    My neighbor had a lawyer send me a 20 page letter about how my tree is dropping leaves and debris in her pool. I'm a lawyer, but not a real estate attorney. I contacted her lawyer and offered to trim the tree again. They want it gone and my neighbor is claiming anxiety, stress, and wants to pursue damages for emotional suffering that my tree is supposedly causing her.

    I have an appointment with a local lawyer tomorrow. Should I just go through my homeowners policy instead and not hire a private lawyer? I haven't been served an official complaint, just a 20 page demand letter with exhibits and "relevant" caseclaw and statutes cited. Thanks (the property is in PA).

    Home insurance cancellation

    So we have two properties with two different insurance companies, but recently one of the insurance companies had to cancel our insurance on one of our properties due to it being vacant for more than 30 days. Question is do we have to disclose that to our other insurance company that is attached to our other house?

    1st central insurance premium

    Hi all! Several weeks ago I have received an email from 1st Central asking to upload different documents related to my new policy, such as NCD confirmation and driver's licence pictures. I have submitted these documents as requested, however I have just received an email from them saying that they were unable to validate my policy and therefore my premium is going up AND I have to pay the policy change fee.

    The only thing I was unable to do from the list of actions was to call them because every time I have tried (tried twice) I had to hand on the line for over 20 minutes! I have just missed a call from them that I was unable to answer while in a meeting, tried to call them back 10 minutes later and had to hang on the line another 15 minutes. I've emailed them just now, however I am really disappointed!

    Now do they have the right to charge me the policy change fee of £50 when I am not the one changing the policy? Any advice would be appreciated!

    Redeeming rental car insurance on a credit card

    I've been on a road trip with friends and used my credit card to pay, but the two of them are the only ones listed as the drivers. I was just pulling the car out of the garage today and got slight cosmetic scratches on the side. I have Visa Signature rewards - would I be able to use my card to just cover, even though I'm not listed as a driver (but paid for the car)?

    Low Coverage with High Property Value after a Fire

    So my apartment complex had a fire. My place escaped flames but lots of smoke and water/humidity. My renters insurance wasn't as much as i origianlly thought, only about 20K for personal property damage. Unfortunately for me, I have a large, collectable book collection, which at least half of it has been damaged due to the fire, worth around 40K+, along with some furniture and other things. I suspect total damage to my place is about 60K+.

    So since this is all new to me I'm uncertain how to ensure I get my full benefit and there's no back and forth about "this book is ok" while "this book is not" kind of discussions. My insurance has hired an inspector to come to my place, so I'm wondering what advice would be best in this situation? I've created a very detailed and itemized inventory. What's the likely outcome for someone with a large book collection - around 2000 titles? Or how are these types of situations handled?

    Ideally I would hope that see enough damage has been done that maxes out my coverage, cut me a check, and I can then salvage what I can on my own time and effort. Does that seem reasonable? This has happened in Salt Lake City, UT. My renters insurance is ASI via Progressive.

    Pipe break in garage causing interior home damage.

    We had a pipe break in our garage some time last night ran for several hours, I am assuming, and caused significant damage to a wall between the garage and a spare bedroom as well as the ceiling and floors.

    The pipe was from an additional sink added by previous owners and look less than professional work.

    We bought the home less than a year ago.

    My question is will my homeowners cover the damage cause by the pipe even though it was added by the previous owners?

    Question regarding insurance with Surfside condo

    I was reading that several years before the collapse, the management is aware of the problems but they had a hard time funding the repairs. Couldn't the management file a claim so that the insurance company could help pay part of it or is this a stupid question?

    When to file a claim? (Renters)

    My apartment overflowed with water from a sink while I was away. The apartment was able to catch it within a few hours. I don't have any damage to my personal property as far as I'm aware. However, there are drilled holes all along my walls above the baseboards, a small portion of carpet was removed, and the some water damage to cabinets. There is a dehumidifier and large industrial fans blowing in my apartment to prevent mold. Additionally, I think they drilled holes in my neighbors apartment. The maintenance crew performed the work or hired an outside crew.

    I know little to nothing else from what I've seen today. The apartment complex doesn't want to talk to me about it unless it's in writing. They haven't communicated to me at all about this other than a phone call I made. I learned about the damage once I walked into my apartment. I suspect they will try to go after me or my renters insurance for the damage. When do I file a claim?

    Car Insurance-Both Parties Separately Determined Not at Fault After Collision

    Ontario, Canada.

    Back in May, I was driving straight through a double lane roundabout, when a 20 year old driver drove out from the right hand and collided with my passenger side wheel well, denting it in, leaving large scratches along both side doors, and a few other damages.

    I reported the collision to a police collision center, and contacted my insurance. Finally today, I have received news regarding my claim: the police report which my insurance had been waiting for offered conflicting statements. I had a witness pull up behind me after the collision and he provided me with his contact details. The statement he gave to my insurance matched my own. My insurance states they are ready to proceed with me not at fault if I would like to go ahead with repairs.

    The third party has decided to go not at fault with their insured as per the details their insured has provided.

    So, we have both been determined as not at fault(for an act which seems incredibly obviously one sided and surely the other party WAS at fault). How should I proceed? I am confirming with insurance I will not be liable for repair costs, but if my insurance is paying out, and not the other party's, is my premium going to skyrocket? Can someone explain this to me?

    How to value oil paintings lost in house fire

    Hi all, my parents lost everything in a total loss house fire about a month ago (many thanks to participants in this sub whose previous posts about house fires provided me with valuable information about helping them make the list of their belongings for the insurance company).

    Among items lost were several oil paintings done by a family friend. They were gifts and the artist is a hobbyist, so they don't have an obvious value. I've been putting down the cost of framing only and leaving the art itself as essentially valueless. But I thought I'd check in with you all and see if anyone knows whether I should be doing that differently. Thanks.

    Totaled truck other drivers fault what should I say.

    I was in a head on collision and my truck was totaled, the other driver was at fault and my insurance wants me to talk/give my statement and get the claim started with the other persons insurance ASAP. Is there anything I should ask or say in particular?

    I know I'm going to ask about a rental vehicle since that was my only transportation. Also of course what I'm going to get back in the claim, and since I missed a day of work they might be able to help with that too.

    Surfside Condo Demolition in FL

    Will insurance pay for losses caused by the government directed demolition? What about people who didn't have insurance; who pays for their losses? What about high value stuff (jewelry, guns, historical items that are "priceless", etc) where people may not have had a chance to take out, since I'm guessing the day that it happened, they were hastily forced to evacuate?

    Of course I imagine that there will be many lawsuits, but who will they sue, and will they actually have the money to cover everybody?

    How can I get medical insurance?

    I'm 20 and have been on my moms insurance all my life so I never had to worry about medical insurance until now. I honestly have no clue who Im supposed to get medical insurance with. When i look online they aren't very specific about what's the benefits or prices and there's alot of gimmicky ads. My current employer doesn't have any insurance plans so that's out of the question.

    Any recommendations on a company or policies I should look into getting as a young single person living on their own? I'm really healthy but I do need insurance that will cover my eyes, birth control and emergencies.

    I'm also trying to get a job at lowes since they provide Healthcare and I have family that works there but im unsure what other places have health insurance.

    For context I live in the US in Pennsylvania.

    “Common practice” to list the owner of the car as the operator in an accident report, if the car was found abandoned?

    Hello! I recently left my car at the dealership to get some repairs done, and the mechanic left the keys in the car overnight and it was stolen and completely wrecked. The police found the car around midnight in another city and attempted to contact me because I am the owner of the car, but I was at home and asleep. I returned their call around 3am, gave a statement in person, and they are currently investigating everything to try and find whoever did this.

    Here's where it gets complicated: My insurance company asked me to send them a copy of the police report so that they could open a claim against the dealership. When I asked the police station for the report, they said that the final report would not be ready for awhile because they are still investigating. They said they would be happy to send me the accident report instead. When I received it, I noticed that the police had listed ME as the operator of the car when it was crashed! I called the police station and they told me that it was common practice to list the owner of the car as the operator when a car is found crashed and abandoned, and the report had likely been filled out before I had called them back. They said that if the insurance company had any questions, they could contact the police station because "obviously it wasn't me who was actually driving the car that night."

    Is this "common practice" like the police said, or should I wait until the full report is completed to send it to insurance? Insurance is doing their own investigation because this was a case of theft, and I really don't want to give them any documentation that isn't accurate or would implicate me as the driver that night. I emailed the officer who found the car to see if the accident report could be edited or amended to clarify that I was not the driver, but I haven't heard anything back (everything is taking forever because of the long weekend). Any advice would be appreciated. Thank you!

    Curious about the inner workings of life insurance companies

    Questions:

    Do companies search your medical history thoroughly when you get a policy? What's to stop them from pretending not to see something in your medical history (diagnosis, habit, whatever) and then bringing it up 20 years later when the insured person dies?

    What if you pick up smoking AFTER taking out a policy and then die of a smoking-related illness. Will they deny the death benefit?

    What if someone says they don't smoke, have no smoking in their medical history reports, and pass the urine/blood test but were actually smoking at the time of application? Do they get away with it past the contestability period?

    I assume that whatever the insurance company finds, they'll find it within the two years.

    Renters Insurance

    Me my girlfriend are moving into a apartment together and renters insurance is required by the building. I've left a voicemail with our property manager but haven't heard back yet and want to get this done with ASAP. So my question is do both of us need to have it (wether on the same policy or separately), or can just one of us have it? I assume it's all depends on what the property wants from its tenants, but just curious which way it sways.

    (I understand the argument between both tenants have insurance, but need to save money where we can)

    (TEXAS) Body shop has held car for 80 days for 21-day repair

    Hi! On April 8, there was a huge hail storm that damaged my car. I sent it to the shop on the 15th of April and we had 2 different adjusters look at it. Quoted 21 days for repair starting April 18.

    The shop has had my car for 81 days now. The dents and glass are completely repaired, but the body shop outsources paint. The paint shop took the money and didn't do the work, so the body shop is sending it to other place.

    They sent it to the first place on May 3. Sent to the second paint shop June 21. Was quoted 7-10 days from June 21, have not heard from them and our calls get ignored. The only time the body shop guy answers is when I call from a different phone that's not on my account.

    Is this something we should contact Geico about? Insurance doesn't cover rental but the shop gave us a courtesy vehicle in May.

    The job is completely paid for.

    Liability / bicycle insurance - bike sharing schemes

    Hi folks,

    I'm trying to get back on the saddle and I'd like to have insurance cover. Ideally, what I'd like is what I had back in the UK (as part of the membership of the cycling association). That was:

    • £10M in third party insurance cover
    • legal assistance (for personal injury claims, etc)
    • coverage for theft / damage of the bikes (IIRC this was parallel insurance I got for a few pennies more).

    I can't seem to find anything similar in the US. I have found some policies that insure your own bicycle, but because New York is...New York, the plan now is to use citibikes (the bike sharing scheme -- that comes with a potentially quite hefty price tag of $1200 for replacement of bikes in case of theft / damage).

    Insurance in the US seems to be a very different beast, so I would really appreciate some pointers. Is there any way of replicating the types of coverage I had?

    How do deductibles and liability coverages work together?

    I'm purchasing car insurance for the first time and trying to wrap my head around all of the terminology...

    From what I understand, a deductible is how much you have to pay before the insurance kicks in. Liability coverage on the other hand, is how much the insurance company pays when you damage someone else or their vehicle/property.

    So, does this mean that after you pay your deductible, the insurance will only cover what you have agreed to in liability coverage?

    For example, if I get into an accident that causes $30,000 in damages to another car and my deductible is $500 with liability coverage for vehicle damage at $20,000... I would have to pay the $500 deductible along with the remaining $10,000 in damages I caused?
