    I found the fence on Thursday. Saturday I was having about a dozen people over for a family birthday party so the eyesore of a fence had to go, one way or another. So on Friday morning, I had a follow-up call with the realtor who knew nothing about the fence, and he told me that the homeowner didn't either. I called my neighborhood civil council president to let him know about it, and he told me about encroachment issues (as the fence was on my property), but also let me know that in my city, a permit is not required to build this type of fence.

    I took many commenters' advice and installed security cameras around my house, two of which have either full or partial view of the neighboring backyard.

    I also took to heart the idea that there may be squatters living or preparing to live in the house next door. If I find anything on my security cameras indicating there may be squatters, I'll be informing the police.

    So, on Friday afternoon, I removed the fencing in its multiple different pieces and gently leaned them against the brick garage, with the exception of one door-sized section, which I put against the basement door in case there are indeed squatters entering through there. Saturday, Sunday, and Monday came and went without any indication that the yard was entered again, and the fencing over the basement door hasn't moved.

    We still don't know who built the fence or why, but it doesn't seem like anyone cares, and at least now I don't have an abomination of a fence to stare at anymore. I will likely build my own fence though, one that looks good and is structurally sound, and that spans my property line.

    LA can you guys tell me if this is legal? Threatening rape?

    So there's this religious group that comes to our campus and yells terrible things at students. Once they pulled off a girl's hijab. They use homophobic slurs, follow and harrass students, threaten hell fire, you get it. But this week, they threatened to rape a girl for wearing a short skirt. Is that covered by freedom of speech? I'd share the video but its on Facebook and the privacy settings don't allow it to be downloaded/shared. The leader yells "I might as well rape her now!" That can't be legal. Who do we talk to about this? How can we stop this? Any advice is good advice, thanks in advanced.

    Wow, I still cannot believe that this took 2.5 years to deal with. Fuck me, I am tired. This was all settled a few weeks ago.

    So we left off with Old Company threatening to sue me. Your surprised faced when you learn they followed through with a lawsuit against both me and New Employer.

    Old Company ended up taking us to court, their demands were that not only I stop selling to former customers for 4 years, but that New Company give them the gross profit as a "finders fee." They also made demands around me never speaking with their new sales people (I cannot help when one calls me), and they pushed for me to exit the industry for 4 years too. Their demands were all over the place.

    New Company has a bright, young, and eager corporate lawyer who was itching to get on top of this. First he tried to meet with Old Company's lawyer, that went about as good as you can imagine. He then sent them pages, and pages of documentation as well as a few sworn statements from customers that they never want to do business with Old Company ever again. So they ended up agreeing to drop the suit and pay for New Company's Lawyers time.

    Phufff...of course that did NOT happen. They doubled down! This time Old Company leadership apparently started harassing and threatening some "current" (at the time current) and former customers that if they did business with me, that they would be sued too, their services would be suspended, etc. Just a whole shit storm was created.

    So bringing it all together, Old Company still exists (honestly, I do not know how), and the Judge ended up more or less telling them "tough shit" with business coming to me/New Company and it leaving Old Company. Statements by customers were damning and basically lost the case for them. Yelling at customers and threatening to sue them on baseless accusations is not a solid strategy to one's business growth plans. Who knew right?

    Judge tossed out the case with, his words "Extreme Prejudice!" and that he did not want to see this case come back to his courtroom ever again.

    I am still employed at New Company, and have moved into a Sr. Sales Management role. I am no longer an individual contributor.

    My spidey senses are telling me that this is not the last time we are going to have to legally wrangle with Old Company.

    After we won, Sr leadership from New Company took the legal team and me out to a very nice dinner, and thanked us all. Especially me for maintaining such professionalism, hence my new role now.

    So that's all. I hope to never have to go through this again.

    [FL] As a part of lease renewal, the landlord is requiring us to sign for forced renovations and a $120-$200 Mid-Lease rent increase.

    Just as the title states, we are kind of backed into a corner. Our original lease agreement states that we must give 60-days notice to vacate and now we are down to 30-days until lease expiration. After being unsuccessful in finding a new place, we decided on renewing our lease.

    With the new set of addendums, the landlord attached a form that states that we are going to be forced to have our place renovated and then they will increase our rent mid-lease by approximately $120-$200. This made me furious that they would slide this in there as they have already increased our rent for the renewal, and it is illegal to increase rent mid-lease against the already signed lease agreement.

    As luck would have it, as I saw this and got angry, I went online and FINALLY found the perfect house for us to move into. Is there any sort of recourse that I have to try and get out of this place at lease expiration; with 30-days notice? When I myself was a property manager, if someone raised enough hell to get out of their lease, our company caved and would allow them to leave without penalty.

    Edit: What makes this even more infuriating, they will force renovations on us but will not repair any of our requests that we had placed almost a year ago. We have a hole in our tub and our toilet constantly runs unless we jiggle the handle, plus we had mold issues when we moved in. Also, they gave us notice that they were going to go in and fix our blinds within a certain time-frame, so we placed our dogs in doggie day care and they never came and fixed them.

    [MA] My Father just passed and his car loan company will not accept payment from me and is threatening to repossess the car

    My father recently passed and I am the person named as the executor for the estate [MA]. I have not been appointed yet in probate court but I have the death certificate and I have an estate attorney.

    My dads car still has a payment and when I attempted to pay for this month I was told I would not be allowed to because I was not officially the executor yet. I was then told in two weeks the car would be repossessed for non payment. The loan company is not willing to talk to me about this.

    I understand I'm not officially the executor yet but this time frame seems short, and I'm assuming there must be a way to pay this bill while everything gets sorted out. I'm still trying to find the most up to date payments but my father's death was unexpected so the paperwork is a bit of a mess. I have the funds to pay for the car and so does my fathers estate.What are my options to keep the loan company from repossessing the car?

    Update: My sister talked to the Bank so they know my father has passed. They said we could pay off the rest of the loan and they would give us the title, but were firm that we could not make payments. They are still threatening to repossess the car otherwise. Ideally we would not want to pay the lump sum now.

    Being forced into the Church of Scientology

    I don't have much time to talk here, but I will try to make a good summary in that time. I am currently 15, and my mother and father (still married) have both recently committed themselves to the Church of Scientology. In that, they have announced their plans to sell all our property and move in to a Scientology compound. I don't want to do that and I fear for my life if I move into their compound. I disagree with all of their principles and practices, and I do not want to go with my parents. Is there any legal action that I can take so that I don't have to go with them? The nearest family member is around 400 miles away and I have no contact with them. I'm currently typing this from a public library and I will come back tomorrow and see what you guys have suggested. My location is Springfield, Illinois.

    What to do about my room mate's "reactive" ESA dog...

    I'll try to keep this short-ish.

    I have long term room mates who were renting an apartment with us for a few years. I decided to buy a house so they could move in with us and continue to pay me rent. They have an ESA dog, a border collie / lab mix. A bit of background about this dog - my room mate got him as a puppy, and he was never truly abused, however she claims that he was. A girl they were living with at the time had a dog of her own, and she would stomp her feet at the ESA dog any time he got near the other dog's food. So, my room mate attributes her dog's "reactivity" around food and other possessions (she would never call it aggression) to that event. I sort of call bullshit on this because the "abuser" would also chase him with away with a broom, but today the dog couldn't give two shits about the broom, so I'm inclined to believe that the dog is just naturally resource possessive, as many dogs are... because dogs.

    So here we are 3 years later. The dog has bitten everyone in the house - myself, my fiance, and both of my room mates - numerous times. Every time it has been caused by the dog's personal space and possession issues. The last time it happened to me personally, I accidentally walked into him when he was lying on the floor (he blends right in with the hardwood...) and he attacked my foot.

    Granted, it's never been hard enough to draw blood, but he did leave my foot kinda bruised. My room mates never apologized for what happened or asked if I was okay (I wasn't... I was fuming...) They will say he's just "being mouthy" or that he "just nips". To their credit they have tried to work with him to resolve the behavior, and when we all moved into this house I thought that the problem had been worked out. Apparently that's not the case.

    Last night, one of the roomies had a guest over, and the dog acted up and bit somebody (er, excuse me, "nipped"), hard enough to elicit an "OW!" from whoever was on the receiving end. I wasn't in the room when it happened, and I didn't see who got bit or what instigated the attack. I was worried that the guest had been bit. So this morning I sent a message to our group telegram chat asking "So, what exactly happened last night? If <guest name> got bit, I need to know about it."

    My room mate responded, "It was me, he's fine he just nips. Don't worry about it".

    One of my concerns now that I'm a homeowner is that this dog is going to bite somebody, and I, as the property owner, will face any legal repercussions that come about. I've already lied to my homeowners insurance company when they asked if the dog has a history of biting. I've also had a sit-down discussion with the dog's owner claiming how serious this problem is, and that the behavior can't be allowed to continue.

    I'm thinking about laying down the law with these girls about why exactly this is a problem. I'm thinking of telling them, if it happens again, the dog has to go live with the owner's mom or some other family member. But I know if that happens I'm probably exiling them as roomates and as friends, because it WILL happen again. I feel like I have to walk on eggshells around this dog, and I feel like my concerns aren't being taken seriously. Most of the time he is mannerly and nonreactive but there are some times where a switch just flips in his brain and he lashes out.

    Am I over reacting? Am I right to be upset? I know how much this dog means to these girls and they are great tenants aside from this one problem. But I also feel like I shouldn't have to live in a house with a dog that bites. It's really going to upset these girls if I give them an ultimatum. I'll probably be made out to be the bad guy who can't handle a little "mouthiness" from an otherwise decent dog.

    If I wanted to avoid ruffling feathers all-together, is it enough to just start paying for an umbrella policy in the event that this dog bites somebody? What could actually happen to me if, god forbid, somebody does get bitten, and the onus is on me as the property owner?

    NJ Real Estate: Closing today and I don't believe my lawyer

    I bought my condo five years ago as a single party. I'm scheduled to close today, through a private sale to my neighbor and we're both using lawyers for the transaction. It's a cash deal. I recently got married a year ago. and we have a baby, so she's not currently working, Because she has a high balance of student loans, we don't want her name attached to this property (or the next, which I'm buying outright by myself).

    My wife, however, is handling all the communication with lawyers on this private sale because my work doesn't allow me access to a phone. She let them know she does NOT want herself listed as a party. The problem is, the lawyer we hired (and already paid for) is awful, terrible at communication, lazy, and combative. He's been fighting the other lawyer every step of the way when he didn't need to. This should have been a very easy transaction, especially as a cash deal with without any repairs needed.

    The real problem: our lawyer finally sent over paperwork last night at 9:30pm for our closing today. He scheduled it in the afternoon when he knew I'd be at work, so he sent over paperwork to give him power of attorney. Additionally, my wife is listed as a party on this, and when she asked him about it, he said he went back and forth with the buyer's title company about this multiple times, and because we're married, she had to be listed. We don't believe him and need more advice. We think he doesn't want to write up the papers again (it was late last night, and he has a previously scheduled commitment this morning). Does my wife have to be listed?

    Edit: my wife and I are not divorcing, and none of this has to do with divorce at all. If it makes a difference, my wife transferred residency from another state to my property two months after marriage.

    Found out from ex sister-in-law's husband that my ex secretly remarried 4 months ago. I've been paying her over $3000 in alimony a month, and our agreement says support stops if she remarries.

    Have an appointment with a lawyer next week to see what they say, but I'm pissed and it's consuming me. I need to know if there's a chance to recoup that money, or would it be a total loss? Thanks Reddit

    Father killed, stuck in the US for probate, wife is Guatemalan

    Hi everyone,

    My wife and I live in Guatemala, I'm a US citizen, she's Guatemalan; we just married this year after about 5 years together.

    Our original plan was to do a Direct Consular Filing when we planned on having kids (2-3 years from now). The situation changed when my father was killed as result of a hit and run accident this month (September). So now I'm here in the US and she's in Guatemala. We attempted a B1/B2 expedited emergency visa with a letter from the hospital social worker in hand, signed by my father's doctor saying that she is needed here immediately. In her visa interview this morning they didn't ask to see any paperwork, asking just 3 questions before refusing her visa and not giving her any chance to present the letter or even describe the situation.

    I don't know for how long I'll have to be in the US and I could really use some help.

    We plan on returning to Guatemala before finally immigrating to the US and that seems contrary to most of the visas for foreign citizens married to US citizens.

    Anyone know what course of action we should take or what our options are? Which visas we should start the petition process for, etc..

    Girlfriend knew she had herpes and never told me. Proceeded to have sex with me anyway.

    Hi all, located in Texas here. I've been dating a girl for a short while now and we've slept together 4 times. I went down on her orally only one time.

    Yesterday she decided to disclose with me that she is HSV2 positive. She says she hasn't had an outbreak since the diagnosis a year ago and has been taking an antiviral. We used condoms every time although my penis had touched her down there unprotected at one point for a split second or two.

    I'm really mad. I don't think there's a version of this where we walk away together anymore. I can't fully comprehend her situation of having to tell someone you have herpes, especially with the stigma attached to it (yet at least), but it's mind-blowing to me that she had 4 opportunities to disclose that she has an incurable, lifelong STD BEFORE sex and opted not to tell me every time. I feel like my informed consent and my choice was robbed from me and it didn't have to be.

    I don't know what the actual rate of transmission is if we wore condoms, she wasn't having an active outbreak, and she's on an antiviral. I see numbers kind of quoted everywhere. I was HSV1 and HSV2 negative before this. Hoping I still am.

    She was crying and shaking when she told me, but only because this was her moment of explaining what she has. She was downplaying herpes and all of that. But she initially didn't seem to care that she had sex with me 4 times beforehand.

    Where do I even go from here?

    TLDR: girlfriend had herpes, had sex with me 4 times, and never told me.

    [TX]Can I live some where else I’m almost 18 my dad is really abusive and CPS keeps their hands off due to the gray area of his abuse

    I have been abuse for 11 years now ever since then but just yesterday the abuse hit a all time high, completle loss of any autonomy any attempt to have it will result in my getting hit, he pretty much wants to watch me do everything to make sure I do it in a fast manner even eating, he nearly hit becuase I told him that I didn't like him watching me eat, he made threats he would put on the ground, he did this after he went to parent teacher conference which I often used to find reason of his abuse. He is being both strict and abusive at this point. I've never dealt with both in the past. My legal situation is complicated to say the least my dad has custody my mom doesn't, CPS says they can't help me since it's a custody issue all they could do is put me in a mental hosptial due to my mental health issues. I'm almost 1i 8' November but my situation has became unlivable and degrading. He is s total psychopath I just feel like there has be someway that I am stay away from him legslly long enough I can turn 18

    What protection is there for my owned and deforested land after I die?

    I'm buying a piece of land (about 100 acres) in Australia, which I'm reforesting with the help of a lot of friends and good people. I want to make sure this forest lasts for as long as possible. Will it be best to keep this land in the family and pass it down or should I donate it to a conservation group? Or can I protect it in my will? Looking for advice on how to keep this forest protected for as long as possible. Thanks in advance!

    Gas attendant put gasoline in my diesel car

    I went to fill up yesterday and asked the guy to fill it diesel.

    Didn't pay attention it stopped at 9 gallons which was very strange. Then he started another transaction at 4 gallons.

    He explained the pump stopped so he had to do it again.

    On my way to work I lost power. Pulled over to scan the car to check the check engine light. I research online and came up with possible wrong gas was put it. The odd sequence when I filled up rang a bell.

    I pull the gas cap and smell gas.

    Car wouldn't turn on. Called AAA and towed it to the shop. Mechanic says I have gas in the car.

    Go a police report and called the manager. He's sticking to the attendants side.

    I only have the receipt for the diesel fill. Not the first fill.

    Taking them to small claims in my only option?

    Side note. Is it illegal to protest outside of there gas station to warn people of this BS?

    Edit. In my NJ. I cannot pump my own fuel.

    My father just passed away

    Good morning,

    My father just passed away he was 63 and served 22 years in the Army. I have not seen him in 25 years. Just learned about it yesterday. I spoke with him often and found out he stopped taking his meds and it caused him to have a seizure. I spoke with his brothers and sisters and knew he wanted to have a Military funeral. His new wife does not want him to have a military funeral, she wants to cremate him Is there something we can do to get him what he wanted. He resided in Marcellus Ny. I do not know what is on the Will, if there is a Will. I am sure there is, I live in Hawaii so it is not easy for me to get to him.

    I got fired for discussing my pay with a coworker

    A couple weeks ago, I quit my job. After a few days, my old boss called me and asked to come back in to negotiate a better deal. I finally got my hours adjusted to my schedule which was the reason I quit in the first place, and a one dollar raise. They told me that to keep this between us and I agreed. Then about a week later, I'm with my friend who's a coworker and he asks me why I'm coming back and I told him that I was getting a raise but to not tell other people because our bosses told me not to. Eventually that friend spills the beans to the other coworkers, but no one tells our bosses that they know. Two of my other coworkers ask for a raise a little while after, and one of the bosses then decides that I must have told them, even though they had literally been asking for raises every once for at least 4 months. They decide to completely pull out on the rehiring me deal, saying I had broken my end of the deal by telling my coworkers. He also mentioned that speaking about salaries with other coworkers is banned in the employee handbook. The only issue to me is that the National Labor Relations Act specifically states that employers cannot ban the discussion of salary and working conditions amoung employees. What should I do?

    TL;DR: Boss convinces me to come back after I quit with a raise, saying I can't tell anyone about my raise. Two people later asking for raises prompts him to believe that I told them, and pulls out on deal. The National Labor Relations Act literally says that they can't do that.

    People Walking On Our Private Road

    This is a REPOST, I messed up the title on the first one and it couldn't be fixed so I've just reposted it

    So it's a bit hard to explain but we have this road in between our field and our neighbors, the whole road all the way down to the canal road is ours. We double checked with the title company and confirmed it is ours. Only a small bit belongs to our neighbor at the bottom.

    We have an agreement with our neighbor though, he can drive on our portion of the road no problem and we can go on his small hit. And our second neighbor is the only other one with permission to walk on the road with her dogs. Our problem is, suddenly people have freaking decided it's a public road and walk on it willy nilly. We have signs saying no trespassing but in worried they only think that's for the fields. So I need to know what kind of sign can I LEGALLY have that says basically NOT a public road, NO walking. Because no trespassing signs are clearly not getting through to them. We had one of our gates closed but these people just open them back up.

    So what kind of sign should I get and how often should I post these signs to get it through their heads that it's not a public path? These people are thick skulled as heck I happened to catch one of them. They thought any road next to a canal is public-like half of the road is next to a cabal-and when I pointed out the signs they confirmed my worries. They thought it was for the fields not the road.

    Our neighbor with the dogs expressed worry about sketchy people on the road and we even had some people throwing rocks at our horses that were there. We cannot have these people on our road anymore. I have a really crappy drawing of the road but I don't know how to post it on here

    Military surplus store using my image w/o permission

    Like the title says, I recently found out a certain online military surplus store has been using my image (my old MySpace profile pic haha) to advertise one of their products for some time now. I don't believe I was ever contacted.

    Knowing how niche this market is I doubt they've really been "making money off my image" but I'm still curious what you think I should do and/or what would realistically happen? Will they just take the image down? Because I really don't mind them using it, but aren't I entitled to something if they do…?

    [GA] Forcing a commission based employee to work without compensation.

    Hello! My wife is a part time (15-20hrs/wk) dog groomer for a veterinary office where she is 100% commission based. She does not have an hourly rate but she does make tips. Her commission is a certain percentage of the service fee the business charges clients.

    She recently did bath services for 2 dogs, in which the business messed up because they were supposed to be 2 full groom services (Much more expensive). Since there was a foul up, the business told the customer that they could get their 2 dogs groomed for free to repair the relationship. The business is expecting my wife to perform this task without getting paid any type of financial compensation for her work.

    This sounds highly illegal, but I'm having issues finding any solid information online. Is this illegal?

    (DE) Grandmother passed away 6 months ago, Drug addict aunt and son want to move into house

    Hello Reddit, so my grandmother passed away in may. she did have a will stating that my father is executor. We have lived with her for about 12 year as she had may health problems. so we have been in the house since her passing and my father pays the bills. Now my drug addict Aunt and her son want to come live here as well because they have no where else to go. The house is set to be split between them per the will but will be in probate for some time until it is resolved. This morning I walk outside to find my aunt sleeping on the porch saying she is just waiting for a ride. Clearly she is lying. so I go to work and come back about 4 hours later and she is still sitting there. I tell her she's needs to leave asap. she doesn't I return to work and eventually she leaves then after coming home from work again I find that she was sleeping on our back porch and had left clothes in a bag. presumably to come back again. What legal action can we take to make sure they stay away? do we have the ability to call the police for trespassing since they don't live here? Our probate lawyer has basically been no help saying he doesn't know and that we if they come in the house there will be no way to get them out. what can we do? side note not sure wether it makes a difference between he 2 of them, they had stollen or begged for over 100k dollar of my grandmothers money including stealing all her money she had while she was dying in the hospital. I will not allow these degenerates to ruin our lives like they did hers because she would not cut them off. Hopefully someone can help us know what our rights are in this situation.

    Apartments won't fix roach problem and says we can't break lease either (TX)

    We recently (and I'm pretty sure our whole building as I've heard numerous other residents complain) have had a roach infestation starting in August. They have made a nest in our water heater so no matter how much cleaning we do they persist. We submitted a written ticket on August 21st to them (had talked to them before but of course can't prove it) about the roaches. After that we would go in ever week asking about it as they would never send someone out, and they'd claim they either called us (nobody did) or sent someone out and no one answered (nobody did, we had someone waiting ever time and cameras set up.) I read that this is in violation of our lease and we can move forward with breaking the lease. I tried to see about moving forward with it today, but the apartments said they needed three written statements, which for some reason does not include the work order we submitted in August.

    Is it true that does not count, despite being a written notice? Can we still move forward with breaking the lease? Is there any suggestions for how to get out of this God awful place?

    [Iowa] I was groped by a much older woman who may not have known what she was doing, how do I make sure she gets the help she needs without ruining anyone’s life?

    2 days ago, I was door knocking for a political campaign I recently started volunteering with. I knocked on the door of a house that had 2 registered voters listed as living there. When I knocked on the door, a woman who looked to be at least 65 answered the door. I tried going through our basic script information about the upcoming caucus as she struggled for a full minute to get her locked screen door open. She made little to know response when I addressed her, and when I asked if I could just leave a pamphlet, she mumbled something in what seemed to be an African language I couldn't recognize.

    When she finally got the door open, she gestured for me to step inside, while I was in the doorway I again asked if she had ever participated in the caucus, and she again mumbled a single word in a language I didn't recognize. I then placed a pamphlet on a nearby cushion and said "I'm just going to leave this here and be on my way."

    At this point, she came up to me, grabbed me by my groin and stepped away. I firmly said "No thank you" and she then began gesturing putting a finger into her closed fist, imitating a penis going into a vagina. I began to back away and open the door saying "no thanks, I'm happily married." She made an exasperated gesture and I left the house and began fast walking back to another organizer who was knocking on doors on the other side of the street.

    I don't believe the woman who did this spoke a work of English, and I don't think she was "all there" since I can't explain why else a 65+ year old woman would think it's okay to grope a 25 year old man. I don't want to ruin anyone's life or get this woman locked in jail, but it obviously isn't safe for her to be in public like this. Our entire interaction was only 2-3 minutes, and that's all it took for her to sexually assault me, and I really don't want this to happen to some door to door salesman or some teenager volunteering for another political campaign. Also, I only found out later that the woman who did this was not the same resident who was registered to vote at that address, so this easily could have been a situation where the wrong person was accused of a sex crime.

    We talked to some of the higher ups for the campaign, who told me they would support me in any legal action I take, and would make sure that house was taken off the list for door knocking. I filed a police report, and was told to expect a call from a sex crimes investigator some time in the future.

    Which leads me to my question, what are my options as far as making sure this woman gets the help she needs. Researching the names registered to the house, I found that this woman is the mother of one of the residents. Looking at their Facebook page, I found they were immigrants from the Congo, and the reason I'm volunteering for this campaign is specifically to help immigrants, so I really don't want to mess up their lives by pressing charges. Is their any way to legally guarantee this woman be put in some kind of assisted living or mental health facility without me needing to press charges? I'll really appreciate any advice or insight anyone has on this subject.
