    So I was away for the holidays and I came back on Monday to find my project car was towed out of my driveway, my pond was emptied out and filled with gravel and sand and a fenced off 2 acres (2 chains by one furlong) of my property closest to HOA. I immediately called the police and filed a report regarding the stolen property. The car wasn't registered and was just an empty shell so I have no idea where it is nor will it be easy to track. It's not worth a lot (maybe $2,500?) but it's the principle of that jackass president of the HOA.

    I had my lawyer draft up the C&D and sent it nearly 2 weeks ago and they haven't contacted me in any way except this. I hired a local salvage company to come tear up the fence this weekend and they are doing it free of charge since I'm letting them keep the fence to sell as scrap metal or whatever they do with it.

    My lawyer suggested I send up a letter demanding payment to fix my pond as it was filled in with gravel and sand. A local landscape company quoted me nearly $8,000 to get the pond back to the way it was so that is what he suggested I ask and another $2,000 for loss of use of the pond. The HOA has lawyered up so I think it's best I no longer post anything else on here until it's settled. I didn't want to leave you all without some closure since you all have been an amazing help. I've put a picture of the layout since a few people asked. It's bad but should convey the land.

    It turns out, I actually ended up calling the wrong police jurisdiction. This morning I called the East Lansing PD non-emergency line (whom I called the previous night), and I spoke to an officer who told me that they only have jurisdiction on campus and 3 blocks surrounding campus. The venue/bar I was attending is actually on the city line between East Lansing and Lansing, so the officer directed me to the Lansing PD.

    The LPD officer told me that bar always calls about fake ID's and-- in his words-- "90% of the time, they're wrong" so he told me not to worry and he would get my identification back for me. Long story short, I got my stuff back and I got to rub it in the bartender and managers face that I was right all along.

    Are parents responsible for injury caused by their child at school in Virginia?

    I know a foreign family staying in Virginia temporarily. Their daughter is in elementary school. A boy classmate poked her in the eye with some sort of toy or object, which resulted in bleeding and a trip to the emergency room. They have been hit with some rather large medical bills. Someone called the police and the resulting report indicates that the boy did it intentionally, so I assume there were witnesses. The parents of the girl don't speak English, which complicates things. They complained to the school through a translator, but the school doesn't want to get involved. It is customary in the injured girl's home country to receive an apology and payment for at least some of the medical expenses. They are a bit shocked that the boy's parents deny that their son has done anything wrong and have not apologized. They are considering hiring a lawyer, but are being advised by friends that the attorney fees would probably exceed or negate any gain. I am curious to know if they would have any basis to receive compensation from the boy's parents or the school in Virginia.

    My Dentist Pulled the Wrong Tooth!

    Last year my sweet dentist had a heart attack and his practice was closed almost overnight. I checked out another local dental office that offered an in house dental package for a $500.00 which included x-rays, two free cleanings and whitening for free and 25% off for other services for a year for a family of four. I was having problems with one of my wisdom teeth (#32 bottom right) and went in to get it removed. Once done I thought the gap in the back felt a bit large but they assured me everything went fine and it was still numb so I just assumed they knew what they were doing as I have a really small mouth and problems with molars and wisdom teeth.

    This week on Tuesday I had an annual cleaning and it was time for me to pay the yearly fee again. I have had a lot of migraines and jaw pain so after I paid the $500.00 fee and was waiting on yearly x-rays I asked the tech about the jaw pain in my bottom right jaw. She kept looking at my x-rays and chart and kept saying something wasn't adding up. After my cleaning she left the room and over half an hour later of me waiting the dentist comes in.

    They tell me they accidentally took out my second molar (#31) instead of taking out my wisdom tooth (#32) and made a mistake. I'm a bit shocked, but then they tell me that my wisdom tooth has erupted and will need to be removed. They were apologetic about the situation and I left in a daze. The next day I had to inform my employer that I will need additional time off soon for the surgery. I work for a CPA firm that is very strict about procedure. We are required to request all time off two weeks in advance and must give management a week to approve. My employer stated he would need a letter that the original time taken off for this surgery is their fault or he will not approve my time off.

    So I called the next morning, the receptionist was beyond rude, treated me like trash, and made me cry. They sent over a generic letter stating that they tooth was still there and would need to be removed; my employer was unsatisfied and is giving me a lot of trouble about taking the time off for the surgery and the day after for rest. I called back and asked for their office manager and she refused to put anyone else on the phone. I have also had some trouble with this clinic in getting attitude from a tech for asking for laughing gas (I have a fear of needles) when filing a cavity. She came back and said it would cost me an extra $37 dollars, but I didn't care and told her to go ahead. She hemmed and hawed and later came back and told me they couldn't get it to work. I had to reschedule. I just really liked the convenience in their hours and location and overlooked it telling myself some people just have a bad day and after seeing so many people who don't want to be in a dentist office to begin with, you're bound to get a little grumpy.

    I would like to draw up a letter to ask for both years $500.00 in house insurance, the cost of extracting my wisdom tooth, and the cost of replacing my molar, plus cost for wages lost. I am just really scared because I have never done this before and don't really know if that's reasonable? Any thoughts and help would be appreciated. Edit: I live in the Southern United States

    [Ontario, Canada] "Step-father" is threatening to sue me

    Last year, my mother passed away. I lived with my "step-father" (they did not officially marry, but he did sign a common law form after she had passed away), and his mother. As I did not have the money to pay for my mother's cremation, his mother paid the full amount.

    I became the executor of my late mother's estate (she did not have any money or assets besides my RESP which is why I became the executor). I was given a cheque by the government to pay for my mothers cremation, and I had/have intentions of giving his mother the full amount, once I return home. My "step-father" knew about the cheque and told me to keep half, and he wanted a cut. He as requested many times over email for me to deposit the cheque so he can get some money. I have not deposited the cheque.

    I am currently away at school and I just recieved an email from him that he is going to sue me for the entire amount. He is apparently going to tell his mother about this, and it will be under her name. I have not contacted her about this email I have received, as I do not know what to do. (Would it be a good idea to forward her the email he has sent me?)

    I am young, and I am not sure what options I have. Pls help me reddit

    Apprarently I owe this guy money. He's not the first person to pop up in my emails saying that I do. Long story short, turns out someone set up a paypal account in my name and been conning people into getting tips for betting.

    He's been threatening me, saying he'll come after me. As it's not about the money anymore. I've not done anything wrong. A week later I get an email from him saying "found you.". Think he means on social media. But I locked everything down as soon as he made contact just to be sure.

    Don't know what to do.

    Someone posted my picture and phone number to Craigslist looking for sex. They did this to harass me. 50+ people have text my personal number. Is there any legal action I️ can take against the person who posted the ad? (Minnesota)

    Title pretty much covers it. I've been trying since the post was put up to get it taken down. I️ followed the guidelines on the website and sent harassment complaints four seperate times to Craigslist (because it wasn't being taken down, so I️ wanted to double/triple check that I️ did it right), also I️ know multiple people have flagged it and it's still up hours later. I've gotten a lot of unwanted dick pics and inappropriate messages.

    I'm wondering if this is illegal, and if there's anything I️ can do about it? I️ can't prove who it was, even though I'm sure I️ know who it is.

    People placing their valuables in an unsecured empty locker happens a lot and it's extremely annoying, not to mention how if someone didn't see their stuff before putting it in and locking it, they can get their locks cut so the person can get their things. This happens a lot as well. There's no policy I heard of that relates to this. You can't even remove someone's things from the locker because if they report it missing and if security checks the cameras, you'll get fired for theft.

    Well. I spend five minutes looking for an empty locker to secure my things in. Put my stuff in a locker I thought was empty before locking it and starting my shift. 3 hours later I got an announcement on my computer that the locker with my lock that matches their description. I couldn't leave immediately because I was on a call with a customer. When I finished my call. I went to my locker and found my broken lock on the floor and my bag open with my iPhone X, my Nintendo switch, my credit cards, and cash all missing.

    I confronted security and explained to them what was missing and they know nothing about it. HR won't do squat. The girl was there as well and she didn't know anything.

    Iam extremely pissed about it. I'm about to quit my job if a resolution isn't made and I'm going to call my lawyer to see what can be done.

    I just want my stuff back. I'm going to call the police and make a big scene when I get off work. But if I don't get my stuff back, what can I do legally?

    (Michigan, US) Does the new property management company have to honor all contracts made before they acquired your complex?

    My apartment building has been bought by a new company. They are leaving a bad taste in the old tenants mouth however.

    A lot of the tenants set up informal agreements (in writing or verbally) that it was acceptable to pay rent in two smaller payments instead of one massive payment. The new owner does not want to honor this and is threatening to not renew leases if the tenants pay this way.

    He has a right to not renew the lease, but I at least thought that he would have to honor the prearranged payment plans because those fall under legal contracts. They're informal, but still legal contracts nonetheless.

    Now a lot of people are scared they won't have a place to live in the coming year or are moving.

    Also he is adding on late fees that are not in our leases. (the lease says $10 per day late; he says $50 plus $10 per day late)

    What is the legality of this?

    Roommate charging 80% of a NYC rent stabilized 2br apartment

    so I moved in with a roommate that I found on CraigsList this past summer...I know I probably should have known better than to find a roommate that way but I needed to find a roommate and it was a month-to-month agreement with a seemingly normal and cool roommate. We didn't sign any papers, I just have an email he sent me with the agreement info. we haven't been getting along and had a sort of falling out where he threatened to take me to court to make me move out. we haven't spoken since and I haven't received any court related mail. anyways, I recently came across what looked like the rent bill and if what I saw was correct, I have been paying 80% of the rent. I looked online and found that the building I live in is a rent-stabilized building so I don't think he wants to take me to court or if he can. He's been avoiding me for the past week or so and I haven't brought this up yet. Has anyone ever experienced this kind of situation? What is the best way to go about this to try and get the money that he's been overcharging me, if possible?

This patient from NY called and advised she was both pressured into getting an XR and it was performed by the secretary, who is not certified as a tech. I had no idea who to send her to and the clinic only had one number that would only go to the secretary in question. Who should I have sent her to?

    Renting a room for a week on a trip and found a camera recording in the bathroom.

    So I don't really know what to do about this. Im in the UK. I away on a trip with a few of my work colleagues this week and we've rented a room in a house.

    The window to the bathroom has no frosting just shutter blinds. I thought it was a bit weird but didn't think much of it.

    Last night when I arrived back, just out of curiosity I thought I've have a look to see how much you could actually see from the outside and noticed a CCTV camera. It's planed on the windowsill of the bathroom, looking in directly towards the shower.

    I taken photographs of it, and was going to wait out the week and contact the website we booked it though when we get back. I'm not sure if that would be the best thing to do, or maybe just call the police and report it to them.

    Any advice would be amazing!

    I have a friend that visits me often and my brother has been on a total power trip recently, so I'm worried he will call the police on my friend if they come over even though my friend and I don't do anything disruptive. He'd just be doing it to make my life more miserable because that's just the kind of person he is.

    Is it legal for him to call the police on a guest of mine for no other reason than he just doesn't want me having any guests over?

    Being threatened with a lawsuit and being slandered on FB for refusing to let a pregnant woman tan

    I have owned my Tanning salon for years now and I have put in alot of hard work to make my business stand out. It's at a point where I am a major competitor in taking clients from some of the bigger chains in my area. Which has earned me a LOT of hatred from the owners of those chains, since I refuse to do membership fees or any of the other shady shit they do. And yes, there is alot of shady shit these people do to make an extra dollar.

    Today I had a pregnant woman come in to check on pricing and she filled out the waiver. I assumed she was coming back after her pregnancy was done to start her package like a few of the other pregnant girls had done. She walks past to one of the rooms and asked me to set it for 12 minutes. I told her no way was she tanning in my store while pregnant I could possibly lose my business/my reputation would be trashed. After a few minutes of back and forth with her screaming and me refunding her money, she finally left the shopping center.

    Woke up this morning to multiple texts and FB notifications. This girl has gone on the war path with her friends, posting bad reviews everywhere they can. She had also taken a picture of me from her car, hugging my friend goodbye, and has it up on FB accusing me of sexually harassing my customers.

    She has me blocked so I can't see any of it but my friend did some digging. This woman is my main competitions fucking Fiancee of all things. We have screenshots of multiple pictures of them together and of her in the store, in the stores uniform.

    I am beyond pissed and very much so scared for my future. It took me a long time to build my business and it's finally paying off big time. Please help me Reddit

    TLDR; Refused to let a woman tan while pregnant, refunded her money and now she is using "scorched earth" tactics to ruin me.

    Edit: I am a male, not female lol. I have a firm no dating customers rule, I just wont do it no matter what. That and because I am upfront and honest is what has lead to me being successful.

    Edit 2: Forgot that I hadn't added this but I now have legal representation and he is handling it all. He has gone full blood hound and I feel very confident now we can whether this. We have multiple copies of screenshots and screen records of videos of her inside their salon and her promoting their salon before she deleted them. My one friend went in there today to "check prices" and she managed to stealth a video of her talking about her upcoming wedding to the owner. We have all of these documented, along with the FB posts, and I have multiple back ups as a just in case. I hope I can come back with a great update for you guys, hell even a mild one as long as things go back to normal.

    Held for 17 days without arraignment - Nevada

    I'm trying to figure out if what happened to me was legal.

    I was arrested 11/09/17 for Selling Sched 1 Controlled Substance & Possession of Imitation Controlled Substance in Clark County NV (Las Vegas).

    Taking into account the holiday on 11/10/17 (Veterans day, no court), I was incarcerated for 18 days without ever going to court. I did have a bail set ($7,000) and was told I am scheduled to go to court 01/25/18. When I finally started making noise about this to the CO's and making them repeatedly call Records to find out what was up, I was told the next morning (11/29/17) I was being released to an Electronic Monitoring Program, which is only a GPS tracker and I have no check ins/curfews/restrictions. I was told by the CCDC Records department that I was in the system as having been to court on Saturday 11/11/17, which I was not, and that the court had ordered me to be released to the EMP program.

    First: Was it a violation of my rights to be held for that long without being arraigned and formally charged? I'm currently released to the EMP program and still have not been to court, my court date is still scheduled for 01/25/18.

    Second: Can a court order me to something like a GPS tracking program without me physically appearing in court?

    Any advice is appreciated

    (Ontario, Canada) Municipality Forcing Homeowners to Pay for Commercial Expansion

    I am looking for some direction in taking the necessary steps to get some professional legal assistance. I will quickly layout the current scenario.

    This is a municipality in Ontario, Canada. About 6 months ago I got a letter stating that our small dead end road was going to be widened – repaved and have upgraded sewer lines & hydro put in. We were then informed in the letter that the homeowner would be responsible for a high portion of this cost (based off the frontage of the homeowner's property). 80% of the streets homeowners showed up to town council meetings opposing this construction project and voicing that we did not want to have our small 22 house road redone at our expense (Mine totaling $35,000 because I own 1.5 lots). This was disregarded and the municipality went ahead and signed off on the construction project. Fast-forward to today when the road construction is almost done I get a notice in the mail today saying that a chain restaurant is being built on the corner (now conveniently upgraded with a new sewer to accommodate this restaurant/construction project). I have also heard rumors about an apartment being built at the END of the dead end street. I believe there will only be more construction in this area due to the new sewer/hydro line upgrades at the expense of the homeowners. In your opinion what are my options and do I have any chance in fighting this?

    I live in Maryland. My STBXH moved to West Virginia where he moved in with his gf who I recently found out is a heroin addict. He also has a past history with this particular drug and other family members (on his side) believe he is now regularly using heroin. We have children together and he never makes an attempt to see them and onlybonce every several months will text me and ask to speak to them. He even ignores their birthdays. We do not have any court ordered custody arrangements at the moment, but upon finding out this disturbing information (along with his own mother finding a used needle in his laundry) I would like to file for sole custody as I don't believe it is safe for them to be around their father or his gf. (Who has stolen $100 of their child support before it was court ordered)

    I was told that I could have the police in his town do a welfare check. Upon looking into it the only reasons I've seen for those is if you haven't been able to get in touch with the person for awhile and are concerned for them. I didn't see anything about me being able to call and have them do one for suspicion of drug use. I would like to know 100% though and if he is I'd like to have that proof going into a custody hearing.

    He also has a warrant for skipping a court date after he was arrested for a DUI over a year ago in which he totalled his car. If they go check on him are they going to run his name through their system and arrest him for his warrent?

    My wife works at a factory that was closed on Thanksgiving and Black Friday. Her employee handbook clearly states only Thanksgiving as a Holiday that is paid for either a 6 or 8 hour shift, whatever is scheduled for that employee on the holiday. This handbook has no warning or suggestion that anything outside of being past the initial 90 day probationary period or not showing up on the day directly before or after the holiday without prior vacation approval would disqualify an employee for receiving holiday pay.

    Since my wife has been an employee at this same company for a few years, the past both Thanksgiving and Black Friday have been paid as holidays because production is closed.

    At the beginning of November, a flyer was given out to employees making the Sunday before Thanksgiving a mandatory work day with inflexible hours in order to pay for the Holiday and Friday off. My wife went to her supervisor and explained that since we are practicing Catholics, Sunday is a day that she needs to be in Church and cannot come in to work, wanting to know if there was another day she could use to make up that Sunday since my wife's schedule does not include Saturdays even though production is open on Saturdays. Her supervisor refused and told her that if she does not come Sunday she will not be paid for Black Friday. We figured that was fine, as long as Thanksgiving, the actual holiday, was paid, we would take it as a sort of unpaid vacation.

    Fast forward to this week, her paycheck does not include either Thursday or Friday. My wife goes to HR and her supervisor, and they both say that since she did not work Sunday, she cannot be paid for Thanksgiving even though there is nothing close to allowing that in the employee handbook. She is trying to get them to understand that she is only fighting for the Thanksgiving day pay, but they are insisting that the Sunday was meant to cover both days.

    This is in a borough of NYC, and we want to know what the best recourse is to get that holiday pay, as this is something that it seems the employee handbook which was agreed upon by both parties should have precedence for, and that this is a policy that has never been exercised before for any other holiday, as well as other employees in a similar job description and production responsibility as her were paid for Thanksgiving. Thank you.

    TLDR: employer in NYC went against employee handbook to add new inflexible requirements for holiday pay, how can we fight this?

    Board Member of Property Management Site Stole my Dog

    Two days ago, I come home from work and let my dog outside to go to the bathroom. I put food out front on my gated patio and go inside to take a shower. 15 minutes later, I come outside and my dog is gone. A neighbor that lives next to me who I have never interacted with, said one of the ladies who is on the board for the housing association was asking about the person that lives on this property (me). She then took my dog off of my gated property and left. I don't know if my neighbor is lying but I doubt he has any reason to as he volunteered the information himself. I don't know where this lady lives in the complex.

    I have tried for a day to get into contact with the correct person at the property management to give me information regarding anyone that would fit that description. I am filing a police report tomorrow and going to call every number they have until I get the information I need.

    Reddit, what is the most amount of effort I can legally do to get my dog back? I am so so angry and I just want my puppy back. Please help me.

    Can tenant’s rights be waived by a payment agreement in Arizona?

    A family member has fallen on hard times and has been behind about two weeks on rent for the past few months. They have a payment agreement with their landlord that allows them this grace period without paying extra fees, but the agreement has them waiving their tenants rights, and if they miss their agreed payment they are to vacate within 5 days. Well, that just happened. Does an agreement like this hold up? Is there any recourse for them? Thank you very much.

    Hey guys, I'm a painter in Oklahoma who is a member of a federally recognized tribe. I consigned 5 paintings to a gallery that sells Native American art. There was no consignment agreement other than a small consignment sheet that listed each painting and what I considered to be their value in $. I had a copy, and the gallery owner has a copy. It's been 3 years. The gallery owner and I had minimal contact for about 8 months after I consigned my work. I had assumed my artworks were sitting in the gallery, not being sold. My family members would visit the gallery to see my work, but the gallery would always be closed, even during listed business hours. So yesterday I asked the gallery owner if I could pick up my unsold paintings. The gallery owner then starts giving me push-back by not telling me if she still had my paintings. Turns out she had donated my two most valuable paintings to two different organizations and left the rest in a closet. She has acknowledged in writing that all the paintings belong to me, she has acknowledged in writing that she has a copy of the consignment slip. I have two additional witnesses who were with me during the entire exchange the day I consigned these paintings. But now, I can't find my consignment slip. Shit. So after asking around in my city and consulting with other gallery owners, I should still have rights to my artworks even without my copy of the consignment slip. Now that I have TOLD the gallery owner that I know I still have rights to my artwork, she has stopped communicating all-together. I imagine if she did allegedly donate those paintings, it was used as a tax write-off for her gallery. She has all my contact info and never made any effort to contact me about my unsold works. Does anyone know what I need to do next? Shouldn't the gallery owner have bought my artworks before donating them? Any advice would be super helpful, I feel very lost and taken advantage of.

    Ex-gf gave me a temporary restraining order.

    Broke up with my crazy ex couple weekends ago, and now she's trying to get one last punch in by playing the victim and trying to get me in some real trouble with domestic abuse. She gave a report to he police about our final fight, some of which was lies and some truth, with some things carefully left out on her end. There is a court hearing next week, and I want to talk to the detective that is handling the case to clear it all up beforehand. Should I lawyer up if it sounds like it's something that shouldn't really be a problem? I'm pretty broke so I can't get a good one anyway. What do you guys suggest doing right now?
