My wife and I are contemplating buying a duplex in an up and coming area of Detroit. The property has tenants, but their monthly rent is lower than the going rate in this area. How should a new landlord go about increasing the existing tenants' rates? What actions should be taken to make the transition easier on the tenants?

Need help on starting a new business in the United States

    Posted: 28 Jan 2018 11:58 AM PST

I've been doing some tech consulting and computer repair on the side of my full time job for a while now. Never really made much money it was just a simple side gig. However, I'm getting to the point where some clients are wanting larger projects and refreshes done that are going to put me in a realm of needing to pay taxes, have insurance, etc... I started an account on legalzoom.com to get an LLC set up but have no experience in the whole set up. I didn't finish the set up for LLC because I started reading more into the whole having a business agent type thing and some people here said I could do it myself and others suggested finding a local attorney for the setup and to be my agent.

I'm just a bit overwhelmed by all the info and costs that come with just getting started. Is there an easier way for me to do this or should I just pay the fee's on legalzoom and be done with it. I'm worried that if I try to do it myself, I'll end up not filling out something correctly and have it come back to bite me in the ass later. I'm just not sure what I should expect to pay for this or if I'm just paying for stuff I don't really need. The attorney's I have a personal relationship are more in medical and workmans comp type positions than business law.

Please point me in the right direction.

    Thanks in advance!

Can silent partners receive health insurance benefits from the company? What about if they’re retired and silent partners in said business?

    Posted: 28 Jan 2018 06:24 AM PST

I'm sorry if this question is dumb. I don't know anything about business and am trying to figure this question out for my dad. He owns a business and is contemplating retiring but he thinks an option is becoming a silent partner and getting health insurance through the company still in retirement. Is that an option?

He Went from 700 to 7k ENGAGING followers just 2 months! (And how can You too) | Video

I created a video interviewing Justin Lam, a teenage entrepreneur who shared his experience with Instagram story ads.

He told me what did he do to create a great ad and key things to look out for when creating one!

You might ask ''Why do you care so much since it's just 7K followers?'' I care because this guy is earning ~3k a month from affiliate marketing.

He does this with his personal brand, by sharing the stuff he uses, courses, books etc! If you want to see the interview it's on my channel here: https://www.youtube.com/watch?v=j_zalZt5QXM
