Just inherited land. What should we do with it? Posted: 21 Dec 2018 08:26 AM PST My wife's father passed away and we inherited the family "farm". Farm is in quotes because this land is in a hilly, forested area of Kentucky and there is only about an acre of flat land that you could farm on. She doesn't want to sell it because of the sentimental value and the fact that it has the family cemetery in it. It had a crop of tobacco on it decades ago and it has a cool old barn that the family likes to camp in. Otherwise, it's a 100 acres of hilly forested land with a small mossy pond. We live in the DC area so it's too far away to make frequent visits to and my kids aren't that much into camping (although I haven't ruled out helping coax them into BECOMING camping people). I just don't know what to do with this land. I've thought about building a cool little off-the-grid yurt on it but we couldn't visit it that often and I'm afraid vandals and squatters would get a hold of it. I've thought about planting some ginseng or unique tree species to sell for woodworking but who would manage the crops? Any unique ideas I'm missing? [link] [comments] |

I own a house I currently rent out because I had trouble selling it for the price I wanted so with the help of a property manager I found a tenent and I am renting for a price above my mortgage + property manager fee. I net couple hundred dollars or so a month on this but considering renewing the lease if the current tenant wants to. I also own a loft that I currently live in, however, my work is now giving me the option to work remote so I'm considering traveling or moving back to my home city. My property manager said I could likely rent my loft for an amount that would likely net me a couple hundred dollars each month as well, possibly even more so if I leave my furniture. I guess my worries are that the market may experience a down turn and I'm stuck paying two mortgages. Worst case I could just move back into one of the properties. Should I hold onto both of these properties and keep on renting one or both? I have little over $20k in savings. My equity in the house is between 12% and 15% depending on it's market value. Posted: 21 Dec 2018 06:39 PM PST So I just listed my house for sale by owner and I'm starting to get some interest. I realize it's probably a crummy time to be selling, but circumstances demand it. I've gotten more than a few calls from realtors asking if I'd be willing to pay a buyers commission and I am. I just don't know what's fair. I've seen 3% thrown around a lot but I'd be more comfortable at 2%, at least to start. Is that insulting? Doable? Common? I'm in the US in the Midwest. [link] [comments] |

So of course at the last second I learn that the house I'm trying to put an offer on has a septic system and a private well. It in a suburb about 15 minutes from a major metropolitan area, so it didn't even occur to me that it would be possible. I just assumed all homes were connected to the public systems. I'm not thrilled about the idea of having a house with a septic system as I don't know what to expect. Isn't it better to get a property with a connection to the public sewers and water supply? What do I need to know about septic systems? Is this a problem? Would it make the house harder to sell in the future if buyers like me learn that it isn't connected to the sewers? Is it worth buying and connecting to the public system if the cost isn't too high? Thank you. [link] [comments] |

Make repairs before selling or not? Posted: 21 Dec 2018 01:23 PM PST We will be selling our home in a few years but it needs a new roof, doors and windows. We've owned it for 19 years. We refinanced in 2006 and after the 2008 bust, we are finally right side up on the mortgage by roughly $10k. Should we make the necessary repairs now before we sell or adjust the price for the cost of repairs and sell as a "handyman special"? The house is an hour outside of Minneapolis if that helps. The management says to file repair complain but I don't like the fact that we were in in all the time in hazardous place. Is there a way to break the lease and get the deposit back? I've read and listened to a lot about RE, and would love to own at least one rental soon. I want to know if anyone has had a similar experience, balancing multiple important responsibilities and then adding a rental in top of it. Any tips, advice, or pointers would be really helpful. I could wait until 2022 when I graduate to dedicate more time to rental RE, but if it's feasible to start earlier I'd love to do that . Posted: 21 Dec 2018 01:54 PM PST I'm floating around the idea of starting a real estate fund in the (near) future, and i'm looking for some insights from people who know what this is like. I've been investing in Real Estate for the better part of the last 10 years, so I believe to have the basics of deal analysis and property management down. However, this would be taking it to the next level, professionalizing it even more and scaling it up. My current thoughts on the strategy of this to-be fund would be to keep it fairly regional, primarily focused on residential properties in my primary investment region (West-Germany). The idea is to try and attract 3rd party capital, leverage this via bank mortgage and use this to invest Are there any fellow Redditors here who own / operate / work for a RE fund? New construction? Could I build the same home where I want for the same price? Posted: 21 Dec 2018 07:21 AM PST We're looking at a home for 225k that's going to be finishing construction soon. I love the house but I don't love the location (wrong school district, wouldn't fit in the community). I know the plans cost $500. Can I have the same builder build the same house in a different spot? Is new construction cheaper than building? Why? Who's making money? EDIT: I don't own any land or house right now. I'm also not an expert on the values of land, but I will give more details. I live in Asheville, NC which is a rapidly growing, small (100k) city with a horrible housing market, especially for my price range. Seems like most houses for sale are either 150k trailers or 400k vacation homes. The under construction home is outside the city by 25 minutes, and is a traditionally more rural area, with lots of farms near by. The house is on a lot that was previously occupied by a trailer, though I think the sewer and septic are replaced. The land there is flat and located off of a secondary, two lane road with moderate traffic. The land I would rather have is also outside the city 25 minutes, and is more wooded and hilly. The lot would probably have a steeper grade, and would need to have septic and well installed, plus other utility hookups. This area is probably less developed, but is shaping up to be more swanky. Land in the desirable area seems to cost a bit more for a similar lot, but it's hard to tell with how little factors are given on MLS. [link] [comments] |

My basement is now finished and I've added a kitchenette with cooktop (no oven), setup all electric to code, and put-in a bathroom with standing shower. Or are buyers likely to buy a house at random? Or does it go both ways? Example of random: For me I wouldn't want to be shown houses. I'd rather go out and find a house on my own and then contact an agent about buying it. Specially since I'm not that picky about housing just as long as it's a nice house. [link] [comments] |
