    In less than 12 hours I have my closing and I am without a doubt making the biggest blunder of my life.

    I sold my condo earlier this year and immediately dove into house searching at 100 miles per hour. I thought I knew what I wanted. I thought I knew what I wanted to pay and here I am now, absolutely regretting every decision I have made.

    I had ample opportunity to get out of the contract at multiple points and I kept pushing through like a dummy. I have come to realize I am a people pleaser and that is the worst way to approach an enormous financial commitment.

    In the span of 2 months I saw over 30 properties, got bid out on 1 dream house and location, didn't put offers on others that I absolutely should have and even put a few reckless offers on houses I shouldn't have. And here i am, with one of those reckless offers actually coming into fruition.

    I gave in, I overlooked the things that truly mattered to me, I pretended everything was alright and just kept pushing through.

    I expanded my search area past my comfort commute. I am paying more than I should be. I am not getting the privacy that I want. I am not getting the land I want. I am not getting the house I want.

    I was impatient, blinded by the chunk of money I made from the condo sale and approached house buying as if it were a goddamn toaster at a home goods store. I regret it all.

    I'm not sure what this post is supposed to accomplish but I have felt like I needed to scream this for the past few weeks and instead I have kept it inside.

    The article has a great timeline on just how many times and in different ways the eviction moratorium has been continued. It also provides the scope of potential impact for renters late on payments (6.5 million) and owners 90+ days delinquent (1.5 million)

    The real question is - what happens when the music stops? If there are mass evictions, where do those tenants go? Who do landlords replace those tenants with?

    Are banks actually going to foreclose or will owners sell into the open market? Who are the buyers - hedge funds and other large institutional accounts?

    The whole thing seems like a mess and it does not bode well for the housing market - especially given how inflated it seems to be right now.

    Should you LOVE your first home?

    So we all know the market is crazy. And we're buying our first home. We put an offer down yesterday for a house we have a chance of getting. Trouble is, even tho it's in a great neighborhood, my heart just isn't in it? Like it doesn't feel like it's THE house. The layout of the house bothers me a bit. But it's an otherwise great option. So idk, for the first house does it matter how much you love it? I just worry that in this market if we look for everything we want, we could be looking for years

    Buying a home on unincorporated land in a city.

    Hello,

    So I saw a home that interested me. I check it out and the neighborhood is a little odd. There are custom built homes, some are close to each other, some are far. Some homes are nice, others are shit.

    Cars are parked on the side of very small streets without side walks..

    I like the house but the area its in just seemed off. I go home to do research and find its on unincorporated land and learn what unincorporated means. Ive read online and it assumes unincorporated is a rural community, but this is in a city and 2 minutes away from bars, restaurants, the freeway, and even a Wal-Mart.

    Should I worry about buying in an unincorporated area? Will the value increase or decrease? What are some more bits of information you're willing to share? This is in CA btw.

    Louisiana: What can or can't you do with an inexpensive vacant lot in a "bad" area of town.

    A thought experiment. Please don't flame me :D

    I see vacant lots in less than trendy areas of my city (Baton Rouge, LA) all the time. Some of these are priced on various real estate sites for 1K to 10K. A price well within reach for most workers, even those with less than stellar income.

    The crazy in me had an idea.

    What is to prevent one from buying one of these, throwing up a wooden fence, and camping on the property while throwing everything you would put towards rent towards an inexpensive trailer or even house?

    Yes, safety. But that is relative. Yes, inconvenient as hell - but for zero rent, very attractive unless you have children/ a family.

    But, it still in theory should be yours to do what you wish.

    Has anyone done something similar? Or are the drawbacks/legalities the reason why you don't see this more.

    Interested in buying a previously rented house with cameras on the inside. WTF?

    So I'm interested in this house. Its been on the market for awhile, is in a wonky neighborhood, but its street is nice. There is no HOA.

    The really weird thing is that it was previously rented, and there are cameras all over the outside and inside of the house. There are even cameras inside the master bedroom.

    Why are there cameras in this house? Apparently the renters left in May, and the agent said it was to keep squatters out, but wtf? Why would you put heavy duty permament cameras inside the house to keep squatters out when you could just monitor the exterior? Especially if the house was on the market since may.

    Why would there be cameras on the inside???

    Sold to Zillow - Positive Experience, but AMA

    Not a real estate agent - but I consulted with a broker friend of mine to review the purchase agreement and terms before I signed. House sold way above market with only a 1% fee, around 750ish dollars in repairs.

    Buying a house with financed solar

    Saw a house we really like but the solar is financed with 25K balance remaining on the loan. I presume the roof is original so when roof needs repairs would be expensive to remove the panels and have them reinstalled.

    Anyone ever have success with buying a home and getting the seller to payoff the balance as part of an offer in this market?

    Hello guys , I have 20 year old am French and I live in france, I work and get between 1500 and 1800 each month , I have 5,5k in saving and i want to start buying real estate for rent it and start growing my worth . How do I start what should I know before buying ? Any advice for a young guys like me ? I have forget to say that I work for the state so I can't get fired like when you work for a company. I am not a expensive guys i just need a load of food and internet and my fix expense are 360 for the appartement I live in water and electricity + my phone bill 25+80+20 I eat a lot so my food budget is 120 a month 360+25+80+20+120=605 The rest actually go in saving

    Selling to opendoor

    Hello all, would like some insight that has sold to Opendoor in the past. We did our virtual walk through last week, someone came to inspect the foundation on Tuesday and received our "final offer" last night. This offer was higher than we expected. I believe once we sign the contract they have 10 days to inspect correct? Could they lower the price at that time?

    The house was built in 1960, roof and ac has not been replaced since owning it in 2010. Kudzu is pretty bad around the house and it needs general updating (flooring, paint). A cash buyer offered 90k for it, and Opendoor has offered 190k, then took their 5% fee and another 5k for repairs bringing our final offer to 174k so we are super sceptical but waiting for the rug pull. I guess my biggest question is can they come back and lower the "final offer" after another inspection? Anything else we need to be critical about? I've requested a call back from our Opendoor manager but they are in a different timezone than us (east coast VS west coast)

    Paystubs after closing?

    Hi all - my wife and I closed on our house last week and my wife got a new job about a month and a half before we closed. The mortgage company made us sign a document that says we have to provide them with one months pay stubs after we closed.. is this something that they will enforce that we need to worry about doing or is this something that will be swept under the rug and forgot about?

    What’s a reasonable time to wait for a response to an offer?

    I know every market is different but how many days does it usually take to get a response from a seller? Our realtor said messages have been left and they haven't heard back yet regarding our offer or regarding a timeline. At what point should I try contacting the listing agent myself?

    Hey guys! I have been living and lurking on this sub for quite some time and wanted to share some good news. Maybe it'll help anyone else who is starting to feel burnt out, because I totally was toward the end of the house hunt.

    My fiancé and I had great success having an offer accepted on a house that had been listed at quite a high price for the area and had sat 2 months beforehand. Price had even been lowered a few times before we even saw it. We lowballed a bit, and got accepted with all contingencies in place; inspection came back with about $2k in repairs. We decided not to ask seller for any credit toward that, and instead they were happy to bring the offer price down to the appraisal, which was already within $3k of our offer price.

    We closed this morning. The dishwasher stinks something fierce from standing water, but we'll clear that out this weekend. The place needs paint all over, and some flooring help in the living room, as well as bits here and there, but we are absolutely fine with it.

    Our agent was amazing. She saw upwards to 35 houses with us in the span of a few months, and was on top of offers even when she went on vacation. The whole team was great. She told us this morning that she is a text away and will continue to advocate for us if anything is needed. I'm baking her a cheesecake once we are settled and she knows it, lol.

    Obviously our market in southern Maine is not the same as other huge areas, but looking for a house that had been on the market for a while really helped us wrap up this stressful process. Is it our dream home? Not yet. But it's ours and at the end of the day we are happy.

    I hope others are having happy moments. And for anyone who has not yet had that moment - my heart is with you. It is a stressful journey. I didn't think we would get lucky in this kind of market. It does feel like pure luck, and I think that's a huge part of it.

    Using Zillow Exclusively - Am I Largely Missing Out?

    I've started using Zillow and looking to buy a house in the next 2-3 years. I really like it as opposed to other apps I have used.

    However, is it good to only use Zillow? Will I miss out on a lot of other potential homes for sale that may not be listed on Zillow?

    Just wondering. I hope not because using so many apps seems a little overwhelming to me.

    Death of co-borrower? Wife’s rights

    Hi everyone, I have a bit of an interesting situation and am looking for some feedback.

    I am looking into purchasing a property in another state (Nevada) than where I live. The intention is for my dad and his wife to live there since my dad just retired.

    If I put my dad down as a co-borrower and he were to pass away, would his wife have any rights to the property? If so, is there a way to protect the property solely under my name while using some of his capital for the downpayment?

    What are some must have/red flag items for FTHB Home Owner's Insurance (US, FL)?

    Putting an offer on a nice house in a wonky neighborhood

    Hello,

    I'm putting an offer in for 820k for a house that was listed at 950k and sat on the market for awhile.

    This house doesn't have an HOA so some neighbors have good looking homes, but others look like shit. All of the homes are custom built as well.

    Additionally, the roads are really small

    Me and my wife like the house but aren't head over heels for it.

    Should I put the offer down or wait for the bubble to pop?

    Closing date pushed back 3 times!

    Ok so our original closing date was July 22, And well it's now August.. our lenders seem to not have their shit together and every time I ask to see what the fuck is going on it's always an excuse, "escrow didn't send docs we needed" "waiting for clearance" and they keep asking for more and more documents way after the fact that we were supposed to close on a certain date and we have sent them everything. Is there anything I can do? I got my stuff in a uhaul, going on a week now. Staying with my mom, gave up the apartment because they gave us a date, even when we didn't close on the 22nd we had another week in the apartment. I'm ready to cuss some people out because they just keep beating around the bush. We are just waiting to sign loan docs which is what we have ben waiting for since last Friday. Any advice please!

    Selling house to Zillow - question about repairs

    So Zillow gave me a great offer for my house. As luck would have it, a section of my hardwood floor decided to start bowing, showing a significant bump.

    There's no water damage, not sure what's causing it. Overall cost to fix, sand, and stain is $3k.

    Zillow inspection is next week. I can get a contractor in over the weekend to fix - shoild I do this, or just let Zillow price the repair? I'm worried they'll think it's water damage or hit me with a large repair bill, but I'm wondering if it's worth the trouble as well. The offer is already really great, so have some room to sacrifice for convenience / laziness
