    Who on earth has these budgets? I feel like every average family on there has a budget of 500-700k and can dump 100k in renovations.

    I know the purpose of the show is to show off crazy transformations but still. I feel like first time home buyers see this show and think they have to live up to that, me included. I know it's not realistic but I look at the home I'm buying and welp.

    When should I start looking for a home?

    I see/talk to a lot of people that search for the right home for 6-12 months, and I ask see/talk to a lot of people that are buying them as investments but I haven't seen much in the way of someone in search of good rentals.

    Obviously with this, I am not picky. I have a few very broad stipulations.

    1. I don't want to be a slumlord
    2. I'd prefer a 2-3 unit property to 'get my feet wet' landlording rather than 4+ units and
    3. There are just a couple areas of my city I don't want to own property in

    There are boatloads of properties around me that fit these criteria, so the only thing is finding a property that the numbers make sense.

    Those that have been on this journey, how long do you typically search for a rental property? Is there as much buying competition (in a large city) as for single family homes?

    VA Loan vs. Other Types

    Hi All – I'm looking to buy a new home in the next few months and sell my current one. I feel like I've done a ton of research but I'm still unsure of the best way to approach this. A little background information on myself.

    Current Mortgage Left ~145k (Purchased for 165k)

    I estimate a 100k + in equity from looking at comps and the fact that it's completely remodeled.

    Income ~115k, Wife ~ 50k

    Credit ~ 800+ (No Debt), Wife ~650 (12k Paying aggressively)

    State: Maryland

    We're in the process of looking and are finding that our budget will be about is 400k for a fixer and 500k MAX with little to no renovations.

    How do I decide which loan to use? Is VA a no-brainer all the time?

    I can put more money down, should I consider another option? Or just put 10% down for the lower funding fee?

    Will my wife's credit impact anything or will the bank mainly look at me?

    What steps do I take if I want to get my own house?

    21, working as a server around $2k/ mo, going back to school to finish my associates for a better career. I have a bf who makes around $2k/mo too looking to get back into school soon as well. Nevada.

    I just wanted to know what I should start saving up, how I should start saving up, how can I learn and understand what I should be looking for in a house and what a good deal is. Pretty much I have NO clue what I should be doing at all. All I know is, I'd like my own house and I want to start as early as possible to understand where I can start so when I am financially ready I know what to do, how and when.

    Is renting worth it or should I just buy a house? I have no idea how any of this works.

    Friend says he flips houses without every purchasing them. Feasible?

    My friend is a real estate agent and he claims he does the following:

    1) Gets an owner of a vacant property to agree to a 12 month lease with an option to buy at an agreed upon price. 2) In the agreement he is allowed to do any and all renovations he chooses 3) He renos the house in 3 months 4) He lists the house and sells it before the lease is up 5) Owner pays him the amount over the lease-to buy price

    He didn't get into all the details, although he IS willing to disclose them, so I'm obviously missing a few things here.

    Is something of this sort feasible? He claims to be crushing it with this model.

    Mobile home HELL

    I really have no idea where to ask this, and this is the only subreddit to come to mind, but dealing with this has been absolutely awful, and I could really use some advice.

    But does anyone have experience with selling a mobile home in Indiana? I'm trying to sell my grandma's, and I have a friend who is a realtor, but the community told her they don't allow outside realtors, which sounds illegal to me?? I feel like they're trying to take advantage of an elderly woman who's (no offense, I love my gma) missing a few brain cells. It sounds like they want us to sell it through the community, so they get commission.

    She's also behind on lot rent, and they sent her an eviction notice. She no longer even lives within the state, so she's not in danger of being homeless. She's about 6 months behind. I had no idea and thought she was still paying it, as I'm trying to get this thing sold. Will this hamper selling it?? I'll pay the back rent with whatever I get out of the place (probably $15kish).

    They said they would "get rid of the eviction notice and her court date" if she agreed just to give them the place, which she agreed to. But she hasn't signed anything, though she wants to just get rid of it. I absolutely don't want to do this, as this company is just absolutely awful and wants to take advantage of the situation.

    Sellers disclosed a Home Insurance Claim on the home, what do I do ?

    Hi, I'm an agent in San Diego, and We received the Sellers property questionnaire, and it discloses that they had an insurance claim 5 years ago about a leak and the issue was fixed, but they don't attach any warranty or further information on it. Clue reports are hard to get . Who can I request more information about the home insurance claims ? Is that something a title rep could do ? Thank you !

    House sold while owner is working with mortgage company

    My grandmothers house was listed for foreclosure even though we have been trying to work with the mortgage company. Mortgage company is Carrington mortgage, her property is tax exempt and is located in Baltimore MD.

    We submitted over 40 packages to them of completed rma packets to both the lawyers they are using and the company itself. And no I'm not exaggerating I have the receipts from when we shipped them, emailed them, faxed them and, or we uploaded them to the companys document portal. They love to say documents are missing or they came in late or it's to blurry so that can't read it so it's listed as missing. It didn't matter how we sent them. We still tried to make payments they would reject them or cash them and then send us back a check for that amount.

    Monday she filed for chapter 13 bankruptcy. The case has been started and is listed in the federal database. Today her house was sold at auction.

    Please correct me if I'm wrong, the company is doing illegal. We informed the bankruptcy lawyer today once I found out the auction happened.

    Some help please.

    First time home buyers--a bit long.

    My husband and I currently rent a small farm in Ohio. We have been suggesting to the owners that we'd like to buy it, as we love the location and that it's out in the country but still close enough to town to be convenient. They have finally taken the advice of their daughters and have agreed to sell due to their advancing age (both in their 80's). They dragged their feet for weeks but finally got an appraiser out to value the house and property. They live at the bottom of the hill from us, and their parcel butts up against ours, in the middle of the pasture. Their parcel includes a gas well, but the well no longer produces. There is also a few acres across the road from us that has 4 single wide trailers that is currently included in the parcel that our house and barn are on, but one of the renters in the trailers wants to buy that small portion. There is currently a massive clusterfuck of property lines and surveying that needs done to redraw those property lines. The landlady says it was surveyed to do so a while back but was never turned in to the county auditor. We've applied for preapproval for a mortgage to give us an idea of what we'll be able to buy through our bank, Navy Federal credit union. Since neither of us have bought homes before, we're kinda dumb about the whole process. So my main question, I guess, would be: should we get a real estate agent for ourselves, even though the house most likely won't even be listed on the market? Especially since the whole situation is so complicated? Or can we rely on NFCU to make sure everything is done right since they'll have a stake in this as well? The landlady also wouldn't show my husband the appraisal that was just done or tell him what it appraised for, but told him that they would ask 170k for the house, barn, and 13 acres. Can she keep that information from us?

    First Time Home Buyers and Sellers agent is fight us over the Escrow Acct (MI)

    We closed on our home on 9/4. The whole purchasing process went fairly smooth. Seller wanted 30 days of occupancy after closing, we agree and it was listed in the PA. A month and a half of mortgage was held in an escrow account for rent depending on how long the seller stayed in the house and for any damages. Seller gave 2k concession after inspection for electrical repairs and some slight mold. Post closing the seller agreed to lets us come see the house to show parents. At that showing we verbally agreed with the seller she could leave some furniture behind, we were moving from an apartment and could use the furniture. We finally get the keys 10/3. The house was a mess. The sellers agent has said the seller was cleaning on 10/1 and 10/2, there was no way she had cleaned anything. There was trash piled up in the garage, and trash all over the house. Nothing had been cleaned. But we had to move in so we took pictures, our agent sent them to the sellers agent with the request for the full escrow to account for all the trash and junk removal we would have to do. Sellers agent has been fighting us on it for a week, saying that everything she left behind is a treasure and we should be grateful. Is there anything we can do? The sellers agent is the broker of his firm and has honestly been awful through the whole process but we didn't let it bother us because this was our dream house. Now our escrow is tied up after waiting 30 days for occupancy and we just want this whole process to be over. We could just stop fighting for the full escrow account but after cleaning all the junk out of this house, and having to pay someone to haul it away we could really use the full amount. We just wanted to see if we had any other options besides stop fighting for it .

    GA Disclosures - can sellers simply "Refuse to respond" on certain disclosure requests?

    We are looking at a house and the seller did not fill out the standard disclosure section on 'termite infestation/history/damage.' We looked into this and they did not fill this out on purpose.

    Is this a truly buyer-beware scenario? I thought they had to disclose items they were aware of that would affect others decisions to purchase a home?

    Any advice breaking in to commercial lending as an accountant - NYC

    Sorry if this is not allowed here.

    So, like the title of the post says. I have been working at a public accounting firm (non big 4) for 4.5 years and I would like to try and jump in to commercial lending. For whatever reason I have always been interested in real estate, read about deals, watch youtube videos about it, gone to a few meetups (which tbh were full of scammers) etc. Unfortunately my accounting experience is not in real estate, it is mostly in insurance, alternatives investments, HFs and PE. I have been applying to different jobs such as credit analyst and transaction analyst at CRE firms. I have had a few phone interviews but nothing substantial. I am currently enrolled in the 20 hour SAFE NMLS class because I have no idea what else to do to make myself a better candidate. Anyone have any advice or perhaps ideas on how I can make myself a better candidate for these positions?

    Buying condo with a cracked slab that was epoxy repaired

    Thinking about purchasing a condo that was rented out for many years. It is not in a great condition but it is about 40k cheaper than other condo in that complex. It is in an area we like and location is great. However this particular unit has a epoxy repair of about spans the entire length of the house with 1/2 inch wide slab crack (no basement) and looks like it is cracked down passed the ground surface from pictures by the state soil and testing. The crack also has led to a small area in the kitchen that has uneven floor. The report said crack in foundation and slab do not significantly affect the structural integrity of the unit and repair should have low risk of reoccurring. But it is located in Southern California so we worry about potential issues if and when an earthquake hits. Is this and other units in the area something we should avoid or just the unit that has the cracked slab? Does HOA usually cover foundation issues since it is attached to other units in case an earthquake causes the house to shift on the crack again?

    Buying condo in college

    So I'm a current college freshman looking at buying a condo (with my parents) to save on housing costs for the next three years. We would be buying in Massachusetts for between 90K-120K, I'd get a roommate(s) to help pay the mortgage. After college, there's a chance I'd continue to stay there, or we'd rent it out, but if I get a good job in another area I might move. I wanted to see if this made financial sense to everyone, and also get an idea of what closing costs might be for both buyers and sellers. Thanks!

    Tattoos in Real Estate

    I've always wanted to become a real estate agent. I have a passion for it. I do live in New Zealand and I am thinking of taking up study in Real Estate. I have a lot of visible tattoos. I can hide majority of them but I do have a hand tattoo. Will my tattoos effect my choice to become a Real Estate agent? Will I be hired? I don't want to put the hard work in only to be told that I will never succeed in the industry because of my choices in life.

    Why does a 2 and 3 bedroom apartment cost less than a 1 bedroom apartment?

    Im looking at the listings on an apartment app. Its a pretty nice area i guess it would be considered a luxury apartment. Floor to ceiling windows etc. So im looking at

    1 bedroom, 616 square ft for $1,830/mo ,

    2 bedroom, 921 square ft for $1,599/mo ,

    3 bedroom, 1,210 square ft for $1,345/mo

    So am I missing something here? Is there a catch or is this a steal?

    Like why would I spend more for 1 bedroom instead of renting a larger space for less?

    I believe im not factoring something in that only someone more experienced or in this sub would know.

    Is this considered House Hacking and would it work?

    Just wondering what are your thoughts on a situation where someone around your own age and seemingly normal is trying to rent out his 4bd/4ba with him/her living in one of the rooms?

    So basically theyre renting 3 out of the 4 rooms and it all sounds almost like a roommate type of situation with a stranger/landlord.

    The area this is in would be a real urban, trendy, hip part of Houston, TX. Heights area where there is a huge percentage of younger, educated, well paid young adults and the subsequent nightlife.

    Hypothetically, would it make a difference in your or a potential renters decision if it was one of those brand new 3-4 story townhomes versus a completely renovated and expanded traditional bungalow house with more outside space?

    Refinancing my rented condo that has a primary residence interest rate.

    I bought a condo in '08. Since it was going to be my primary residence, I got primary residence rate. Last year I bought a home, I moved in and I'm currently renting my condo. I'm thinking about refinancing my condo.

    If I explore refinancing options with my bank, am I going to forced to refinance my condo into an investment property rate regardless if I refinance?

    This would be our first major real estate investment we would own entirely by ourselves. (We have some money invested into a large retirement trailer park a bunch of our friends and extended family collectively own, but only a small percent.)

    I am mainly wondering what websites I should look at for different properties for sale in my area, and if there is any certain type of person or company I should try calling, (like a realtor?)

    Fannie Mae Homestyle Loans

    My partner and I are first time home buyers looking to buy within the next 6 months. We are interested in both move-in ready homes as well fixer-uppers and are currently pre-approved for a conventional 30-year loan for about 200k. Most move in ready homes are at the top of our price range and are decent but typically lack a lot of land size (ideally we are looking for 5+ acres.) Most fixer-uppers in our area range from 50,000-160,000 and we have found a couple with our ideal lot size. We both have credit in the excellent range and have about 10% for our down payment and closing costs (estimated). This is all by way of saying we could be approved for that loan type.

    TLDR: Do you have any experience / advice about Fannie Mae Homestyle Loans?

    Grants for affordable housing developments in MA?

    I'm looking for a grant for an affordable housing development I'm working on. This is in a rural area of Massachusetts. Similar to the LIHTC (Low Income Housing Tax Credit) but for owned homes, not rented, or a CDBG (Community Development Block Grant), but in a rural town.
