What sucks is that I did everything right and tried to save for a down payment but prices have risen faster than I can keep up. My whole family is here. I grew up here. My husband refuses to leave because of his family as well. Renting a small apartment for $1900/month is disheartening. I live 1 hr south of Seattle and it's just terrible I really hope prices go down at some point but I'm losing hope. [link] [comments] |

They buy a house, lightly refurbish it, furnish it and then create an LLC for it. They then divvy up ownership of this corporatized house into eight fractions and sell those shares on their website. If you buy a share in a house, you're able to stay in it 44 nights per year in increments that can't exceed 14 consecutive days per visit. You can also "gift" these stays to friends or family. Pacaso offers an app to handle the logistics of booking stays. It oversees management, maintenance and cleaning of the property. In exchange for all this, it charges 12% of the home's purchase price upfront and monthly fees going forward. If you buy a share in a house, you have to hold on to it for a year. After that, you can sell it and profit from any appreciation in the home's value (or be on the hook for any depreciation). The county, Day says, had designated their neighborhood an "exclusion zone," which bans Airbnb-style, short-term rentals to preserve the "residential character" of communities. But Pacaso argues that its clients are not short-term renters. They are co-owners of an LLC. This also means they don't have to pay the typical taxes on short-term rentals. Likewise, in the nearby town of St. Helena, Pacaso was trying to circumnavigate a city ban against timeshares with the same argument. Posted: 29 Aug 2021 10:08 AM PDT Opendoor is an awful company to deal with. We finally got to closing, we signed everything on our end Friday. They never attend closing. We were sent on our way thinking all is well, 2 days later we find out they still haven't signed. We spent the weekend painting and moving in small things. We have movers contracted to move everything in on Monday morning. Now our agent is saying we don't need to move anything and really we shouldn't be in the house. I am freaking out. We have grandparents on their way right now who are very covid cautious (mid 70's) and no way we could convince them to stay at a hotel. We were planning to sleep on air mattresses tonight at the house. We have been in airbnbs/hotels for 2 months now after we sold our home while we waited to close. I thought we were done! Do we have any recourse? Opendoor agent says they haven't signed because they are overloaded with closings and can't give us any date when they might get to us. This is insane! [link] [comments] |

She's got horrible memory issues and can't cook for herself without risking the house burning down. She's otherwise in pretty good health. Her 3 daughters have power of attorney and we have a good relationship with them because we take really good care of their mom. So we want to buy this house eventually and plant that seed to let them know we are really interested for when their mom passes on or moves to another home. How can we bring that up in a positive/gentle way without sounding like "we want this house when the old lady kicks the bucket"? [link] [comments] |
How common are gifts for real estate clients? Posted: 29 Aug 2021 11:02 PM PDT We're (my partner and I) from the south. Have bought and sold homes in three states there. All of our realtors gave us something at closing like a gift basket, candle or mugs. I actually know of one that gives small Yeti coolers. Is this a southern thing? We recently bought and sold a home in the northeast. Our agent up here said "C-ya!" with one foot out the door at closing. It felt rude /rushed after a big paycheck, but maybe that's just not done everywhere. 🤷♀️ Not that we need a gift, we paid for her services, but they were minimal at best. Looking at a house that's next door to a water District building. I'm drawn to it because it doesn't have close neighbor houses on the fenceline otherwise so it's very private and quiet. I looked at it today and won't be able to go tomorrow to look to see if it's busy or loud during a week day. Does anyone have experience whether this could be loud and annoying to live next too? Buying second apartment in same building but not connecting - NYC Posted: 29 Aug 2021 10:52 PM PDT Hi all - I'd be grateful for your insight here. We live in a 7 unit coop in Brooklyn, NY. We're my wife and I and two kids (1 and 4), and the two bedroom apartment we live in now is 800 square feet. The apartment across the hall is a mirror and going up for sale. I'm thinking about buying it, but not connecting it, maybe just some updates. Basically, one bedroom in the second apartment would be storage (for which I currently spend $250/month fwiw), one would be a guest room (in-laws) / office, and the main space would be a place to entertain. Obviously a huge investment, but I think we can afford it. The reason I don't want to buy a bigger place someplace else is that I want to get into the zoned school where we are, and the monthies here are ridiculously low. But, once the kids are both in the same zoned school in about 3 years, we'd probably want to sell both places and buy a bigger, combined unit. Are we crazy to even think about doing this? I work for the bank and I have options for work location either in North / Uptown or South charlotte. Also its going to be mix of remote / onsite set up. This is our first home and I prefer new construction since I am not a handy man at all. We reached out to a RE agent through mutual contact. He suggested the braeburn community in Indian Trail, said that it is only builder who is accepting applications and is not a lottery ..and is trying to set up an appointment and asked us to fly in for it. We have a 2 year old kid who is ready to go to day care. Wanted to check with folks here on thoughts about the

I know this isn't something to complain about in normal markets but my realtor has already botched numerous things during the preparation and listing process (mostly due to communication issues) so this is just the last straw. She pretty much promised the moon anyway so I'm only holding her to her own standards. So has anyone else ever ditched their agent so early in a listing contract? What kind of problems is this going to cause or issues will I have to deal with trying to move to another realtor? The sfh homes in the area fetch much higher prices than multi families. Because there are sparse multi families in the area, comps vary widely, from high crime urban areas to rural farmhouses. Makes it difficult to get accurate value because of small sample size. Some info Location, affluent west shore suburb of Harrisburg, low crime, family oriented neighborhood Ranch style, 2400 Square Feet total, everything updated by hvac system (works fine) Each unit has 2 bed 1.5 bath, one is 1400 sq other is 1000 Rent is 1450 one side, 1500 the other, renters pay all utilities Insurance, maintenance, and yard upkeep total 3000 a year Good renter clientele, most are doctors or nurses, close local hospitals Both have separate driveway and yard Located in well of neighboorhood in low tax hampden township, taxes are 3500 a year The duplex was grandfathered, out of the 400+ houses in the development, there are only 5 multifamilies. 4 houses down the street sold for between 380-400k in the last 4 months. Their sq ft and size/quality are comparable to the duplex. The township is supportive of conversion to sfh, spoke with their rep and said because the way the duplex was constructed (rancher) permits are easy to attain. Conversion also estimated to be smooth because of architectural style. Total cost of conversion estimated to 15k. In a case where duplexes are rare in the area, and comps are unreliable, sample size too small, etc, what would you do? Convert and sell as a single family or sell as a duplex. Posted: 29 Aug 2021 06:26 PM PDT I'm a new agent. I've been trying to gain experience by offering to host showings and open houses for busier seasoned agents. Today I showed a property by appointment to a couple and while they loved the house I do feel I helped sell it to them. Should the agent who's clients these were, and I was helping out for the day - offer a small cut to me? I didn't ask nor was I expecting this but I'm more curious how this works as I didn't get much more than a thanks from my colleague. The clients asked me what I think they should offer and put in an offer for close to $1million, well above asking. Essentially if I didn't take the time to show them today, answer their questions, propose a competitive offer on behalf of my colleague agent, the offer wouldn't have been made today. I'd like to know for future if I show another agents clients a home and help sell the home to them, and they put in an offer - should I ask for a fee? Can I? Curious the protocol [link] [comments] |

Posted: 29 Aug 2021 12:13 PM PDT Selling our house and just got this back from the buyers...Of course this is ou first rodeo with this. http://imgur.com/a/sDQoAK8 A few questions Would like to start of by saying the house is 10 years old and we have never had any issues with our hot water heater. We have no idea why they would want us to replace the hor water heater pump. A couple years back our a/c flooded in attic. The repair man came and said it was clogged cleaned it up and we haven't had any issues with our a/c ever since. The inspectors asked for a fan to be fixed however the fan he is talking about is remote controlled and we put the remote on the mantel. I feel alot of the things they are asking for is very frivolous should we just say no to them? I did contact one of my friends who is a plumber to come look at the "loose toilet" etc amd repair those. Which we had no idea it was loose... it feels sturdy to us . Landlords have very little power in recovering lost rent. There is no framework here for landlords to pressure tenants to repay the owed rent. It would seem fair that people who owe back-rent have a mark on their credit score until they repay everything. [link] [comments] |
