    thinking about replacing the existing mobile home i live in with a new one after 30 years of living and a contractor deemed it's too far gone to repair. it's currently owned by my 75 year old grandmother. we live in a very small, family owned park where the rent has been $200 for the last 20 years. i do cat rescue on a 42k salary, i don't want nor could i financially buy a house but i also can't rent. everything is 150k+, even in the surrounding areas. there's zero affordable housing options.

    i already know they depreciate in value, they're not the best quality etc but, i've lived in one for the last 30 years of my life and it has served us well. i'm not worried about the "investment" because i have cats, i just need us to have a safe and warm place to live.

    How much of an effect would these 3 things have on home resale value?

    1. No master bathroom (say for example you only have a master bedroom and a walk in closet, but no master bathroom attached to said bedroom)

    2. Split-foyer vs. non split-foyer

    3. Third stall garage

    Do I need a buyer's agent if I've already found a house(as a primary residence) that I love?

    I am new to real estate. I was "looking around" at houses for fun and found a perfect house that fits my budget. I am planning to place an offer. Do you recommend I get a buyer's agent at this stage? Or can I pass the cost savings (by not getting an agent) towards my closing cost?

    Did my real estate agent give me good advice?

    I put earnest money down for a free standing new construction townhouse. It is currently in the framing stage. I asked my real estate agent if I should do an inspection right before the dry wall is hung (and one when the build is complete) and he suggested only doing an inspection when the build is complete because most of the items inspectors want to inspect won't be done before then.

    Any inspectors out there that can confirm this? From what I've googled, seems like the common suggestion is to do an inspection right before dry wall is hung and when the build is complete.

    How do you get equity-secured loans right after you purchased properties? Are you able to get HELOC loans right away after purchasing a property or how are you able to do so?

    Hello, I was wondering what exactly is cooperative housing? Is it basically just like buying a house or apartment building with a bunch of strangers or is it like stocks where you own a small part of a company but in this case a building? Lemme know, please and thankyou.

    First time Home buyer. Concerning roof situation? Also shorter inspection window?

    Toured a home in Florida yesterday that was pretty interesting, relatively new hvac, ac, flooring. House was made in 2002 but seemed to be in good condition on a surface level observation. Made an offer 10k below listing for cash. Received a disclosure saying the roof was 21 years old but was inspected by USAA in 2021 and 2020 with no found issues, no specific date. Everything else was fine or already renovated as listed on the disclosure. Have not yet ran a home inspection to double check.

    Seller sent a counter offer for a 6k increase from my offer but asked for a shorter inspection window from 15 days to 10 days. Is this some sort of red flag?

    Question about qualifying income for a mortgage loan

    Qualifying income question. I am married. We get child support from my previous spouse. Will that count as qualifying income for my husband to apply for a mortgage loan? I cant apply because of a bankruptcy in the past. The bankruptcy was only me. Not my husband

    Renting or Air B & B

    Sounds like a dumb title but I'm wondering what would bring in the most secure money. I'm safe on loosing 500 a month being I could bring in 600 profit on my end renting for about 2,000 a month. Not much but fair..ish.

    But I'm so hesitant of renters, seeing alot of other friends go through people not paying and hearing about tenates pouring cement down the plumbing for instance.

    Made me think of Air B&B. The only thing is it not as secure as a contract being short term rentals. Not knowing how much money I'll get each moth.

    I live in a good military city in Texas. With a fair amount of travelers & medical workers.

    Just wondering what would you say is the best.

    Anyone buy land?

    I've been getting pre approved to buy a house/condo in Southern California. The pickings are slim. On the other hand, Land is available in a desirable/wealthy location and is obviously less expensive than a house. Would that be a fair investment if I were to hold it from 10+ years?

    I would ideally build on it or do something but how would you view it as a stand alone long term investment?
