My question is this what advice could you give me if this becomes a bigger problem. The third party company texted me back telling me the landlord is taking care of it. (The cynic in me is still a tiny bit worried.) Posted: 04 Aug 2021 06:49 PM PDT So if the eviction moratorium keeps renewing, I can't imagine how landlords can keep up with the cost associated with the property and would think they would eventually sell. They would probably sell at a high price tag that a middle class person could not reasonably afford. Most likely bank, gov, or big pocket would buy these properties. Nothing will be left for the middle/lower. I have no biases as I have no rental properties or do not rent myself but I'm just fearful of what the future will be. People not paying rent maybe great in the short term but will make a huge impact in the long term. Is this logical deduction of what could happen? If tenants don't have to pay could we stop taxing landlords that make below a dollar threshold and bigger realstate players still gotta pay because they can afford to. Just a thought. Posted: 05 Aug 2021 12:44 AM PDT I recently had an offered accepted on a home purchase, and am now shopping around for mortgage lenders that can give me the cheapest interest rate/apr %. I got pre-qualified through my agents preferred lender and honestly I thought I was going to be picking their loan but the interest rate on their offer was a bit high, so I am now looking at other lenders that can give me better offers. One of the lenders had asked me to send them a bunch of documents (W2's, paystubs, bank statements, etc.), including the purchase agreement. I don't recall receiving a purchase agreement document so I texted my real estate agent explaining the situation and that another lender is requiring that I send them the purchase agreement. My agents reply to me was "Hey I'm on the plane now, why are you looking at different lenders?" Is that a reply I need to be worried about? or am I just freaking out a bit? I'm a first time home buyer so this home shopping experience has been nothing but an anxiety roller coaster, I'm mostly afraid of being taken advantage of in some way so I'm hoping I can get some clarity on this. thanks! When it comes to getting the house re-keyed, is it worth calling the locksmith? Ideally I have 4 external doors I'd like on the same key plus a couple smart key-pad locks. Posted: 04 Aug 2021 09:45 PM PDT I understand that some people renovate and flip, but 12 days is not long enough to do any substantial renovations and the slight increase in listing price compared to the last closing price is barely enough to cover agent commissions, much less make a profit. I can't figure out why the owners would try to resell the property so quickly after purchasing. I called the listing agent and she said that the owners are foreign and had a family medical emergency in their home country which they have to go attend to, but I'm suspicious because I did some research on the owners and found that they own another house in a nearby town since 2006. Overall the house looks good. It could use a touch up in a few places but there were no obvious serious defects. Obviously I'd do an inspection but the whole situation still seems strange to me. Could it simply be a case of buyers remorse? Or could it be that someone is hiding something about the house? And if so, what? [link] [comments] |

The realtor showed up without buyers, I still showed him the house. He gave me his card and a packet of information on what all is involved with FSBO, asked when I think I might be interested in listing with a realtor. He also mentioned sharing my Zillow listing with his "potential buyers" but that he needed written permission or at least a text message saying I would agree with him doing so. Putting a home on family property? Posted: 05 Aug 2021 01:29 AM PDT Forgive me if this isn't exactly the right place for this question but I'm not exactly sure where to ask. We live in the low-country of SC where my mother-in-law recently purchased a 6.25 acre lot and put a manufactured home on it. Her mortgage is considered a "package" deal so the land and home is being paid together. Originally, the plan was for her to let my wife and I put a home on the property as long as we maintain the land and pay for any tree clearing, etc. However we seem to have run into an issue with being able to simply put a house on the property. Talking to a couple of the manufactured home retailers around us it seems like our only option would be to have her sign a form saying she allows us to live on the property and put a home on it. Seems simple enough, however, they also say doing that we are required to pay for the utilities (electrical hookup, well, septic, road access, house pad, etc) on our own and not be able to put it in the loan. This would end up being a huge upfront cost and we would have to get a personal loan with a high interest rate to cover it. We both have good credit but would like to avoid this if possible. The only other option (that we have been told at least) is to divide the property up and her sell us the part that we would live on. The problem with this is we have also been told she cannot divide her property with the land/home "package" since it has not been paid off and there can't be 2 mortgages on one piece of property or something like that. Something about this doesn't seem right to me. I feel like there should be an easier way going about this that we have not been told yet. Google hasn't been very helpful for finding this type of situation. I was hoping someone else may have encountered this situation before or is able to direct me to the right person I should be talking to in order to go about the right way of doing this. I lost my job last year in August due to Covid and I only held that position for about a year. Well its August again and I have a job finally but not in the field I want, only temporary. In the year I was out of work I did a boot camp/ training for a new career change in IT (Manual QA) and I am on the last stages of applying all over to secure a well paying job. I don't know how long that will take so the job I have now I plan on keeping until I get the job I want in IT. I guess my concern is if I were to cosign with my girlfriend on a home loan in the next couple months, would me being unemployed for a year affect it drastically? My girlfriend has had a stable job for a couple years now and makes around 30k. Atm I am making around the same and I've only had this job for a couple weeks, but the job I'm applying for and want is around 70k. We both live at home with our parents, we don't pay rent, I dont have debt, my girlfriend only has a car loan she's paying off for 10k. Both of our credit scores are amazing as well. As a last resort my dad agreed to cosign with both of us in case we aren't approved for much but regardless I would like to know if anyone has had experience with this type of problem?
