor site of 170k (land and improvements), up to now in 2017 total FMV on the auditor's site of 330k. Similar homes in the neighborhood have sold within the past 6 months for 480k to over 500k.
      • With the increase in home value over time, are we still limited to using the original purchase price over the current FMV (of course less the land value) for calculation depreciation?
      • Assuming that's the case, are there any crafty / useful ways to be able to utilize the current FMV in those calculations for tax purposes?

    We're still are paying on this property (mortgage + interest, taxes & insurance). Theoretically, is there any scenario where paying off the mortgage prior to transitioning to a rental property is a net benefit?

    Really appreciate any insight.

    Private school building new campus less than 1mile from my house in [NC]. How will this affect my property value?

    [NC] just moved into a 'Village of...' type community two months ago. Just found out they are building a K-12 private school campus less than a mile from my house on our quiet, one lane street. Will this affect my property value negatively? We already live in the best public school district. Very surprised my agent who lives here as well did not tell us this news. Thanks!

    Is Lex levinrad legit?

    (US) my dad has started looking up realestate investment and now is joining an "inner circle" training thing with his site and has paid 500$ usd to be able to work for him by finding houses for him, and turning them into him for lex to sell for a profit and give him a % of it. i just want to know if this is a scam or not, because googling "lex levinrad scam" only shows up one site with a complaint but also with a rebuttal to the claim by lex himself, which seems legit, but i am super weary of the need to pay 500$ to work for him. can someone tell me if this is real or fake?

    Question about appraisals

    Hello everyone, my husband and I are buying his childhood home from his mom and we are concerned about a few things that may not pass an appaiser's inspection. We have an unfinished bathroom in our basement that is missing some parts of the wall and ceiling (we had to rip out part of a wall due to mold, and some of the ceiling is missing due to a prior leak in the bathroom above it.) We also have a front porch, and some of the wood is giving way. Would any of this be a problem? Does it depend on the state you reside? We live in Decatur, Georgia. Thanks in advance!

    Does anyone know about the housing market in NC near the coastline?

    I just want to first say.. I know NOTHING about North Carolina. Recently, I've been searching for a place I want to live in the next 5 years, in the meantime saving up. My goal is to work remotely full-time by then (I work half-remotely now). I want to live in a small house within driving distance of a beach. So, I've been on Zillow a lot looking around and have noticed cheap housing in NC near the coast. Can someone tell me what they know about housing market there? Good areas to buy? Any other advice too?

    Tax revaluation - NJ

    Hi all, received a letter in the mail that my town will be doing a tax revaluation. Looks like they want access inside, however it doesn't seem mandatory (they'll try up to 3 times I believe). I just don't know what they would base the revaluation on, if they can't get inside.

    Any idea how this would be figured if they did not get access into the home? I've done a lot of cosmetic updates and worry that this might cause an increase in my taxes. I also have some non-permitted work but nothing that is easily noticeable like an extra bathroom or extension etc.

    Considering buying a house in Canada while living in UK

    My husband and I have been renting a house in the UK for the past four years from family members. We are moving to Quebec in August/September most likely for good and wanted to purchase a home rather than rent. We have been scouring websites for the perfect house, but I don't know how to feel about purchasing a house without being able to see it in person first. Our other option would be to find a short-contract and rent a house while searching for one to buy.

    We really, really do not want to rent again. Is there any accredited website/realtor we can trust to help us buy a house without seeing it in person? Or maybe put a hold on it until we get there?

    Is there such a thing as a short lease on houses in Quebec, so we do not have to sign a contract for longer than a month?

    Side note: We have nursery and primary school age children. If anyone from Quebec knows a good neighborhood with good schools in the area, that'd be great to know.

    Seller is asking for 1k for a 1 day escrow extension (CA)

    Very frustrated by this. My loan is almost funded, all contingencies waived, but the HOA has not yet answered my lender's certification questions and they can't get final sign off from the underwriter until that happens. Our closing date is this Wednesday, and my lender talked to seller's agent today and said we might need 1 extra day, if the HOA answers the questions on Monday. The seller's agent is saying they will only do that if we pay $1000 per day. This feels like complete extortion, considering I have no ability to control the HOA and my lender paid for the doc to be completed on a "rush" basis. I would be willing to pay reasonable carrying costs for 1 day (maybe $100) but not a $1000.

    What happens if I refuse? Will this really go to arbitration over 1 day?

    Quebec property under valued?

    I'm in the US looking to put some cash into the real estate market. But the US market is overpriced and under stocked. The US to Canadian exchange rate makes it more attractive.

    I'm looking at a 4 bedroom in Quebec. One of the smaller towns. Are there things that should stop me from doing this? Is this a bad idea?

    Equity gift from landlord to tenant for down payment for FHA loan?

    My in-laws have a long-time tenant (9 years) in one of their rentals. The in-laws are looking to sell and the tenant is very interested in buying. They have a friendly relationship and are wondering if they would be able to provide an equity gift to the tenant as a 3.5% down payment for an FHA loan. They have no intention of getting repaid for the gift and can sign an agreement indicating as such. Additionally, can they gift some of the equity to go towards closing costs (and roll them into the loan)?

    How loud can upstairs apartment floor creaking be before it is a nuisance?

    I own a condo in Chicago on the second of two floors in an older building. Upstairs neighbor and I have the same hardwood floors (renovated at the same time). The ceilings are pretty thin so I can hear footsteps etc, whatever. What really bothers me is the incredible squeaking on certain parts of the floor. I've determined this is where the subfloor has come loose from the joist. Squeaking from the actual hardwood floor is in a much more acceptable range. The loud squeaking is loud enough to be heard through earplugs!

    • if the subfloor is the neighbors responsibility, can I have them fix it?

    • if the subfloor is the HOA's responsibility, can I have them fix it?

    • who should I approach first and when? I want to maintain good relations with my neighbor and asking them to do a repair is a big ask.

    [Las Vegas, NV] Buyer’s agent charging a 395 fee?

    We're about to make an offer on a home and as part of the offer paperwork, we noticed the brokerage charges the buyer a 395 flat fee. Is this a common thing to do? It was always my understanding that the seller pays all realtor fees.

    Real Estate Degree at Baruch College In NYC.

    Hey folks,

    Im considering going to Baruch College for a Real estate 4 year degree. I would have to invest another 2 years and ~$20k to get my bachelors degree.

    I have always been interested in R.E investment, and development. So when I found out that this sort of education was offered at a very prominent business school in NYC, I decided to look into it.

    After speaking with some people I've come up with some questions about wether this is a good idea or not to pick as a concentration major to finish my Degree in. Such as, What do you plan on doing with this degree? You don't need a 4 year degree in Real estate to sell invest or develop real estate, you can do that without on.

    I am looking to invest in real estate and have profitable rental incomes, I also want to know how to understand the risks and opportunities in investments. I want to get an internship with a company who is doing this kind of work and learn enough to eventually he confident in investing my time and money.

    I realize I can do these things without a degree, but If I can get a quality education in the field that I would like to invest money in. I can see why it would be worth it.

    Also, I feel like besides degrees like accounting, teaching, Human resources (degrees that lead directly to a job) all other majors could be self taught.

    New rules on capital gains RE sales for primary residence

    With the "2 out of 5" year rule phasing out in favor of the new "5 out of 8" year rule for capital gains - anybody know when will this go into effect? It would seem ridiculous to stick a 2-year home seller with a 15% capital gains bill on a closing in January 2018 that they wouldn't have had to pay in December 2017. Thinking there must be some sort of "grandfathering" period.

    [TX] Best way to find a pier-and-beam house to move to my land?

    My wife and I have purchased rural land and would like to find a small, older, pier-and-beam house to be moved to this location. There seem to be a good number of structural movers around TX but we have had little help or good information about where to find homes to be moved.

    Duplex Split in Divorce

    Hey - Strange situation I know but, my wife and I are separated and looking at purchasing a duplex in Arizona so we can continue to parent our kids with minimal impact to them.

    We have no immediate plans for a formal divorce but it's possible in the future and I wanted to ask if anyone knows if it's possible to sell half of a duplex if we end up in a formal divorce and one of us wants to do that.

    Getting a mortgage after purchased investment property

    I'm in the process of selling my primary residence and am currently thinking about buying an investment property and putting 25% down on that property.

    Once I move I plan to rent for a year or two before purchasing another primary residence. I plan to put down maybe 7 to 10% for that property. I know that it likely varies from bank to bank but generally is this attainable? Since I'm putting 25% down on the investment property and it should be cash flowing nicely I'm hoping it'll be okay but would like to hear from someone who has done the same or has knowledge
