    Mom rents townhome from landlord, she loves the apartment and wants to stay there forever.

    My mom, girlfriend and I all live in a townhome where we pay $900 per month. Obviously my girlfriend and I wont live there forever, but my mom is very happy in the apartment. It has a main unit and a studio that gets rented out to a different tenant. My landlord bought the townhome in 2010 for $50k and today I was looking on Zillow and the estimate was like $140k. I was just thinking because my landlord has about 15 other properties and we have a pretty good relationship with him that maybe he would consider selling to us. Are there any resources or advice anyone could give me in regards to this? Thanks.

    How much less would a non FHA house be worth in "hot" market/ expensive area ?

    My neighbor sold his house. $620k. 4 bedroom, 3 bath 2500 sq foot. Listed for 599k sold first day for 20k more. About 40 people at open house.

    I have a 7 bedroom with 4.5 bath, with inlaw second kitchen, second living room, bath and bedroom with separate access. (Its a two family everywhere but not in name since you are not allowed to have a two family where I am)

    Now my house would not be able to pass a FHA / traditional mortgage inspection (roof, siding, more) probably need 40k-60k of materials/labor but it is clean/watertight.

    Is it always worth it to do the repairs? Or hope for a fast cash buyer?

    I am in northern new england and specs on the area are

    Average household income is $244,544. Estimated median house or condo value in 2016: $894,433

    2013: 9 buildings, average cost: $864,700,

    Single-family new house construction building permits 2014: 14 buildings, average cost: $969,000

    Selling Condo, Other Unit In Complex Failed Bidding War Holding Me back?

    Hello!

    I have a 2 Bed/2 Bath condo in the Bay Area which is in a smaller complex. A few months ago two units sold, one for 1.1m and one for 1.2. These units have a 100 more SQ ft than I do, so I wasn't expecting that much. My realtor said we should realistically expect 1-1.05m. We had been preparing my unit for sale (inspections, new counter tops, etc) and my house was listed as coming soon.

    My issue is that another unit in my complex, which shares the same floorplan as the previous sales, came on to market about 2 weeks before us. Their initial list price was 999,999 and then after 3 days (and their 2 open houses) they dropped their unit to 899, 000. We tried to wait to let them sort it out but we had to come to market, and listed at 999,000 which seems in line with comps.

    My agent has spoken with their agent and said that the other seller won't take anything except near sold comps, which is anywhere from 200-300k over listing. The other agent dropped price so quick to create a bidding war, and now they aren't getting any offers they want. This seems to be stopping my unit from moving because all the questions are why that other unit with 100 more sq feet is listed for less, and not moving. I spoke with my agent and he was saying he is going to ask if they would adjust their list price, because they are messing us both up.

    How often does that happen? Is there any other creative solution? Any agent that would do their homework would know what the comps are, and when I check comps I think my unit is price right at or a tiny bit below market, but I don't know what the other agent is thinking? I don't think someone that can afford a 899 condo will bid up to 1.2, those are totally different price demographics.

    Mobile home park a good investment?

    Was curious from anyone who has owned one what kind of pitfalls there are. With investment properties i am constantly paying for repairs but if you are just charging lot rent it seems like a no brainer but there is always a catch so just wondering what that catch is. Anyone owned one? Profitable? Not profitable?

    Build, remodel, or buy?

    I will attempt to make this short.

    Wife and I moved into her late grandfather house about 8 years ago that is on her parents land. They live on it as well, about 250 foot distance away. Luckily for us, we have a great relationship and have never charged us a dime and will be given to us when the time comes, her parents in late 50s. This has been a great situation for us while starting our family. Went from dating to married with 2 and 5yr old boys.

    The unfortunate consequence of not living with the burden of rent is that we havent been as frugal as possible. We have always been comfortable but we never pushed ourselves to save as if we were paying rent to put away. We tend to keep 5k-10k in the bank but looking back it's hard to explain why we havent put 100k in saving with a free home for 8 years.

    The situation is that neither my wife or I can see us living here, as is, forever. It is too small for our family and really needs a lot of upgrades. It's just getting to the point I'm not happy in our home and I just feel guilt because people would kill for the headstart we've received by having a free home.

    I've really tried to take control of our finances by budgeting and planning for our future. I've raised my credit score over a 100 points to 700 this year and learned a lot in the process.

    So our household income in about 55k. Our utilities have been condensed to essentials. My wife has about 50k in student loan debt and we owe 23k on a Family car.

    At this point there seems to be 3 options. To buy a new home, to Build on the land behind us, or to do a total and complete renovation/addition.

    I'm really just searching for some guidance from people with more life experiance. Any comments appreciated.

    Question about NSP programs?

    My brother is looking at a house for $150,000 (almost the max he qualifies for), it's in the NSP program and in order to buy it being only 1 person, he cannot make more than half the median income, the median income is $70,000/yr. He would need to make half that. He makes $60,000/yr.

    When I got qualified for a mortgage off my $35,000 a year, I was pre- qualified for $130,000. Even alone, I could never qualify for that house.

    My brother really wants that house. How can this program be legal? How does one go about finding out if a home can and how to get it off that program?

    Earnest Money

    I need some advice. My wife and I were under contract on a home. During the inspection period we submitted our list of repairs that the inspector recommended to our agent. We forgot to mention the roof concerns that the inspector mentioned and the agent sent to the seller's agent without reviewing our list! Outside of the inspection timeline we had a roofer come to inspect the roof. He noted that there was damage to the roof and required repairs, but also that there was extensive hail damage. The seller finally caved to our idea to have the insurance adjuster come and inspect the roof. Sure enough, the adjuster said it required a total replacement. The seller wanted us to pay the deductible (~$4100) when we were also paying list price! Needless to say we backed out! Our agent is a pansy (about the nicest thing I can say) and is getting pushed around from the other side wanting to take our earnest money when we are standing firm! I have had multiple agents say that our agent is lame for not standing up firmly for us since the roof is in I'll-repair and that we should get our earnest money back. Also, we have had a former attorney and a real estate attorney saying that the money is ours due to the issues with the roof. My wife and I don't want to blow tons of money on legal fees over $1000. Just need some advice! We are in KY and just need some advice. Is this a small claims court issue? Thanks!!

    Front stoop sunken at my townhouse

    There are no cracks in the sidewalks, and everything is in very good shape. However, there is no step between the sidewalk and my concrete slab front porch. The sidewalk has fallen what looks like 3 inches, leaving the step at 11 inches, not perfectly level.

    My question is whether I can get the association to make the repairs. I know that I can get a company to lift the existing concrete and fill underneath, but I'd rather not pay for it if I don't have to. What is the standard with association is homeowner responsibility?

    Getting license to save on commission

    Hey there! I live in texas and currently own a couple houses. I plan to liquidate everything in around 12 months. The seller realtor fees will be a good chunk of change.

    Is there anything that would stop me from getting my real estate license and simply selling the houses personally? My main reservations are... would I need to find an office to work with and pay their fees? Does MLS access come once you are licensed or after you are licensed and working with a brokerage?

    Question about Washington real estate exam.

    I took the Washington state brokers exam recently and only passed the national portion and borderline failed the state portion. Wondering if any one has any advice on what the actual state portion questions are relevant to? Since the exam is mixed all together, I don't have a clue on what to study specifically. It's also only a 30 question portion so I'm trying to not waste my time here.

    Need advise

    My mother owns a house that my family currently lives in. It appraised last year for ~$70k, she has owned it for around 5 years, payed cash, owns it outright, located in NC.

    My family (wife and kids) just moved here from out of state a year ago and are living in her house. She lives elsewhere.

    We moved here with the agreement that when we are ready to buy our own house, she would sell this house to use towards our new house as an inheritance.

    We are several years away from being able to buy our own home, credit isn't that good.

    Now we are being asked to help with the taxes and insurance. We figure if we are going to pay the taxes and insurance that we may as well assume ownership.

    What is our best course of action where we aren't paying large amount of sales taxes on an inheritance?

    FHA, credit, and getting approved.

    My credit: 525(vigirously working it) My wife's: 715

    We have $17k in savings. $60k in debt most of which is my student loans. Houshold income $100k.

    We want a starter home for $200k, is it likely that we'll get approved for a FHA with 3.5% down? Is it worth it to even try and get pre approved?

    Buying an "as is, where is" house

    Hi, I'm about to buy an "as is, where is house." The agent and owner previously stated that the only defects had nothing to do with radon, mold, or asbestos. They are not permitting me time (they've given me 4 days (friday, saturday, sunday, monday (holiday)) to get an inspector for "informational purposes only."

    I still want to buy the house because of the land, but knowingly selling a home for occupancy while mold, asbestos, or radon are present, is that legal? Is there some form of criminal negligence and or duty of care that the realtor must legally disclose? If they knew about it, and specifically didn't tell me on the previous offer sheet when disclosing defects in the property, is that illegal? Do I have any remuneration I can seek if there are problems? I'm really hoping there aren't, but these realtors are jerks, and i've dealt with them before. The property is in Wisconsin.
