Those that remind me of those old MTV Cribs episodes where celebs had pristine all white homes with expensive furnishing. These days if the home isn't remodeled / updated or a "showcase home"... it's not seeing much interest. Heck, if it's not open concept young people don't want it. Total - $24600 She is trying to find out if $24600 is something that has to come out of her own funds before the sale is done, or if this fee is payable after she gets the proceeds of the sale. Aren't apartments sold through real estate brokers? What about the owner of the complex, how are they involved in this when stuff is being sold or rented or whatever? Posted: 05 Jan 2019 01:59 PM PST My husband (37) and I (32) are currently renting in the Boston area and are looking to buy to both build equity and to, you know, own our own place that we can improve as we see fit. Both of us would be first time home buyers. Gross household income is roughly $250k. We currently have $35k saved for a down payment and are saving an additional $2200 monthly ($26400/year) towards our future home. We max out our 401ks annually, have $25k as an emergency fund, and have $45k in additional investments (and some other money earmarked for travel, operating expenses, etc.). We'd ideally like to let those investments keep making money for us, but are open to liquidating them for a home. Given the very, very competitive housing market around here, we aren't really sure where to start. We don't have nearly enough for a 20% down payment on most of the homes available in the immediate Boston area (think $600k+) that aren't dilapidated or 400 sq ft 1-br apartments, and we won't for a few years. So that's out, but we're not sure where to go from there. We're looking now at the outskirts of the city. Should we run from condos to avoid COAs and shoot for a SFH instead? Avoid houses that are 100 years old or more (which is, like, most of them)? Is $400k a reasonable house price, given our income and current savings rate? Is paying less than 20% down a horrible, horrible idea? And would we even be able to compete with other buyers if we did that? We're taking a class in home buying in the next few weeks, but I'd love to learn a little bit in advance about key considerations that husband and I are likely missing. [link] [comments] |

Apartment got a lot of water damage during rain and it has cause a good portion of our kitchen ceiling to cave and leak. We are in San Francisco btw. My mom passed away two years ago and if you Google her name her obituary comes up. It's the first thing. I am sick and tired of getting calls and letters asking for my mom. My family is not interested in selling (unless we have to , but we have a heavy presumption against selling) but if I was interested, those purchasers who call looking for my mom ruined any chances at them getting a sale. Illegal half bath on a residential purchase Posted: 05 Jan 2019 03:19 PM PST My wife and I are looking for our first house and came across one we really like. Only problem is that there's an illegal half bathroom on the main floor. The current owners have no desire to get the proper Certificate of Occupancy for the half bath and we're using a traditional lender (big bank) so we think this will be an issue to get a mortgage. 1. Is this common? How does a seller plan to sell a house without the proper C of O on a house? 2. Is there a was around this? The bathroom is small, so is it possible to remove the toilet and sink until the proper certificates are obtained? Or will the lender not even approve the mortgage with the illegal bath? The mother is a partial owner of the house, so the selling agent is the son. Our realtor is the daughter-in-law. Here's where it gets tricky. The DIL knows what the house will sell for because the mother owns the majority of the home. Yet, she promises to get us the best deal possible. I find it hard to believe we're actually going to get the best deal because her mother still wants to make $$$ on the deal. Should we find a realtor who is unrelated and unbiased? [link] [comments] |

How do I know if this is an ethics violation (Pennsylvania) Posted: 05 Jan 2019 04:40 PM PST Closed a month ago. Walk thru went fine — sellers son was there so it was hard to really check on things — GFCI outlets were to be installed by a licensed electrician. GFCI outlets were there physically — but there's really no way to check. Plus, invoices were to be provided. Day of closing — the listing agent attended on behalf of seller but with all the paperwork I was too distracted to remember to ask (my agent couldn't attend). Listing agent SHOULD HAVE volunteered them, he didn't. Get to the house & shocker the GFCI outlets don't work, but also now outlets along the line and in the room above don't work. Notify my agent & we spend two weeks trying to get the invoices. During that time I learn the one invoice for the chimney flashing can't be verified — agent is buddies with one of the employees & he just threw the scope of work on a piece of paper and wrote $1200 on it. No check copy was provided either. I press HARD on this issue & come to find it was actually "in kind". Seller agent agrees to pay for electric. I proceed to get my own quote for the GFCI & other potential damages. I fwd to my agent & she lets me know the listing agent is now questioning the cost. I have to proceed & am under good understanding of the sellers breech of contract. I also had a very pointed conversation with the listing agent & he admits the work likely wasn't done by a certified electrician. Shocker. Question: what, if any, violations are there by this listing agent? I'm fed up & ready to play hardball. I've been far too patient for far too long. [link] [comments] |
Taking Zillow images for a showsheet (buyer side)? Posted: 05 Jan 2019 11:48 AM PST In short I don't have the ability to create show sheets like I used to. My broker has a showsheet generator you can manually enter pictures and info. Are there any ethical issues with taking the pictures from Zillow and creating a showsheet with mine and my brokerage's info on it for a buyer before I show them a place? Buying foreclosure at courthouse? Posted: 05 Jan 2019 07:04 AM PST Hey guys. There is a home I am interested in that is foreclosed on and will be auctioned off at the courthouse. I've never purchased a home this way and am a little clueless on how to do it. The terms are $5k due at auction and full amount due by next day. Here are my questions.
