Legal Advice [UPDATE] Someone I've never met claims they own my house

[UPDATE] Someone I've never met claims they own my house

    Posted: 12 Jun 2019 12:02 PM PDT

Hi everyone – I can't thank you enough for all your advice on my last post: "Someone I've never met claims they own my house". This is the first update, and I'm hopeful there will just be one more after this, wrapping everything up so we can put this behind us. This is what has happened since my last post:

After the initial letter from the law firm saying they can represent us, we started getting phone calls from other firms, saying they'd been alerted to the Lis Pendens and could also represent us. We were not super happy with this and asked how they got our cell number. They said they subscribe to a service that alerts them when things like liens, foreclosures etc. are filed on a property. We hung up.

We looked at all our documents from the closing and confirmed that we do indeed have homeowner's title insurance (yay!). Our deed is a "Bargain and Sale" deed, for those wondering. We also pulled all deed/mortgages and other documents for our property going back to 1972 online. The last action was when we bought our house – no documents have been filed since. I signed up on ACRIS to be alerted to any changes made to the property documents (thank you for the redditor who suggested that). I also emailed the DA for my county, and their economic crimes bureau head emailed me back to ask for my cell number to follow up with me. I gave it to him, but he hasn't called yet, so maybe that will be in the next (and hopefully final) update.

My husband met with our lawyer this morning, and I asked him to speak about all the things that you all suggested in the last post. Prior to the meeting, our lawyer had reached out to the firm who filed the Lis Pendens, and actually got a copy of the court transcript where the con man said he owns our property. According to the transcript, he claims he bought it in 2016. Our lawyer called their law firm and basically said "Where is the deed?" They supposedly hemmed and hawed about it, so we're starting to think they don't have it, and never did! They may just be going off the words of a sleezeball who's like "Yeah, I totally own that place. I even have a deed for it. No, you can't see it." It's possible that based off this alone, they filed against our property.

In addition, it's not like this guy is saying he bought our house last week and the paperwork just hasn't been filed yet, he claims he bought it 3 YEARS AGO and there is STILL no paperwork filed to attest to this fact. (I was able to pull up all records for our home going back nearly 50 years, in about 15 minutes online). Our lawyer does not like the way this other firm is handling this, and basically said to them "You have no grounds for this. Take it off."

The attorney handling this case at that law firm is out of the office today and tomorrow, but will be calling our lawyer back on Friday. I am hopeful that it will just be a matter of "Take the Lis Pendens off." And "Ok". I'll update again after the call between the lawyers. I told my husband the number 1 question is "Where. Is. The. Deed?" When we initially spoke with them, they clearly said they had it in hand, which is part of the reason I was freaking out. I honestly just want to be done with this, so getting back at the suing law firm for gross negligence (or whatever term fits the issue) is of no interest to me at the moment. If they give us a hard time about removing the Lis Pendens, then we'll see.

So far my takeaway from this that I would share with anyone going through something similar is that law firms are made up of people. And just like people can be good and smart and kind (like all of you!) they can also be dumb, shifty and lazy, and not bother to do their due diligence even though that's like 50% of why they exist in the first place (but I'm not bitter……).

Thank you all so much for your help, I'll update again as things progress and hopefully conclude.

[Final Update] I think my 12yo daughter is being groomed online (WA)

    Posted: 11 Jun 2019 09:24 PM PDT

He plead guilty and he's being sentenced next month. I'm not allowed to tell you the charges.

If you suspect this is happening to your kid or to you, say something to law enforcement. If they don't acknowledge you, keep going until someone does.

Wet concrete will be blocking access to apartment I rent.

    Posted: 12 Jun 2019 03:06 AM PDT

Rental unit in a block of units. They demolished the driveway today and yesterday with ample notice for us to move out our vehicles but told us nothing about by-foot access being blocked. The only way to enter will have wet concrete poured over it in the next 2 days. Notice was given TODAY by concreting company advising tenants (us) to evacuate building as there will be no access to building tomorrow and the day after.

No word from strata or property agents but the guy working outside says he talked to strata about alternative access and they prevent concreting company from providing alternative access (which would be by temporary demolishing a wall).

The company I work for has a reimbursement policy that makes it impossible to be reimbursed

    Posted: 12 Jun 2019 04:07 AM PDT

I have to travel to other locations for my job. It's never too far. A few train stops or a $5-$10 Uber. My company's reimbursement policy is that your reimbursement request must be at least $100 and for expenses no older than 2 months. In two months, I don't reach $100 with my travel expenses. So I cannot request a reimbursement. I know less than $100 doesn't seem like much but $70-$80 out of pocket every two months adds up.

I've asked my manager to provide me with a company issued train pass but he told me that I need to purchase that and then request a reimbursement. He will then load the pass with money each week. A train pass itself is far less than $100 so again, this would end up being out of pocket for me. The other employee who travels has a company issued train pass that she is supposed to leave for me on her off days. She has never done this and I've brought it to my manager's attention each time and he hasn't done anything to fix this situation other than tell me to spend more money on my own pass.

I don't know if this matters, but there is no mention of travel in my job description or offer letter and I was actually told by HR during the interview process that I "wouldn't need to travel too much".

Something just seems off to me about all of this and I was wondering if this is legal to require an employee to pay out of pocket for travel without them agreeing to it because of the way the reimbursement system is set up. They claim travel is reimbursable but.. it's really not.

Is it illegal to put venomous/poisonous plants in my yard?

    Posted: 12 Jun 2019 04:50 AM PDT

So recently my mother put a nice yard and people have been stealing her flowers and plants so I was wondering if it would be illegal or something a case could be made for putting venomous/poisonous plants in her yard, nothing too dangerous but just a really bad rash.

[TN]Landlord sold our house, where we have lived and paid rent on time for over 2 years, to a property management company. The new property management company is claiming we have to pay them a security deposit even though we paid it when we moved in and never received it back from the original LL.

    Posted: 12 Jun 2019 06:14 AM PDT

We have lived in the same house for over 2 years...only had a lease the first year then just went month to month since then. My LL tried selling the house on the market but due to him not wanting to have to cut our rent down or give us our security deposit back for us to move....he only got to show it like 2 times a month on our schedule and nobody wanted this house for the price they were asking. So he sold it to a property management company around 3 months ago...we got a letter saying that we pay rent to the new company(we still have the letter)..but the LL showed up one day to look around and claimed "we still own the house they are just managing it for us".

We pay rent online through a portal so we never really interact with the company, except when they hadn't cut our grass forever at the beginning of spring. But they have all our contact info.

We got an email saying we owe them over a thousand dollars for our security deposit that was 925$ when we paid it to move in 2+years ago. I am beside myself...we are looking for somewhere else to live because if this is how you run a company i don't want any part of it...but I don't want a thousand dollar debt that i can't pay on my credit record as it will make it harder to find somewhere else to live when they do a check.

    What should i do?

The person who used my credit card suing me for damages??

    Posted: 12 Jun 2019 10:20 AM PDT

[UPDATE] My boats command sent me to Navy Legal. The bank said they will refund me the $5450 but because she used the card to purchase plane tickets that are already used, the bank will be going for her directly since I gave them her information. My boat also confirmed I was gone and had no way to use the card while underway so Navy Federal let me know they will continue their investigation pending credit card fraud under Cee.

Side note, Navy Legal laughed when I mentioned she was suing for "damages" as the only damage she did was to herself. If she did take it to court, she will only be incriminating herself.

[ORIGINAL] Long story, but pretty much a friend (lets call her Cee) asked to borrow $600 to buy a plane ticket to see a family member. I don't expect anything back when I lend it money so I agreed to the $600. They live out of state so I had to give my CC info over the phone. Again, when I lend out money I don't expect it back.

Anyway, I'm in the military and had to leave on a mission where I can't use any form of technology. I leave for a while and come back and I have $5450 in charges on my credit card.

I check with the bank and all these charges are while I am away. I confront Cee and she admits to using the card and tells me to ask the bank to credit it back.

I now have to waste MY time to go to the bank to get these charges that Cee spent reversed. My friends told me I should ask her to pay me back because what she did was wrong. She still used money she wasn't supposed so.

I ask Cee to pay the $5450 back. She tells me she is going to sue me for damages and get her "lawyer" involved. She then tells me to tell my bank to undo their "investigation" on my account.

My bank asks for a Police Report so I call in to file one the officer said since I agreed to pay for her ticket I can only take her to civil court. I only AGREED to $600 not $5450. I haven't talk to the bank yet but I'm not sure if they will ask for the PR.

Anyway, while I am trying to fix this headache. Cee keeps threatening me with a lawyer and saying I'm causing emotional damage to her. (I have been cordial this whole time, she has been name calling me, threatening, and even calling/texting me all hours of the night saying I'm an a**hole and to withdraw the investigation on my bank charges - can't do that since they will charge me all that $5450 back again).

Can she sue me for damages? I asked her to pay for the excess of what she owes. I only asked $4850 which is not including the $600 we agreed to which I think is fair.

She says she has a lawyer ready to sue me but if you could afford a lawyer why did you need to steal $4850??

Advise please? This is for Hawaii (where I am stationed), Cee is from my home state California.

New neighbor put their cans in our spot for the past two weeks we moved their cans back to their usual spot and neighbor came over wound up becoming aggressive

    Posted: 11 Jun 2019 09:47 PM PDT

So I'm at my boyfriends house in Oregon. He's lived here ten years. I've been here often for the past two. Never has there been a problem with the trash cans going up until recently -about two weeks ago- a new neighbor moved in and started putting his in our spot, leaving us nowhere to put ours.

Today, I was taking up the trash and again the cans were in our spot. I just moved them over. There were too many cans and new recycling buckets, so I moved one of his cans to the other side of his driveway. NBD right? Wrong.

My boyfriend and I go back to his house and decide we'd walk to the store. As we're coming out of the house we see this guy walking down our driveway. I say hello and he walks up to our porch and mentions his trash cans. I say that we moved them because they were in our space. He says our driveway is bigger than his and we should just take up part of our driveway with our cans so he can put his in our usual spot. I suggest that he put them on the other side of his driveway. He stops still, points at my chest and tells me to fuck myself. I'm a 22 year old woman and this guy is a bigger, much older man. I just stand there in shock and slightly amused. He walks down our driveway, gets about fifteen feet away, turns around and starts yelling "fuck you, fuck yourself" over and over as he leaves.

I'm trying to convince my boyfriends dad to let us file an incident report so we have at least record of this on file. Can you suggest reasons why this would be a good (or bad) idea?

(California) Child Protective Services put my siblings and I back into my mother’s custody after only 2 days.

    Posted: 11 Jun 2019 05:19 PM PDT

This week, my mother will be arrested for countless felonies for molesting/raping my siblings and I for years of our lives. I was told by the lead detective that my case alone carries a life sentence.

When I was in 5th grade, I told my principal about some physical abuse that was going on in my house. I told her how the night before, my mother was choking my brother who was 2 years younger than me, and how we were all genuinely terrified of her. My principal called the police, and we were brought to a "receiving home" (state facility for children in danger from their parents). We were told that we would be safe now and that she couldn't hurt us anymore. This happened on a Friday. On that Sunday, only 2 days later, we were released back into her custody. As you can imagine, the physical and sexual abuse only got worse from there.

My question is, do I reserve the right to sue Child Protective Services (CPS) in the state of California for ALLOWING the abuse to continue, and if so, what is the best way to go about this, and should I wait until after my mother's trial?

If I missed any important details, I'm sorry. As you can imagine, this is hard to talk about.

Edit: To explain better, I am now 22 years old. This happened over 10 years ago. Everything is just now coming to light.

Can I get a ticket for not wearing my reading glasses?

    Posted: 12 Jun 2019 09:05 AM PDT

I recently went to renew my license and while I was there I put on my reading glasses to read the paperwork I was filling out, the person issuing me the license asked if I needed them for driving and I replied with no they're are for reading and blocking bluelight from extended computer use. So I finished the paperwork and they person behind the counter said I'm getting an "A restriction" which means I have to wear my reading glasses while I'm driving, the problem here is if I wear my reading glasses for extended periods of time for anything other then their intended purpose I get a headache and even dizzy. In Texas.

Neighbor Harassing Us About Our Dog - California

    Posted: 12 Jun 2019 01:00 AM PDT

The woman whose balcony is in front of our front door has called the police to report that our "pit bull" (it's a french bulldog) is being walked without a leash on the city streets (we always use a leash). My husband found a note from animal control on our door today asking us to register our "pit bull". She called the police screaming while standing in front of our door today and everything she said was false. Another neighbor walked by with her whole dog pack off leash and she said nothing to her. SHE IS ONLY HARASSING US. WE ARE NOT THE ONLY PEOPLE WITH A DOG. We are now documenting this as we have no idea what her next lie will be. My husband is scared that she will say that he did something bad and he has no way to prove otherwise.

Today she walked out in nothing but a towel and blocked the entrance to our apartment and my husband felt as though he was being set up so he put both hands in the air and walked backwards away from her and waited until she left before going back in the apartment.

This neighbor has called the police on my husband for loud music before and when the cops arrived they agreed that there was no noise at all.

I find it really concerning that she is placing false police reports against us. She is constantly confronting us about our dog for no reason but says nothing to the other tenants who never use leashes at all. I find this to probably be an issue of racism against my husband since she calls him "the gardener" and "the janitor" and the new racist nickname "tumbleweed" (he has natural hair) when she knows he lives here. She yells at him to get a job (he just had surgery and is on medical leave) and he never says a word to her. She follows my husband around yelling at him and he says nothing but "leave me alone." She rushes out of her apartment to confront my husband every time she is home and says our dog is vicious and is going to bite her. Our dog is silent and harmless (and cute and cuddly).

This harassment is affecting how comfortable we feel in our own home and we are not enjoying the comments. We say NOTHING back and it never stops. I know she calls the police on a daily basis about everyone so we stay out of her way and remain silent with headphones and our windows closed as her door is always open when she is home and we do not want trouble.

We find it really unfair that she rents her apartment illegally on Air bnb and has loud guests and we haven't said a word. How do we make it stop? My husband was going to talk to our landlord and the police tomorrow and wants to make sure he doesn't make things worse.

UPDATE: Thank you for all of your help! My husband is going to make sure our dog is registered properly, go to the police to file a report and send all this to the landlord for documentation. We have a go pro and he is going to start filming his walks to show what's going on. I can't tell you how much I appreciate all the advice!

2nd UPDATE: When my husband called animal control they apologized and told him our neighbor changed her story many times and they have her marked as a nuisance caller now. All we have to do is register our dog. We are still going to the police so I will update again as soon as I can.

Had an accident on the job, job screwed me over by saying they would pay everything out of pocket instead of going through workman’s comp. 1 year later, a notice from a debt collector appears with a $1440 debt.

    Posted: 12 Jun 2019 02:34 AM PDT

    Location - New Jersey, USA

Alright so first and foremost I truly appreciate any advice comments and so on. I've had this stress pent up as I have many other things occurring in life at the moment, so some advice would be again, appreciated. I have to say, I've engaged and have discovered reddit recently and my god this has changed my life, so I'm hoping this group can help out 🙏🏼

So one year ago I had this job working with medical equipment. One day while opening up the box truck, a piece of equipment fell and while I tried catching it, the impact was sudden against the brim of the metal bumper and equipment, and my pinky essentially bursted open. Blood shot out everywhere and it had to be immediately addressed. My boss told me to go to the ER. Also to note, I had no insurance at the time and worried to head to the ER since it'd be costly (pos company took forever to find us a "cheap plan")

As I explained my worries to my boss, he reassured me it would be taken care of. As we were on the phone and he was about to fill out workman's comp papers, he informed me that instead of going through that process, the company will pay everything out of pocket.

Fast forward a month or two later I'm getting notices and phone calls about debt. I explained to my boss what was happening and he said to give him the papers and they'll handle it.

They did. It was quiet for awhile.

Months later Now with the mix of phone calls I get on the daily of spam and bs and this being a different number, I didn't think much of it, but this debt agency was still contacting me. No notices in the mail however, so I didn't think anything of it.

Now a year later (this month) from the very beginning of this incident, I receive a letter in the mail with a debt of $1440 for the Doctors bill, which was explained in the phone call that I'm about to explain.

Now I took notice that this same number kept calling me (just like every other f****** number on a daily basis lol) but something about it felt real so I answered. Kind of said screw it and provided them with personal info since I asked what it was about and lo and behold, it was related to this incident. The woman explained the hospital bill was paid but not the Doctor's portion of it

Now a few questions and thoughts

    1. If I had gone through workers comp, would all of this have been paid? I guess I was stupid to not make a thing back when it was happening? I just didn't know better in the heat of the moment and as a man, I live by my word and when I take someone's word of whom I trust (and looked up to, boss man and I had a weird father son thing yada yada) I firmly put my faith into that which now I've realized wasn't much. I don't want to sound entitled about this whole situation (maybe they aren't responsible to pay for the doctors bill) but going back to what I said, I believed this man's word

    2. I haven't contacted my old company yet because I want to be fully prepared for this if they were to deny this in any way.

    3. I'm in full insomniac mode and have pulled an all nighter. Lots of things going on in life so excuse me, just stressed.

Can my parents pull me out of school if I’m attending on a full ride?

    Posted: 11 Jun 2019 06:25 PM PDT

    Hi there!

My dad once threatened to find any way possible to pull me out of school if I did anything stupid that would spoil their reputation in India (I was born into a conservative family of high status that has a lot of connections). They've already imposed a lot of restrictions on me as I'm going out of state for college and I'll be across the United States.

As much as it is annoying to follow their stupid rules to ensure my 'safety' (finish school in three years and graduate Summa Cum Laude, can't venture out of campus without telling my parents where it is that I'm going and must stay within the city, can't get a job in anything other than internships and tutoring others, don't even think about relationships, etc.), I'm willing to follow these just so I can have some space in my life for once.

However, after hearing my dad telling me that he will do anything to halt my education and marry me off if I screw up, I've been incredibly alarmed and realize that God forbid something happens I need to put protections in place. My parents themselves have told me that they don't think it would come to this as I'm a good girl who follows the rules but knowing my dad, this easily can be a reality as they are big on making sure that my character and their reputation is upheld.

Now my situation is that I'm going there on a full ride (tuition and room and board are completely paid for) and they will not be required to financially support me.

    1. Are they allowed to pull me out of school once I become an adult? (I will be one once school starts in the fall)
    2. Will they able to do anything to pull me out considering that I'll still be claimed as their dependent until I'm 24?
    3. Can they access my school records if I deny them anything as per FERPA protections?
    4. If they coerce me to do anything related to dropping out of school, who should I contact?

    Thank you so much.

A prospective housekeeper tried to scam me, is it worth going to the cops? (FL)

    Posted: 11 Jun 2019 07:26 PM PDT

I've been looking for a new housekeeper and had a woman come out last week for the first time. She did her thing for a couple hours and left. A couple days later she texts me saying she needs help because she needs a new tire and she can't ask her family, then sends me an applepay request for $100. I tell her I'm not comfortable lending money and she sends me a picture of a tire with a blow out sidewall. I do a reverse image search and the photo's at least 3 yeas old. I called her out and she was pretty pissed at me obviously. I don't want this girl pulling this bs on other people, but I'm worried about retaliation. Is it even worth going to the cops to say someone tried to scam you and didn't succeed?

Update: Turns out being a piece of shit is not a crime and since I realized it was a scam before sending her any money they won't even take a report. They basically consider it the same as panhandling with a sad story.

Are we legally married or not?

    Posted: 12 Jun 2019 06:49 AM PDT

I got married two years ago in the state of Tennessee. We got a marriage license and my dad was ordained online and we did a simple ceremony in my dad's living room with my mom and her nurse as witnesses.

Now I just read online that as of 1998 online ordination is not accepted in Tennessee.

However we have a marriage certificate that was sealed by the county clerk's office. I understand as of July 1st they're changing the laws so nobody ordained online would be acceptable in Tennessee, but it seems like it's been that way awhile. Please help!

    Edited: spelling error.

HOA wants rooftop A/C unit moved 3 inches at a cost of $1100 [FL]

    Posted: 12 Jun 2019 08:55 AM PDT

I'm asking on behalf of my father, so I may not have all the details. My father lived with his mother in a condo in a large Boca Vista-type development for maybe 1.5 years before her passing two years ago. After her death, he bought the condo from her estate. At some point prior to his owning the condo (so 2ish years ago), he bought a new A/C system which involved installation of the unit on the roof.

Now, the property manager has decided that my father's unit is misplaced by 3 inches. They're claiming that the property manager at the time of installation noticed the problem but just never put anything in writing. This week they sent him a demand letter that he move the unit those few inches (which will cost $1100, since everything has to be rewired) within 10 days, or he will be fined.

Does he have any recourse? What are his obligations?

(VIC,AUS) Being evicted, never received letter of eviction.

    Posted: 12 Jun 2019 04:42 AM PDT

( Victoria Australia) This one is a doozie so bear with me, today I received a call from the real estate asking why I haven't handed the keys back.

I was clearly confused and had no idea what they were talking about, they told me they sent the notice to vacate on April 10th to vacate by June 10th. Today is the 12th and the first phone call I've received on this matter.

I told them I never received this letter, she told me she sent 2 one via normal mail and one via registered post (requires signature on delivery) I've never seen these letters or signed for one. There are two mailboxes on this property for our address which we have no access to one as when we moved in they told us not to use it and there is no keys for it (possible letters are in this one?)

Reason for eviction isn't bad (landlord wants to move in). I was informed today that they have sent this to VCAT (on the 10th)and I'll receive a letter with my court date soon.

I really don't know what to do here, it's kind of spun me out I don't know where to stand, I wouldn't of had an issue moving but currently don't have savings as this was unexpected. Any advice will be greatly appreciated.

RBC Canada cashed one of my checks twice and are now making me pay for it

    Posted: 12 Jun 2019 05:49 AM PDT

So I used to take an image of my check to cash it through my RBC app, and about a month or so ago a week after I deposited the check through those means, they put me to negative the amount of which the check was for. I called and asked what to do and the man on the line said i could go in and have my branch re-cash the check in person. So I go in and explain the situation to the teller who then confirmed this and even proceeded to cash the check a second time for me putting me back to $0. A day after I was back to the negative amount, and now not only are they charging me interest but they're saying it was my fault and that the money never left my employers account, which i have proof it did and was not returned. Now I'm locked out of my account leaving me no way to pay my bills, and I'm assuming because I'm young and kinda look like a hoodlum they keep giving me the runaround, not giving me solid answers, do this, do that, saying one thing then someone else saying a completely different thing. Wtf do I do? I do not want to cover their blatant mistake.

Can my "friend" sue me for not moving in with him?

    Posted: 12 Jun 2019 05:34 AM PDT

    [GER]

A former friend of mine, his gf and I had the idea of moving together. I was living in my own flat and he and she moved together in a place for three persons. The plan was I move out and move over to their place. I was a bit lazy and I waited a few weeks until I asked my landlord about quitting the contract for my apartment. He said the deadline of moving out would be three months, which is pretty normal here, but I would have to officially quit the contract.

I informed my friend about this and they said ok, but it would be important I do get there after the deadline, because the rent is a little high for them without me paying my part.

Then things changed and they both lost their jobs. The girlfriend quit because she just didn't want to work there anymore and my friend was fired I believe. (He talks a lot of bullshit, so I am not sure what happened)

Instead of getting a new job immediately they basically did nothing but live from their savings. But they spent a lot of money on restaurants, a new computer and so on.

I really didn't feel like to move in with them because I feared I would have to pay the rent all alone which wouldn't be possible for me. Instead of giving them a real talk about my opinions I said my landlord won't let me move out, which was not true because I didn't officially quit my contract for the apartment.

They both made a lot of debts and finally quit their apartment contract. They owed their landlord a lot of money and to pay him back his gf borrowed 5k from her grandparents.

Obviously they have to pay the money back and they asked me to give them 2k. But I don't see why I should give them this much (2k are my whole savings), because they just didn't want to work and started to spent their money on bullshit. I know it's partly my fault and it was very shitty from me to tell them I would come but I knew I wouldn't, because they are both unemployed and can't handle money well.

They basically said I have to give them 2k or they will sue me for not moving in with them which resulted in their financial situation, because they had to pay the whole rent on themselves. But I never signed anything. I said I would but my name wasn't in any contract or something. Can they sue me?

Because I don't have a lot of savings a lawyer wouldn't be the best idea, if I don't have to get one.

(Louisiana) Landlord giving "10 day eviction notice" after we notified him of intent to move

    Posted: 12 Jun 2019 07:14 AM PDT

Backstory: Myself and my wife have lived in the apartment, which is one side of a double shotgun style house on the top floor and a portion of the bottom floor in the back, for over 3 years. We were approved 2 cats on move in, and 2 dogs (1 in 2017, 1 at the beginning of this year). We had a 2 year lease which converted into month to month when it was over.

Our new puppy (the one approved at the beginning of the year) had some potty training issues. She peed on the floor and that would leak down to the bottom floor where a portion of the space is storage and projects for the landlord (who lives on the other side with his wife). He got angry at this, understandably, so in mid April we sent our puppy to boarding and training and got her back in early May.

This past Thursday (6/6), unbeknownst to us at the time, our other dog (2+ years now) peed and hid it from us. This leaked to the bottom. Our landlord was in the project space at the time and came up banging on the door and yelling that we needed to find a new place to live. We went to talk to him and offered options to prevent the leaks at our own expense. On Friday (6/7, the next day) he texted saying our only two options were to re-home the new puppy, or find a new place to live. Also, he wanted "no changes to the house"

We started looking for new places to live, as re-homing a pet is not an option for us. After we found a place, that place called him, and he was angry that we were looking as he said he was drawing up a new lease. We told him that we were looking because he said we did not have an option to stay if we didn't re-home the puppy, but we would listen if he had other options. He then sent a string of angry texts, one of which said that if we didn't get back to him that night, he would "rightfully serve a 10 day eviction notice" and that solidified our decision to move. We told him we would move, and hours later he gave us said "10 day eviction notice" anyway. Specifically, when I texted to say we would move and have everything out before the end of the month, he said "No you get a 10 day notice". That was yesterday, June 11, 2019.

He then followed up saying he would have the locks changed on the 22nd and would charge us for "the damages" (what damages? I don't know).

Edit: WE WILL BE OUT BY THE 21ST, no matter what. My concerns are about his threats to change the locks, charge extra, and potentially try to get an eviction on our record when we have legally vacated.

I want to know what options I have to fight this legally in the absolutely most inconvenient way possible to him, since I feel his attitude deserves every ounce of legal weight possible fighting it.

(Previously I asked for referrals but it looks like that isn't allowed here, so I apologize).

Degree revoked, what's the worst that can happen?

    Posted: 11 Jun 2019 06:12 PM PDT

    Long story short:

I got my BSc from a university in Canada, MS from the US, and started working on a TN visa in New York. Recently, my undergrad degree has been revoked (I let my girlfriend at that time copy one of my assignments, didn't realize she copied it verbatim, and now they ran plagiarism checks for all past submissions and found it).

    1) Can my MS degree be revoked as well, even though it's a different university and I did nothing wrong during it, but I got admitted to the MS program on the basis of my undergrad degree?

    2) Can I be fired from my job? Do I need to tell them about what happened? Is there any chance they can ask me to repay my salaries because I got the job on the basis of my undergrad degree? This last part is probably stupid, but I'm just paranoid about everything now.

    3) If I apply for other jobs, do I have to include the fact that I went to this undergrad university or had my degree revoked on my resume? If they ask for a transcript, would I need to attach my undergrad transcript (noting that my degree was revoked), or can I just have my MS transcript?

    4) I got my TN visa due to my BSc and job, and now that I no longer have that degree, can it be revoked? Can I be banned from immigrating to the US?

I'll consult my immigration lawyer regarding 4), but just wanted to ask here if anyone has some idea. Thanks.

Emotionally abusive Ex keeps threatening to take custody of our daughter from me.

    Posted: 12 Jun 2019 08:58 AM PDT

Sorry for the super long post.

My Ex threw me out in Dec of last year, since then he's bought a box of diapers, and a box of wipes every month for our 2 yo. Sometimes he buys me a $35-$45 phone card despite my asking him not to. He visits once or twice a month. He was in a mental institution (after a friend called suicide intervention on him) for a week last month, refuses to seek treatement for his anxiety, depression, or ptsd.

He's always been really controlling, to the point of being emotionally abusive while we were together. It hasn't stopped since he broke up with me. Every time I set a boundary with him he blows up my phone the next day threatening to take me to court and take custody of our daughter from me.

First it was because I told him I wasn't comfortable spending a week at a time at his house without a way home.

Then It was because I told him I didn't want him calling me all the time, he has scheduled video chats with his daughter every day, he calls the other times to talk to me.

Then it was because I told him I'm not interested in being his friend or having any relationship with him outside of co-parenting our daughter.

Now it's because while he was visiting her yesterday He put his hand on the back of my neck and squeezed. I pulled away and politely asked him not to touch me again. He spent the rest of the visit pissy. He just started messaging me to tell me that our current arrangement doesn't work for him, and he "can't handle" being around me anymore. That he shouldn't have to spend his visits with our daughter with me.

Last time he was here we had discussed it and he told me he's not in the right mental state to have her alone. Now because I've told him "no" he "can't be my friend" and "our current arrangement's not working out"

Idk what to do guys. I'm stressed and I'm scared. I can't get a job, I can't even afford to work until my LO is in pre-school or something. I don't have anyone who can care for her while I'm working and I'd be spending almost as much on childcare as I would be making.

I've filed for wellfare (SNAP and Medicaid) but I haven't heard back since dropping off my application.

My daughter and I live with my Mom and my uncle (who's on probation for a DUI/DWI but he's attending group, AA, and drug court and has been clean for 2 years).

The women's shelters in my area can't help me. I spoke to a few different legal aid charities and none of them can help me. My ex has legal representation through the VA. He's a vet and he's on disability for his ptsd.

When I get approved for wellfare through family services I'm hoping they might be able to put me in contact with a lawyer or someone who can help me find one.

My Ex has about 30k due in backpay to his previous Ex-wife over childsupport, spousal support, and legal fees from when they went to court. She also has a restraining order against him. I'd considered asking her If she'd be willing to help me with my case but I have a feeling she'd either refuse and ask me not to contact her or just ignore me.

I keep record of all our messages and I record our phone calls, if he cancels a visit I mark it on my calendar.

    I live in MO

Is there anything I'm not doing that I should be? I'll take any advice at all here.

Landlord Moving & Throwing Away Personal Property

    Posted: 12 Jun 2019 05:41 AM PDT

I gave notice to move out of my Seattle, WA apartment about 3 weeks ago. When we originally signed our lease in 2016, we paid first, last, and security which is clearly stated in our contract. After the first year, we moved to a month to month agreement. We rent through a real estate agency but have an on site property manager. We missed the deadline to move out in May, so paid for May's rent on time and agreed that our last months rent that we paid at move in would be applied to June. We have a long paper trail of emails laying this out. We are completely moved out and in our new place but left behind a few cleaning supplies and our internet and cable to retrieve before June 30th. We just went over to our old place to start cleaning and use our internet to find multiple late payment notices and charges posted on our door, our personal belongings that we left in the apartment in trash bags, and our apartment cleaned. Our internet and cable set up is unplugged and shoved in a closet. Our landlord asked permission to enter our apartment throughout the month to start showing it (which we agreed to but let him know it's not 100% clean yet) but there has been no discussion or heads up that he would be touching our stuff. What do we do?

Just found out a band used my photo as their album cover.

    Posted: 12 Jun 2019 11:49 AM PDT

I was just tipped off that a band used one of my photographs as their album cover without permission. I have never heard of the band, so I'm guessing they just came across it on Reddit and used it. They are not a big band by any means so my question is, is it even worth going after something like this? The album is already out and is on Spotify with my image as the album. Just curious to what my options are. Thanks. I am out of Boston.
