One of my tenants and the first place I bought just signed their 4th year. Knock on wood they are dream tenants, hard working immigrant family. They take immaculate care of their home, only call me for major major issues. For example, I was inspecting the property; every month I change all air filters which gives me a good excuse to check in, and the wife was putting wet clothes into a laundry bag getting ready to head over to a laundromat. (I had a brand new w/d delivered and installed next day). When I asked about it they said they didn't want to bother me. So this family has always paid on time, no excuses ever; keeps it immaculate, and will most likely rent for a very long time from me. I want to do something nice for them when I return the counter signed lease, like a $100 gift card or a month of 1/2 off rent to show them I care. I've heard mixed thoughts on giving tenants gifts. Here's my question: Is is ever a good idea to give superb tenants a small gift? If so what is appropriate? Thanks! [link] [comments] |
Tenant suing for fall injury after eviction. Need help in Houston TX Posted: 12 Apr 2019 07:52 PM PDT I have a tenant who after fighting for 6 months of eviction and appeals for non payment of rent, was finally evicted Mar 2019. However she is coming back saying that she needs to be compensated for the fall injury in May 2018 she got when she was living in the unit. She never told me about it nor there was any grievance filed with me or the HOA in the past 10 months. Does she have a case?. This is my investment property but not under any business. I have a general liability insurance through the HOA. I am worried that she will be able to somehow make a case. Can someone with personal or professional experience shed some light on it please?. The bank owns the house but they are waiting for the elderly woman to pass. Me and my girlfriend wanted to buy the house but we're not sure how to go about buying the house back from the bank. Pre-qualification Hard credit pull? Posted: 12 Apr 2019 07:18 PM PDT My wife and I just spoke with a home loan officer from Bank of America. From what I was reading, Pre-qualification was a soft pull for credit not a hard pull. However, the loan officer says that for a pre-qualification letter it is always a hard pull. Since my wife and I are trying get a house, we don't want any blemishes on our credit score. The loan officer also says that we always need to look at credit for a pre-qualification. Will I get full return on adding a bathroom to 4BR 1B Cape Cod Style Home in NJ? Posted: 13 Apr 2019 03:40 AM PDT I currently live in northern NJ. I have a beautiful cape cod style home but it is currently a 4BR 1B ( 2BR first floor, and 2 upstairs with a front dormer). The full bath is on the first floor. My question is if I add a second bathroom to the second floor between the two bedrooms (jack and Jill style) would I get a return on the cost of adding the bathroom? It would change the home from a 4BR/1B to 4BR/2B which on paper alone would make it sell faster. Just wondering if it i economically worth it. Home is currently appraised at $375k and other comps in the area for a 4BR 2B range wildly from $350k to $500k. [link] [comments] |
Things to look out for and questions to ask? Posted: 12 Apr 2019 08:30 PM PDT Sorry not sure if its ok to post this here or if its allowed.... There seems to be a lot of information about what kind of property is better for investing, what methods should be used, what the numbers should be, and the such but I'm having a hard time finding information about what things to look out for when at the property (or looking at pictures on the sites) and what questions should be asked of the agent/owner? From my newbie eyes, some of the properties I see on zillow, redfin, trulia, etc seem ok? Minor touch ups may be necessary but nothing deal breaking I would think. But I'm pretty sure I'm missing a lot. And if I go to the house I'm sure it'll be clearer but I'm thinking there are other things to look out for? As for the questions, what are questions I should definitely be asking to make sure everything is in order? Am I allowed to talk to tenants if they're present? Am I allowed to ask for proof that the tenants are paying properly and on time? If there's a guide somewhere I'd be grateful if someone could point me in the right direction. Contract states she is being payed 3% by the seller, but if I were to use my own agent he/she would also be getting paid 3%. So is this listing agent in reality getting paid 6%? How much did you pay? Was it even remotely worth it? The price I was quoted was $5200 plus tax for my 4 bedroom home, with 24 month no-interest financing available on a Home Depot credit card. While there do seem to be some small benefits at least, I'm skeptical of the wisdom of purchasing something like this. And this price seems out of line with competitors. [link] [comments] |
Navigating possible sale to business (Ohio) Posted: 12 Apr 2019 05:01 PM PDT My mother in law is planning on selling her house, but before she could list it with a realtor, the business owner next door approached her and indicated he was interested in expanding his parking lot into her lot. Based on comps, the property could likely be listed around $170k, but will require some work, as it needs a new roof and possibly some waterproofing in the basement. As we are thinking about how to proceed, I wanted to get some advice from others on how to approach this:

I just went through the preapproval process with a loan officer from my bank. Our realtor recommended a couple lenders as well. We haven't found a house to actually purchase yet. The seller chose and escrow company and we've opened an escrow account with them and deposited our earnest money deposit. There is an escrow agent who is working on coordinating docs already. Based on my research, it is customary for buyers to pay these escrow fees. How will the escrow company get paid? Will they bill me separately when at the close of escrow? And how does this differ from the attorney/settlement/closing fee of $700 listed in my loan estimate under services I can shop for? Is this related to the tile only? Thanks! The property manage informed me about the damage on the garage door, and asked me when it happened. I contacted the tenant and he admitted he accidentally damaged the garage door frame "a few weeks" ago. The tenant agreed to pay for the repair. So I contacted a vendor who has done works in the building and they were recommended by PM. Their quote said to replace 3 Cedar boards and then paint. They charge about $200 to the materials and $325 to the labor. To me, the cost is a little high. Is their cost reasonable? Now do I need to ask the tenant if he is OK with the cost? Or should I just schedule the repair with the vendor and send a bill to the tenant after the repair is done? The tenant has to be involved at the time of the repair since I don't have the garage key. Can Landlord Not Renew Lease Due to Repair Request? Posted: 12 Apr 2019 02:33 PM PDT We have consistently paid significant rent and made little trouble in our rental house for multiple years. We make few requests and are polite when we do, but the landlord often responds with an aggressive tone, using words like "ridiculous" for simple repair requests. The landlord is a third party property manager who is not the owner. The landlord recently asked us to renew. I responded with interest in renewing and made a couple of small requests (e.g., asked to replace a burnt out vent fan over the stove that didn't work upon move in). I figured that it would save them a lot to keep us in the house and it would be simple and cheap for them to do this. They responded with a defensive email, perceiving this as unreasonable bargaining but not making any statement about asking the owner. Frankly, I presume they want to take things out of our security deposit and are waiting for that opportunity. Because they didn't ask the owner, I'm thinking of asking them to ask the owner (it's in both of our best interests for us to stay), but I'm not sure how they will react. My question: If the landlord would now choose not to renew the lease, would it be considered retaliatory? This would of course be true if we were evicted during the lease, but not sure how it affects renewal (lease terms indicate 90 day notice, if neither party moves to terminate lease then it goes month to month). First offer of first day, what would you do? Posted: 12 Apr 2019 10:46 AM PDT I'm on a slow selling rural street in Canada but also in a commuter area to Toronto. Houses on this street aren't very renovated and can take a few months to sell as opposed to the nearby suburbs where they go within a week. However my house IS fully renovated top to bottom all since 2015-present. I just got my first offer on the first full listing day. Well not quite an offer, more of a "Is the seller willing to entertain a fast closing of 45 days?" So here's my plan: I directed my agent to wait until end of business day to reply, "yes but only if offer is strong enough to make the hassle worth it". The delay is so that if they do come back with a strong offer, I now have 24 hours to respond from tonight rather than today, which allows for other offers to come in all day tomorrow, which being a Saturday is a prime shopping day. I could possibly get a better closing date and asking price tomorrow, and it's also possible there could be some bidding. It's a little bit of a gamble, but this is the best month of the year to sell and this place shows really well. Good plan? Any other suggestions? [link] [comments] |
HOA Dues and Transfer Fees Question Posted: 12 Apr 2019 02:16 PM PDT My wife and I are under contract for a condo and we just noticed on the closing disclosure that there is a line item for "HOA Transfer Fee" for $1,700 and a "HOA Dues" line item for $400 that weren't there on the initial loan estimate. These amounts are due at closing in addition to our monthly HOA payment of $200. What are these two charges and why are they so expensive? Is this normal? These HOA fees are absolutely killer. Appraisal has proposal from a repair company in the report, why? Posted: 12 Apr 2019 02:04 PM PDT I'm looking at a previous appraisal and included in the middle of the report is a scan of a proposal to the homeowner from a repair company for a substantial amount $23k worth of work. There is no explanation in the appraisal of how or why or even if this was taken into consideration. The house appraised within $3k less than the offer. The homeowner did not have this work completed and never intended to. The people making the offer didn't read it carefully and thought the $23k worth of work had actually been completed but in fact only minor cosmetic work had been done by a different company. Posted: 12 Apr 2019 01:19 PM PDT Hey all :) Stressing over here! This while home buyung process sucks, haha I am closing next Friday as long as everything goes smoothly. My processor has received all she needs and has sent the Underwriter everything today. I have spent so much time gathering all the various documents needed and what not and the processor has been great this whole time! My question is: what is the likelyhood of being denied a home loan now? Since the processor goes over everything before and I went through manual underwriting to even be pre-approved; how much of a chance is there I WON'T be approved? Everyone seems to think I will be good to go and they aren't worried.. But, of course I am haha I am so drained and ready for this to be over with :( it helps that I got a small raise so, more money is a plus! My DTI is 33% and I have been doing everything as they say. No credit cards being opened, no huge checks or cash being deposited, etc. Still at my job, still pay rent on time, etc. Downpayment and closing in bank account. 3x monthly mortgage in account.
