    The poop man saga has come to an end. I'm updating partly because people were so supportIve and genuinely concerned, and partly because the story is ridiculous.

    I started where many people recommended. I called the local housing health department. I was asked if I wanted to issue a complaint to the owner of the property, which I did. A letter was to be sent to the landlord and an inspector would be sent out in 30 days to make sure things were handled.

    That felt a little too long for me to wait, so I was advised to also call the non emergency number and the city council person. The non emergency line immediately told me the issue wasn't in there jurisdiction, and while the secretary at the council persons office was EXTREMELY sympathetic, they couldn't go above the health department when it came to these matters.

    All seemed lost and I was trying to come to terms with the fact that I would never go outside ever again, until today. I creeped out my window to see my neighbor from the first floor (super cool guy) and another dude removing trash bag after trash bag from the apartment. As I was leaving my house, the unknown man introduced himself as the owner of the property, and began profusely apologizing. I retract and openly apologize for ever calling this man a slum lord. He is absolutely lovely and is just a nice guy trying to give people who are down on their luck a chance. I made sure to reassure him that we have no ill feelings or bad blood on our end towards him or his property, we were just grossed out and worried for our kids.

    He filled me in about the poop neighbor refusing to answer any of his calls and pissing off the balcony. Apparently what made it come to a head was first floor neighbor watching poop neighbor strut up and down the street naked with no regard for any other human life. Shortly after, poop neighbor fell down the stairs drunk and broke some ribs which landed him in the hospital. Landlord and first floor neighbor took this opportunity to scope out the apartment and was horrified to say the least. They immediately called in cleaners, emptied the apartment and put padlocks on the gate and door.

    I really hope poop neighbor gets the help he needs while in the hospital, but I'm also super thankful the landlord next door turned out to give a shit about his neighbors and didn't just tell us to eff off. I will be calling the health department and retracting my complaint because of how quickly this guy acted. I don't want to further impact his life negatively. I'm also thinking about sending him flowers and a thank you note.

    Thanks to everyone that reached out and gave me advice and kind words of encouragement. I wouldn't have been able to laugh and see the silly side of all this without you guys.

    Mother is making risky investments with my college fund. What steps should I take?

    To preface, I (19M) am a full time college student. When I was born, my great-grandparents set up and fully funded a 529 college fund, which is now managed by my mom (52F) and to be used to cover my college costs. Currently, there is more than enough money to cover the full amount of my degree. I am very grateful for this money.

    However, I do not like how my mom handles the money. I have a great relationship with my mom, but she is a very Type-A, risk-taking person. For the longest time, she wouldn't even tell me what she had invested the money in, only that it was making good returns.

    Come to find out, she has over half (!!) of the money invested in a single speculative small cap biotech company (BioCryst Pharmaceuticals) and uses the other ~40-something percent to swing trade (buying a stock and selling it after a couple weeks or months in anticipation of a catalyst).

    Over the last year, she has made 210% return on BioCryst and lost over 30% on her swing trading account. Now she wants to sell all of her BioCryst shares and invest in different swing trading "plays".

    She spends all day researching stocks, browsing stock discussion boards, etc. and has began neglecting her workload as a stay at home teacher in order to spend more time researching stocks. She's convinced that she can make money swing trading. I think she has a gambling addiction.

    I talk with her on the phone often and I have tried telling her that, since the college fund is more than large enough to cover my college expenses, she should invest the money in index funds instead of risking tremendous losses by swing trading. Every time I try to tell her this she leads me down the "you need to trust me" or "I don't want to listen to it" rabbit hole. Last night, I snapped at her, telling her that she is being irrational and not making sound decisions. She hung up on me.

    I feel bad for yelling at her over the phone, but at the same time, I am worried about the future of my college fund. Is it possible for me to take control of the college fund?

    Edit: My grandparents are the primary contributors but my mom is the account owner. My grandparents live in MD and I live in PA.

    UPDATE: I just got off the phone with my grandma and she confirmed that it is a 529 plan where my mom is the account owner. However, she did not have access to the information. Will call my mom and grandpa once they get off work and update the post, some things here don't add up.

    My (30f) manager (48m) posted an opening for my position after I requested a third party be present for our 1:1 meetings.

    I report directly to the President of our company, who is my manager. We do not have an HR department and there are no plans to create one.

    Since I started my manager has shared his dating issues with me during our weekly 1:1 meetings. These meetings are intended to monitor my progress, but have become a therapy session for him. During my first two weeks, my manager asked me to deliver flowers to his ex, since she lives close to me. I did it, but I felt extremely uncomfortable.

    A few months later his behavior becomes erratic, because the company is losing money. I began taking on more my responsibilities to help the team.

    During this difficult time, one of our team members made a mistake which my manager stated, he was so angry he could kill (team member's name). He then started talking about weaponry and hung up his Target sheet from the shooting range in his office.

    At this point I started to fear for my team and our safety. So I began distancing myself from him. I believe he caught on to this, because he eventually requested that I pick him up from the mechanic on my way into work in front of my team members. He doesn't take rejection well, so I said yes in the moment. Later I sent him a text message telling him that I didn't feel comfortable being alone with him. He became very upset. He stated that he had plans for us to go get coffee and talk more after I picked him up, and I ruined that. He kept saying I abandoned him.

    That day he pulled me into his office and said that I wasn't embodying the company culture of helping team members in need. He began to raise his voice, and I stated that I felt uncomfortable by tone and actions. I requested to leave his office, and he said no. I walked of his office and told a colleague that I felt uncomfortable being alone with him.

    A week later, he pulled me into his office and accused of me of taking the side of one of our clients over his. He started to yelling again. I just took it. Only responding when he would make assumptions about my character which weren't true.

    After I walked out of his office, one of my coworkers pulled him aside to discuss how he's been treating me. Later, my boss comes into my office and states that we need to have a 1:1 to discuss our issues so we can get on the same page. I told him that I feel unsafe and uncomfortable being alone with him, but I'm willing to meet with a third party present. He asks, "what do you need to say?" I explained that we need to discuss that in the meeting with another party. He's got upset stood up and walked away.

    Later that evening, I received a notification that there is a job opening for my role at the company I work for.

    Is this legal?

    Can I be sued/forced to pay my parent's nursing home care? (Pennsylvania/USA and England/UK)

    I am former American citizen living in England in the United Kingdom. I grew up in the state of New York in America but I left when I received a scholarship to study in the United Kingdom. I have not been back to America since I left over 15 years ago and I have not been an American citizen for over a decade. I never owned any property or anything in America and I never had a job or bank account there while I lived there.

    I've received two letters asking for payment for my mother and father's nursing home care. The amounts the nursing home is asking for is well over 100,000 American dollars and I have nowhere close to that kind of money. I have checked that the letters are legitimate and not any kind of scam. The letters originate from Pennsylvania but I have never been there. When I lived in America I never went outside the state of New York in my whole life. I don't know when my parents moved there, I'm in limited contact with them and no contact with my sibling since I left America. I'm scared because I don't have the kind of money they are asking for. I did attempt to have a legal consultation but no one understood what I was talking about (the consult was over the phone). My question is can I really be sued for the money and how do I fight this when I don't even live in America/Pennsylvania now? Any assistance would be appreciated by me.

    My GF's company is stealing her paychecks and taking less due to a "System Glitch"

    Honestly, This is getting unreal. This is in TN.

    My GF makes 10/hr with a company. They are a large insurance company that pays 10/hr but when she gets to the residence house as a caretaker she clocks in, it takes her location to show she is at the house, so it shows she is at the residence, then she works.

    Literally every day, she clocks in at their residence, and there is a "system glitch" saying that she is clocking in outside the residence, and due to this, they "Have to pay her 8/hr" and there's nothing she can do. Note, this isn't a "If she is late'' or anything. She can show up an hour late, but as long as she clocks in at their house, she is "fine". Well, every day there is this system glitch where she gets paid 8/hr instead, and this is confirmed by her getting a text from her boss saying "The system is glitching again, you're only getting 8/hr".

    One day they paid her, then literally just took their paycheck back from a "system glitch". Yes, they paid her. Then withdrew all the money back from her account and just took her entire paycheck and said "woops" and kept it.

    Again, all this due to a "system glitch". She is only out $500 or so, and thus a lawyer probably wouldn't be worth it unless there are other claims to be tacked on. She threatens a lawyer and their response is "You arent the first person to threaten a lawyer. There's nothing we can do".

    Obviously, she is planning on quitting and leaving, and quite frankly she is hesitant to even take up a lawyer. I am a law school student thinks she should sue, because lets be real, they're just gonna settle.

    Thoughts?

    Landlord is putting me in between rock and hard place with water utilities ?

    At this point, I don't know what to do. I'm not sure if I need to seek legal counsel or the authorities or if there is any help I can get at all!!

    Okay so in short: my water bill is extremely high, I mean as much as 650 dollars and is climbing every month. I told my landlord. The first month, I was able to pay my rent and utilities. Now the bill is still high. He has sent over a maintenance man twice who claims to have fixed a "leak" in several areas, but no change in the bill. My landlord is still expecting I pay full rent, and the city is expecting for me to pay my utility bill as well, which is now at 1380 for the month of April and May. I cannot afford that, what are my options??

    THE FULL STORY I moved into a trailer to rent in December, just me and my 8 month old. I put the utilities in my name and they were a little high, but I assumed that was because of the turn on fee. I believe in February or March, the bill was at $600 dollars! I told my landlord, who prefers we speak through text, and rent payments are through cash app. They sent over a maintenance man. This process has happened maybe 3 times. I hear a leak or see the utility bill is high, I reach out to management, they send a maintenance man, he fixes one thing, and he leaves. I think that a little toilet or sink leak would not use up that much water anyways and there must be a bigger issue. I called in an auditor for my city and he watched my meter. Over night, he clocked in over 1000 gallons for water. When I reach out to my landlord, I tell them I still have a problem and I cannot pay my rent. He completely ignores that and just tells me my rent is due. He gave me the run around last time I reached out stating that I need to create a work order. However, I was never told about making work orders and there is no online portal to even do something like that. He then said he would send me a link to sign in, but the sign in information did not even work. I'm at the end of my rope here. Every time I get paid, my money goes to bills that are way too high. I can't save any money to break my lease and move and it wouldn't matter because I'd still have to pay for the utility bill. So now, my utility bill is past due, my rent is now past due, and I don't know what else to do. I have reached out for assistance on paying the utility bill and they are still considering my application. So what if anything can I do?

    Neighbor is going to sue me because he says my cat made him drop his phone

    I'm in Florida, volusia county.

    A neighbor was walking his large german shepherd past my house and says my cat "attacked" his dog. No injuries to either animal, I don't believe any contact was made. He dropped his phone while it was happening. He says it's all my fault and I need to pay for his phone. I checked the video, and the cat was on my property. There was no fight, but the dog probably lunged or maybe was startled by my cat, who can be territorial.

    I don't feel that him walking with his phone out while walking his dog and then dropping out is my fault, even if his dog was reacting to my cat.

    Should I be worried?

    Neighbor keeps maintaining my yard as if it's his.

    Edit : Iowa -- I live next to a rental house that until this winter sat empty most of the year, I believe the owner had family that would come stay in the summer and head back down south in the fall. I have had very little interaction with the owners but l the contact I have had they have seemed very unpleasant, so I wanted to post here first and check my options. -- I purchased this house in 2018, the property owners would always mow about one mower width into my yard, but it has increasing got closer and closer to my house where now they are basically mowing my entire north yard and I believe they think it is their property, there is no other reason for them to maintain it. I never said anything because one mower length wasn't a big deal -- according to the assessors site my lot line would be on the edge of their driveway, I have found the property line pin myself with a metal detector and the assessors site appears to be accurate. I have also measured from my south neighbors property line and it matches with the assessors site as well. -- I recently learned about adverse possession so I need to get this figured out. -- to have a surveyor come out will run me about $1000, I have looked into that. -- I could just try to contact the property owner but I want to make sure I have all of my ducks in a row before I do that because I feel like they will make it a huge pain. -- can I simply tell them to quit maintaining it?     School Wants To Search My Personal Computer…

    Hey, Reddit.

    Recently I accidentally joined a google meet that belonged to another class at my high school. My microphone wasn't on mute and the teacher of that class briefly heard me talking to my mum. I was in the google meet for maybe 5 seconds but it was enough time for the teacher to notice my presence and write down my name.

    Shortly after, I received a call from the school and without getting into too many details, they tried to label me as a google meet hacker. I have reason to believe that they will want to go through my computer to make sure I haven't got any dodgy programs installed that may allow me to infiltrate google meets.

    Does anybody know the legality of this and if they request to check my computer, is it my right to deny it? I haven't got anything dodgy but I feel like it would be a breach of my privacy.

    I'm willing to provide information if you need clarification :)

    Someone found my friend's lost engagement ring and is trying to resell it instead of giving it back

    Hi Reddit - hoping this is the right sub for this. Basically, my friend lost her engagement ring in a public space. A note was left near where she lost the ring with an email address. She reached out and long story short, the finder is trying to get her to send info about the ring that s/he can use to resell it for a higher value. Is there any way to help her get her ring back from this scammer? Can we threaten legal action if the finder does not return it? Thank you!

    Would this hold up in court?

    I'm signing on a new lease, and reading the agreement, and one of the sections is as follows

    "WARNING: UNDER PENNSYLVANIA LAW, RESIDENT IS ENTITLED TO RECEIVE A WRITTEN NOTICE FROM MANAGER TO LEAVE THE PROPERTY

    BY SIGNING THIS LEASE, RESIDENT AGREES TO GIVE UP THE RIGHT TO RECEIVE ANY NOTICE FROM MANAGER TO LEAVE THE PROPERTY BEFORE MANAGER TAKES LEGAL ACTION"

    Now, I've been at my current apartment for 5 years with no issues, so I don't anticipate being thrown out of this one. But if the management company does decide to get rid of me, if they do it without notice, this would never hold up in court, right? Law comes before contracts?

    Can I be fired for using my cane at work?

    I don't normally browse this sub, so apologies if my formatting is weird. My roommate recommended sub to me. I was torn between this flair and "employment law", so sorry if I used the wrong one!

    Location: Live in WV, work in KY, USA

    I (23M) have a medical condition that makes standing for long periods of time, walking long distances, and standing up from a crouch difficult. I was hurt at work a few years ago, and it made my condition worse. To help with this, I use a cane on days when I know I will be doing any of those things. I was recently hired to work at a local coffee shop just across the state line, my first shift was yesterday. I bought my cane with me because it was an 8 hour shift, and everything seemed to be fine. One of my coworkers offered to help me reach things on low shelves, and I was allowed to sit when we weren't busy and everyone was on their phone (a very common occurrence, this place is very small and normally very quiet). The owner came by to drop off paychecks for the night shift and said hello to me, even.

    This morning I got a text from the owner telling me to call her. When I did, she told me that because of my cane I am a liability and that unless a doctor confirms that I can do every necessary function of the job without my cane, then I will be fired. She told me not to come in today, or at all until I have a letter from a doctor confirming I can do the job sans cane. I know I can't do it without my cane, but with my cane I was alright. It certainly wasn't easy, but it was doable. So, I am able to do the job with reasonable accommodations (that I provide myself).

    There's a little more relevant info before I ask my question. I met with the owner twice before being hired, and told her both times that I have chronic pain from an injury. It's even on one of my hiring documents that I take CBD for pain, so I may show up positive for marijuana on a drug test. She told me that was fine. I didn't bring my cane to either of those meetings though, because I didn't need it on those days. So she didn't know until my first day that I use one.

    TLDR: I was essentially fired because I used my cane at work. My boss knew before I started that I was disabled, but not that I used a cane.

    I guess my question is, is this even legal? I haven't worked since my injury, so I've never had to deal with discrimination against my disability in the workplace before.

    Crazy neighbors calling cops on delivery guys

    Hi all.

    We belong to an HOA in Virginia where we share a communal driveway back to our individual houses, which are setback from the street. The driveway to our HOA community is not gated off but has markings that it is private property and not to trespass.

    Some of my neighbors think that anyone who is not a resident should not be able to drive down this shared driveway to our houses; this specifically includes uber drivers, the FedEx/USPS/UPS guy, any utilities people that need to come onto the property to service a house, etc. The vast majority of the time, they are here <5 minutes doing their deliveries. My neighbors want anyone here for a delivery to park on the public street and then walk down the driveway/get a dolly and dolly-down the driveway any deliveries, which understandably is a huge pain in the butt for our delivery folks.

    They are calling the cops whenever the UPS/FedEx/USPS person comes to deliver a package, have complained to any corporate about them trespassing (yes, they've called UPS, FedEx, *and* USPS to complain).

    The FedEx guy has actually come to my house and asked if he can have permission to use the driveway, as I've gotten heavy packages delivered before and I don't want to make him have to walk all the way down the driveway carrying it. I told him he has my permission, but my neighbors continue to call the cops/complain to corporate whenever he drives down our driveway to my house to drop off a package.

    Are my neighbors correct in telling my delivery people they can't come on our shared property and that they're trespassing if I give permission? There is nothing concerning this in our HOA policy (although one of the neighbors who constantly complains is the president of the HOA board, I'm not sure he's allowed to unilaterally decide they aren't allowed to do this if they have my permission).

    Options when my traded-in car has been sold

    I traded my vehicle into a local Kia dealer for a new Kia Sportage two months ago. After a month went by, I still had not received any paperwork or bills for the new vehicle. I called the dealership many times with no response. Later that week, I received a notification that my previous loan had become 30 days past due.

    I was finally able to reach someone at the dealership and they informed me that the previous lender was not able to verify my residency and the loan offer had expired. I also have quit my job and started working for myself. With that employment change and credit hit of 30 days past due, I am no longer able to qualify for financing. I asked if I could just return the car and get my trade-in vehicle back but they said that was not possible because they have already sent the car off to auction. This seems unlikely due to the fact that it has not been paid off yet which means that they do not have the title.

    Are they legally required to return my vehicle and my down payment? If not, what are my options here?

    Someone sent an inquiry to my business that I'm using their stolen images on my website without their permission and if I don't take them down they will sue. All of the images on my website I've either taken myself, or have had a professional photographer take at our facility.

    Is anyone familiar with a scam of this nature? I have no idea which images she is referring to or just someone trying to fuck with me (there are some people i can think of who would love to ruffle my feathers). It seems weird that they don't want anything, just to take down my own pictures

    (CA, USA) Employer forcing me to take PTO because of IT disaster

    I work as an exempt/salaried employee for a large org who is apparently dealing with a system-wide, catastrophic IT issue for the last couple of days. I was "on standby" yesterday which amounted to taking some phone calls on my personal phone about how we were basically screwed as far as using any work tools, and have been working offline on a process improvement today. My work cannot be done without typical remote office access, and this includes my whole team/department. There is apparently no exact end in sight for this IT issue to be resolved either, as far as I know. We were told today from leadership that "you will be using PTO" as of Weds - and obviously we are not sure when the issue will be resolved.

    The pressing concern besides how ridiculous this whole thing is would be usage of my PTO. Am I compelled to have my PTO taken from me in this situation?

    Hired a guy to build gates. Paid deposit. Still after three months, no gates.

    Edit: Location: California Like the title says, I looked on yelp for someone who works in iron Works in Southern California. Found a guy who had decent reviews and good rates. Paid him half upfront, per his contract. It has been three months and there has been no work done at all. In the past three months, negative yelp reviews have started to surface about broken promises, excuses, and long delays. He keeps complaining about wood damage and shortages and other excuses, but will not give me a date as to when I can expect the three gates that I paid for to be installed on my property. He is not a licensed contractor, so is small claims be the only way to go? Is it worth hiring an attorney to fire off a demand letter?

    Submitted FINRA complaint, now brokerage wants to talk, how should I proceed? [OR]

    So roughly a month ago I submitted a FINRA complaint against my old investment brokerage regarding problems with an account transfer to another brokerage and discrepancies in cost basis/acquisition date that extended beyond the normal 30 day requirement threshold, plus extremely bad customer service. Long story short since the FINRA investigation began, the original brokerage now wants to talk to me on the phone to ask questions about the issues raised. At this stage in the process the brokerage has seen a copy of the complaint, all attached documents (screenshots, correspondence) yet has not formally replied (that is required by the end of the month).

    Should I accept the call, discuss my concerns and experience to date as previously outlined in the FINRA complaint, or is it better to ask for written correspondence only? If I do talk, is there anything I should avoid saying?

    As far as I can tell, since the complaint was filed the record discrepancies have been corrected. At this time I do not intend to seek additional mediation/arbitration/monetary compensation, but I also don't want to exclude myself from possible future class action if a number of other customers experienced similar problems. I mostly want the mess to be over with and ideally for the brokerage to receive a fine/slap on the wrist for poor professional handling of something that should have been straightforward transfer of cost basis records.

    Btw: all records were all less than three years old and did not involve margin trading or other complexities.

    Can family pay me money to pay back for living in their house in Kentucky?

    I live in Kentucky and am in need of advice about income to help me get insurance. I have recently come off of COBRA from an employer and have very little income. Family was helping pay my COBRA bcz I have life threatening epilepsy and it is cheaper to pay for insurance than to pay for my medicine.

    I went to healthcare(.)gov and the website told me that I don't make enough money to be offered discounted insurance and referred my application to my state's medicaid which accepted it and so we are getting insurance through that. This creates a bad problem now. My epileptologist (a specialized neurologist for epilepsy) does not reside in Kentucky. He resides in Tennessee. In 25 years of having epilepsy he is the first doctor out of the 4 that I have had who has ever been able to keep me this stable this long (over 2 years now). However, medicaid will not accept out of state specialist. I can't get a waiver and I did ask.

    My income should be in the $30K's to get an option of discounted insurance through the federal system which would then allow me to have doctors in other states. I live in a house a family member owns and from time to time I do handyman work at their 2 properties. Can I have her "pay me" $X of money a month that I pay back to her for living here and then be able to claim that income with the government? I understand she would have to file a 1040 at the end of the year and I would have to claim that income, but my income would still be low enough that I would receive most if not all of my tax payments back so I am not concerned about the additional income I would claim.

    My question is if doing this would it be considered a type of fraud? We could show that I did handyman work and she could claim she paid me that monthly as some sort of retainer. It would look horrible overpaid on paper, but the end question would be if that would flag us for an audit or if it would even be legal

    Getting Screwed out of Inheritance (Missouri)

    My mother passed away in 2018 and didn't have a will. She listed the beneficiary of her IRA to the trust set up by her parents for her siblings and her. My sister and I were always on good terms with her, so we believe she listed the trust as the beneficiary because she wanted her siblings to handle her estate. She wasn't financially literate, to say the least.

    The trustee, her sister, has delayed doing the paperwork for the trust until October of 2020. She has been slowly cutting off contact with us and just giving BS excuses and ceased contact with my sister and me entirely. My mother left behind $34k in her IRA and $8k in funeral expenses.

    I've consulted two lawyers. The first was my gf's step father. He said that it's exceedingly rare that a lawyer would go through the trouble of writing a trust and not consider the grandchildren, whether in name or by concept. I forgot the Latin term, but if a beneficiary dies, his/her children take the spot of the deceased. He told me to consult a lawyer up there and get him/her to write a demand letter.

    The lawyer in Missouri said that he doesn't disagree with that statement about trusts not being set up with the grandchildren involved, but we can't just file a lawsuit and expect to get a copy of the trust unless we know we have a stake. He asked if my mother ever received a K-1 IRS form, she hasn't ever that I could find. He said that that would mean that she was either never a beneficiary or the trustee was never paying taxes on it (likely the latter).

    My uncle has mentioned that he knows that the trustee was using the trust to benefit herself. The trust owned two properties that were sold and none of the other siblings saw a dime of it. There's one property that the trust owns and that is a cabin in a country club. My uncle has been paying dues and paid for a new cabin in the spot, so he thinks that's his. The owner on cabin is listed as the trust. He drunkenly told me that if the Trustee wants to come and take it from him, that's fine. He knows that the Trustee has been taking money out.

    Any ideas as to how I can get a copy of the trust (legally)?

    PS, take the time to go over your parents' end of life plans. I know it's difficult, but it can save you from the position I'm in.

    Buried propane tank: We want it gone (New York)

    New York - A few years ago, we purchased a house with a buried propane tank. There was nothing in the sale docs that indicated that it was owned by a third party. We purchased the house with the assumption the tank came with it. In our defense, we understand that appliances and equipment that are attached to the house come with the house unless otherwise identified.

    A month after we took possession, a propane supplier contacted us. They claim to own the tank. As such (as we understand it), they have the exclusive right to service/fill the tank.

    For the past two years, they have charged us about 50% more per gallon above competitive rates. The second time they did so, I called them. They reduced the cost from $3.40/gallon to $2.10/gallon.

    This issue is repeating. Except now they won't return my calls.

    It's time to end our relationship. We want the tank gone.

    Hurdle #1: The tank is located where heavy machinery cannot access. At some point, a previous owner built an oversized garage next to the house. There isn't enough clearance to get a crane truck near the tank. Compound the problem: anything trying to access the tank will have to drive over our septic tank. Not sure if there's a way to lay support tracks to avoid the issue.

    Hurdle #2: We would buy the tank but the company won't sell.

    Rubbing me wrong: I only have the company's word that they own the tank. They're a shift bunch that I don't trust.

    Legal question: If the tank can't be removed, how can we settle this?

    Wouldn't mind also hearing if there's a way to determine ownership of the tank.

    TL;DR: A company claiming to own a buried propane tank on our property is being a dick. We just want to end the relationship and move on.

    What?! Court still hasn't served the deadbeat toxic tenant I'm evicting, but instead served ME instead! For something HE did to me! What recourse do I have?

    I am fuming mad right now. Really angry! I need advice on what to do here.

    I have written before, exhaustedly, about my terrible toxic roommate that I am desperately trying to evict, with no help whatsoever from anybody. He hasn't paid rent in several months, he couldn't even follow through on a barter agreement to do regular routine service on my car in exchange for a rent reduction, and although he did later refer me to our retired neighbor who used to be a certified mechanic and was looking to make some extra cash for providing me with cheap honestly good work, my roommate then encouraged that neighbor to sexually harass me by making solicitations towards my friends. In addition, he is two faced, an unreliable source, negs me, and gaslights. A lot of important stuff of mine went missing months back while he was living here. He's ridiculed friends and others I've brought to the apartment, yet he brings his trashy ex con friends and GF (XGF currently).He is almost definitely selling drugs (his prescription painkillers that he pretends to the doctor to still need). I warned him about eviction and he blew me off, not taking me seriously. Then when I handed him papers stating that I was evicting him and in the process of going through court, he refused to go anywhere, gave me a huge attitude of special snowflake entitlement, then acted very passive aggressive: he muttered profanities about me under his breath, he made messes, and appliances not covered/replaced by the rental agency such as the fridge and washing machine stopped working. We are no longer on speaking terms whatsoever, after being decent friends when he first moved in. I feel the need to avoid my own home and mostly only use it for sleeping and showering. The rental company hasn't done jack shit to help me, demand he leave, or to even let me out of my lease early (not that I was able to qualify for another apartment to move to anyway, with the low income I was making for the last year...) My life has been a complete nightmare because of him being here and refusing to leave.

    I filed with the local court in March and have been chomping chomping chomping at the bit for our court date so I can be a big step closer to having him removed by police escort. It usually takes within a month to get it heard in court, but because of the pandemic-related court shutdown last year, they are backed up and there's been epic long delays...go figure. Finally, they were going to have a constable (which I paid extra for) serve him TODAY. I've been diligently calling the clerks of court to check the status of it. I was so happy that he would finally be served with an official court date.

    Mid-morning I drove past my home while running errands. I looked over and saw a bright fluorescent colored paper tacked to the front door of my bottom floor unit. The kind used by court when there's a pending warrant, do not enter notice, etc for someone. I felt pleased that court had finally followed through on what I'd paid for and had been promised from them. I also chuckled at the thought that for all my roommate did bad to me, now he was getting at least a smidgen of his bad karma by having the humiliation of a bright bold court notice with his name on it, on his front door, for everyone to see.

    Then...I came home about an hour ago, and saw that the neon notice was NOT addressed to my roommate, but addresed to ME instead!!!? 😡😤😲 Here, court STILL hasn't bothered to serve him with an eviction court date, but apparently there's now a WARRANT FOR MY ARREST! WHAT??!! I DIDN'T DO ANYTHING WRONG. All I usually do (prior to my new job offer I'm awaiting to start) is sleep, work, jobsearch, go out, and complain about my life situation to the rare close friends I have or anonymously on the Internet. Why a warrant for ME?

    It was for an unpaid parking ticket...which I never received!!! I ended up calling court to frantically inquire about this warrant, see what I need to do to remove it, and to complain about the double standard that I get served but not HIM. Turns out, they issued me a parking ticket on THE VERY MORNING JOE WAS WORKING ON MY CAR AND TOOK IT OUT FOR A TEST DRIVE. It was HE who then carelessly parked it on a no-park zone. I never received this stupid ticket, I swear. He hid it from me the entire time! Along with all the delinquent ticket notices that it turns out court had apparently mailed me! (Mail typically arrives for me around mid to late afternoon, after I'd leave for work) As a result, in the last 3 or so months it has gone from an irritating $20 or so to an astounding $150 because of all the late fees and now a constable delivery fee. They are removing the warrant so I won't go to jail or anything, but only if I either put in a guilty plea with full payment, or if I agree to a court date. How humiliating and degrading...of course Joe has no legal involvement according to the court, since the car is in my name! 🤬

    I was angry and fed up before, and I DEFINITELY am now!! Worse, Joe is all ambivalent and nonchalant when I confronted him. "Not my problem" he actually said with a shrug. Even though HE caused this! And made it literally 8x worse by HIDING it from me! He KNOWS the parking rules, better than I would in fact, because he grew up in this borough! He also said that I need to leave him alone, as if I'M harassing HIM! I AM SO ANGRY AND UPSET RIGHT NOW. Plus, this whole thing may have had potential to wreck my background check for my new job that I'm awaiting a start date for, if I hadn't caught it when I did.

    Funny how he went through the effort of hiding the ticket and all my mail about this ticket, yet he wouldn't take down the humiliating warrant paperwork plastered to our door!!! Is he TRYING to sabotage me and humiliate me??!

    Meanwhile, he STILL isn't served by court for what I paid for almost TWO months ago!! How much of an unfair double standard is THAT?!

    What should be my course of action at this point? Has this parking ticket hindered my credibility when I try to be assertive and ask court about when they're planning to serve Joe? They claimed yesterday they were serving him TODAY, "first thing" was the exact words of the clerk. Since I'm not allowed by law to force Joe out or change locks yet, and court is obviously not helping me, what should I do? Do you think Joe does this because he knows I have no allies to back me up (or at least not any actually efficient allies who live close enough to me or can actually do much to help me)??

    TL/DR: I feel further cheated by my deadbeat toxic soon-to-be-evicted-in-court roommate Joe, and the local government court too, because the court still hasn't served a small claims eviction court date to Joe. Yet they have time to serve ME a warrant instead, on the very day they told me on the phone they were sending the constable to serve Joe with a court date. The warrant isn't for anything I did, but for an unpaid parking ticket Joe got with my car months ago when he used my car after working on it as part of our deal to make up for his missed rent payments. He took effort to hide the ticket and all the mailed notices about it so I never knew. What should I do at this point in terms of dealing with Joe and protecting myself against what's now legal problems imposed on me by Joe?

    [OR] Tax implication of using a quit deed to avoid probate

    My uncle is suggesting a quit deed for my dying mother to sign over her house to me becuase my mother does not have a formal will and she didn't follow through with funding her revocable living trust to avoid the time and cost associated with probate. My siblings say they will not contest.

    I'm worried about being responsible for a gift tax since the house is worth more than the $15,000 exemption.

    I don't want to ultimately lose the house over a tax issue. Quit deed? Should we use a hand written will instead?

    My Sister's Home (Elizabethtown, KY) is Being Stolen

    I'm hoping you can let me know if there are any options for a situation my sister's facing in regards to a really shady mortgage servicer called Selene.

    She's been overworked a lot this past year and hasn't had help from her boyfriend (live-in) because of his health issues, so she fell behind on her mortgage and had no time to do her due diligence with this company, so when Selene offered a "forbearance" with no documentation, telling her to just stop making payments because COVID moratoriums were set up to help give her a break, she believed them. They then offered to restructure the mortgage to make it more affordable, again instructing her to make no payments (though this all happened by phone with no written documentation). They repeatedly pushed back the date when they were supposed to send her the paperwork, and she just kept wondering when the paperwork would arrive, even as different CSRs were calling to ask where her payment was. Now, 10 months later, they've denied her refinance and they're giving her until 5/19 to pay 10,000 dollars or face immediate foreclosure.

    From what I've read online of others who have dealt with this company, the lender may well already be putting the house into foreclosure, whether she comes up with the 10k or not. Many others that I've read about online were under the same impression as my sister only to wake up one day with a sale sign on their door, finding out they were foreclosed, with some people having paid thousands to this company.

    I'm trying to do whatever I can and thought I could start by helping her draft a Qualified Written Request (if we can even get Selene's address), but I don't really know what to do or where to start other than (maybe) the QWR? I'm guessing (based on minimal info and no legal knowledge) that Selene sets up the homeowners to default so the lender can easily foreclose a home with a significant balance paid down and sell it in an inflated market. Her home was also appraised at 40k higher than her current mortgage during this process and all of this feels like a set-up, to be frank.

    If there's a way to fight this, I want to help her. She's been saving a lot to catch up on the mortgage all this time, so she's got a significant sum that she thought she'd be sending to Selene, but after what she told me and all I read online, I told her to let me see what I can find out. If they're taking her house, I'd be so upset to see her sink 10k into a futile attempt to save it. Would a QWR help? Does anyone know if Selene can be fought? They seem like they exist purely to help lenders foreclose.
