    Unpermitted ADU - common?

    We are first time buyers in the Bay Area and found a home we like but the nice "ADU" from which we would need income is technically a garage. Is this common? It makes us nervous but we don't have much context. I understand we couldn't do short term rentals with this.... but is there a risk in doing long term? My agent gave me the legal answer..... but what do you all with real experience in this world think?

    �� How to Completely Optimize Your Real Estate Facebook Page in 5 Steps ��

    I've deducted some research and noticed that a lot of Facebook pages are not as optimized as they could be so in just 7 steps you will already have a much better looking Facebook page!

    • Change your Facebook Username URL

    I see a lot of realtors have usernames like facebook.com/hesf54300. Now this might look like a small problem but it makes it easier for people to search for you. Change it to your own Realtor name. So you just have to go to facebook.com/username and you will be able to change your URL.

    • Focus on your local market

    A lot of realtors focus on themselves and just post personal stuff. Now this is fun and all but it's not sticking to the subject. What I would do is focus on your area, what your area stands for, what kind of people live there etc, so they can get a feel of the area and actually would want to buy your house. Also include open houses. You just need to be creative with it!

    • Create a custom banner

    What I see a lot of realtors do is that they just post their logo as their banner. Now this is not bad but you could do better. Just ask a graphic designer to include a house type that you're selling, contact info, and what your company stands for.

    • Consider some 3rd party services

    Softwares like Mailchimp can easily sort out your email listings and just start putting out value for your customers like let's say e-books, automated newsletters they can sign up for. You can easily create e-books with canva.com. Just so that your customers have you in your mind and you can grow your business further.

    • Get into Facebook ads

    The cool thing about facebook ads is that you can target certain areas that your company is in so that you can create your audience. Facebook Pixel is also a good thing to consider, it sees what people visit your page or website and makes a 'lookalike' audience and it just keeps retargeting the people with those same interests or that live in the same area and age range.
