FL - New Landlord is MIA and I have no running water Posted: 02 Jun 2021 06:13 AM PDT Hi. I live in a triplex in Florida that has been recently sold to a new landlord. This is the second time in the past 9 months the house has sold, and last time everything went very smoothly. However, this time, the new landlord has not reached out to us at all. Neither myself nor any of the other tenants have heard anything. I have not paid rent this month because I have no idea where to send it. My lease states that I pay all utilities except water and electricity for the utility room. Today, I went to take my morning shower, and I found that I have no running water. After trying all my faucets and spigots, asking the other tenants, and calling the water company, I learned that the previous landlord closed his account with the water company (which he should because he does not own the building). However, the new landlords have not opened a water account, so there is not any running water. My understanding is that since I have not been given a new lease, the old one is still in effect, which would mean that the new landlord is obligated to pay for water, right? How should I get this to happen when I have literally no idea who the landlord is? I also need to figure out how to pay my rent. Edit: I have searched the city records, and I did find my house. Unfortunately, the records are not up to date enough, and do not show any information about the new owner. I have also reached out to the realtor who represented the seller, and she gave me the email address for the buyer's realtor. I have sent her an email explaining the situation and asking for the new landlord's contact. Edit 2: I was able to get the names of the new owners from the very helpful receptionist at the county clerk of the courts office. Even though the records aren't in the city property system yet, they were able to help me find the deed from when it was sold. I still do not know how to contact them though. Edit 3: I just called the health department. They said they only deal with septic and wells and that since I am on city water there is nothing they can do. They told me to call the utilities but when I called the utilities earlier they said that there was nothing they could do without an ID and a deposit from whoever is supposed to open the account. In class, she asked, broadly, for students that have been vaccinated and would like to help around the lab as assistants to sign up so they could do so comfortably without wearing masks. Anti-vax students apparently took this as an assault on their "right to privacy guaranteed by HIPAA" and complained above my mother's head. She was fired from the class for her "HIPAA violation" by the school administration, and she may possibly lose the ability to teach her other class this summer as well. She needs the money, is close to retirement, and her payout throughout her retirement is directly linked to how much money she makes this year (in combination with last year or next year, if they are her two highest paid consecutive years). One of them even admitted who said the racial slurs and said who shot the gun however the deputy didn't do anything. All he did was report back to me what he found and handed me a business card. This training consisted almost entirely performing the actual tasks that regular employees already did (lots of food service, very physically demanding manual labor, and guest relations). I worked over 36 hours during a three day period without breaks or lunch. After full completion of the training, I was not hired for extenuating reasons. No paperwork was ever signed. The employer is declining pay for this training period. I had been told simply that training would be fully paid and was never told that this was contingent on being hired. My boyfriend's mother died in September of 2019 and she had a reverse mortgage on her house. He is the sole heir and did not probate the will as the amount of cash he would spend renovating and selling the house was larger than what he'd get for the house. He decided to let the bank reclaim it as it was and not deal with it. However he just received notice from a law firm that a judgement by default has been entered against him and a legal group is claiming he owes nearly $200k. This legal firm does not state they work for , or are representing any bank, but just offer a list of costs due, ie Principal of Mortgage Debt Due and Unpaid, Appraisal Fees, Property Inspection, MIP, Taxes, Insurance, etc. My questions are - is this just a way for the bank to get him to deal with reverse mortgage or is this some sort of scam? And is he responsible for this debt as the sole heir - regardless of whether he probated the will or not? [link] [comments] |

I'm working remotely. I started working at a web design firm a few months ago where I design layouts for websites. The firm mainly deals with smaller and start up companies. Recently we finished a website for a company that sells things that I'm interested in so I went and googled them. Instantly I noticed they had 30 reviews which I thought was odd as we had just launched their site and their company was brand new so I went to check. All of the reviews were 5 stars and were from people within the company and a couple others who I didn't recognize but shared the same last name with my boss. I then found my name in the reviews. I have never reviewed this company before nor had I heard of them before that morning when my boss posted that we had launched their site. I changed my password for my email instantly. I did use the same password for my gmail account and for my work portal on our firms website (I know I'm dumb). I checked the other client's sites we had worked on and they also had a bunch of 5 star reviews which included reviews from my account. I messaged my boss and was told that, "We do that to help out brand new companies get their foot into the door and its part of our start up service." It had been abandoned since 2014 and received tons of water and mold damage and i agreed to fix it up if i could use it at a lowered monthly rate than what he'd normally charge a tenant which he agreed to. Now however that it is fixed up he is trying to say he is going to sell the building instead of rent it out. I have him in text acknowledging we had an agreed arrangement for me to use the property and acknowledging my money investment into it. He says that because no lease was signed yet that no agreement is valid and he can do whatever he wants with his property and unless i pay him the $150,000 his buyer offered him he's selling it. Is this legal? From what i understand a verbal/written agreement is valid even if not officially signed yet. I requested (in text) several times we go over a lease and he agreed but never would be around to get one made and signed. I also have several witnesses to our oral agreement, and have registered the building with the state and federal government (EIN and state tax ID) as well as set up internet/phone, mail and electric/water/garbage service with the post office and city, and internet company that I've been routinely paying. He actually had an entire family over my apartment while I went to work. He didn't know I had camera setup and I get notifications to my phone. I pull up my camera at work and I see people in my bedroom (my landlord isn't even in there with them) and they were taking pictures of my stuff in my room. Literally one photo I watched the guy peek behind my blanket over my gun safe. I told him like 3 hours prior to this I wasn't comfortable showing my apartment without my or my gf being present and I need 24 hours notice. He outright lied to me about what he was doing, which I have proof of, and I feel violated. What is my recourse in this situation? Do I have the right to refuse people seeing my apartment of taking pictures? I have videos and pictures to provide showing it prior to me moving in. About a week prior he showed our neighbors apartment and never even told them. They found closets open and called him and he finally fessed up to the situation when they pressed him. We refuse to give him a key and have been living there for about 2 years now. We feel that he doesn't want us home because previously serious buyers were there and asked us about any issues with the home. We told them the truth about the electrical being sketchy and not to code and there is major mildew and mold issue in our basement, we just have the entire basement entrance blocked off with plastic and tarps. There was a rumor that he sexually assaulted a freshman and I heard about it right before the end of the semester. I texted him and asked him if we could talk. He said yeah and asked if I wanted to come over for a drink. When I got there I asked him if he knew what everyone was saying about him. He just said "yeah that bitch is lying though, she wanted it." I'm sure he realized he confessed to at least cheating on my sister and he started to say that it didn't mean anything and not to tell my sister. I started to leave, he grabbed my arm and I pushed him off of me. We almost got into a fight in his apartment. I asked him if that girl busted her own lip then and he said he didn't know how that happened. I told him I didn't believe him and that he didn't deserve his letters or my sister and left. I'm an RA and I'm required to report what he said. So I told the title IX coordinator what he said and I also told my sister as much info as I could without mentioning the rape. She ended things with him. I think it got out that I reported him but one of the guys in my frat (my prophyte) texted me and asked if I missed the lesson on discretion when we were pledging. Basically told me to watch my back. I haven't responded to any of the very aggressive text messages from anyone in the frat and I'm really worried about coming back to school and getting my ass kicked or my girl being harassed. Or the chapter at my sister's school doing some nut shit because her brother is a "snitch." Posted: 02 Jun 2021 06:54 AM PDT With the pandemic winding down, my organization has fully implemented return-to-office and will not even entertain the idea of allowing employees to work from home in any capacity going forward. This is despite the fact that we transitioned quickly and effectively to working from home last year, and we have not missed a single deadline during the pandemic. The work we do is highly compatible with working from home, it's just that our CEO is very stuck in his old-fashioned ways. But that is neither here nor there, I suppose. To make a long story short, I was recently diagnosed with systemic lupus erythematosus - yes, despite the fact it's NEVER LUPUS! And I am learning very quickly that I have to ration my energy. Working from home made things a lot easier for me and enabled me to save my energy for what really matters. My colleagues and I were holding out hope we'd retain at least partial WFH, but that was completely squashed. I've been really struggling with getting up an hour earlier and making the long commute (1 hour each way). Since they won't allow WFH as a general policy, I looked to see if WFH is considered a reasonable accommodation for people with lupus - and it is! I was planning to ask my rheumatologist for a letter stating that I needed such an accommodation - WFH 2-3 days a week (so not even 100% remote). To the actual legal question - we had an all-employee town hall last week where our CEO literally said, "If you cannot come into the office, you can go on leave, or you can find alternative employment. Not being able to come into the office means you cannot fulfill your essential job duties." In other words, WFH is NOT a reasonable accommodation in his eyes. The organization will claim that we cannot do our jobs from home so they cannot make that accommodation. But there is solid evidence to the contrary. We've worked from home for the past year without missing any deadlines - we've gotten all our usual work done. Additionally, there are several employers in my industry with nearly identical job descriptions that are fully remote. I'm angry and saddened by all of this, because I love all other facets of my job. I am seeking alternate employment with remote options, but my husband thinks that I should pursue ADA accommodations and sue my employer if they deny it. My therapist also agreed that it is illegal for them not to make those accommodations. I'd really rather not make this into a whole legal fiasco, especially if it winds up being futile. I don't want an employment lawsuit on my record. And I don't want to be fired - I've never been fired before and I hate the idea of it. Is this actually illegal and worth pursuing, as my husband and therapist suggest? Never seen this dude in my life, but about 3 weeks ago someone in my complex reported us to our complex because our dog "bit him". I get a call from the complex, laughed it off because the complex lady has met my dog Casper, he is the friendliest Samoyed and such a good dog. So I deny, ask what happens next she said she had no clue. Next, animal control shows up at my door stating that someone was bit, he's saying it was me and my dog. I insisted this couldn't be true, offered to allow Casper to meet her so she could see for herself. She said the guy describes a dog much smaller, and more than likely a husky. I was relieved, and insisted we should bring the accuser up to see for himself. 30 min later, he shows up, looks at my dog in his crate 30 ft away in a dark corner and says with 100% confidence that's the dog. I was so outraged I couldn't think straight, I denied. will not mention an alibi incase this person catches wind, but it's strong and I + insurance provided attorneys are confident this is enough to stop any lawsuit. I was starting to relax about this, until today. I'm leaving the complex to walk my dog, and get this feeling someone is staring at me. I turn around, and there he is taking a picture or video of me. He then flicks me off, and then runs off with his friend. I tell "hey, the fuck are you doing?" I feel so god damn helpless, apparently this asshole has 2 years to decide to sue. My wife had delcared bankruptcy in the past and so it was hard to get a loan so my parents bought our house outright and put mine and my parents name on the deed and we pay them back monthly. I just recently found out that my wife got several loans on the house in her and I's name that add up to about $100,000. I never knew about these loans, talked to anyone at the bank, or signed anything. I am still trying to gather information but it seems pretty clear my wife signed my name without my permission. So just looking for any info others might have since its been less than 24hrs since I discovered this. I am assuming my parents and I are screwed since we are married and I am guessing her actions are my actions even if I had no knowledge of them but again just kind of reeling and looking for any info. Also don't know how to even locate a lawyer outside of just googling it but are there ways to find recommendation outside of just asking if someone knows a guy? Is this a divorce lawyer issue or some sort of other lawyer? Also what kind of trouble can my wife be in if any? The Co-pay from insurance was $2200, he said he'd pay me but he keeps postponing. I'll file a civil suite but $2200 isn't going to fix anything. I was hoping the police would be able to convict him, so I asked the detective on my case if they would convict him, and he said, "There wasn't malice intent because he didn't know there was glass in there. $4,175 Surprise Ambulance Bill for My Baby Posted: 02 Jun 2021 12:29 PM PDT My 2 month old son ended up with bowel obstruction due to a hernia which led to surgery. We immediately brought him to our local ER in Northwest Indiana when he began to show signs of illness, and there they found that the issue was bowel obstruction and informed us that he would need to be transferred to Comer Children's Hospital in Chicago, which is exactly 19 miles away from the ER we were at. The ambulance company (which does not have a contract with our insurance company and was therefore considered out-of-network) billed our insurance for $7,075 but my insurance stated they enhanced the claim to in-network, and were therefore able to cover $2,900 of the bill. The ambulance company is stating that we are responsible for covering the balance of the bill, which is $4,175. A quick back story: my son was born premature at 30 weeks and 3 days and spent 40 days in the NICU. He was born in December and was discharged in January so we had to pay the $3,800 insurance deductible for him twice. We also had to pay the deductible for me for the birth which was another $3,800. So we're already paying $11,400 in medical bills and simply cannot afford another $4,175. From what I've read, there is no legal protection against surprise billing in Indiana for ground ambulance services. We are in the process of appealing this with our insurance in hopes they will cover the remainder of the bill, but if that falls through I'd like to be prepared for alternative measures we can take. They have charged me $50 for Dec 2020, Feb, March, April and now $100 for June. They owe me $300, we have called, sent out bank statements for proof, and nothing has been fixed. They even said we don't have an account anymore. I have contacted my bank but they will charge me $30 for stop payment and it will only block them for 6 months. Is it worth going to court over? FL - Neighbor won’t let my ISP install my internet Posted: 01 Jun 2021 03:18 PM PDT AT&T installed fiber optic cables a while back before my next door neighbors moved in, recently the fiber optic cable was cut near the box where all the connections are at. This box is on the other side of my neighbors driveway. ATT has to just run a cable by the side walk but in order to do that they have to lift a few tiles in his driveway which they said they would lift and put back the way they were. This morning they came and marked where the cable is going to get run through no on his property and he noticed so he parked his car right on top of where the his drive way and the side walk connect so ATT can lift it the tiles. Now of course we asked him if it was ok for them to do the quick work but he does not want to move the car. He didn't not refuse them to work, he is just refusing to move his car. I understand it's his driveway and that's his property but we need internet for a lot of things in my home specially work. So I wanted to know if there's anything that I could do. [link] [comments] |

Years ago the real owner of the rental estates passed away and the executrix has been a horrible landlord to them for over 15 (Edited the correct time) years. Now this woman is evicting my parents in hopes of fixing the property so she can pay the years of back property taxes she's been dodging. Is there anything that can be done to help my parents out? The landlady didn't even draft a real letter of eviction the first time. She just hand wrote it and gave it to my parents ON MY MOTHERS BIRTHDAY. It took her over a week to figure out how to do it right. This landlady is really scummy. EDIT: My parents are Massachusetts, USA residents. They were given a notice to vacate by the current landlady. There was a lease before when the original landlord was there, but no lease has been brought up or even signed in all the years since he passed away. The landlord was OK with me just being on the lease and him living with me, so it worked out because he wouldn't be qualified as a tenant due to a criminal record 8 years ago. I am not asking for relationship advice due to my boyfriends past, so please refrain from asking about our relationship. My boyfriend is a wonderful, kind individual who has worked very hard to have great employment and credit and rebuild his life. We got lucky with this apartment by not having to put him on the lease, as when we were apartment hunting, we went to a large complex and was honest with them right away about his record and were told that we're going to have a very hard time finding somewhere to live because of that no matter what the charge was for. We have been great tenants, pay on time, don't complain and mind our business. To get to the point of the story, we are deciding to terminate our lease early due to excessive noise and rodent problems that unfortunately, the landlord is not willing to remedy to our satisfaction. This has not been an easy decision and we waited a long time before making it, especially given our circumstances, but we're not living a good quality of life where we are. The lack of sleep is impacting our ability to work and function. The landlord has agreed to release us from the lease so long as she find somebody else to rent the apartment to. However, this is not a real complex, but rather a few apartments are owned by a small landlord. Now, we are looking at complexes to avoid these same issues and really don't want to live in a illegal basement apartment if possible. According to New York State law, I believe there is something called the roommate law. This law indicates that if someone is on the lease, they can have one other person live with them as a roommate. This law prohibits them from screening a roommate too, no matter what the lease agreement says. (Please check me on this) I'm not sure the best way to go about this. I feel that if I indicate this at the beginning when trying to find an apartment that I'd want to add my boyfriend as a roommate but not a tenant, they will not want to allow me to live there as it may come off like I'm hiding something (which technically, I am). I think the best route for me is to put myself on the lease and just have my boyfriend live with me. His company was bought out about three months ago. He'd signed a contract with the original employer that said his salary would be $X and his 401k would have Y% matching and Z-year investment period. The new company has said his salary will be $A, with his 401k at B% matching with a C-year investment period. They allegedly do not have contracts at this company- their employees "agree to the current terms of employment by accepting and performing the job". Obviously A, B, and C are a short-end deal compared to X, Y, and Z, and my buddy is looking for a new job. He protested the change with HR, saying that the terms aren't in the last contract he signed and unless he signs a new piece of paper, they need to honor the original. HR said no, since the original contract isn't with them and their company doesn't do employment contracts as a rule. Is HR right here, or is this worth taking to an employment lawyer? Vehicle was totaled in another state (PA). Insurance refusing to pay for handicap modifications. Posted: 02 Jun 2021 12:45 PM PDT Driving from Michigan to Boston, my 2019 Chevy Traverse with 50k miles spun out and caused me to crash. I think the axle and wheel completely broke off because I saw it laying on the side of the highway when the ambulance pulled me out of the vehicle. Anyway, the crash was bad enough that insurance claimed it as a total loss. It was equipped with hand controls, an adjustable seat platform that raised and lowered which helped me get into the vehicle, and finally a special remote opening rear driver side suicide door where I would store my wheelchair. Total cost of the modifications was about 25k. I was told in the first conversation I had with the claim rep that the belongings left in the vehicle would not be covered because they are not attached to the vehicle so I hired someone to retrieve my things and ship them back home in Michigan. The second conversation I had with the rep was that the modifications would not be covered because they were not detailed in my insurance policy. Is this just a SOL kinda situation? I'm getting what the vehicle is worth (22k) minus what I owed (12k). The funds I received from vocational rehab to modify my vehicle is just gone. TIA [link] [comments] |
Is there any legal action my work can take if I just walk away? Posted: 02 Jun 2021 09:53 AM PDT I'm a Chef(UK) , handed my 1 month notice in last week and ever since they've been treating me even worse than they normally do! I've been working 8am to 11.30pm 4 days a week... I don't get breaks... I'm lucky if I get food and when I ask for a drink they'll begrudgingly say go on! On top of that they now just ignore me or throw all the shitty jobs at me and then shout when I take a little longer and blame me for anything that's even slightly wrong. On top of other things that just keep getting me more annoyed! It's obviously bad practice for me to just say fuck it and walk away... But is there anything they can do, if I were to walk away?
