My husband and I have toured a total of four houses and have browsed the MLS extensively for the past six months. We have finally decided on a home but now we are starting to get cold feet. Posted: 04 Mar 2018 06:29 AM PST Some attributes: ~170 Acres of land, roughly 60 of which are buildable. ~Located directly across the street from a state turnpike exit in Massachusetts. ~Located in a very pro-development town. ~Granted state priority development status, which mandates expedited permitting at the town and state level, among other benefits - no town council votes needed. ~The state is willing to grant tens of millions of dollars in tax incentives and direct infrastructure investment for sufficiently sized projects. ~Full site studies/engineering already performed. ~Another 75 acres of contiguous property under site control. Basically, I'm looking to sell the property to a developer. I don't have any experience in doing this....I'm more interested in identifying a developer and selling it directly to them, focusing on those who will maximize purchase price, naturally. Thoughts on negative equity when evaluating a RE market Posted: 04 Mar 2018 05:23 PM PST When evaluating a real estate market to invest in, how do you view the percentage of homes with negative equity? My first thought is that it would be a bad thing as sellers are less motivated to sell and realize a loss. How much value can be added to distressed properties? Posted: 04 Mar 2018 02:42 PM PST Because I can't really just buy a property easily on the MLS and make cash flow, I realize I need to explore the distressed properties option and add value to them. I have a few questions.. 1.) How realistic is it to buy a house for $25k, rehab for $25k, and then rent for $750-1000. If that isn't much like reality, could you give me some real life numbers in a low cost of living city like in the mid west. Assume I am not doing any of the rehab work. 2.) I assume location is really the limiting factor in how much value can be added to a distressed house. For example, if the average rents in the area are $750, the max you could expect is about $750. You wouldn't be able to get $1500 even if you spent $150,000 in total for the house. 3.) Let's say I go the value add route, which may be my only real option at this point in the game, do I simply need to find a good contractor? I don't plan to do the work myself. [link] [comments] |

How to submit an offer before a sheriff’s auction NJ Posted: 04 Mar 2018 02:32 PM PST My husband and I are interested in buying the house across the street from ours, which is scheduled for sheriff's auction on 4/30. We're concerned that if we wait to auction, we'll either lose bc we're amateurs or won't be able to mortgage the property, so we thought submitting an offer beforehand might be our best bet. We know it's a long shot, but wanted to see if anyone had any insight into this.

While I'm remaining as skeptical as possible, I don't want to walk away from an opportunity without doing my due diligence. I spoke with a local realtor, had a title search done, the properties in that neighborhood sell for around $800-900K while the potential opening bid for the property is $21K with another $25K in liens, according to the title search (Chicago Title, if that matters). I'm up early on a Sunday morning, trying to figure out every angle and wanted to bounce this question off of /r/realestate. What repairs have you been liable for when renting out your family home? Posted: 04 Mar 2018 01:29 PM PST I'm a first time home buyer in Omaha. I'm trying to decide whether to flip the house for profit or rent it out. If I were to sell the house I would estimate profits of 20-30k, by putting in 5-10k. Factoring having a realtor and capital gains tax, the house wouldn't net a lot. Thus, I'm considering renting the house. I would be close to meeting the 1% rule but not quite there. When renting your family home, what repairs have you been liable for? Was it worth renting in the end? I'll admit I'm not the most handy and major house repairs are worrisome. Building a shed on a property before a house? (Canada) Posted: 04 Mar 2018 08:19 PM PST Hi, I'm hoping some of you can help me out with some questions and just general guidance. I don't own anything at the moment other than a car. I have no debt, and I have some money I'm planning on using for my own property eventually. First I wanna say I'm not dead set on anything, I'm just thinking about my options. I'm thinking about buying a lot with nothing but power and a well that was recently dug. It's in a rural area, surrounded by farmland. I want to build a large heated work shed on the property. I can't justify building a house at the moment, I'd rather wait until I can just pay for most of it outright. However I'm thinking about the possibility of living in a trailer on the property for the time being and installing a full washroom in the shed with a shower. I'm also not sure if this is something you can do legally because it may seem like I'm trying to live in the shed, which I'm pretty sure is illegal. Suppose I can afford to buy the property outright and build the shed and install a septic tank, etc. and park a camper trailer on the property. Am I allowed to do this? I've heard that in one county you must have a house on the property before building a shed and in another it's not necessary, are there county specific laws like this? Posted: 04 Mar 2018 08:28 AM PST Here's my situation: I own a house, listed it for sale, got a contract, buyer had inspections done and they've come back and asked for some significant concessions. I've decided not to make any counteroffer and risk relisting it. I am in a good place and am under no duress to sell. My question: at what point am I no longer under contract? My realtor is no help (that's another issue entirely), but it seems to me the buyer has asked for changes to the contract, I've declined them, so therefore the contract is void. My realtor is telling me we need to respond. I've directed her to simply decline and ask for a release but thus far nothing has happened. It's been almost a week and I've lost almost 3 weeks of traffic because of this contract. I'm impatient to get things moving again. I believe the realtors have a vested interest in closing the deal, but these concessions are coming out of my pocket not theirs. I don't fault them for that, but from my point of view I'm not budging and if the buyers want things I'm not willing to give, we all should just move on. [link] [comments] |
Capital gains on personal home Posted: 04 Mar 2018 08:53 AM PST I built a house in 2016 for a purchase price of $250,000. The land was very valuable and in a great up and coming location. I have finished the basement since moving in and a number of other upgrades over the last year and a half and now my realtor belives that I can sell for around $450,000. My partner and I are planning on moving to California this summer (currently reside in Indiana). So my question is how would capital gains taxes affect me. Our sale date was November 2016 and we plan to have the house closed by July 2018 which is about 4 months before the two year threshold. Is there an exclusion for living there for 20 months? Or is there an exclusion if we are moving across the country and getting new jobs? Any help is very much appreciated. Do taxes still apply if we decided to purchase a new home within a few months? My wife and I are saving to buy a place and my parents generously want to help with the down payment. This is NYC so the down payment is... high. I understand that an individual can provide a tax-free gift (with gift letter) up to $14K. And my parents as a couple can gift me $28K. My question is: Can my parents gift me $28K and also gift my wife $28K tax-free? If not, my follow-up question is: Can they gift me $28K this year and then another $28K on January 1, 2019? Im not really into patios or backyards. I like to clean as less as possible too. Im not thinking of buying and then selling. When I buy its to live in that house for the rest of my life. But does that mean I would still be "wasting" money if I buy a condo over a house? I think my parents would be disappointed in me if I purchase a condo. They'll think im wasting money. But Im not going to sell it in the future unless I die and pass it on to my kids. So why is purchasing a modern condo so bad? I like less upkeep as possible but a place still looking modern. Im not really into throwing parties so I don't have to worry much about making tons of noises. I do hate running into people though on the way to my apartment. But I hate the upkeep of a real house with the lawn and stuff. Im also only thinking of having one kid. So an apartment with 2 rooms is good enough. [link] [comments] |

I'm a little stumped by some of the language and why the agent has chosen to select (indicated by a "X") certain options so I'm hoping r/realestate can provide some clarity. TIA! Seller understands that the listing data may get disseminated to thrid party websites through means other than the MLS regardless of the selection above. Posted: 04 Mar 2018 07:45 AM PST My long-time girlfriend and i are in our mid 20s with pretty good jobs and are looking to buy a house. We don't mind putting in some work (I am a PM for a commercial GC). The problem is the cost for even the shittiest of houses seems outrageous. We think our budget should be around 200k with no HOA (maybe asking a lot for a little). We are in south florida and basic homes in bad neighborhoods appear to be 180- 200k minimum. Is there a better place i should be looking, or is there a general understanding that you can offer "x%" less and have a pretty good chance of locking in a house?
