    Hey all, I'm a first time home owner and bought our home back in July of 2020.

    I have no one else who has a real estate agent or has a home, so I can't ask anyone I know.

    Our agent contacts us multiple times a month (as I'm typing this I just got a voice mail from her) to "catch up and see how things are going". This includes texting, phone calls and then mailing us letters.

    I'm not sure if this is normal or odd? I understand keeping a clientele and being on good terms but is this a lot? Last month she invited us out for an "ice cream social" that would be on her because she wanted to see how we were doing.

    Edit: while I was typing this up I just got a knock on the door. It was the real estate agent and she left a gift on my porch which was a mini pumpkin and her business card.

    Moved into our new home to find tons of issues after our home inspection was spotless

    Hi everyone,

    My wife and I moved into our new home in Maryland a few days ago. We had a home inspection and the owner occupied the home until the day after settlement(we agreed to give them a day to get out).

    The inspection went great and our report showed no issues that required immediate attention whatsoever. A loose faucet that needed tightening, a broken piece of the fence and a couple shingles were missing.

    We moved in the day after settlement and slowly began uncovering many different things that were obviously overlooked or missed by the inspection. I'm just looking for opinions on here. I had a contractor friend come out and take some of these photos. We had extensive water damage in many places around the house despite the inspection noting no moisture damage at all, mold, water hammer in the shower, exterior doors that you almost have to use your shoulder to open and close, exterior stairs that are not attached to the house and leaning, uneven floor in the bathroom. There's a lot more to show but I think this is enough to get opinions. Do you think this should have passed for an FHA loan?

    I'm having a mold test, contractor estimates for repair and a new home inspection happening. Owner disclosed no issues, inspector told me the house is in great shape and the crawl space is in beautiful condition and my realtor said the house is cute and homey.

    Definitely feeling a bit upset about all of this. Would have walked away if I knew how bad it was before closing.

    And what I've learned is that buyers that purchased 2020 - Early 2021 are reselling. Sellers that didn't sell are trying to take advantage of the market and selling high. My take: Resellers aren't selling and sellers aren't selling. It must be idiotic to buy at these prices? The market HAS to correct itself? @Dallas

    Best and final - weird comps

    I'm putting in a best and final on a unique house. Background:

    -in a neighborhood with many larger 3,000+ sq ft houses - 4 BR is standard

    -2,200 sq ft living space w/ 3BR and 3BA

    -has a 2,000 sq ft unfinished basement. BUT it is a very livable and functional space.. just not 100% finished

    -seller overpriced the house to be in line with others in the neighborhood which has pushed the price per sq.ft to $242 vs the average $160-180 for other houses in the area…

    • it has sat on the market for 30 days even after one price drop due to being overpriced

    I have spent HOURS running my own comps. On paper and not using discretion to account for basement.. this house is coming in right at like $460 (vs $535 asking). Of course I see there's value in the basement and offered $490 knowing we would negotiate and land around $500-10. They let us know they got another offer and are asking both for best and final today.

    I just cannot figure out the right number to counter with. I want it but I don't want to be stupid. This house is clearly more valuable than other 2,200 sq ft houses it will be compared to… but does it even matter to an appraiser? Will they consider the sale of fellow houses in the neighborhood if technically on paper they are not the same caliber? I want to be competitive and I'm offering up a large earnest, but I am very weary on getting stuck covering a large appraisal gap knowing that I'd have to pay even more later on to finish renovating.

    Would you offer asking price on a house you genuinely dont feel will appraise but had potential to be one of the biggest on the block later on?

    Another Zillow Offer/ Open Door experience- will update

    Hi everyone! Just wanted to add my $.02 for this experience. So far, it's definitely been easy but because I'm on a tight timeline, it's been stressful.

    I had an agent walkthrough 2 weeks ago and she suggested listing for $425k. This is higher than i initially expected but my neighborhood (TN) is hot, so feasible. I have a 1960 ranch in great condition with new kitchen and lots of upgrades on a large lot.

    Zillow offer initial said $459,900 and i was floored. Walkthrough was 9/2 and received final offer today. Final offer was: $396,200 with 4% fee, $2619 closing and $6970 repairs. Some of the repairs were confusing and i would negotiate out if i went forward with them. I probably will not.

    Open door initial offer was $395,200 - $419,000. Walkthrough was 9/3 and exterior is 9/7. Will push them as i need final offer by 9/10. I told them i was getting the Zillow offer and they asked if i would send it and they would try to beat it.

    I will update when i receive the Open Door offer.

    Need help, closing date in 2 weeks and covid related medical debt just tanked credit.

    Good afternoon, let me start by saying I FUCKED up...I had a small debt left over from my covid hospital stay back in December we are talking peanuts $90.

    anyways so finally got around to trying to pay it last Monday and when i tried to go to the website for payment it said payment had been forwarded to collections already.

    I know I was stupid to avoid paying such a small amount and I didn't think about it again till i saw the bill floating in a stack of documents last week.

    what can i do? we entered underwriting last Tuesday btw...

    Update: came clean to lender, and he said we should be fine.

    Why is Jamaica (the island) so hard to find real estate for sale

    How to buy a house without a realtor?

    I found a house where the owner is interested in coming down in price if we forgo using realtors. I am interested in the house and in getting the best price I can for it. Are there any resources for going through the home buying process without using a realtor? This is my first home purchase and I will be using a real estate attorney.

    What to do with a dud house

    Hello r/RealEstate.

    My family is in a pickle and I was wondering whether you lot had any advice. My family bought a somewhat run down house and mortgaged it in the early oughts with the intent to refurbish it. (My father was an architect). He sadly passed away, and my mother was left with us to raise. She got a terrible refinance deal after he died, and as a consequence has a large mortgage, which she paid with her social security survivor benefits. She (and me and my brothers) knew nothing about house maintenance or repair, and she was a bit of a hippie to boot, so she let the lawn go completely, and did not do any real maintenance on a lot of already old elements of the place. I do believe there is significant water damage and the electric and plumbing do not work very well at all - things constantly break and have to be jury-rig fixed.

    She has decided she wants to finally sell it (What I said to do last summer), but does not really know how or what to do about it. We do not have any capital to invest in fixing the problems on the place. It is in a decent location from my understanding, (Upper Westchester County outside New York in a wealthy school district) but I do not know how to go about getting this project done in any real way. The social security payments have stopped now that we are all grown up, and everyone has jobs and is attending college or in their last year of high school. The mortgage is now very hard to pay, and I do believe we are underwater in terms of value due to the refinance scam she was put through. We have tried to contact some realtors but they want the place to look significantly cleaner and I do not know how achievable that is, or whether it is even worth that much bother given all the internal problems.

    Me and my mother have a strained relationship to boot - there were many conflicts as I grew up especially regarding this house, so I have some biases regarding it. I was telling her to start the process of selling from the beginning of COVID both due to the prices shooting up due to people leaving the city and because I knew the social security payments would be ending. She ignored me and was rude, and I left it alone, but now she is coming through asking for help paying the mortgage. I want to help get rid of this house as quick as possible so that it can not be a part of our relationship anymore and we can work on building better from that. Let me know any takes on how to deal with this issue, and thanks very much for your thoughts and opinions.

    Made an offer on a Condo in NYC, got accepted and now under contract... Can I ask to see the condo again while under contract? Just to do some planning for furniture, curtains, etc.

    What should I buy?

    I am looking at houses right now to get a fell for what I want once I have the money saved up to buy. I know I want to buy, not rent. Ive been renting for years and I'm tired of it. I want to own my place. I have a few things I really want, namely a separate library, a substantial great room with fireplace, and no less than 2 bed 2.5 bath. I've found a number of places that have everything I want, but they have 5-6 bedrooms and 3-4 bathrooms. I would likely never even set foot in the other bedrooms and bathrooms and I only need one extra for family if they visit. Most of the houses I've looked at are anywhere from 2300-3500 sqft. I've also found some house plans that have what I want but have the same issue of wasted space. I am not married, but I like to have plenty of space. I realize some of this may be overkill, but I know what I want. Should I just buy something and just not use the extra space, or should I potentially look into building?

    Should we be suspicious? - Two Week Close then 4 Month Rent Back

    Put our house on the market. Quickly got an offer. All cash + plus we can stay 4 months rent free. But they want us to go to pending immediately, no Sunday open house and they want to close in two weeks. We don't see any negatives to this. However we are suspicious that they want to close so quickly given the free rent back. Just wondering if we should be worried. Are they going to kick us out in two weeks? Seems too good to be true.

    Pros and Cons of living on a golf course?

    Okay we found a potential investment on a golf course. Can you all share with me what the pros and con's there would be to this? We want to make sure we are aware of what we are getting into.

    Should we have concerns about pesticide and chemicals associated with this area? Spouse brought this up as something concerning but we do not know. We appreciate any help on this.

    What if I found a property that is for sale and not listed in any brokerage company, and me as a real estate agent that is working in a brokerage company, what can I do about it? Should I tell my broker that i found a property?

    My partner and I applied for a rental house that would work perfectly for us over the next year. We were the only applicants and our realtor told us we had a leg up because the landlord was picky about credit and we both have great credit, very stable income, and spotless rental history. While we were waiting to hear back from the property management, we were informed that a second offer on the house had come in. A self employed applicant willing to pay $200 extra per month, double the deposit, and 6 months up front. The property management asked if we wanted to match the extra $200 per month (or beef up our offer) before the offers were shown to the landlord, which we declined. Our realtor said that this type of offer was typically a huge red flag to landlords, and that we were still seen as the more "favorable option" of the two offers. However, will have to wait until after the holiday weekend to hear what the landlord ultimately decides. What are your opinions? Do we have a good chance of being chosen, or does this other offer have a huge advantage over us?

    Should I sell or rent out my 23 years old condo?

    I have a 23 years old condo located at Young and Finch. It is a two bedroom two bathroom condo with underground access to subway, quire corner unit, practical layout, with a recent renovated kitchen. The maintenance fee is about $790 a month, everything included (increase about $20 every year ), the condo is about 1000sqf. Mortgage is paid off already.

    I'm moving to another property, wondering if I should sell this condo or rent it out and hold it for a few more years. If I sell it, it will probably go for somewhere around $650k, if I rent it, this will likely get $2900/month.

    Wondering with the north York development and the subway extension will this condo continue to increase in value for the next five years? Or would it be better for me to sell it now because of the age of the condo, will we get harder to sell in the next few years? Would like to hear some thoughts.

    VA Home Loan - Living at Residence

    For a VA home loan I am required to live at the property for 1 year after purchase. Due to some pretty extreme circumstances I have to asses the risk of not living in the residence.

    My question is, what happens if the va finds out I'm not actually living there? Do they even audit that kind of thing?

    Popcorn Ceiling Encapsulation

    Looking at a home built in 1980 with a popcorn ceiling. If I choose to encapsulate with gypsum board and retexture do I have to test for asbestos? If I test and it is found, I'd have to disclose even if I encapsulate I believe. I'm just not a fan of the look of popcorn. Thank you for your feedback.

    Estate sale question dealing with a motorcycle.

    Sorry if this is the wrong place, I'll try the DMV group too. But I am about to close on a house that is being sold as an estate sale. Everything in the house stays in the house. It is a house that was being rented out as 3 apartments. And there is a motorcycle in the garage. It's kind of a nicer-looking bike and I was able to snoop through it just a little. In one of the pockets, I found the title. So when I get the keys to the house, is the bike mine? There are two names on the title, what if they want their bike back?
