    ADU/Sq Footage Question

    I am looking at a property, with intention to renovate the barn into an in law apartment. This is permitted in city and zoning allows for up to 750sq feet.

    The barn is 2 stories with a loft space above 1/3 of the second story.

    The space is 32ft x 24 ft with the additional lofted area being [10ft 8in]x 24ft ( no stairs currently)

    I know 7 feet of clearance from the floor is needed for the additional space to count as sq footage, but my question is, if the majority of the lifted space has 7feet, but the sides do not because of the roof line, would the area that does not have 7 feet be not counted, or since part of the loft has 7 feet must the entire loft space be counted?

    Real estate express ??

    I bought the package over a month ago on Groupon. It said it expires within 3 months? (January) But I'm getting worried since it's so many slides, I'm taking my time reading it and don't know if I'll be able to complete it in less than 2 months. I was reading on some sites that it's valid for 6 months?? Can someone please inform me a little more thank you!

    Many real estate for you but you would like know what is the best real estate for you.

    In my opinion, before buying any real estate I'm always finding informartion social media then I will buy it.

    So I saw IAT project is really promising so they are a new project of real estate industrying for people all over the world. I can see review of them on your website or app. However, I can schedule,…. Make it different of this project is blockchain technology. You know when IAT impetusing to development blockchain technology and AI technology, they are creating own token, I can invest on real estate industry and token for making over money soon.

    First time buyer navyfed. Help

    wife and I are salary been at our jobs for 5 years however I noticed for 2017 my w2 is exactly 10000 more than what's on the 1040. I'll need to file an amendment however I am worried that this would delay the process. 2018 income is fine. we file 1040ez e file no losses or self employment.

    i probably should call my loan officer, curious if you folks think it would be a problem.

    Buying a second home, i don't have a mortgage on the first

    Hi, just joined and been looking into buying a second home instead of renting. Ive paid off my first house. Is there such thing as a second residential property? I live in Manchester and travel to London every other week as I work remote, just renting at a friends. Any advice welcome!

    How to find out about planned developments?

    I want to build a [tract] house in the next five years. Every time I go tour models and chat with salesmen about what's available I feel like if I were to purchase, I'd be getting the bottom of the barrel. There's always just a handful left that aren't what I want (even considering future phases). I want to be able to pick my favorite plan, on my favorite lot, with my favorite exterior etc. Which means I want to be one of the first people to buy in the neighborhood (I don't mind living with construction for a few years).

    How do I get in the know about planned neighborhoods so that I can be early? Ask builders in my area? Realtors?

    I was working for 6 months with an agent, she showed me tens of houses and now I decided to hire a builder to build a house for me. I don't need an agent anymore and I know legally I don't own her anything. But she spent so much time working with me and I really want to pay her. How to approach it ? How much to offer?

    Zillow tenant application - hard or soft inquiry?

    Thinking about applying to rent an apartment via Zillow. That's how the owner has it listed and he wants me to use Zillow's application service. Does anyone know if that's a hard or soft credit inquiry? Applying for a mortgage in a few months and don't want to lower my score. Thanks.

    Is it Normal for Lender to Push me into FHA?

    Recently received mutual acceptance. I'm a first time home buyer, good credit 770+, healthy incone. I offered 10% down, but my lender & realtor recommended switching to 3.5%. Is FHA still right for me or should I try another lender?

    The offer agreement specifies FHA and some language about not being able to switch loan types. Is it too late to switch to conventional? I dont want to pay a fortune for PMI..

    [TN] Buying out parents mortgage

    Hello,

    My mom moved to a different state a few years ago, and I moved into her house and have basically assumed the mortgage since then. I make all the payments etc, but its in her name.

    She's looking to get a place where she moved to instead of renting now and would like me to buy out the mortgage so the debt isn't on her credit report.

    As the buyer, whats the best way to go about this? Are there any pitfalls I don't know about?

    Buying a parking lot of a strip mall or grocery store in the suburbs: what is the feasibility of this? Anyone have experience with buying parking lots?

    I'd like to buy a parking lot in the suburbs to hold as a future investment.

    I see getting a return in a few ways: selling/leasing to another establishment to use the land (gas station/bank on the property), selling once the value of the land has increased, booting unauthorized parkers, and/or creating my own business on top of the parking lot (emissions station, conscience shop etc).

    Anyone have experience with parking lot investments?

    What's your stance on preferred vendor lists?

    Residential Realtors/Brokers of Reddit,

    I've just begun my career in home inspection and don't currently have a formal relationship with any realtors/brokers. In my research, I learned that some brokers offer "preferred vendor lists" that they use to recommend home inspectors and other closing services to their clients. As I'm looking to grow my book of business and build relationships with realtors in my area, I have a few questions related to how these lists work:

    1. Do most brokers have a preferred vendor lists?
    2. Do you have to pay any kind of fee to be a part of the list? If so, how much should I expect to pay if I decided to go this route?
    3. If you do use a preferred vendor list, is this the only avenue for a vendor to receive a referral from you (i.e. are vendors not on this list forbidden from being recommended by your team?)

    Any advice or information you can provide would be greatly appreciated.

    Advice for a newbie house flipper?

    Hey people! So, long story short, I'm looking to get into house flipping. I have a realtor I trust, and her brother's a contractor who I'd be working with to learn the ropes. I work a full-time job, but I'm planning on spending my off-time learning and doing whatever I can to help out. I'm also planning on getting my real estate license within the next year.

    I've spent hours researching, looking at houses, watching informative videos, and talking to my realtor, obviously, but I'd really love to hear from the local Indy community! What advice do you all have for me? Be honest, but constructive criticism only please!

    Some basic questions:

    What did you wish you knew when you first started out?

    Do you have your real estate license? Should I earn that first, and then start working?

    Best resources you've found?

    P.S. I'm also interested in wholesaling and tax sales. If you guys have any other ideas, feel free to let me know! Thank you guys so much!

    P.S.S I'm looking to LEARN before I make any big moves. I know I'm not ready to do anything at the moment. I'm not one to jump headfirst unprepared.

    Dumb question about comps and school districts (Los Angeles)

    Hi all:

    In 2010, my elderly mom bought a house in City A, which is known for its good schools. The house has a City A address.

    HOWEVER, the house is so close to neighboring City B, that the house actually falls in City B's bad school district (she knew this when buying but wasn't concerned at the time).

    The house is just 6 houses away from the good school district border.

    Meanwhile, because we're tired of managing it as a rental property, we're thinking of selling. Thankfully, we do have positive equity.

    QUESTION: Is it correct to assume that ALL comps of recent sales MUST be in the same (crappy) school zone for an accurate appraisal? Or can it be mixed with the good school zone nearby?

    (I'm guessing no because otherwise it wouldn't be a comparable, right?)

    Massive development near me planned. Should I sell before or after?

    There are currently three huge developments near us that have now entered the planning phase. Our town decided to eminent domain businesses to hand them on a nice plate to a developer looking to build some 3000 units which will turn our normally busy traffic to a nightmare.

    We've been thinking about moving for a while but I'm curious if we should move before the developments go up or do prices typically go up after a massive unit complex is built nearby?

    What can and can't a real estate agent say about a certain neighboorhood or property listing?

    Someone on biggerpockets said that an agent cant legally tell you not to buy in a certain neighborhood. So I'm trying to buy in Baltimore for example, can an agent tell me I should stay away since some blocks are very crime ridden?

    The reason why i'm asking is because I recently had a chat with an Orlando real estate agent and I was about to purchase a condo ( my first one) when she said she used to live in that area and moved out. Then she said it depends on who you ask as how how great the neighborhood is. So i bailed before i put an official offer in. She never explicitly said to stay away though.

    so what are your thoughts? some of you have licenses so maybe you can elaborate.

    House next door with the same build just sold for $40k more than I paid one year ago

    So, this time last year I bought my first place. It was $370,000 AUD. The property next door has just sold for $413,000, the houses are the same build, but I have a somewhat bigger yard (slightly).

    I am wondering, does this effectively give me extra equity in the property? What can I do with this equity? Is there anything I SHOULD do?

    Spouse out of town when perfect house found

    I live in California. My spouse travels a lot for business, and we are about to start getting serious about a home purchase. There is a better-than-average chance that I could find our perfect house during a week when he is out of town. If I put an offer on the house, are we committed to it, or is there a way to buy some time so he can get home, see it in person, and agree/disagree to buy it? In other words does the offer itself constitute a contract to buy, or is that a later step in the process, allowing us some time to withdraw the offer if he doesn't want the house? We live in an area where time is of the essence so if the "perfect" house presents itself, we would want to jump on it.
